Foundation stone Laid for Hydra Twin Towers Project at Jumeirah Village

he foundation stone for Hydra Twin Towers Project at Jumeirah Village in Dubai has been laid by Dr. Sulaiman Al-fahim, the Chief Executive Officer of Hydra Properties.

The first phase of work is likely to be complete by September this year.

The Hydra Properties Twin Tower comprises two residential towers, each of which comprises 32 storey each. Other project amenities include spacious car parkings, spas, shops, gymnasiums, community center, promenades, sports pitches, jogging trails, scenic cycling, schools, clinics, private gardens, restaurants, luxury cafes and other luxurious amenities.

Hydra Properties, a UAE-based property developer, yesterday launched Hydra Twin Towers in Jumeirah Village in Dubai.

The project will feature two towers with 32 levels each. One of the tower will be an exclusive residential tower and the other will be a hotel apartment tower.

The towers will overlook Meadows on side, Emirates Hills on one side and Jumeirah Golf Estates on the other.

"This is a moment of immense pride and joy for us at Hydra Properties. Today we are launching Hydra Twin Towers in the heart of Dubai, at the Jumeirah Village, which will soon transport you to the laps of luxury and serenity of nature's bounty," Dr Sulaiman Al Fahim, Chief Executive of Hydra Properties said.

He said: "All hallmarks of the Hydra Properties will be again evident at the Twin Towers, underlining our commitment to quality and sustainable development in the region that calls for a careful handling of the environment."

According to Mahmoud Saad, construction manager at Hydra Properties: "Hydra Properties has initiated work on excavation and piling for the two basement floors of the project. We have a trained workforce, who is keen to deliver the goods on time. The initial phase of the project will be completed in the next six months. The piling work for overall structure will commence soon after that."

Hydra Twin Towers will be completed by early 2010. Al Hatem Contracting Corporation will look after the construction of the project, while the Architects and Planning Group will look after the engineering.

The company has expanded rapidly in the UAE with several mega projects in Abu Dhabi and Dubai.

It has also grown globally into Mexico, where it has developed Hydra Waves. Hydra has recently unveiled two new projects, Hydra Avenue Towers and Hydra 55 Towers, on Al Reem Island in Abu Dhabi.

I bought a large 1 bed unit in Tower B at the launch in July 2008 at AED 1460 per sq ft. I am selling as I cannot make next payment in December - has anyone had success in selling and which agent did you go through? Thanks.

I have paid 15% & the next 5% is due now. Last 2 months I am trying to sell at no premium & as well offering a discount on the paid amount. But unable to sell. Contacted the developer to cancel & get 70% back less 30% as announced earlier by RERA. The developer refused & said that this rule is not in force. Reliable sources from RERA also confirmed on the phone that this rule is not effective. Hence I will lose all my money. I am not able to obtain finance because of the change in mortgage rules. I sincerely advise you not to PAY MORE & LOSE FURTHER. For genuine investors this is not good news.

then why need the law??

Article (11)
1. In the event that the purchaser defaults on any term of the contract he made
with the developer for the sale of the Real Estate Unit, the developer should
notify the Department accordingly and the Department will then give the
purchaser 30 days notice to fulfill his contractual obligations, by hand,
registered post or email.
2. If at the end of the period referred to in item 1 of this Article the purchaser has
not fulfilled his contractual obligations, the developer may cancel the contract
and repay the purchaser his money less a deduction that does not exceed
30% of the monies paid by the purchaser.

"If you have purchased an off-plan property, and then default on the payment plan, the developer must refund a minimum of 70% of what you have paid."

The developers, banks, rera are all together. developer says he can't refund. the banks aren't approving the mortgage as per the recent changes in eligibility and they too confirmed there will be no refund on cancellation. rera doesn't accept a complaint and they said forget the refund. i have written to the developer & rera. so far the developer hasn't sent me any notice nor referred me to rera.

i read somewhere that the developer cant ask for more than 20% until the start of construction, true??. as we have already paid 20% and no signs of contruction yet.

Can anyone locate the HTT site for me. If I am driving from the Sports City roundabout to the Green Community roundabout is there any landmark that will locate the site?

I got back 50% of what I had paid. A real estate broker is buying to consolidate & sell it to investors, whose hydra properties are nearing completion.

The deal was done the day before & I got my money in my bank yesterday (Banker's Cheque).
