Shah Alam (population 356,066) is a city in Malaysia, about 25 km west of the country's capital, Kuala Lumpur. In 1978, it replaced Kuala Lumpur as the capital city of the state of Selangor due to Kuala Lumpur's incorporation into a Federal Territory. Shah Alam was the first planned city in Malaysia after independence in 1957.

Long ago, Shah Alam was known as Sungai Renggam and was known for its rubber and oil palm estates. Later, the same area was identified as Batu Tiga prior to Malaysian independence, and has been a centre of rubber and palm oil trade for centuries. Its current name was chosen by the then state Sultan of Selangor, Sultan Salahuddin Abdul Aziz Shah, after his late father Sultan Alam Shah. Many other monuments, buildings and even a street are named after the late Sultan. The city was granted city status on 10 October 2000 with Dato' Haji Abu Sujak Haji Mahmud as the first mayor.

Yes, I just went there few days ago. A well planned city compared to other cities like KL, PJ, Subang Jaya etc. Less congestion. But I didn't see massive development around city center. The city was a bit 'quit' with less congestion streets. The most unique city in Malaysia that comes with a 'city' status.

very true!! i was so surprised of it's emptyness. only sign of activities are the cars in the 1st pic.

Most Shah Alam residents work in the factories in the outskirts/outer suburbs of the city or are students in UiTM campuses which are spread around the city.So u dun expect busy activities in the city centre near SACC and Alam Sentral all the time.

There are traffic jams during the afternoons on the roads from the city centre to Section 18. The area in Section 2 are also very busy most of the day coz that's where the students live.

Eh , biar betol apa yang awak cakap nih ???? Kebanyakan penduduk Shah Alam bekerja di luar Shah Alam-- kat PJ, KL, dll... tapi diorang pilih untuk duduk kat Shah ALam sebab Shah Alam ni bersih, udara nyaman, tak ada kesesakan, harga rumah pun murah, tak ada pencemaran bunyi bla bla.....

RM8mil set aside for road repairs in Shah Alam

DURING the recent Shah Alam City Council (MBSA) full board meeting, mayor Mazalan Md Noor announced that RM8mil would be allocated for nine road repair projects in Shah Alam.

“We understand some resurfacing works have not been up to standard while the rainy season has also added to the potholes,” he said.

He also announced that boundary signs would be placed at major roads leading into Shah Alam to inform the public as they enter the city.

“We've allocated about RM5,000 for the signs,” he said.

The signs will be placed at 10 roads - Jalan Kuala Selangor - Sg Buloh, Jalan Kepong - Sg. Buloh, Jalan Puchong - Hicom, Jalan Bukit Kemuning, Shah Alam Highway - Batu Arang, Shah Alam Highway - Batu Arang, Guthrie Highway, Kesas Highway - Jalan Kebun Bunga, Federal Highway, and along the NKVE.

Mazalan also told the council that MBSA was in the midst of relocating illegal stalls in Shah Alam.

“We are not wiping out these traders but are relocating them to more suitable sites,” he said.

He added that there are about 680 unlicensed in areas like Batu Tiga and Sg Buloh.

“After achieving zero squatter status, we are now doing our best to tackle the issue of illegal traders,” he said.

The meeting was also told that traders currently occupying a temporary site near the Section 2 lake would be transferred back to the privatised Section 2 shoplots they vacated.

^^ :lol: to do justice for Shah Alam, I think it is like PJ. PJ's newtown (city centre) is also dead at night but the surrounding suburbs are very vibrant. I'm not too sure about Shah Alam Walk though, never been there...

The last time i went to shal alam was 2 months ago to dewan raja muda. Its like so serene and calm. Nice quiet area infact.. hence the term still water runs deep.

Depends on what time of the day. Shah Alam is largely a student population, so during classes, the city centre is almost empty:lol: .Or perhaps the pics was taken during semester break or a holiday...then the city would be half empty.

Shah Alam To Host International Symposium On `Future of Cities in the Knowledge Economy'

KUALA LUMPUR, July 10 (Bernama) -- Cities are engines of growth and also the centres for future human civilisation. The digital revolution has changed the way the city works today for its citizen.

But the question remains whether the citizens are enjoying greater access to wealth and income creation, and more importantly, towards citizen participation in their city?

These are among the issues that the International Symposium on Knowledge Cities entitled `Future of Cities in the Knowledge Economy' will explore. The three day symposium will begin on July 16 at Concorde Hotel, Shah Alam, Selangor.

The symposium is being organised by the Malaysian Institute of Planners (MIP) with the Shah Alam City Council, Arab Urban Development Institute (AUDI) and Al-Madinah Municipality.

According to MIP's President Norliza Hashim, the symposium is the second to be organised by AUDI and the first outside of West Asia.

About 200 participants, including City Mayors and senior officials from the local government and local planning authorities in Malaysia, neighbouring countries and members of AUDI, will take part .

Deputy Prime Minister Datuk Seri Najib Tun Razak is scheduled to officiate the symposium that will see speakers from Saudi Arabia, Jordan, Turkey, Bahrain, Libya, Oman, United Arab Emirates, Lebanon, Morocco, Syria, Palestine and Sudan.

In short Shah Alam is :

- Quiet and sleepy town
- Very prosperous with high standards of living
- Almost dead at night except in Shah Alam Walk and Mamak stalls
- Very safe
- Very clean
- GDP per-capita around US$ 30 000 i guess :?
- Life expectancy around 80 ( clean n fresh air, no hectic life )
- The people doesn't suffer from fast-pace living compared to its neighba
- No traffic jam except in Seksyen 9 n Bulatan Kayangan during rush-hour

Asians generally prefer KL or PJ compared to SA or Putrajaya

But Emiratis, Omanis, Qataris, Bahrainis, Kuwaitis in general-- they prefer to live in well-planned and more quiet cities like SA or Putrajaya compared to skyscrapy n bustling KL, PJ or Penang :okay:

I visited Shah Alam on 2nd January 2006, just before the news semester starts . Most of the stalls that largely cater to students in section 2 and around Shah Alam lake was closed. SO I believe the presence of the students do contribute to the hustle and bustle of Shah Alam..coz UiTM campuses are spread out around Shah Alam. :) Even section 18 which is near the INTEC campus where I studied was quiet, with the cyber cafes, the stalls closed and sadly, the famous Shah Alam SUp Utara restaurant which I planned to visit was also closed on 2nd January :bash: .:)

But this is just my perception from being a former student in INTEC and former resident of Shah Alam myself.

I'm malaysian from sarawak... now live at sweden. Actually we have a house at Bkt jelutong. Feel bad about it.. I love the house but at the same time think about sale it.

what do you guys think... should I sale it or keep it. its very dificult to rent it out... my heart is there specially raining season... Banjir...

Well.. what is your house type cilli padi?.. detached or terrace?. Bukit Jelutong is an upmarket area but some of the houses may be very expensive as i can see a lot of 'for sale' and 'to let' signs. But i think if you keep it the price will be going up later as the area is very nice and slowly sought after. There are too many new housing project in Shah Alam right now so people will have a lot of choice but Bukit Jelutong has the edge in term of location and its sorroundings.

In short Shah Alam is :

- Quiet and sleepy town

- Almost dead at night except in Shah Alam Walk and Mamak stalls

- No traffic jam except in Seksyen 9 n Bulatan Kayangan during rush-hour

anyway skyprince..i have to agree with this statements.been there last two weeks..soooooooooooooo boring one and got no life. :sleepy: i think Alor Star is better since AS has more 'life'. :yes:

^^hahaha..ye lah... orang Shah Alam ni suka lepak kat umah kawan2 depa jek.. macam aku nih.. selalu lepak kat umah kawan aku Chai ... borak2 lah.. tengok cerita Rajnikanth lah.. berkaraoke lah...lagipun kat umah Chai ada swimming pool ( takla besar sangat ).. berenang and then minum2 kat mamak....

kalo ngko ada kawan baru rasa best duduk kat SA :D

rileks la brader.. aku ni sebenarnya lebih suka lepak kat KL lagi... tapi dari segi tempat tinggal memang sah Shah Alam lagi best -- aman, tenang, bersih, tak sesak, mewah n low crime.

Shah Alam to get world’s biggest botanical garden

PUTRAJAYA: The agriculture park in Bukit Cherakah, Shah Alam, will be turned into the world's largest botanical garden covering over 817ha of forestland.

The Cabinet yesterday approved RM141mil for upgrading works that would be carried out in two phases.

“Consultants have been appointed to come up with a comprehensive master plan. The botanical garden will be known as the National Botanical Garden Shah Alam,” said Agriculture and Agro-Based Industries Minister Tan Sri Muhyiddin Yassin.

He said all previous land problems have been settled after the ministry signed an agreement to lease the land from the state government for a period of 60 years.

“The entire project would be completed under the 10th Malaysia Plan,” he told reporters after the Cabinet meeting yesterday.

He said the development would incorporate an exhibition centre, education area, cultural garden, plant collection centre or arboretum, forest rehabilitation zone, and a research and development centre.

“Some of flora and fauna that are almost extinct will be planted at the botanical garden, while there will be an area showcasing tropical garden landscape,” said Muhyiddin.

Shah Alam Achieves Zero-squatter Status

SHAH ALAM, Jan 24 (Bernama) -- Shah Alam finally attained zero- squatter status last December after relocating the remaining squatters in Rimba Jaya, said Mayor Mohtar Hani.

He said the Shah Alam City Council (MBSA) relocated the 121 squatter families to transit housing in Section 26 here. The Rimba Jaya squatter settlement should have been vacated in 2004.

"This squatter area was the last under the jurisdiction of the MBSA, which could only demolish the houses in December after the court decided that the squatters must vacate the land."

Mohtar was speaking at a press conference after chairing a dialogue with residents on the MBSA Draft Local Plan 2020 here today.

He said all the squatters were located temporarily at the transit homes while waiting for the completion of the low-cost housing project in Rimba Jaya in a few years' time.

Mohtar said the MBSA's Enforcement and Development Unit would henceforth monitor all former squatter areas in the Shah Alam district to ensure they remain free of squatters.

"If there are attempts to reoccupy these areas, we will not compromise and will immediately demolish the illegal homes or structures put up by those responsible."

Mohtar said MBSA was the second local authority which managed to achieve the zero-squatter status after the Subang Jaya Municipal Council.

Shah Alam community leaders asked to help register urban poor families

COMMUNITY leaders in Shah Alam are urged to help register the urban poor families in their area as the current statistics revealed there are too few of them around.

Shah Alam deputy mayor Mokhtar Hani said the number of urban poor families recorded in the city was only 37, which was way too low than expected. He said the number also did not reflect the total figure recorded throughout the country.

“In Malaysia, there are a total of 13,142 families who are classified as urban poor but there are only 37 of them in Shah Alam.

“It does not reflect the 2% expected in the city,” he said.

He added the government is expected to have only 2.8% of registered urban poor throughout the country by 2010.

He also urged anyone who knows of families falling under the category to come forward and get them registered with the local council.

Families who are registered, would receive various assistance for the whole family including rent for their house, preparation for the schooling of their children which includes the fees, transport and school necessities, transportation for family member to go to work, childcare for their children, dialysis and even skills training.

He was speaking at the launch of Urban Poor Eradication Programme held at Wisma MBSA, Shah Alam last Thursday.

About 300 community leaders under the Shah Alam City Council's jurisdiction attended the event.

Jointly organised by the Housing and Local Government and the Local Council, the event saw presentation of papers by representatives from the ministry, Welfare Department and Lembaga Zakat Selangor.

In addition to learning about the programme, participants were also taught on how to fill up the registration forms properly.

In her presentation, the Housing and Local Government Urban Poor division secretary Rohani Omar explained that the assistance is open to everyone, regardless of race and location.

She said the process would normally take about five weeks for the family to receive the assistance they required.

Last year alone about 12,000 families benefited from the programme.

But The ex selangor garment is raping those. Just look at the area around the Stadium and near to Tesco and Giant, lots of trees have been chopped down for houses.

A big piece of land from Bukit Kemuning to Subang Jaya along Kesas Highway is chopped down. So sooner or later, Shah Alam will become a Not Greeny Boring City. :lol:

Who want to have KTM Komuter which is not on time and travel how long? how long? 40minutes by car and 2 hours by train to a movie? :lol:

Penang people own bikes, and with bikes, if you stay in Georgetown, you can get to everywhere within 10min.

I had good times commuting to KL with friends on KTM Komuter :) it's worth the trouble and delays(I dun think KTM Komuter was as bad as now when I lived there) and whatever it is, at least Shah Alam has a modern electrified train service at its door step :banana:.

I find your attempts to downplay Shah Alam rather naive and foolish. I have not been to Penang for almost 4 years and still not missing it..nasi kandar in KL/Selangor is now just as good..but I miss Shah Alam coz I grew up there until Standard 6 and I know alot of good stuff to do at Shah Alam including cycling around Shah ALam which is pretty easy and safe coz the roads are wide and you could also cycle at Bkt Cerakah in a tropical jungle :banana: :lol:..what u think only Penangites cycle ah.....So for a non-Shah ALam person..why dun u shut up and hands off this thread if u have nothing good to say.As if you've been to Shah ALam urself.

I have been to Penang and I can tell alot of bad things there though.

(1) Crime rate higher than Penang
(2) Dengue cases (especially Subang Jaya and Shah Alam) higher than Penang
(3) Have more illegal immigrants than Penang.
(4) More Mat Rempit roaming the street than Penang
(5) Higher living cost compare to Penang.
(6) More flash flood compare to Penang.
(7) More white elephant projects compare to Penang.
(8) Some of the street or area look more Indonesia than Penang.

Huh... give you 8 reasons first. If i can think of any, i will add later. :lol:

I personally have never been to Shah Alam......
from the pictures Shah Alam looks nice......but perhaps different people have different taste/liking.......
for me.....I think every city should have a balance.......a place where you can hang out with your friends and a place for us to relax.......Shah Alam definitely has a place to cater people who love tranquility........
but what Shah Alam is lacking of is entertainment that creates "life"
.......anyway I believe it will come to Shah Alam.......it's just the matter of time

Housing area that those guys said nice is actually Bungalows area where corporate leader or rich business man staying area. In other part of KL like Hartamas, Bangsar, Taman Desa, Taman Tun, Mont Kiara also got what, and my beloved Penang of course also have. But these places that i mentioned is so lively and vibrant. But in Shah Alam... :ohno:

If i have RM3mil now, i won't choose Shah Alam to set up my business or shops lo.

-The Shah Alam lake also have many water recreational activities.You can catch tortoises there and keep as pet. :lol:
-Small water theme park..I grew up there during my primary school days..so it was great.
-The biggest free public aquarium :) near Shah Alam lake.
-Food..section 2 has the best street food worth going for like the sundae ABC and the places like the famous Sup Utara in section 18 :cheers:.I am sure that only Shah ALam residents know the best place to eat just as Penangites know which Nasi Kandar house is the best.
-Bas mini...i know its stupid but the bas mini(used to be pink) have always been there and I love riding it wit friends on Saturdays :lol:.Some drivers decorate the inside with knick knacks.If you think them crappy, Shah Alam is well served by RapidKL anyway.

Some places in Shah Alam look grimy due to the Flat houses. But those are from the days when Shah Alam was an industrial manufacturing centre and these Flats were build to accommodate workers. Now the population include students and lecturers from UiTM and even retirees from KL looking for a slow pace of life.And you'll be surprised seeing alot of mat sallehs jogging at the lake who are mostly expats working with factories in Shah Alam.:) When Ilived in Shah ALam at section 18, there used to be rows of abandoned terrace houses but now when I came back all these abandoned houses are already occupied!!! Shah ALam is catching up to its neighboring satellite cities.

If compare with outer satellite cities, Shah ALam is less hectic but of course Shah Alam Alam has few entertainment outlets(can be solved by a 15miniute ride to SJ anyway and then go to Sunway Pyramid) than Subang Jaya/PJ but certainly better than Puchong which I think is a nightmare when it comes to traffic jams and tolls.I know coz my father live in Puchong.

i'm so totally agree with rembau1958, sometime the best solution for a problem is doing nothing and say nothing. in this case, do not reply to his comments and skip and scroll down as quickly as you can when you guys see his reply.

we all know when cooltemper hates something, he really really hates it. as we all know proton is in his hated-list and now shah alam included. his replies usually will annoy people and of course provoke anger to some members although some of us here have nothing to do with proton or shah alam.
bashing, criticize and giving opinion can be three different things but for cooltemper's case, he might have just blurred the lines.

back to shah alam, one city, township or any place will not appeal to all people. each town has different things to offer, has they own positive and negative sides. unfortunately this one which i can say "eccentric and unique city" is not as we expect it to be. we expect its character mirrors hartamas, taman tun, pj or maybe even wangsa maju. still, shah alam despite many bad things as listed by cooltemper or others, is not the WORST place to live. it will not make into list of best city in asia but it is not bad enough to drive the whole population out of the city. some percentage of klang valley people choose to live there for many valid reasons

i see entertainment issue popped out few times in this thread. the issue is entertainment as part of life or entertainment IS life as suggested by some members here. thus giving equation of no entertainment, no life. entertainment is subjective as life itself is one big subjective matter. shah alam is not an island that is so isolated from civilization. it is well connected by roads (although the major ones come with tolls) and sometimes-reliable-sometime-not KTM komuter. people can seek whatever not in shah alam outside.

although hopefully one day shah alam will have its own all kinds entertainment as desired by many and maybe THAT is the presumed balance that shah alam
longing for.

p/s: all i can say is cooltemper will continue to give his/her remarks that MAY or MAY NOT be hurtfull and at times purely degrading and disrespectful. He/she is like a living burning fire just do not add more fuel. Nobody wins in regards of having debate with him/her. Of course Shah alam is not hectic as Puchong and PJ, cause that two areas are the business district for Klang Valley.

PROPERTY developer SP Setia, via its subsidiary Bandar Setia Alam Sdn Bhd, today set up a company with an Australian-based wholesale real estate development fund to develop a RM750 million retail mall at its flagship township Setia Alam in Shah Alam.

The Lend Lease Asian Retail Investment Fund 2 Ltd is part of Lend Lease Corporation Ltd, a multinational property development group.

SP Setia’s group managing director Tan Sri Liew Kee Sin said the 50:50 joint venture project is expected to contribute to the group by the end of 2011 after its completion.

The joint venture company called Greenhill Resources Sdn Bhd will acquire from Bandar Setia Alam 30.5 acres of freehold land in Precinct 1 for RM119.57 million, which is inclusive of the development cost, for the mall project.



With a gross floor area of about 1.23 million square feet, Greenhill has appointed American-based design architect, The Jerde Partnership, to create an iconic landmark.

Liew said the mall is targeted to be completed by 2011 and planned as a destination regional mall that not only served the Setia Alam and Setia Eco Park townships, but also to attract the larger Klang Valley population.

There are about 350,000 households within the 30-minute driving perimeter of the proposed mall, which is expected to start construction within the next six months, he said.

According to Liew, the mall will help the group achieve its 20 per cent target of building commercial products in the next two to three years from two per cent now.

He said the group has also reserved land around the mall area vicinity should the government decide to extend the light rail transit (LRT) system to that part of Selangor.

On SP Setia’s performance, Liew said the group is confident of posting a better result for its fourth quarter this year following improved sales.

The group, he said, has been registering sales of between RM100 million and RM120 million monthly.

“We are confident of achieving total sales of RM1.5 billion this year from RM1.2 billion last year,” he added.

On the group’s project in Vietnam, Liew said it is still on with the expected launch in October this year despite the economic downturn there.

“What is happening in Vietnam is similar to what we experienced in the 1997/98 financial crisis. Their interest rate is about 20 per cent while ours now is about six per cent,” he said.

According to him, the project will benefit SP Setia in the long run, especially when Vietnam posts a turnaround, adding that the group also expects to buy more land there. — Bernama

Under the corporate exercise, its unit Bandar Setia Alam Sdn would dispose of 30.5 acres of freehold land in its Setia Alam township to Greenhill Resources Sdn Bhd for RM119.57mil.

Bandar Setia Alam would then team up with Lend Lease Asian Retail Investment Fund 2 Ltd, to develop the retail mall on the site.

SP SETIA Bhd, Malaysia's most valuable property developer, plans to build its first retail mall for RM750 million as part of plans to have more commercial assets.

Almost all of the group's income now comes from residential property but it wants to change that strategy.

"We are planning to increase our commercial content from three per cent now to some 20 to 30 per cent in two to three years. We want to move into commercial as the properties will give us higher value," group managing director Tan Sri Liew Kee Sin told reporters at a briefing in Shah Alam yesterday.

The four-level mall will be built within Setia City, the commercial hub of its flagship township, Setia Alam, in Shah Alam, Selangor. It will have almost as much space as the popular Mid Valley Megamall, with a gross floor area of 1.23 million sq ft.



SP Setia's unit, Bandar Setia Alam Sdn Bhd (BSA), will build it with Lend Lease Asian Retail Investment Fund 2 Ltd (ARIF) via an equally owned joint venture firm, Greenhill Resources Sdn Bhd.

ARIF is a real estate fund advised by Lend Lease Investment Management Pte Ltd, which is part of Lend Lease Corp Ltd, an Australian property group.

The mall is the fund's first retail project in Malaysia.

The mall, which may include a hypermarket, is expected to be opened by the end of 2011 as construction starts in the next six months.

At the signing of the joint venture agreement in Kuala Lumpur yesterday, Liew said Greenhill will buy 12.2ha from BSA for RM119.57 million.

There is also a hospital and university campus project in the pipeline at the 63.2ha Setia City, he said.

"We expect profits from the retail mall to flow through after 2011," he added.

Liew did not rule out building more commercial properties with ARIF, adding that it would sell more land to the Australian fund if it wants.

Meanwhile, Liew said SP Setia is on track to meet its RM1.5 billion sales target this year as it has been achieving monthly sales of up to RM120 million from its mature townships.

It has 16 ongoing projects worth RM30 billion.

The firm made a net profit of RM260 million for the 12 months to October 31 last year. Its revenue was RM1.15 billion.

Liew said SP Setia will continue to launch new projects despite weak market sentiments globally. It is also on track to launch its RM2.5 billion EcoLakes project in Vietnam by October.

On its financial performance, Liew said the group was confident of achieving total sales of RM1.5bil for the current financial year ending Oct 31. He expected the group to post better fourth-quarter results following improved sales.

“We have been recording sales of RM100mil to RM120mil monthly,” Liew said, adding that the group registered RM50mil revenue over the weekend.

Commenting on SP Setia’s project in Vietnam, he said the group would continue with its launch plan despite the slowdown in the country’s economy. He said the launch would be held in October when its showhouses were ready.

Setakat ini, projek komersial hanya menyumbang antara dua hingga tiga peratus kepada SP Setia.

Dalam pada itu, beliau yakin kumpulan itu mampu mencapai prestasi kewangan lebih baik pada suku keempat berikutan peningkatan jualan hartanahnya.

''Walaupun kenaikan harga minyak dan pasaran saham tidak menentu namun ia tidak menjejaskan jualan SP Setia,'' katanya.

Katanya, SP Setia mencatatkan jualan antara RM100 juta hingga RM120 juta setiap bulan.

SHAH ALAM: Good news for Shah Alam folks.

They will not only get a new government hospital which will be ready in 2010, but also a new government clinic in Section 19.

Shah Alam Hospital will be located next to the current government clinic in Section 7.

Works on the new hospital had started since November last year.


The 300-bed hospital will be a secondary care hospital, providing basic specialised treatments such as general medicine, general surgery, orthopedics, pediatrics, obstetrics and gynaecology.

It will be equipped with neonatal intensive care unit, intensive care unit, cardiac care unit and a high dependency ward.

The RM491.6 million project will also house quarters, hostels and housing units for doctors, support personnel, nurses and housemen.

With the new hospital, Shah Alam folks will no longer have to go to Hospital Tengku Ampuan Rahimah in Klang or Universiti Malaya Medical Centre in Petaling Jaya to receive health care from government hospital.

A Health Ministry source said the hospital will complement Hospital Tengku Ampuan Rahimah and ease congestion there.

Meanwhile, works on the new government clinic will begin in September or October this year.

It will have the same size as the current clinic in Section 7 but with a different design.

The spokesman said the new clinic would enable residents on the other side of the Federal Highway to get easier access to a government clinic.

"Currently, they have to cross the highway to get to the government clinic in Section 7," he said.

Currently, there is only one government clinic in the city.

THE city of Shah Alam, already without cinemas, night clubs or pubs, has shut the door on another form of entertainment — funfair.

That was the conclusion drawn by the councillors during the full board meeting held at Wisma MBSA on Thursday.

The councillors have unanimously rejected the application from Green City Enterprise to operate a funfair at the Stadium Shah Alam parking area.

The company had submitted an application to operate the funfair throughout this month.

Shah Alam mayor Mazalan Md Noor said the decision might set new a precedent when it came to approving funfairs in the city.

“Previously, we give approval for such applications at the department level.

“This is the first time we have brought the case to a full board for approval as we want to find out the councillors’ acceptance for such events,” he said.

Councillor Norhalim Sirome said such activity was not needed in the city as it had gaming elements.

However, he stressed that the public should understand it clearly that they did not reject all types of entertainment.

“We want to make it clear that we do not reject all type of entertainment, especially when it is educational.

“But this one is purely entertainment and may bring more bad than good,” he said.

However, councillor Ang Leng Kiat had asked the others to look at the other side of the issue.

“We do not have any entertainment in the city and it does seem boring for some people.

“What we should do is control it not ban it,” he said.

The councillors have also questioned the move to allow the company to keep its equipment at the stadium’s premises before the council’s full board.

The company, which previously operated a similar activity in Bukit Jalil, has already placed all of its equipment at the stadium parking area.

The council’s stadium management unit head, Jamsari Khamin, said a permit was given to the company to place the equipment at the premises, while pending approval for the activity from the council.

The company had also agreed to remove everything from the premises if its application for the funfair was rejected.

The Swedish firm expects more Malaysian operators to upgrade their trucks to take advantage of newer technology that promises better fuel consumption

SWEDISH truck maker Scania AB said it is setting up a new delivery centre in Malaysia to supply its vehicles to other markets in the region.

“We have started work on the regional delivery centre,” Scania (Malaysia) Sdn Bhd managing director Peter Sjöblom told Business Times in an interview.

Malaysia is home to Scania’s regional office, which covers the markets of Indonesia, Singapore, Thailand, Vietnam, the Philippines and Malaysia.

The office in Shah Alam, Selangor, also houses a regional training centre as well as provides market support to its Asean subsidiar ies.


Sjöblom said the company has manufacturing plants in Europe, Russia and Latin America, while its vehicles in Malaysia are locally assembled at its assembly plant in Port Klang.

Meanwhile, Scania which sold its first truck in Malaysia in 1971 to Kontena Nasional Bhd, is optimistic on the local heavy truck and bus segments.

“With rising operating costs due to an increase in fuel price, we see more Malaysian operators upgrading their trucks to take advantage of newer technology that promises better fuel consumption and lower operating costs in the long term,” said Sjöblom.

He added that as the transport industry becomes more competitive, operators will need trucks and buses that are more reliable, offer higher uptime or availability, and increased payload.

“Malaysia has an extremely high potential for growth in the heavy truck and bus segments. The road infrastructure in Malaysia is top class, but there is still a pressing and immediate need for newer, more sophisticated trucks and buses to fill the need of transport operators in this reg ion,” he said.

Scania set up its sale, distribution, import, assembly and after-sales support for Scania vehicles in Malaysia in 2000.

Sjöblom said Scania felt the need for strong after-sales support for its premium products.

“All our eight workshops in Malaysia are wholly owned by us, with fully trained mechanics, adequate supply of Scania parts, and the latest tools and diagnostic equipment.” He said Scania will continue to improve its network, with its new state-of-the-art accident repair workshop in Bukit Jelutong, Shah Alam — the first in Asean — now fully operational, offering the highest quality and safety levels for accident repairs.

“We will also soon move into our new expanded premises in Kuantan to cope with increasing demand from our customers in the East Coast,” he added.

Sjöblom also said in Malaysia, Scania will focus on supporting customers to grow their business through constant improvements of products and comprehensive after-sales support.

He cited a recent example where Scania made breakthroughs to customers transporting fresh produce from Cameron Highlands.

“Our air suspension offering helped reduce wastage caused by the produce being crushed by the bumpy journey, and the Scania Retarder ensures a safe, steady progress on the steep descent,” said Sjöblom.

On its latest range of trucks launched here last April, Sjöblom said response from customers has been good with 250 units booked.

“We attribute this strong order book to our products’ reputation of high quality and lower operating costs in the long run, especially when it comes to fuel economy and uptime,” he said.

RM43mil state-of-the-art theatre complex opens in state capital

Selangor’s very own state-of-the-art theatre is finally completed and all set to play a big role in promoting the performing arts in the state capital of Shah Alam.

The Shah Alam Royale Theatre, the latest landmark in the capital city, is located at Jalan Persidangan in Section 14, just behind the Grand Bluewave Hotel.

Construction of the RM43mil complex started in December 2004 and completed in July this year, after about a year’s delay.

The six-storey theatre block, designed along the Malay-Bugis concept, was handed over to the Shah Alam City Council (MBSA) by the contractor Kembang Serantau Sdn Bhd during a ceremony on Wednesday.

“We will act as the caretaker of the premises for now but it is up to the state executive council to decide on who will manage the place. We hope to hand over the complex to the state government sometimes next month,” Shah Alam mayor Mazalan Md Noor said.

The theatre is equipped with a main stage with a seating capacity of 800, easy-to-move stage, conference rooms, multipurpose hall, cafeteria, exhibition hall, management office and surau.

“A place with such state-of-the-art facilities should be utilised by the theatre groups to help prevent it from becoming a white elephant,” Mazalan said.

“The large amount spent by the state government on the project should be seen positively as the efforts to make Selangor, particularly Shah Alam, a centre for cultural and performing arts and, at the same time, attract tourists,” he said.

Plans to make Shah Alam international Islamic banking hub

SHAH ALAM: The Selangor government plans to turn Shah Alam into an international Islamic banking and financial centre, in the wake of slower growth in the state’s manufacturing sector.

Mentri Besar Tan Sri Abdul Khalid Ibrahim said greater competition from lower labour cost countries had caused the state to make the services sector its leading engine of growth, with focus on information and communications technology (ICT), tourism and Islamic finance.

“We want Middle East investors seeking investment opportunity in Asia to consider Malaysia as the Islamic financial hub because we can fulfil their requirements in terms of technology and expertise in syariah-compliant banking infrastructure, accounting and legal framework.

“We will embark on the setting up of an Islamic banking and financial centre by the second half of next year if the world market volatility has subsided (by then),” he said after the launching of i-City International Park Shah Alam yesterday.

A RM2bil project by I-Bhd, i-City sits on 72-acre freehold land in Shah Alam with state-of-the-art infrastructure and facilities such as super broadband with 20mbps speed, dual source of power supply and high performance integrated data centres. It has been endorsed as a MSC Malaysia Cybercentre, tourist destination and now an International Park.

The first phase of i-City, involving 44 office units, has been completed and sold with 50% bought by Al Rajhi, a Saudi Arabian banking group.

i-City has also attracted tenants from Britain and Singapore.

Local Government, Research and Studies Committee chairman Ronnie Liu said to qualify for International Park status, the development had to be of international class, in terms of buildings and ICT systems.

Meanwhile, Khalid announced that I-Bhd had committed a RM10mil fund for the next three years to work with the Selangor tourism unit to establish i-City and Shah Alam as “the focal point for ICT-related tourism destination.”

Tourism, Consumer Affairs and Environment Committee chairman Elizabeth Wong said the additional fund created a win-win situation because I-Bhd would be able to showcase its technology while the state government could attract investment and tourist into Selangor.

Capital city with no government hospital

IT is simply stupefying that Shah Alam, the state capital of Selangor, does not have a government hospital.

There is a state hospital in each of the capital cities of the country and, even in many small towns like Kajang, there are government hospitals. But not in Shah Alam.

The city’s half million residents, particularly the lower income group, have been waiting for the service of a government hospital promised to them a long time ago by the federal government.

The good news for the residents is that work to construct a 300-bed hospital has started near the existing government health clinic at Section 7.

The work on the RM30mil hospital, undertaken by the Works Ministry, started on Nov 15 last year and is scheduled for completion before the end of 2010.

According to Selangor state health committee chairman Dr Xavier Jeyakumar, it is unbelievable that the residents of the capital city have been deprived of a government hospital since the establishment of the capital many years ago.

Xavier said that currently, Shah Alam residents had to travel nearly 20km to the Tengku Ampuan Rahimah Hospital in Klang to seek treatment and hospitalization.

He said such an arrangement was an inconvenience, particularly for the poor who did not have their own transport.

Xavier said a life might even be lost in case of an emergency.

“The Klang hospital is crowded with outpatients and overloaded with hospitalized patients. Its medical personnel are having a tough time coping with the situation,’’ he said.

Xavier said that although work on the Shah Alam hospital had started a year ago, the state was concerned over the long period required for its completion.

He urged the federal government to expedite work on the project so that it could be completed faster.

“A hospital is a necessity in any city and I don’t know see why a state capital like Shah Alam has been deprived of such an essential facility,’’ he said.

A StarMetro team visited the existing government clinic at Section 7 recently and found it fully packed with patients.

Some of the patients told StarMetro that a government hospital was urgently needed in Shah Alam as the lack of such a facility had made life difficult for them.

Section 24 resident Kamariah Said, 56, said all her five children were born at the Klang hospital as there was no government hospital in Shah Alam.

Kamariah said despite much infrastructure development in Shah Alam, she couldn’t understand why the federal government had not provided a hospital facility for the people in Shah Alam.

“We need a government hospital very much,’’ she said.

Kota Kemuning resident Lim Kim Eng, 41, said that an hospital was a basic need for the people of the city and the current government clinic was not sufficient.

“The service at the clinic is good but it is not enough to cater for the need of the people, especially those who required specialist and long-term treatment since there is no ward here,’’ he said.

Section 16 resident K. Santha, 58, said the people of Shah Alam had been eagerly waiting for the hospital project to be completed for a long time.

She said that the city was not complete without a state hospital and hoped that the government hospital project would be completed without problem.

“We have been facing a lot of inconvenience as we have to travel to Klang to visit sick people or seek medical treatment,” Santha said.

“A hospital is different from clinic and we hope the government understand our situation,’’ she said.

Worldwide bangunkan Puncak Alam

‘‘Mengikut pelan asal, kami hanya memperuntukkan kira-kira 95 peratus rumah dan selebihnya unit komersial.

‘‘Bagaimanapun, ada syarikat yang menemui kami meminta dibangunkan kawasan untuk perniagaan seperti pasar raya besar di kawasan tersebut. Mungkin kami akan menambah 35 peratus lagi untuk unit komersial,’’ katanya kepada pemberita pada majlis pelancaran Laman Permai di Subang Bestari di sini, hari ini.

Selain mendapat permintaan tinggi untuk unit komersial, beliau memberitahu, pelan asal terpaksa diubah bagi memastikan jenis pembangunan yang akan dijalankan di kawasan tersebut sesuai dan mampu dimiliki dan ia memberikan keuntungan kepada syarikat dalam keadaan yang tidak menentu pada tahun hadapan.

Selain itu, Worldwide juga sedang merancang untuk membangunkan kawasan seluas 250 ekar (150 hektar) dengan GDV antara RM400 juta hingga RM500 juta di Sungai Kapar Indah, Meru, Klang pada 2010.

Sementara itu, sebanyak enam buah banglo dan rumah berkembar berjumlah hampir RM8 juta berjaya dijual sejak penjualannya dibuka pada Jumaat lalu.

Sebanyak 18 banglo (Zamrud) yang berharga bermula daripada RM1.1 juta dan 20 rumah berkembar (Nilam) yang dijual pada harga daripada RM805,035 telah siap dibina beberapa bulan lalu.

Shah Alam extreme park to fully open soon

SHAH ALAM The Shah Alam Extreme Park, a sports centre for extreme sports, is expected to fully open early this year, catering specially to youngsters keen on an alternative form of physical exercise.

The centre, sprawled over 5.2ha in Section 13 as part of the Shah Alam Sports Complex incorporating the Shah Alam Stadium, Malawati Indoor Stadium, Shah Alam GoKart Circuit and Lawn Bowls Complex, has already opened some of its facilities to the public.

Shah Alam City Council (MBSA) Public Relations Officer Shahrin Ahmad said the centre was equipped with six futsal courts, a paintball activity area, a skateboard court, a cycling area, a rugby field, a boulder park and a wall-climbing facility.

The centre also had a family rest area and three fast-food restaurants, he told Bernama.

He said the council was now waiting for work on the futsal courts to be completed before fully opening the centre to the public. The wall-climbing and skateboard facilities are already open for use.

Shahrin said the cost of putting up the centre exceeded RM5 million and MBSA had allocated an additional RM100,000 under its 2009 budget to upgrade the facilities at the centre.

He said users of the facilities must abide by the regulations, including using proper attire, and must seek expert advice before indulging in any of the extreme sports activities.

A shop at the centre sells extreme sports gear while a kiosk has been set up to enable enthusiasts to rent equipment and gear at a nominal fee, he said.

Shahrin said the idea of establishing the Shah Alam Extreme Park was to enable youngsters to occupy their spare time with productive activities.

The centre has a huge car park and the fast-food restaurants have drive-through facilities to cater to a large number of people, he said.

Shahrin said the centre was in a strategic location, close to several institutions of higher learning and housing estates, and was looked upon as an alternative to several public parks, including Taman Tasik Shah Alam.

"Those who want to use the facilities at the centre have to register at the service office at the complex," he said, adding that this was for safety reasons.

The centre would be open from 10am to 11pm on normal days and from 8am to 11pm on public holidays, he said. - Bernama

FOUR years ago, when the flower market was first introduced in Shah Alam, it was billed as one of the attractions in the capital city.

With the combination of the soothing environment of the Forest Research Institute of Malaysia (FRIM) park and the enchanting nurseries along Jalan Sungai Buloh, the market was expected to attract garden enthusiasts from near and far.

The flower market, located in front of the Kompleks PKNS in Persiaran Tasik, offers various flower species and gardening accessories amid the lush green ambience.

Among the special features of the market are the tracks that wind around tall meranti trees and lead visitors to the various nurseries within the 2.5ha area.

Many have also come to the place for picnics with the family or to enjoy the entertainment and activities organised.

Yet over the years, like flowers that have wilted, the market has lost its attraction and the crowd is no more there.

StarMetro visited the place recently and found it in a dreadful and dismal state, almost abandoned and rotten to the core.

Flower pots, furniture and other garden equipment are scattered about in the kiosks abandoned by the previous owners. The kiosks are left to rot, with the walls and roof falling apart.

Instead of the chirping of birds that used to perch on the tree branches, it is the buzzing of mosquitoes that greet anyone passing by the winding tracks running through the lush greenery.

With the discarded flower pots and empty pools there, the place has become a perfect breeding ground for mosquitoes.

The pools and man-made water canals that were once filled with water and stocked with fish are now filled with dead leaves and rainwater.

At a first glance, many will think that the place is no longer operating.

However, despite its forsaken condition, some of the kiosks are still open and operating.

“Most people find it surprising that we are still operating here despite its terrible condition. But we have no where else to go and this is our source of income,’’ Norazmi Ibrahim said.

Norazmi is one of the few operators who has decided to continue operating at the market.

He said that only eight of the 14 original kiosks set up at the flower market were still operating.

All the kiosks are located at the main entrance of the premises, near the Kompleks PKNS.

The operators have to do their own cleaning as the maintenance workers come only once in a while.

“It has become our daily routine to come in early in the morning and do our own gardening which also include sweeping and pulling out the weeds,” Norazmi said.

“It is not only a place to sell plants and flowers but also where we get some exercise in the morning. We are retirees and this is all that we have,” he said.

According to Norazmi, they usually come in at about 8am and start gardening and cleaning before taking a tea break at 11am. They call it a day at about 5pm before the place gets dark as electricity has been cut off in the area.

Another operator, Rashid Ahmad, said that safety is one of their main concerns.

The lack of maintenance has caused the trees to be uprooted and some have hit the kiosks.

Without electricity and a proper gate, the place is a good hideout for unhealthy activities, Vandalism and theft are also common here.

“Many of our potted plants go missing often. We try to prevent people from entering the place by closing the main gate but some sneak in after we have gone home in the evening,” Rashid said.

The flower market was previously managed by Pasar Bunga Shah Alam Sdn Bhd on behalf of the Shah Alam City Council (MBSA).

The initial concept of the market encompassed three elements - recreation, shopping and education.

It was introduced to cater to the needs of the Shah Alam residents who were encouraged by the previous state government and the MBSA to landscape and beautify their homes.

But now, the operators feel that they have been abandoned by the authorities after the project failed to meet their expectations.

There had been meetings and talks about relocating the flower market to a new site but nothing concrete has been decided so far.

Although the kiosk operators have attended several meeting with the local authorities, they are still in the dark about the future of their business.

“We have invested time, effort and our hard earned money into this place,” said Zulkifli Mohd Affandi, who is one of those still operating a stall at the market.

“Now we do not know where we are heading with business going slow. We are still paying instalments for our bank loans,” he said.

“We are hoping that the local authority will tell us what we should do,” Zulkifli said.

Hesaid most of them invested about RM50,000 each to start their business a few years ago.

He said they had attended several meetings and were served with several relocation notices by the MBSA.

The latest was issued in September 2008, informing them about the new location in Section 13, opposite the Shah Alam Bazarena, the Sunday open market near the Shah Alam Stadium.

“We were told that we would be relocated there but nothing has happened. There is no sign board or anything to indicate that the site is ready for us to move in,” Zulkifli said.

He said they were left in the dark and did not know whether they should prepare themselves for the relocation or stay put.

On whether they would prefer to remain at the current site or move to a new place, the traders unanimously said they will accept whatever decision made by the MBSA.

Zulkifli said that one of the main complaints received by the operators currently was on insufficient parking.

The current flower market is also tucked away in a nook and hidden from public view and hence not many people know about the market.

“The new proposed site is strategically located near the Giant hypermart and the Shah Alam Stadium and both have ample parking space,” Zulkifli said.

“Unfortunately, we have not received any information about relocating there,” he said.

THE relocation of the flower market in Shah Alam is final and it will be open for business by this month.

Shah Alam City Council (MBSA) park and recreations director Mohd Tahir Man said the operators still trading at the flower market located near Kompleks PKNS will be relocated to Section 13, opposite the Shah Alam Stadium.

The new site is near main roads with ample parking space and deemed as most suitable for the flower market.

“We have cleared the new site and will start the relocation process soon,” Tahir said.

He said the decision to relocate the market was made during a meeting in September. The operators were also present at the meeting.

There are plans to turn the current flower market into a public park.

He said the city council would repairthe existing facilities at the market, including the kiosks and huts.

It would also be properly lighted to discourage illegal activities and picnic tables would be set up to enable the public to enjoy the park better.

“We also plan to turn the park into an orchid enclave in line with it being the city’s official flower,” he added.

At the new site, Tahir said the city council would provide security, electricity and water for the operators.

However, they have to construct their own kiosk or shop to sell their products.

“The first three months will be rental-free but subsequently they have to pay RM250 per month,” he said.

Tahir said the city council would help the operators to relocate.

MBSA faces huge financial burden in maintaining sport facilities

THE Shah Alam City Council (MBSA) is literally at a loss when it comes to the question of maintenance of the sports complexes and facilities in the city.

Both the Shah Alam Stadium and the Melawati Stadium are landmarks in the capital city but the cost of their maintenance and operation is increasingly becoming a big financial burden to the MBSA.

Both facilities are not generating sufficient income to cover the cost of upkeep.

“If it is just the ringgit and sen, yes the city council is at the losing end. But we have to consider many other aspects in having the stadiums. It is for the people and it is only appropriate for Shah Alam as a capital city to have such facilities,” he said.

Mazalan said this when replying to questions posed by some councillors during the MBSA full board meeting on Tuesday on the maintenance cost of the two stadiums.

The councillors had said that the staduims should be surrendered to the state government as the cost of maintenance was too high for the MBSA to handle.

In addition to the two stadiums, the MBSA is also managing the Aquatic Centre and the newly completed Shah Alam Royal Theatre in Section 14.

The MBSA has to spend about RM5mil annually to maintain the sports complexes. About RM20,000 is needed monthly just to take care of the Shah Alam Stadium’s grass carpet and its other facilities.

The MBSA manages to collect only about RM3mil annually from the complexes, which means it is losing RM2mil each year.

Asked whether the sport complexes were a burden to the MBSA, Mazalan said: “In terms of money, yes it is a burden. So we are hoping that the state government will help us out.”

Mazalan said a paper would be submitted to the state government early next year, asking for financial assistance in the form of a grant to cover the high maintenance cost of the sport facilities.

SHAH ALAM 4 Jan. - Sebuah pusat sukan yang berorientasikan aktiviti lasak yang dikenali sebagai 'Shah Alam Extreme Park' dijangka dibuka sepenuhnya awal tahun ini sebagai medium alternatif bagi golongan muda mengisi masa lapang mereka dengan lebih berfaedah.

Pegawai Perhubungan Awam Majlis Bandaraya Shah Alam (MBSA), Shahrin Ahmad berkata, pusat sukan itu yang dilengkapi pelbagai kemudahan untuk sukan lasak, dibina khusus untuk golongan remaja beriadah.

Katanya, kemudahan itu dibina di kawasan seluas 5.2 hektar di Seksyen 13 di sini dan merupakan sebahagian daripada Kompleks Sukan Shah Alam, yang turut merangkumi Stadium Shah Alam, Stadium Tertutup Malawati, Litar Go-Kart Shah Alam dan Kompleks Boling Padang.

Pusat sukan ekstrem itu dilengkapi enam gelanggang futsal, sebuah medan aktiviti paintball, sebuah gelanggang papan luncur, 'wall climbing', 'boulder park', gelanggang basikal, padang ragbi dan sudut rehat keluarga serta tiga buah restoran makanan segera.

Beliau berkata, pihaknya kini hanya menantikan kerja-kerja menyiapkan gelanggang futsal disiapkan sebelum taman ini dapat dibuka dan digunakan oleh orang ramai tidak lama lagi.

"Bagaimanapun, ada beberapa bahagian yang kami telah buka kepada awam seperti wall climbing dan gelanggang papan luncur," katanya.

Shahrin berkata, kos pembinaan kompleks sukan lasak itu adalah kira-kira RM5 juta dan MBSA memperuntukkan tambahan RM100,000 menerusi Bajet 2009 untuk menaik taraf kemudahan riadah yang disediakan.

Beliau berkata, mereka yang menggunakan kemudahan di situ perlu mematuhi peraturan yang ditetapkan termasuk memakai pakaian yang sesuai dan mengikut nasihat pakar sebelum melakukan aktiviti sukan lasak yang disediakan.

Selain itu, kedai kelengkapan peralatan sukan lasak dan sebuah kios yang menyewakan peralatan juga dibuka.

Katanya, di samping bertujuan menjadikan Shah Alam Extreme Park sebagai pilihan golongan remaja bagi mengisi masa lapang mereka, pusat sukan ekstrem itu juga sesuai dijadikan pusat riadah keluarga dan dilengkapi tempat letak kereta yang luas.

Shahrin berkata, lokasi pusat sukan itu juga strategik kerana berdekatan dengan beberapa institusi pengajian tinggi dan kawasan perumahan serta beberapa pusat beli-belah.

"Mereka yang berminat untuk menggunakan kemudahan riadah di kompleks sukan berkenaan perlu mendaftar di pejabat perkhidmatan yang disediakan di kompleks berkenaan bagi tujuan keselamatan," katanya.

IF Kuala Lumpur has its Bintang Walk, Shah Alam steps up with the Shah Alam Walk, a pedestrian-friendly area that is one of the attractions in the the city.

Covering 0.3sq km and stretching over Jalan Majlis and Jalan Institusi, the Shah Alam Walk became a city landmark in 2004.

Lush greenery is laid out throughout the area, providing shade to benches and tables that transform into quiet nooks for city dwellers to catch their breath after day-long shopping expeditions at nearby shopping complexes.

With rows of palm trees and Balinese lights casting a soft glow in the evening, it is no surprise that the Shah Alam Walk has become a favourite meeting point for Shah Alam residents.

Unlike the Bukit Bintang hustle and bustle, the Shah Alam Walk exudes serenity, especially at night, with the sound of water from the numerous fountains in the area.

“The area was created to provide a friendly environment for pedestrians.

“Vehicles still have access but the road system is done in such a way that they have to slow down while plying the area,” Shah Alam City Council (MBSA) public relations officer Shahrin Ahmad said.

For the safety reasons, the MBSA had also installed a CCTV system in the area.

“The system is linked directly to the Shah Alam police station for monitoring purposes,” Shahrin said.

He added that since its opening four years ago, the Shah Alam Walk had become a trademark for the city.

The project was a joint venture between the MBSA and the Selangor Government, which shared the cost of RM9mil.

The MBSA’s Landscaping and Parks Department, which is responsible for maintaining Shah Alam Walk, is constantly upgrading the facilities in the area from time to time.

Strategically located near Hotel Quality, Plaza Alam Sentral and Dataran Shah Alam, the place also has plenty of kiosks and restaurants offering a variety of food ranging from local delights to Western selections. Business is quite good in the evening as many patrons come to enjoy their kueh and teh tarik al-fresco.

There are also mamak shops nearby for nasi kandar fans.

The Shah Alam Walk complements Dataran Shah Alam where a host of activities are held on weekends.

Visitors can shop at the Alam Sentral Shopping Complex and PKNS Complex or walk across the street to the Shah Alam Lake for a quieter environment.

It is also a stone’s throw from the Galeri Shah Alam and Laman Budaya where cultural performances are held regularly.

No parking is allowed in the area and the council will tow vehicles that are left there.

Enforcing the towing in the area makes it more pedestrian-friendly and visitors can park at the nearby Alam Central, Quality Hotel or SACC.

Yet, despite the signboards being placed all over the area, there are still motorists who leave their vehicles on the roadsides.

“I hope people are more sensitive to the signboards and do not leave their cars on the roadside.

“They should know that there is a reason why the area is designated as a no parking zone.

“Besides, unlike in KL or PJ, the parking fee here is minimal,” said Azizah Mohd Noor, a regular visitor to the Shah Alam Walk.

She also called for the local authority to step up enforcement so that motorists would adhere to the traffic rules and regulations, especially in such areas where it was supposed to be pedestrian-friendly.

Meanwhile, some patrons felt that more activities should be organised at both the Shah Alam Walk and Dataran Shah Alam.

Shaiful Azhan Amir said although there were activities being organised occasionally, most of them are for specific groups of people only.

“They have to realise that Shah Alam does not have any cinemas, nightclubs or karaoke centres and we have to travel to nearby towns like Klang and Subang Jaya for that kind of entertainment.

“So the authorities should organise activities to make up for it especially to attract the youth.

“Now, most of the activities organised are done just for the sake of having something,” the 21-year old student said.

Shah Alam Extreme Park to open fully soon


The Shah Alam Extreme Park, catering specially to youngsters keen on extreme sports, is expected to be fully open soon.

The Shah Alam City Council (MBSA) is waiting for work on six futsal courts to be completed before fully opening the centre to the public.

Other facilitities available are a paintball activity area, a skateboard court, a cycling area, a rugby field, a boulder park and a wall-climbing area.

There is also a family rest area as well as three fast-food restaurants which also offer drive-through service.

Some of the facilities are already open to the public, MBSA public relations officer Shahrin Ahmad said.

Sprawling over 5.2ha in Section 13, Shah Alam, the Extreme Park is part of the Shah Alam Sports Complex that includes the Shah Alam Stadium, Malawati Indoor Stadium, Shah Alam GoKart Circuit and Lawn Bowls Complex.

Shahrin said the Extreme Park was built at a cost of more than RM5mil, and MBSA had allocated an additional RM100,000 under its 2009 budget to upgrade the facilities.

He said users of the facilities must abide by the regulations, including being properly attired, and must seek expert advice before indulging in any of the extreme sports activities.

A shop at the centre sells extreme sports gear.

Equipment and gear can also be rented at a nominal fee at a kiosk.

Shahrin said the Shah Alam Extreme Park would enable youngsters to occupy their spare time with productive activities.

Shahrin said the centre was in a strategic location, close to several institutions of higher learning and housing estates, and was looked upon as an alternative to several public parks, including Taman Tasik Shah Alam.

“Those who want to use the facilities at the centre have to register at the service office at the complex,” he said, adding that this was for safety reasons.

The centre normally operates from 10am to 11pm, but starts at 8am on public holidays. — Bernama

Selangor health department says healthcare facility will be ready by 2010

THE Selangor State Health De**partment said in a statement recently that the Health Ministry has already planned for comprehensive healthcare services in Section 19, Shah Alam, having taken into account the rapid development that has taken place.

The statement, signed by state director Dr Rosnah Hadis, was in reference to the story Wanted - a public health published on Jan 15.

She said the construction of a health clinic was taking place in Section 19, to cater to the needs of the surrounding community and was expected to be completed by the middle of 2010.

Meanwhile, the Health Ministry has been providing mobile health services for the past three years in Bukit Lanchong and Section 18, Shah Alam.

These mobile clinics provide outpatient, maternal and child health services.

Orchid park in a forsaken state

THE Serendah International Orchid Park has been and is incurring major losses to the Selangor state government since its opening in 2002.

According to Selangor Public Account Committee (PAC) chairman Lee Kim Sin, the 172ha park, a privatisation venture between the Selangor Agriculture Development Corporation (PKPS) and Baytown Sdn Bhd, has not generated any revenue since its establishment.

“The project has been suffering financial losses since it opened in 2002, accumulating a huge loss of RM15mil since then,” Lee said.

Lee said even maintaining the park now was costing the state a lot of money.

He said the project had involved a large amount of public funds and was a sheer waste.

Lee, who is the assemblyman for Kajang, said this during a visit to the park by the PAC members on Thursday. The PAC members present were Sekinchan assemblyman Ng Suee Lim, Sri Muda assemblyman Shuhaimi Shafiei and Damansara Utama assemblyman Dr Cheah Wing Yin.

PKPS general manager Ali Ahmad and his deputy Aqmal Azam Ahmad were also present to brief the PAC members.

According to Lee, the state had an initial share of 40% of the joint venture while Baytown had 60%.

Although in the initial stages the state was a minority owner, it ended up with a bigger financial responsibility. Baytown, meanwhile, was responsible for developing, operating and managing the place.

“The state’s hands were tied then and there was nothing much it could do because of its status as a minority partner,” Lee said.

Since then the state has managed to acquire a bigger stake of the joint venture and has injected more funds to sustain the project. Now, the state owns a 70% stake while Baytown’s share has been reduced to 30%.

According to Lee, there are many questions about the project that needed answers, including why there were no proper studies of its feasibility and its impact on the environment (EIA).

He said a thorough investigation was being conducted on all aspects of the project and legal actions would be taken if irregularities were uncovered.

“We have identified a failure in the previous management and are planning to take legal action against those responsible for it. We have appointed a legal firm to handle the matter,” Lee said.

He said all the parties concerned with the park venture would be called in for a special meeting to enable them to hear their views, opinions and explanations.

When work first started on the park in the middle of 2001, it was acclaimed by its developer and the state authorities as the first of its kind in the country.

It was completed and opened to the public in 2002 with 49ha dedicated for an orchid farm. The other 123ha, allocated for a homestay programme, has been left untouched till now.

During the initial stage, orchids were seen blooming delightfully in a colourful sea of purple, pink, yellow and white, among some of the many striking colours.

The orchids were divided into types that grow in open space, shaded and even those that grow in temperate climate.

The developer was also quoted as saying at that time that there would be over 500,000 orchids from 100 hybrids and species in the first phase of development on the hillslope.

Travel websites, magazines and the media had also generously promoted the park as an orchid paradise.

There were high expectations for the park then, and there was even a proposal to set up a research and development centre within it for the purpose of developing new hybrids and different ways of growing the plants.

There were plans for overnight accommodation, involving the construction of homestay units and the provision of camping grounds.

However, about four years down the road, all the big dreams for the park turned into a nightmare, leaving it neglected and in a state of abandonment now.

But, during the PAC site visit, there seemed to be some improvement in the park’s condition, compared with its derelict and forsaken look a few months ago.

Lee said the park was currently closed to the public and there had been no commercial activity since 2007.

“In 2007, when there was a change of management, the board of directors decided to freeze the park’s operations. It has been closed since then with minimal maintenance only,” he said.

Lee said at present, RM9,000 was spent each month on the park maintenance and RM115,000 a month on servicing the bank loan.

He said the state was considering several options for the park, including putting it up for sale as trying to revive it was not feasible, given the high financial costs involved.

Lee said the decision on the park was expected to be made known soon, once the on-going investigations were completed.

The PAC members later visited the Selangor Fruits Valley in Bestari Jaya (previously known as Batang Berjuntai) and were impressed with the improvements made there.

Lee said the conditions there had improved since their last visit.

Restaurants in Shah Alam can place tables outside as specified

RESTAURANT operators in Shah Alam can now place tables and chairs for customers outside their premises as the city council (MBSA) is lifting the ban on such practice.

Mayor Mazalan Md Noor said the city council was lifting the ban in adhering to the circular issued by the state government. The new ruling takes immediate effect.

“But it is not an automatic approval as restaurant operators have to get the permit from MBSA before they offer outdoor dining service to customers.

“We are looking at the applications on a case by case basis and will only approve those that meet all the conditions imposed,” he said.

Mazalan said this after chairing the MBSA full board meeting on Thursday.

He added that the new ruling was introduced to cater to the demand for outdoor dining in the city.

“We know that it has become a trend for city residents now to eat outside the restaurants. But we have to consider various aspects, especially the safety of patrons and the convenience of others,” he said.

He said until now, restaurant operators were not allowed to place tables and chairs outside their premises.

Mazalan said the restaurant owners would also have to include a layout plan of where the tables would be placed.

Among the locations that are suitable for such practices are sidewalks, endlots with space, non-busy roads, dead-end roads and road corners that are at least 10ft wide.

This, however, would not be suitable for restaurants that are located along main roads.

“Also, they can only place the tables outside from 7pm to midnight,” he said.

Restaurant operators could only place a maximum of 10 tables with four chairs each at the approved areas outside their premises.

The number of tables allowed depends on the location and size of the restaurant.

However, he said, restaurant operators had to be considerate to the surrounding neighbourhood as well. He said as some of the restaurants were located in residential areas, the operators had to consider the safety and convenience of the house owners nearby.

He said the city council had received complaints from these house owners on the move to allow the business operators to conduct business outside the restaurant.

Lebar Daun going ahead with projects

Shah Alam will be abuzz with excitement when a new shopping mall takes shape in the next two years. It will come up in D'Kayangan, which is a mixed upmarket development situated in Section 13, beside the Federal Highway and the Elite Highway, opposite the Shah Alam Stadium.
The mall project, touted to be the biggest in Shah Alam, will be built by Lebar Daun Development Sdn Bhd.
The complex, which covers 30 acres, is the size of about 30 football fields. It is to be jointly developed with a retail giant, says Noorazhar Mohamed Nurdin, Lebar Daun's executive director.
“The sales and purchase agreement for the sale of the land to the retail giant will be signed within the next few weeks,” he adds. The company is keeping the identity of the retail giant close to its chest. The mall is expected to open for business in 2011.
Work on D'Kayangan, which sits on a 163-acre site, started in 2005. To be developed in 13 phases, the leasehold project has a gross development value of RM1.6 billion. Scheduled to be completed in 2015, the development will feature 1,323 superlink houses, semidees, cluster homes and bungalows.
About 50 acres have been set aside for commercial and retail projects. Lebar Daun will move away from the traditional 2-storey shopoffices and offer 3 and 5-storey commerce galleries to cater for larger companies.
Arman Putera Asmuni, Lebar Daun sales and marketing manager, says the shopoffices are called galleries because of their large sizes (built-up of 20,000 sq ft for the 5-storey corner lots). They are slated for launch sometime this year after the sale of the land for the mall has been finalised.
The target market for the shopoffices comprises telecommunication firms, banks, and furniture and textile companies. So far, the developer has approached a few banks, a telecommunication company and a textile firm and recently signed up with a cosmetics giant.
In Phase One, seventy-two 2-storey semidees and twenty-four 2½-storey semidee villas have been sold. Phases Three and Four feature seventy-six 2-storey superlink homes and seventy-six 2-storey semidees. The superlink homes — Alicia and Amanda — in Phase Three are priced at RM539,000 and RM595,000 respectively.
In Phases Three and Four, 60% and 50% have been taken up respectively. The remaining units are targeted to be sold by year-end. Most of the buyers in these two phases are young executives, professionals and former senior government officers.

Bukit Bandaraya Shah Alam
Over at Section 8, Lebar Daun is developing Bukit Bandaraya Shah Alam, a 300-acre leasehold mixed development that is five minutes away from the Shah Alam city centre. Of the 300 acres, 15 are allocated for commercial projects.
Neighbouring Taman Pertanian Bukit Cahaya Sri Alam, Bukit Bandaraya Shah Alam, with a GDV of RM1.2 billion, is being developed over 15 phases. So far, in Phase One, 264 terraced houses have been sold; in Phase 2A, all the 54 semidees have been snapped up while in Phase 2B, 16 out of 36 semidees have been taken up. In Phase Three, 233 apartments have been sold; in Phase 4A, all the 88 units of superlink houses have been snapped up while in Phase 4B, 60% of the superlink houses have been taken up. The company is also developing 2, 2½ and 3-storey bungalows in a gated and guarded enclave called Nuang Hills consisting of 22 units each in Phases 10A and 10B. Offering nine various designs, 80% of the bungalows in Phase 10A have been completed while work has not started on Phase 10B. Lot sizes for these bungalows range from 5,000 to 7,000 sq ft. So far, three bungalows have been sold in Phase 10A.
Prices for the 2-storey link houses, semidees, apartments, bungalows, condominiums and commercial properties are from RM165,000 to RM3 million.
Lebar Daun's latest offering are 2-storey superlink homes called Marinha and Marica.
“We launched the medium-end developments first and are gradually moving towards the higher-end. With the poor market sentiment, we have to plan our launches in phases,” says Noorazhar.
Bukit Bandaraya Shah Alam was launched in 2001 which featured some link houses, semidees and apartments.When the whole project is completed in 2015, it will have 2,816 units of 2-storey link houses, semidees, bungalows, condominiums and apartments and 210 commercial lots occupying 15 acres of land.
The 2-storey superlink homes — Marinha and Marica — in Phase 4B, with built-ups of 2,138 and 1,788 sq ft respectively, are pegged from RM349,999 to RM329,000 (bumiputera price). Marinha consists of 69 homes while Marica comprises 19. Marica has been sold out while Marinha has been 60% taken up, with the remaining 40% expected to be sold out when it is completed in November this year.
Due to overwhelming response to Phase 4B, the developer is planning to launch Phase 4C comprising eighty-eight 2-storey superlink houses, but has yet to decide on the design, size and selling prices. The phase is expected to be launched in 3Q2009.
Two more phases will be unveiled this year — Aurora (Phase 8A) and Iris (Phase 5D). Aurora comprises one-hundred and forty 2-storey terraced houses, while Iris comprises forty-three 2-storey terraced houses. Iris is scheduled for launch by end-February, while Aurora's is in 3Q2009.
“We are targeting first-time buyers, especially fresh graduates and young married couples. There are also those who might want to move to a landed house or from semidees to bungalows. We are also eyeing investors who are looking at keeping the properties for two to three years or who just want to rent them out,” says Noorazhar.
“With a catchment population of about 800,000 in the surrounding areas, we are positive that given the infrastructure and designs, we will be able to achieve good take-ups.”
He says the lack of entertainment outlets in Shah Alam will not deter buyers.
“There are plenty of such outlets in nearby Subang and Sunway. There is also an international school next to Bukit Bandaraya Shah Alam.”
Noorazhar says D'Kayangan caters primarily for investors and upgraders while Bukit Bandaraya Shah Alam offers more affordable homes.

Future
Even in the midst of a downturn, Lebar Daun plans to go ahead with its projects.
“While other developers are holding back, we are going ahead with our projects. Once the economy rebounds, people will buy completed homes,” says Noorazhar.
“If we were to put off our launches and wait until the economy recovers, construction will be delayed. We're launching now so that when the economy gets better, we will have completed units for sale. We will keep launching regardless of the economic situation,” he adds.
Lebar Daun is planning to expand to Johor Baru. “We are in the midst of talks to acquire landbank there,” says Noorazhar.
“We feel there is a potential market in Johor Baru, especially with the rollout of the Iskandar Malaysia. We can go in and together, grow the economic corridor,” he adds.

WHEN it comes to parks and recreational facilities, Shah Alam residents should consider themselves lucky as they have many of these.

One such place is located in Alam Megah, Section 28. The park which was opened in 2003 is one of the largest recreational area in the capital city.

The RM4mil park is the second largest built by the Shah Alam City Council, after the Shah Alam Lake in Section 4.

Taman Alam Megah, which covers section 26 to 29 used to be an industrial area but now, the landscape has gone through a transformation with more terrace houses and higher end property being built in addition to the flats and apartments.

The recreational facility was created to meet the needs of the residents.

The land, previously vacant, has been turned into a man-made wetlands complete with a special underground water filter system to recycle the water.

The system was designed not only to clean the water but also to prevent the foul odour usually associated with man-made lakes.

The site is especially popular with families who like to take a stroll in the park.

“It is nice to come here, especially early in the morning or in the evening and the best part is that it is only a stone’s throw away from my apartment,” said Nuraini Ahmad.

The mother of three said she usually went to the park to unwind and have some quiet time in the morning after sending her three children off to school.

She admitted that she liked the water feature of the park most.

“Usually I would just sit on the rocks under the trees to read the newspaper or just relax.

“Sometimes I have my breakfast here on the gazebo,” she said.

The place is usually crowded in the evening, especially after 5pm.

Some come to use the jogging track surrounding the park or play football. Others come to enjoy the evening breeze at the gazebos.

There is also a restaurant operating at the premises and this keeps the place alive at night.

There are also plenty of activities for children and adults alike.

Besides the ordinary playground equipment, visitors can use the monkey bar or try the hanging bridge or balancing beam.

But keeping the park clean is indeed a mega task. The cleaners do not find it amusing when they have to clean up the litter left behind, especially on Mondays after the big number of visitors during the weekend.

At times, the rubbish includes pebbles and even pieces of wood. This could damage the system designed for the wetlands.

Vandalism is also rampant.

“We conduct regular cleaning work at the park but visitors must help ensure that they do not litter and dispose of their garbage properly,” said MBSA public relations officer Shahrin Ahmad,

Shah Alam has 18 roundabouts connecting its arteries

IN addition to the Sultan Salahuddin Mosque, State Secretariat Building and Kompleks PKNS, Shah Alam is also known for its roundabouts, all 18 of them.

The roundabouts are spread throughout the city, connecting major road arteries from Section 1 to 25.

They are Bulatan Damai (Section 1,7), Mestika (junction Section 3,4,6,7), Sejahtera (Section 15), Setia Jasa (bordering Section 4,5,10), Selangor (Section 15), Kemajuan (Section 16), Jubli Perak (Section 18,19,23 and 24), Budiman (Section 25), Stadium (Section 13), Bistari (Section 1,2,3), Permai (Section 2,3,4,14), Darul Ehsan (from the Federal Highway heading to city centre, (Section 14, 15), Perusahaan (bordering Section 15 and 16), Andalas (Section 17, 18 and 24), Melawati (above Federal Highway towards Istana Kayangan), Kayangan (Section 11, 12,13), Megawati (Section 20,21,22,23) and Aman (Section 25).

Small wonder: One of the smallest roundabouts in Shah Alam.

They differ in sizes and are designed to accommodate local traffic. The biggest are the Bulatan Kayangan, located near Istana Kayangan or the Bulatan Setiajasa near the state mosque while smaller ones include the roundabout near the Wisma MBSA and the Selangor Umno building.

In its early stages in the 1970s, traffic lights were unheard off in Shah Alam and roundabouts were seen as the best solution for traffic dispersal in the planned township.

At the same time, signal systems were expensive to install and maintain and could result in an expensive energy bill, as the signals are required to operate continuously.

“Roundabouts reduce waiting periods and maximise the number of vehicles using the junctions.

“But, at the same time, roundabouts are only a temporary measure of traffic dispersal at junctions, as they do not work well in areas with high traffic volume,” Shah Alam City Council (MBSA) engineering department director Cherami Tarman said.

He said roundabouts were no longer suitable if motorists had to wait more than 20 miniutes, which indicated a high traffic volume.

He added that in such cases, alternative traffic dispersal methods should be used. These included replacing the roundabouts with traffic lights or, in some cases, with flyovers.

Although installing traffic lights and constructing flyovers involve high costs, they provide solutions to traffic congestion if the roundabouts were deemed unsuitable.

He said this was the case with the Bulatan Kayangan, where a traffic light system was installed at the roundabout.

The Bulatan Selangor, Setiajasa and Megawati have flyovers which allow traffic to bypass the roundabouts.

“We have planned to replace some of the roundabouts in the city with traffic light systems.

“The roundabouts are no longer suitable to accommodate the increasing traffic volume, especially in the city centre but it has to be done in stages,” Cherami said.

A well-designed roundabout requires motorists to slow down when negotiating the roadway. Because of this, roundabouts can serve as a method to alert road users that they are transitioning from one road environment to another.

Cherami also said roundabouts usually did not use traffic signals to control the entry and exit and did not require a constant power supply.

This means that a roundabout can continue to function during power failures.

Also roundabouts do not require the installation or maintenance of the traffic detection devices associated with traffic signals

Mixed reactions to road system


WHEN asked, motorists in Shah Alam had mixed reactions to the roundabouts in the city.

To some, these roundabouts were convenient as they did not have to wait for long periods at the junctions, as some roundabouts did not require them to come to a complete stop.

But for most motorists, especially visitors not too familiar with the city’s road system, the roundabouts are a problem. Many find them confusing and can lead to drivers losing their way.

“I am scared of roundabouts because of my poor sense of direction.


Changing lanes: Due to the increase in traffic, many roundabouts in Shah Alam will soon be equipped with traffic lights.

“That is why I usually take a taxi to get to Shah Alam,” Aliza Abdul Rahman from Subang Jaya said.

Aliza, who visits the Kompleks PKNS and other facilities in the city centre regularly, said she did not mind paying for a taxi instead of wasting fuel and facing the possibility of getting lost.

Mohd Hamzah Ismail, a Shah Alam resident for the past 20 years, believed that some of the roundabouts were no longer suitable and needed to be replaced by traffic lights.

“I still remember about 20 years ago when we did not have traffic lights and all the major roads were connected to roundabouts.

“We could drive at a turtle’s pace then because there was hardly any traffic.

“But now, as the city has developed, traffic jams are becoming common and we end up waiting at the roundabouts these days,” he said.

At the same time, he also complained that many Malaysian drivers did not know how to use roundabouts.

He added that some kept overtaking while in the roundabout. He also said some drivers did not seem to know who had the right of way at a roundabout.

“I got my driving licence in Australia and one thing that the instructors made sure of was that I knew how to approach the roundabouts.

“I don’t think that our driving schools teach that here,” he said.

He added that some people did not know that they had to yield to the traffic that was already in the roundabout and could only enter the roundabout when it was clear,

Meanwhile, Hamidah Hamid said the roundabouts were confusing when she first moved to Shah Alam three years ago.

She admitted that she had lost her way several times until she began planning her routes in advance and making sure of her travel plans.

“I will also look for a landmark that I can see even from far off when I approach the roundabout.

“So, no matter where I am, I know which way I am heading and the system has worked out so far,” she said.

Most drivers not taught how to use roundabouts


ONLY some Malaysians are tested on how to drive at a roundabout before getting their driving licences.

A driving instructor, who wanted to be known as Sham, said although the subject was part of the syllabus, most driving institutes did not have the facilities at their compounds.

Similarly, whether the students are tested on their knowledge and skills in dealing with roundabouts also depends on the route and venue where they take their driving tests.

This means that most Malaysian drivers learn it through trial and error.

Approaching a roundabout can be a scary experience, especially for a new driver.

“Some driving instructors do teach their students during the practical session on the road.

“But others do not and only concentrate on teaching their students to pass the road test,” Sham added.

As a ground rule, he said drivers had to ensure that they gave way to traffic approaching from the right as the flow of traffic was clockwise.

They also have to allow vehicles that are already in the roundabout to go first and enter the roundabout only when it is clear.

Motorists also have to constantly observe other traffic especially motorcyclists. They have to make sure that they take the proper lanes while in the roundabout.

“The most important thing is to use the proper signals to indicate where we are going and to alert other motorists of our direction,” Sham said

Menteri Pembangunan Usahawan dan Koperasi, Datuk Noh Omar, berkata, Mara perlu mencari tapak baru bagi penyewa yang menjalankan perniagaan bukan berasaskan teknologi maklumat (IT) termasuk menjual telefon bimbit.

"Ia akan menjadi tumpuan pelajar di Shah Alam. Kita ada ramai pelajar seperti pelajar Universiti Teknologi Mara (UiTM) dan pelajar kolej swasta," katanya pada sidang media selepas merasmikan penutupan Digital Fair di sini.

Noh berkata, pengurusan di Anggerik Mall juga akan diswastakan bagi menarik minat lebih ramai pengunjung ke pusat beli-belah itu.

Katanya, daripada sesi dialog itu, ramai penyewa mengadu tidak ramai pengunjung mungkin kerana kekurangan promosi dan Mara tidak mempunyai banyak peruntukan untuk tujuan itu.

Noh berkata, sewa premis di Anggerik Mall juga akan ditentukan Mara dan sebarang kenaikan sewa memerlukan kelulusan.

"Masalah sekarang ialah bagaimana hendak keluarkan penyewa sedia ada. Mereka merayu jangan dikeluarkan lagi. Kita juga tidak mahu zalim. Mara hendak tolong orang Melayu. Mara sedang mencari tapak dan premis lain supaya mereka yang akan keluar ditawarkan ke premis lain manakala penyewa yang menjalankan perniagaan berasaskan IT dikekalkan," katanya.

Selain itu, Noh berkata, beliau sudah mengarahkan sekurang-kurangnya 30 peratus penyewa di kios yang dimiliki Mara dan Uda Holdings Bhd (Uda) adalah usahawan Bumiputera yang menjalankan perniagaan berasaskan IT.

Katanya, ramai usahawan muda Bumiputera mahu menjalankan perniagaan IT tetapi tidak mempunyai tapak berniaga sedangkan UDA dan Mara mempunyai premis dan tempat bersesuaian.

"Mara dan UDA ada bangunan untuk usahawan Bumiputera berniaga tetapi kita lihat majoriti yang menjual telefon bimbit, bukan Bumiputera. Saya sudah minta pegawai Mara dan UDA buat pemeriksaan mengejut dan jika ada peniaga tidak mengikut perjanjian (menyewakan tapak kepada bukan Bumiputera) kita akan batalkan kelulusan," katanya.

SHAH ALAM: Selepas enam tahun Taman Pertanian Bukit Cahaya Seri Alam atau Taman Botani Negara di Seksyen 7, di sini, dikejutkan dengan banjir kilat dan kerosakan akibat pembangunan pesat di kawasan sekitar, ia kini bertukar wajah dan sedia menanti kunjungan pelawat.

Pelbagai usaha dilakukan secara berperingkat bagi memulihkan keadaan persekitaran di taman seluas 817 hektar itu sejak tragedi alam sekitar itu berlaku pada 2003.



Malah, kini taman berkenaan sering dijadikan rujukan mana-mana agensi yang terbabit dalam projek pembangunan khususnya dari sudut kepentingan menjaga alam sekitar.

Justeru, terpulang kepada semua pihak untuk mengembalikan zaman kegemilangan taman itu apabila menerima kunjungan 300,000 pengunjung setahun pada awal 1990-an, sekali gus memartabatkan Taman Botani Negara di mata dunia.

Mengimbas kembali kejadian itu, Pengurusnya, Said Abdul Manaf Said Mahadi, berkata pendedahan awal mengenai kesan ke atas alam sekitar itu dibuat oleh orang awam yang bimbang dengan projek pembangunan tanpa kawalan di kawasan U10.

Katanya, taman berkenaan turut menerima tempias daripada pembangunan di kawasan itu sehingga berlaku banjir kilat di Perkampungan Budaya menyebabkan banyak harta benda dan tumbuhan musnah.

Selain itu, katanya, Empangan Sungai Baru turut tercemar berikutan kemasukan air berlumpur dari kawasan bersebelahan di mana projek perumahan giat dijalankan, menyebabkan banyak ikan air tawar mati sekali gus terpaksa ditutup daripada kunjungan kaki pancing.

"Saya masih ingat ketika itu saya hendak ke Perkampungan Budaya dan Empangan Sungai Baru tetapi tersekat kerana jalan terhalang oleh banjir kilat dengan air naik sehingga paras pinggang.

"Hanya bot yang boleh melalui jalan berkenaan. Ketika itu apa yang boleh nampak hanya bumbung bangunan," katanya ketika ditemui di pejabatnya di Taman Pertanian Bukit Cahaya Seri Alam, di sini, semalam.



Wartawan yang meninjau kawasan taman yang dibuka pada 1988 itu kemudian, mendapati Perkampungan Budaya kini dihidupkan dengan penganjuran pelbagai majlis berbentuk akademik, kebudayaan, penggambaran, perjumpaan ahli kelab dan pertubuhan bukan kerajaan, selain pakej perkahwinan.

Perkampungan Budaya di kawasan seluas 10 hektar yang menempatkan Rumah Terengganu, Rumah Kelantan, Rumah Pahang, Rumah Johor, Rumah Melaka dan Rumah Negeri Sembilan itu berkonsepkan adat tradisional Melayu kelas bangsawan berdasarkan seni bina dan kelengkapan di dalamnya.

Said Abdul Manaf berkata, bagi menarik lebih ramai pengunjung ke taman itu, pihaknya menawarkan kadar baru RM200 untuk mereka yang mahu bermalam di rumah berkenaan, berbanding RM500 sebelum ini.

Sehingga kini, pihaknya menerima sambutan menggalakkan bagi penginapan di situ, Katanya, bagi pemancing pula, mereka juga kini boleh melakukan aktiviti itu di mana-mana kolam di taman berkenaan hanya dengan membayar RM2 untuk sebatang joran, selain RM3 bayaran tiket masuk.

"Selain Rumah Iklim Empat Musim, kami menawarkan penginapan di Kampung Idaman, perkhemahan dan pelbagai kemudahan rekreasi seperti `paint ball' yang berbentuk peperangan dalam hutan dan Skytrex Adventure Park.

"Kita juga bercadang memperkenalkan kenderaan lasak bermotor empat tayar yang membolehkan pengunjung meredah trek hutan secara lasak. Acara baru ini dijangka menarik minat ramai penggemar aktiviti sukan lasak," katanya.

Katanya, aktiviti lasak itu bukan saja mencabar keberanian dan rasa takut pengunjung tetapi lebih penting sebagai mendidik dan menambah pengetahuan terutama mengenai hutan hujan tropika negara serta keindahan alam semula jadi.

Stalled project in Shah Alam to be revived

AN abandoned project in Section 20, Shah Alam, will soon be revived by a new developer.

Work on the Sri Puteri apartments, which was stalled for five years, is expected to begin in December and completed in 36 months.

Shah Alam Mayor Mazalan Md Noor said he hoped the new developer - Syarikat Semangat Ulung Sdn Bhd - would bring some relief to its buyers.

“We want the house buyers to contact the new developer and give their go ahead so that they can start work,” he said.

“At least 86% of the buyers must agree to the change of developer and so far 70% of them had consented.”

Mazalan said the project started in 2003 but was abandoned a year later.

He added that 65% of the structure had been completed.

Mazalan added that the public had filed numerous complaints on the stalled project which became an eyesore in the area.

On March 31, StarMetro highlighted the issue and exposed the building as a haunt for drug addicts and an ideal breeding ground for mosquitos.

Shah Alam to get new bus terminal complex


SHAH ALAM will soon have its own bus terminal complex.

The bus terminal complex, to be housed at Section U1 near the Batu Tiga police station, will be built in two stages.

Mayor Mazalalan Md Nor said the first phase was estimated to cost more than RM20mil.

Under the first phase, Mazalan said 45 bays would be provided in the complex.

He said the three-storey complex would be equipped with ticketing counters, retail and food outlets on the first floor and car park and drop off points on the second floor.

He said it would be situated at a strategic location near to Stadium Shah Alam and the indoor stadium and also the Federal Highway.

“The second phase will be more of expansion from the first phase which includes pedestrian crossing from the terminal to the Komuter station situated across the Federal Highway.

“It will also provide space for operation of all the buses including local, express and inter- state,’’ he added.

Mazalan said the work on the terminal was expected to start at the end of the year and completed in two years.

SHAH ALAM 4 Mei - Bandar raya Shah Alam bakal memiliki sebuah terminal pengangkutan awam yang serba canggih dan moden bernilai lebih RM20 juta dalam masa dua tahun lagi.

Berupaya menampung sehingga 5,000 pengguna pada satu-satu masa, terminal di tapak berkeluasan 6.4 hektar di Seksyen U1 di sini itu juga bakal dilengkapi dengan pelbagai kemudahan untuk pengguna.

Antaranya termasuk 10 tangga bergerak, lapan lif dan puluhan kios serta kemudahan untuk orang kurang upaya (OKU), sekali gus bakal menjadikannya antara terminal pengangkutan awam tercanggih di negara ini dan bakal muncul sebagai mercu tanda baru bandar raya ini.

Datuk Bandar Shah Alam, Mazalan Md. Noor berkata, terminal itu akan dibina dalam tiga fasa secara berperingkat-peringkat dengan fasa pertama dijangka bermula pada hujung tahun ini dan siap pada 2011.

"Apabila fasa pertama itu siap, pengguna sudah boleh menggunakan terminal ini yang berupaya menempatkan 45 buah bas pada satu masa.

"Bagi fasa kedua dan tiga yang akan meningkatkan keupayaannya bagi menampung sehingga 75 buah bas, dijangka dimulakan sebaik sahaja fasa satu siap," katanya di sini.

Mazalan memberitahu, kos pembinaan fasa satu terminal itu akan ditanggung sepenuhnya oleh MBSA dan pihaknya akan mengemukakan cadangan kepada kerajaan negeri untuk meminta bantuan.

Beliau menjelaskan, terminal itu nanti akan terdiri daripada dua bangunan utama yang dipisahkan oleh Jalan Jubli Perak tetapi akan dihubungkan dengan sebuah jambatan.

"Bangunan terminal tiga tingkat ini meliputi ruang menunggu di tingkat satu, kaunter tiket dan pusat perniagaan di tingkat dua manakala tingkat tiga adalah tempat letak kenderaan dan ruang menurun dan mengambil penumpang," ujarnya.

Mazalan berkata, lokasi di U1 itu adalah strategik kerana ia berdekatan dengan Stadium Shah Alam, stesen komuter Batu Tiga, beberapa institusi pengajian tinggi seperti politeknik, Universiti Industri Selangor (Unisel) dan kawasan perumahan.

Project comes to a halt as funds stop coming in

A MULTI-MILLION ringgit government project at Section U1 in Shah Alam has been grounded after seeing almost 70% completion.

The project which is being carried out by the Home Affairs Ministry at a cost of RM45mil has been abandoned for almost a year and the situation is worrying residents.

Previously, it had been reported that the project was a police logistics complex for the Selangor Police Contingent Headquarters and was to have involved an administrative building, a store, several different types of housing, a multi-purpose hall and a kindergarten.

The project is being developed by Eastern Access Sdn Bhd and executive chairman Datuk Syed Taha Syed Mohamed confirmed that the project had stalled due to a lack of funds.

“We hope to continue the project when more funds arrive,” he said, adding that more than RM30mil had already been spent on the project.

Nearby residents have expressed fears of the consequences if the project, which is located on a 1.5ha plot of land near the traffic light junction to Taman TTDI Jaya, was abandoned.

One resident, who tipped off StarMetro about the situation, said it could become a hotbed for vice activities among the youth as there were several colleges located nearby.

“Drug addicts and criminals may also use the project site as a hideout since there are already completed buildings in the area,’’ he added.

A view from outside showed that the project was nearing completion and the finishing touches have already been made to several of the buildings that face the Persiaran Usahawan. These buildings have also been painted.

Checks revealed that the project was almost complete with two blocks of apartments being built and structures like a garage, a petrol depot and workshops already built.

Most of the buildings have already been painted except for the two blocks of apartments.

Construction materials can be seen left lying around in clusters within the project site which had been boarded up. However, some sections of the hoarding have already collapsed.

Beliau berkata, projek yang dibangunkan bagi memenuhi tanggungjawab sosial syarikat itu membabitkan apartmen lima dan enam tingkat, dengan keluasan 682 kaki persegi.

"Kami menerima maklum balas positif berhubung reka bentuk apartmen ini yang tidak kelihatan seperti rumah kos rendah, tetapi menarik dengan kemudahan yang lazimnya tidak ada di perumahan kos rendah lain.

"Berikutan itu, kami yakin produk syarikat akan diterima baik kerana ramai orang berminat membeli rumah kos rendah berikutan masalah ekonomi ketika ini.

"Kami mempunyai senarai panjang pelanggan yang menunggu untuk memilikinya. Sebaik mendapat kelulusan pihak berkuasa, kami akan menghubungi mereka," katanya pada sidang media selepas pelancaran itu yang disempurnakan Menteri Perumahan dan Kerajaan Tempatan Datuk, Seri Kong Cho Ha di Shah Alam, semalam.

Kong turut menyaksikan majlis memeterai memorandum persefahaman antara SP Setia dan Malaysia Building Society Bhd (MBSB) bagi pembiayaan 100 peratus perumahan kos sederhana rendah Setia Alam.

SP Setia diwakili Liew dan Ketua Pegawai Operasinya, Datuk Voon Tin Yow manakala MBSB diwakili Ketua Eksekutifnya, Ahmad Zaini Othman.

Sementara itu, pembangunan perumahan kos sederhana rendah yang membabitkan 220 unit apartmen lima tingkat, dengan keluasan 800 kaki persegi, dijangka dilancarkan bulan depan.

Liew berkata, Pakej Pinjaman Perumahan 5/95 SP Setia yang dilancarkan Januari lalu dan berakhir bulan lalu sudah dilanjutkan hingga 19 Julai 2009.

"Sasaran kami bagi tempoh tiga bulan akan datang ialah RM300 juta," katanya.

Pakej pinjaman rumah itu membolehkan pembeli membayar hanya lima peratus daripada harga rumah, manakala semula yuran guaman dan duti setem perjanjian jual beli ditanggung oleh SP Setia.

Pembangunan di kawasan seluas 1,010 hektar tanah berstatus pegangan bebas itu dijangka menjadi satu pembangunan pesat dan terbaik di Lembah Klang merangkumi kawasan perumahan dan komersial.

Developer waiting for green light from ministry to revive project

THE Selangor government has called on the federal government to quickly resolve the issue surrounding the halted police logistic complex project in Shah Alam.

The state fears it will add on to the many existing abandoned projects if no action is taken to resolve the issue between the contractor and the government.

It was reported in the StarMetro on Monday that the multi-million ringgit government project at Section U1 in Shah Alam has been grounded after seeing almost 70% completion. The project which is being carried out by the Home Affairs Ministry at a cost of RM45mil has been abandoned for almost a year.

State housing, building management and squatters committee chairman Iskandar Abdul Samad said his office would be writing to the Home Affairs Ministry on the issue.

Iskandar said the project should go on.

“It is a shame as this is not a private project and I don’t understand why the project stopped halfway.

“Certainly, we do not want to add a government project into our list of abandoned projects in the state,’’ he said.

The project, which is being developed by Eastern Access Sdn Bhd, is estimated to cost RM45mil.

Its executive chairman, Datuk Syed Taha Syed Mohamed, said his company had so far invested RM35mil in the project and was unable to go ahead with the project due to some technical problems.

He said they had secured financing from Bank Pembangunan but was awaiting the green light from the Home Affairs Ministry.

“This project is undertaken through the design-and-build concept on a privatisation basis.

“We cannot finish the project unless the ministry can give me the endorsement,’’ he said.

Previously, it had been reported that the project was a police logistics complex for the Selangor Police Contingent Headquarters and was to have involved an administrative building, a store, several types of housing, a multi-purpose hall and a kindergarten.

THE Antan Batura boat moves slowly from the jetty, cruising towards Pulau Undan.

Our eyes are fixed on the flock of birds perching on a tree top on the island.

With its yellow and orange long beaks, the beautiful birds have white bodies with black streaks on the side of its wings. They have pink and white tails. They are known as the Painted Storks.

It was a sight to behold as they moved gracefully. A few had twigs and grass clasped tightly in their beaks. They were nesting.

Somehow the presence of the cruise boat and its passengers did not seem to bother them. It was the continuous flicker of the cameraman’s shutter that caused them to fly away momentarily before coming back when they realised that the situation was safe.

A sharp cry from a child in a distant suddenly made us realise where we were.

We were not on any isolated island, away from the hustle and bustle of the city - we were in Shah Alam. And that island is named Pulau Undan, one of the two islands found in the middle of the Shah Alam Lake. We were on a cruise boat touring the Shah Alam Lake.

Watching the Painted Storks is part of the itinerary of the boat cruise recently introduced at the lake that is located in the city centre, near Kompleks PKNS.

The cruise started from a jetty near Antan Batura Restaurant located in front of the Sirim building. It moved slowly, allowing everyone on board to enjoy the scenery around the lake.

Passengers were taken for a trip around the lake, with stops at the island which is also inhabited by peacocks, geese, ducks and variety of birds including waders like egrets and herons.

But the island is named Pulau Undan (Storks Island) because of the Painted Storks - the island’s main inhabitants.

The storks’ beautiful colour make them one of the favourite subjects to be captured on canvas and it is no wonder why they are named as such.

These birds, however, are not native to Malaysia. They were brought in from Sri Lanka in the 1960’s and being freshwater dependent, they survive better and have since then multiplied.

Those who have visited Zoo Negara might have seen them there.

Even at the zoo, these birds are not kept in an enclosure. They are free to fly around and have been spotted throughout the Klang Valley.

One such place that they call home is the Shah Alam Lake.

“A few dozens have made Pulau Undan their home and hopefully they will stay and become a permanent feature here.

“We do not interfere with their habitat and do not feed them as they find their food like fish and insects from the lake,” said MBSA’s public relations officer Shahrin Ahmad.

Soon the inhabitants will have another resident to share the island with. The city council is planning to introduce two pairs of spotted deer this month to lure more visitors.

The spotted deer, which are distinguished from the other species of deer which are raised for the meat, have a brown-reddish coat with white spots on its back. Its underparts are white.

“This lake and its features have potential to attract more visitors.”

A group of Singaporeans are scheduled to visit this month to view what the city has to offer. The city council is hopefull that they would promote the city and help bring in more visitors.

Shahrin added that offering the cruise was also part of efforts to provide healthy activities for the locals as well as tourists.

The cruise takes about half an hour around the man-made lake located at the city centre. During the ride, one can view the city’s landmark including the Kompleks PKNS, Sirim and Wet World water theme park.

The boat will pass the Laman Budaya, where regular cultural activities are being conducted on weekends, passing through the canal and under the bridge towards Tasik Tengah.

The Tasik Tengah (middle lake) has a more scenic view, This is where the Sultan Salahuddin Abdul Aziz Mosque or also known as Shah Alam Blue Mosque is located.

The boat stopped briefly to allow passengers to enjoy the scene and capture the images on their camera before moving on and passing by the floating restaurant and back to the jetty.

Shahrin said the boat service is available daily for a fee of RM5 for adults and RM3 for children between two and 12-years-old, The public can enjoy the service from 4pm to 7pm on weekdays and from 10am to 7pm on weekends.

The tickets are available at the jetty near the Antan Batura restaurant, infront of Sirim. The boat will move once it has a minimum of six people.

i went for this 3-storey terrace house already. The corner unit is quite big. But the intermediate only has 22inch...the phase 1 already completed few months ago and the CF was arrived recently. As compare to the kemuning utama, the price is slightly higher.

DHL sets up regional centre in Shah Alam

LOGISTICS company DHL spent RM2 million to set up its Asia-Pacific Packaging Centre to tap the regional packaging market, estimated to be worth up to US$12.5 billion (US$1=RM3.47).

Chief executive officer, DHL Supply Chain Asia-Pacific, Paul H. Graham, said with the 65,000 sq ft facility, the first of its kind in the region, the company hoped to see the business grew by 15 per cent year-on-year over the next three years.

"According to our estimates, only about 30 per cent of companies outsource their secondary packaging activities to logistics providers compare to over 75 per cent for warehousing services.

"However, given the current economic climate, we believe more companies are looking to outsource their packaging operations to focus on their core business," he said at the launch of centre in Shah Alam today.

Graham said the investment was timely as packaging services now formed 25 per cent of the contract logistics market in the region.

He said DHL was also looking to establish up to six more packaging centres in the region -- India, China, Thailand and Indonesia -- by 2012.

Graham said DHL hoped demand would grow given the strong interest in customised packaging solutions, especially from the consumer, technology and healthcare sectors.

The DHL new packaging centre houses four packaging rooms, two dedicated good manufacturing practice-(GMP)compliant, two multi-user GMP-compliant and 20 packing lines.

Each packing line is equipped with the latest in packaging technology, electric and gravity conveyors, strech-wrapping tunnels and semi-automated.

He said the centre was capable of handling 60 million pieces per year, three times the previous capacity. -- Bernama

New night market in Shah Alam

BANDAR Pinggiran Subang in Shah Alam now has a new night market that opens every Wednesday from 4pm to 10pm.

Located in Jalan U5/18A, it caters specifically for the Section U5 community.

Shah Alam City Council (MBSA) Licensing and Enforcement Department division head Mohd Azhar Mohd Sharif said the neighbourhood’s night and morning market traders association (Persatuan Penjaja Pasar Pagi dan Pasar Malam Seksyen U5) had requested to have a night market as there was no wet market located in the area.

“The proposal was first forwarded in October last year, and the traders’ licences were recently approved.”

According to him, there are 180 traders and 250 lots at the Section U5 night market.

Mohd Azhar said the MBSA encouraged night markets to be managed by the traders association or residents association through the residents’ representative council (MPP), such as the Section U5 night market that is managed by the Section U5 Night Market and Morning Market Traders Association with Zone 18 MPP.

“With the associations managing the night markets, they will have representatives at the site at all times and would be able to recognise the licensed and non-licensed traders. This helps with the council’s enforcement work,” he said.

The council’s licensing officer, Md Zawawi Md Isa, said the associations also played a role in monitoring the cleanliness and traffic flow at the night markets.

Meanwhile, Mohd Azhar said it was also easier for the council to deal with the association’s representatives, rather than the entire group of traders.

The association, he added, could serve as an umbrella organisation to represent the traders.

“The MBSA will issue guidelines for the associations and MPP zones on how they can manage the markets.”

According to him, some 27 night markets are managed by the MBSA and 13 by MPP zones at the moment, although there is still a demand for more night markets to be opened.

“We must weigh the various factors, including suitability of location, before we can open a new night market,” Mohd Azhar said, adding that the MBSA charged RM4 a month for trading licence and RM6 a month for rubbish collection for each night market trader.

“The objective of having a night market is to enable the residents to get their foodstuff and daily necessities at affordable prices, while offering an opportunity for traders to conduct business at a lower cost and to supplement their income, particularly in light of the present economic situation.”

He also credited MBSA councillor A. Sivarajan for supporting the traders and getting the council’s approval for the market.

Section U5 Night Market and Morning Market Traders Association chairman Hazman Abdullah said most of the traders were from Shah Alam, and offered a variety of goods and food and beverages for the residents’ convenience.

Padini to build warehouse

It has appointed Jurukom Management Services Sdn Bhd as the project manager.

The warehouse will have three storeys with one mezzanine floor, a basement car park and two levels of offices.

SHAH ALAM: Ibarat kera di hutan disusukan, anak pula mati kelaparan, itulah yang berlaku kepada Terminal Bas dan Teksi Seksyen 17 di sini apabila ia seolah-olah terlepas pandang oleh pihak berwajib sekali gus menyebabkan prasarana di situ semakin uzur tanpa pembelaan sewajarnya.

Terminal bas dan teksi yang dibina kira-kira 40 tahun lalu sehingga kini belum ada perubahan menyebabkan pengguna dan peniaga di kawasan berkenaan tidak selesa.

Pengerusi Persatuan Teksi dan Kereta Sewa Seksyen 17, Borhan Karim, berkata kawasan terminal terbabit agak sempit dan hanya seluas kira-kira dua hektar dan ia tidak dapat menampung 100 bas dan lebih 65 teksi yang beroperasi di situ setiap hari.

“Perhentian ini terminal utama di Selangor, tetapi prasarananya tiada. Pengguna terpaksa berdiri kerana tempat duduk terhad.

“Itu belum termasuk kenderaan awam yang keluar masuk. Ada yang berebut dengan bas dan teksi menyebabkan kesesakan teruk di sini,” katanya.

Borhan berkata, persatuan ada mengusulkan perkara itu kepada kerajaan negeri dan pihaknya difahamkan ada perancangan dibuat kerajaan, tetapi pelaksanaan belum dibuat.

“Terminal ini menerima penumpang dari seluruh negara, tapi kerajaan seolah-olah terlepas pandang membiarkan kawasan ini beroperasi dalam keadaan daif.

“Di Selangor, kita tertinggal, peruntukan untuk kemudahan awam untuk kawasan ini tiada menyebabkan pengguna dan peniaga terpaksa duduk dalam keadaan tidak selesa,” katanya kesal.

Menurutnya, selain itu, pondok polis tidak dibina di situ berikutan kawasan terhad manakala penguat kuasa Jabatan Pengangkutan Jalan (JPJ) terpaksa menyediakan meja untuk mengawasi kenderaan keluar masuk di situ.

SHAH ALAM 5 Ogos - Majlis Amanah Rakyat (Mara) masih menjadi pemilik bangunan Anggerik Mall dan syarikat swasta yang dilantik merupakan penyewa utama yang bertanggungjawab menguruskan kutipan sewa dan kerja-kerja penyenggaraan bangunan.

Pengarah Mara Selangor, Razlan Samsuri berkata, persoalan mengenai siapa pemilik bangunan itu tidak seharusnya timbul kerana ia sememangnya milik Mara.

Katanya, Mara hanya melantik syarikat itu bagi menguruskan beberapa pengubahsuaian bagi menjadikan ia lebih menarik dan efisien serta menjadi tumpuan pengunjung.

"Mengenai deposit utiliti pula, ia akan dipulangkan sekiranya penyewa meninggalkan premis tanpa apa-apa bayaran tertunggak.

"Ini kerana sebelum ini kami terpaksa menanggung kerugian apabila terpaksa membayar bil utiliti yang tertunggak apabila penyewa keluar begitu saja," katanya ketika dihubungi di sini semalam.

Tambah beliau, pihaknya sudah dua kali bertemu dengan peniaga tetapi masih ada segelintir daripada mereka yang berdegil tidak mahu menandatangani surat tawaran.

Razlan memberitahu, walaupun bangunan itu diuruskan oleh syarikat berkenaan tetapi kadar sewa bulanan masih dikekalkan.

SHAH ALAM: Lebih 100 peniaga Bumiputera yang menyewa di pusat beli-belah Anggerik Mall di sini, mendakwa bakal diarah keluar dari premis berkenaan oleh pengurusan baru dilantik Majlis Amanah Rakyat (Mara).

Peniaga mendakwa, mereka seperti teraniaya apabila Mara enggan mengadakan pertemuan bagi membincangkan masalah itu, manakala syarikat pengurusan baru, Inno Elegan, menghantar pelbagai surat tawaran dengan mengenakan bayaran baru.

Pengerusi Persatuan Usahawan Anggerik Mall (PUAM), Abdul Rahman Ismail, berkata peniaga semakin keliru apabila menerima pelbagai surat termasuk surat tawaran penyewaan sementara bagi semua lot perniagaan bangunan itu pada 17 Julai lalu yang meminta mereka membayar sebulan deposit dan deposit utiliti RM500.

Katanya, peniaga menerima satu lagi surat pada 29 Julai lalu yang menyatakan peniaga yang enggan menandatangani surat itu akan diarah mengosongkan premis.

"Kami teraniaya dan keliru dengan surat diterima apabila banyak percanggahan fakta dan keraguan pada surat tawaran Mara dan syarikat pengurusan baru yang dilihat lebih kepada tuntutan dan arahan," katanya.

Setiausaha PUAM, Noorhana Daud, berkata sikap Mara yang enggan masuk campur tangan merumitkan lagi keadaan dan menjadikan masalah itu tergantung tanpa penyelesaian.

"Kami sebenarnya rasional dan tidak membantah sekiranya mereka mahu adakan perubahan untuk menarik kedatangan lebih ramai pengunjung tetapi pendekatan yang digunakan tidak betul.

"Kami tidak tahu mengapa syarikat yang dilantik itu meminta penyewa membayar deposit utiliti sedangkan kebanyakan premis perniagaan sudah membuat pembayaran itu kepada Tenaga Nasional Berhad (TNB)," katanya.

Sementara itu, Pengarah Mara Selangor, Razlan Samsuri, berkata syarikat yang dilantik itu adalah penyewa utama yang bertanggungjawab menguruskan kutipan sewa dan menjalankan kerja penyelenggaraan bangunan.

"Mengenai deposit utiliti pula, ia cuma deposit dan akan dipulangkan sekiranya penyewa meninggalkan premis tanpa apa-apa bayaran tertunggak.

"Sebelum kami melantik syarikat menguruskan bangunan ini, Mara terpaksa menanggung kerugian apabila terpaksa membayar bil utiliti yang tertunggak apabila penyewa keluar begitu saja," katanya.

Razlan berkata, Mara sudah dua kali mengadakan perjumpaan dengan peniaga tetapi ada segelintir peniaga berdegil tidak mahu menandatangani surat ditawarkan.

VARIOUS efforts have been taken to improve the public transport system. Yet somehow, for most Shah Alam residents, their hope for having such a system is almost like wishful thinking.

“Everybody is aware of the benefits of taking public transportation. It helps (preserve) the environment, saves money and reduces traffic congestion. But the system is so unreliable here in Shah Alam,” said Mohd Amin Ismail.

He claimed that the lack of reliable buses and taxis in the capital city of Selangor had forced him to drive a car.

The 35-year-old said he wasted a lot of time travelling between his house in Klang and his workplace in Shah Alam when he was commuting by bus even though his house is only a few kilometres away from Shah Alam.

“My wife had to use the car as she has to travel to Putrajaya, so I thought I could use the public transport.

“It was so frustrating and in less than a month I started looking for my own car,” said the father of two.

He added that it did not help that most of the taxi drivers in Shah Alam did not use meters and would quote a fixed rate instead.

With the escalating price of fuel and toll rates, most residents agreed that they would use the public transport only if it was convenient. To most, using their own transportation seems to be the only choice.

“There has been a lot of talk before this about improving the system.

“There was even a plan to build an integrated bus terminal for the residents in Shah Alam. But I do not know what happened to it,” said Azhar Abdul Rahman, a Section 16 resident.

Currently, Shah Alam residents can use the inter-city and express bus services (mostly for East Coast-bound passengers) at Section 17.

The City Centre station which is located behind the Maybank building, opposite the Wisma MBSA, caters for the city buses.

At the same time passengers can also wait for the buses in front of Kompleks PKNS.

Soon to go: The temporary bus terminal in Section 17 will cease operations once the new bus terminal in U1 is completed.

For now, residents can heave a sigh of relief as plans to build a new bus terminal complex to replace the existing Section 17 terminal is still on.

When asked, Shah Alam mayor Mazalan Md Noor said, “We are going ahead with the plan to build the terminal.

Mazalan said the plan for the terminal, located at U1, near the old Batu Tiga Police Station, had been submitted to the state government and was still waiting for the final decision.

Once the approval is received then the project could resume, he said, adding that the project would be completed in two years.

The bus terminal complex will be constructed in stages. The first phase is estimated to cost about RM20mil. Under the first phase, 45 bays (for the buses) would be provided for bus companies to operate in the complex.

The three-storey complex would also be equipped with ticketing counters, retail and food outlets on the first floor. Car park and drop off points are located on the second floor.

The second phase will include pedestrian crossing from the terminal to the Komuter Station situated across the Federal Highway.

The site was picked since it is located near the Stadium Shah Alam and the indoor stadium.

The location is also easily accessible from the Federal Highway and the New Klang Valley Expressway (NKVE).

With the opening of the terminal, the express buses do not have to enter the city centre, thus traffic congestion will be averted.

SHAH ALAM 11 Ogos - Satu lagi mercu tanda bandar raya Shah Alam iaitu Pusat Konvensyen SACC mula dibuka kepada orang ramai.

Pusat konvensyen yang pertama dibina di Selangor itu berkeluasan 19,417 meter persegi atau 209,000 kaki persegi dan boleh memuatkan sehingga 30,000 orang.

Mula dibina oleh Perbadanan Kemajuan Negeri Selangor (PKNS) pada tahun 2008, pusat konvensyen berharga RM48 juta itu siap sebulan lebih awal daripada tarikh yang dijadualkan.

Pengurus Besar PKNS, Othman Omar berkata, ruang utama pusat konvensyen itu sahaja berkeluasan 2,192.5 meter persegi (23,600 kaki persegi) dan boleh memuatkan lebih 2,000 tempat duduk.

Beliau berkata, ia juga mempunyai empat bilik seminar di tingkat satu dan empat lagi di tingkat dua dengan saiz antara 69 hingga 133 meter persegi.

"Banyak kemudahan yang ditawarkan seperti Internet tanpa wayar atau WiFi yang pantas secara percuma, kawasan rehat di luar bangunan, kafe serta restoran.

"Selain itu, kawasan ini juga dilengkapi klinik yang beroperasi 24 jam," kata beliau pada majlis prapelancaran Pusat Konvensyen SACC di sini semalam.

Menurut beliau, lokasi pusat konvensyen itu juga sangat strategik kerana terletak di tengah-tengah pusat bandar Shah Alam serta berhampiran dengan pintu masuk pusat beli-belah SACC dan laluan keluar masuk yang mudah.

Jalan keluar masuknya sangat mudah untuk ke Lebuh Raya Persekutuan, Lebuh raya Baru Lembah Klang (NKVE) dan Lebuh Raya Damansara Puchong (LDP).

Jelas Othman, reka bentuk pusat konvensyen itu juga sangat menarik apabila mengetengahkan konsep kontemporari terbuka dan mengambil bunga orkid sebagai logo.

Ujarnya lagi, untuk permulaan, mereka akan mengadakan bufet berbuka puasa yang boleh memuatkan 2,000 tetamu setiap hari pada Ramadan ini.

"Pusat konvensyen ini juga akan digunakan oleh kerajaan negeri untuk mengadakan Rumah Terbuka Selangor pada hari pertama Hari Raya Aidilfitri nanti dan kira-kira seramai 30,000 rakyat dijangka hadir," katanya.

Jubli Perak roundabout in Shah Alam to reopen

THE Bulatan Jubli Perak in Section 24, Shah Alam, is expected to be reopened after being closed for a week.

“We are sorry for the inconvenience caused to motorists during the closure,” said Shah Alam mayor Mazalan Md Noor.

“But now they are finishing the work and the roundabout will be open by Saturday,” he said.

Mazalan said this when asked about the closure of the roundabout which had caused traffic jams in the past week.

Many residents staying in the area had complained that they had been stranded in massive jams for hours.

The roundabout, which is located along Persiaran Jubli Perak in Section 24, connects those from Section 19, 25, 23 to 24, 18 and to the north towards the city centre.

Motorists from the area also use the roundabout to get to the Federal Highway.

Last week, the roundabout was closed to motorists to make way for the upgrading work as part of the Lebuhraya Kemuning Shah Alam (LKSA), which is now under construction.

Residents had claimed that they were not given notices on the closure, leaving many trapped in a massive traffic jam.

“There was no notice or signboard informing us about the closure and we were just got caught in the massive jam last week.

“My wife was stranded near the roundabout for more than one hour and was late for work.

“The situation was so bad that many people were angry, ” said T.K. Lim, a Sri Muda (Sect 25) resident.

He said it usually only took his wife about 20 minutes to get to her workplace in Section 16 which is located about 5km away from their home in Section 25.

Mohd Amin Ismail from Section 23, could not send his children to school in Section 17 because of the traffic condition.

“My children were crying because they were late and then refused to go to school,” he said.

Mohd Amin said motorists had to make a U-turn under the flyover near Pasar Muhibbah before heading back towards Section 24 and 18 (then proceeding to Section 17 or 16).

He said the situation was worse during the first few days but improved later as most people tried to avoid the area and looked for alternative routes.

The 14.7km expressway connects the Kemuning Interchange near the Shah Alam Expressway (Kesas) to Bulatan Darul Ehsan (near the state mosque) and the State Secretariat building.

It provides a faster route for motorists from Kesas to get to the city centre, bypassing the Federal Highway.

Now, motorists from Kesas or Puchong (via the Shah Alam- Puchong Highway) can only access the city centre via the Persiaran Tengku Ampuan (towards Matsushita stadium).

Congestion along the Persiaran Tengku Ampuan, which is the city’s main road, was one of the main reasons for the construction of the new highway.

The construction started at the end of 2007 and is expected to be completed at the end of this year.

“I have asked Prolintas (the LKSA concessionaire) to take the necessary action in solving the traffic situation in the area,” said Mazalan.

COMMUTERS using the bus services at the intercity terminal in Section 17, Shah Alam now have a proper place to wait for the buses.

Shah Alam mayor Mazalan Md Noor said the city council had spent about RM100,000 to upgrade the bus terminal recently.

“We upgraded the internal road system at the terminal which included interlocking tiles at the bays for the buses.

“Three new bus shelters have also been constructed at the terminal for the convenience of the passengers.

“They don’t have to wait under the hot sun anymore as the shelters have ample room for them to sit while waiting for the bus,” he said.

The bus terminal provides express bus services to passengers heading to the east coast and northern parts of the country.

Its location near the Federal Highway is convenient for passengers in the city, especially students from the UiTM main campus in Shah Alam as they can take the bus here instead of going all the way to Puduraya or the Klang Bus terminal to do so.

However, when it was built several years ago, it was meant to be a temporary stop for the express buses.

There was however, a rising number of passengers using the service, especially during the festive season and during school holidays.

“The bus terminal in Section 17 was not built properly and is not big enough to cater to the high volume of passengers.

“So it is timely to upgrade the place while waiting for a proper bus terminal in Section U1 to materialise.

“Once the integrated bus terminal in Section U1 is open, then the Sect 17 terminal will serve as a station for local stage buses serving the city area,” said Mazalan.

Work on the integrated bus terminal in Section U1 is expected to begin at the end of the year and would take about two years.

SHAH ALAM: Shah Alam yang sinonim dengan gelaran Bandar raya Melayu menerima satu lagi mercu tanda dengan siapnya Shah Alam City Center Convention Center atau SACC Convec yang menjadi satu-satunya pusat konvensyen di sini.

SACC Convec yang dibina sejak dua tahun lalu dan siap sepenuhnya Julai lalu beroperasi di tengah pusat bandar raya dan bersebelahan Kompleks Perbadanan Negeri Selangor (PKNS) serta pusat beli-belah terbaru, SACC Mall.

Pusat konvensyen serba moden itu terletak di lokasi strategik di samping dibina dengan reka bentuk tersendiri terutama dua kubah biru yang menghadap Masjid Negeri.

Pemangku Pengurus Besar SACC Convec, Nasrudin Abu Bakar, berkata pembangunan SACC Convec itu bakal melengkapkan pembangunan pusat bandar raya Shah Alam yang merangkumi pusat beli-belah, pusat konvensyen dan pusat perniagaan lain yang akan dibina.

"Di sinilah terletaknya pusat bandar raya Shah Alam sama seperti di Kuala Lumpur, yang mana KLCC menjadi mercu tanda dan pusat bandar raya," katanya.

SACC Convec yang dimiliki sepenuhnya PKNS tetapi diuruskan syarikat swasta dilantik, Siera Management Sdn Bhd menyediakan dewan utama seluas lebih 2,000 meter persegi yang mampu memuatkan kira-kira 2,000 pengunjung.

Selain itu, SACC Convec menyediakan Dewan Plenary di tingkat satu seluas lebih 400 meter persegi yang mampu menampung kapasiti 300 tetamu, lapan bilik mesyuarat dan bilik seminar di tingkat satu dan dua untuk kegunaan majlis rasmi atau persendirian dengan ruang bilik dan saiz berbeza mengikut kehendak pelanggan.

Ikea sells Shah Alam warehouse for RM90m

Swedish home furnishing giant Ikea has sold its warehouse in Shah Alam, Selangor, to a Malaysian property fund for about RM90 million.

The 560,000-sq-ft warehouse, which is located on a piece of land measuring 8.51ha, was sold as part of the furnishing company's plan to relocate its distribution network to China.

China is now the hub for Asia Pacific. Ikea moved out of Shah Alam about two months ago.

The sale of the warehouse, owned by Ikea Handel Sdn Bhd, in Section 26 Shah Alam, was handled by Jones Lang Wootton (JLW).

Sources told Business Times that the buyer is Pelaburan Hartanah Bumiputera Bhd (PHBB). JLW, however, declined to confirm this.

Ikea started operations at the premises in 1997. About five years ago, when business picked up it added an extension to the original building.

On advice from JLW, its exclusive marketing agent, the building was leased and only then sold, as this would make the property attractive to buyers. Executive director Rohan Padmanathan and vice-president Danial Gan of JLW were instrumental in sealing this deal.

The property was leased to IDS Logistics Servicer (Malaysia) Sdn Bhd for seven years with options to renew.

IDS Logistics is a member of the Integrated Distribution Services Group Ltd. The IDS group is in turn a member of the Li & Fung Group.

While Ikea's warehouse may have moved to China, Ikea's retail arm is expected to continue its investments in Malaysia.

In an interview with Business Times in April this year, Ikea Malaysia said it was scouting for suitable land in the densely populated Cheras and Ampang in Kuala Lumpur for a new store.

Ikea is keen to to have a 6ha site next to a highway, to provide both ample car park space and easy access. This is to have room for future expansion.

Industry experts estimate that a piece of land that size in that area, could cost Ikea as much as RM100 million.

Ikea has also confirmed the opening in Desa Tebrau Johor where it bought a piece of land for RM64 million.

The retailer first opened at the 1Utama shopping mall, but moved to its own site in Mutiara Damansara in 2003. It was reported that it had invested RM180 million in the store and land.

An additional RM120 million was pumped into the adjoining building of 45,000 sq ft where the Ikano Power Centre is set up.

Ikea is also keen on a store in Penang, after Johor and a second one in the Klang Valley.

Improve pasar tani concept, says Muhyiddin

SHAH ALAM: The pasar tani concept can be expanded and turned into permanent farmers’ markets like in the West, said Deputy Prime Minister Tan Sri Muhyiddin Yassin yesterday.

He said the pasar tani had become widely popular because the prices offered are reasonable and are mostly priced even below the Government’s controlled prices.

As such, Muhyiddin said more space might be needed for such markets, in urging the local authorities to work with the Agriculture and Agro-based Industry ministry to plan and create new locations for such markets in the future, he added.

“It is difficult for local authorities to find temporary space for a pasar tani because of the logistics and traffic problems that may occur.

“But we hope that permission will be given for more such markets due to the increase in population in the country,” Muhyiddin told reporters after visiting the Pasar Tani Shah Alam with Agriculture and Agro-Based Industry Minister Datuk Noh Omar yesterday.
