no one likes that style.......property in saigon is so expensive that you have no choice but to go up. plus people don't build that style to live.......they build that for rent, offices, hotels......the owners live somewhere else.....no one has the power to walk up those stairs or can afford to pay for personal used elevator.
people say Saigon should expand 2-3times largers and build many "downtown" centers to ease the district 1 core.......but I say saigon should expand atleast 10 times...........5 in the near future.
right now we have only 17 districts for 7 million people
mexico city they have over 20 millions and they have over 500 districts

I agree. That style is imported from China -- it has really resulted in ugly Chinese cities now. Vietnamese architects do such wonderful houses. I don't understand why it is so difficult to scale such talent up to larger buildings.

The tube house is the modern architecture of small property holders, so I don't think it would have a prominent place in China given its economic structure. The tube house is common in Japan, however. And Ginza-dori in Tokyo, the most expensive shopping street in the world, is almost all tube-houses. They're beautiful, too. It's all in the execution.
By the way, bad news. You guys remember the new Star Hotel on Thai Van Lung? There is also a new office building next to it, about the same height. Well, between the two there was a nice old two-story house, I think it had a Japanese restaurant. And this week I go by there (on the other side of the street is Veggie's, a pretty good deli with a walk-in cooler) and the old house is GONE! I thought it would last, it was very well maintained, and the restaurant looked fancy. I don't even know if I have a photo of it.

I have seen those reactions before: many ppl i know are not very fond of the idea of living inside a skyscraper or building tall offices tower: i frequently hear expressions such as "it's too tall" while describing a 15 storey apartment, or "why do they build it that tall" when looking at the STC.
Why that mass altophobia among us?

Tall buildings mean more land for parks, wider roads more breathing space. Simple as that.

The response is no, we cannot do that, so that's why we should go all the way to the downtown with only two options: a tubehouse or a flat.

given the chance would you pick a house with a big garden or in an apartment? when the power or water are out...you have to walk all the flight of stairs......and in VN case ....some people living in tall apartments have to carry water up to their apartment.......when fire broke out in apartment ..which direction do you choose to fly?

we are all very well aware of.......and that point to me is no stranger..as I've mentioned it long long before......simple as stick and stone can break your fragile bones. WE all know that saving space and land theory.

Jaroslaw April 12th, 2007, 07:01 PM Wow, that PMH crescent project looks great. Last month I walked around there, they were dredging that little lake with the island in the rendering. (Too bad the render is a bit inaccurate. The Panorama complex should be visible a bit behind these guys.)
I spent a few days in PMH recently, and I've gotta say, if I were moving, I would move there. It's so quiet, the empty space great for walks or running, and the air is so clean! I live in district 2 now, near the An Phu supermarket, a good area but the bad air from Thu Duc and Bin Duong does come in.

the authority jumps in.......you have no building permit...your building is too high exceeding the limit height.
what does that tell you about Vietnam laws? the authorities? 1 word: OPPORTUNISTS
They wait for the right time, the right moment.......they will squeeze money from your pocket to fill up their low-lives.

It's NOT the pattern, it IS the modus operandi!!! I had a partnership with a clothes/gifts shop in VN. We went through hoops to get it going... When the shop getting good business, the tax collector and their partner in crime "security police" tried to squeeze us on codes which weren't even in the book... The VC machine is nothing more than a criminal enterprise top to bottom!!!

That is because the VC still do not understand what a free market economy is and the role that the government is supposed to play in a free market economy. If the government officials behave this way then the market economy is distorted. This distortion will in the long run hamper Vietnam's economic growth.
In classical economics first described by Adam Smith, the role of government is to be an umpire or a referee. That is to make sure the market is not distorted and that all players and participants have access to same information and access to the market. The government is to ensure fairness in the market economy. If a company becomes too big and practices monopolistic policies to the detriment of other players and consumers, the government has the power to step in in order to break up the big company to ensure competition. That's how innovation, creativity, and technological progress are created because of fair competition.
I'm afraid the real re-education of the VC will take some time for them to learn about free market economics as it should be. Vietnam is a quasi-market economy.

everybody is welcome to go inside....in there you'll see the first house ever built in the city of Saigon (300yrs) which is now served as a small chapel....
that small house was used by Alexander de Rhode the priest who invented Vietnamese writting scriptures ....I posted this in my church and cathedral thread
(free parking inside the archbishop palace)
they also have a big library operates by nuns.....you can borrow books and read it in there.

Because the VC copied Red China's lead! The PLA ran a lot businesses because it did not receive funding from the central government through taxation when China was poor. Now it is different. But it is a dangerous mix to have the military running businesses because the military will pay attention to its primary objective which is to defend the country. It's like having to heads or master. One is money and the other defense of a country. Anyway, if they were aware of classical economics of Adam Smith, they would know better. I think Jiang Zenmin put a stop to it because he and others realized it is a dangerous mix to get the military into business. The PLA had to divest itself in alot these businesses. Also, businesses run by the military were never efficient just like any SOEs.
I have not heard of Vietnam divesting its military from running businesses.

Usually I try not to be in Saigon around this time... but today I was walking along Highway 1 in An Phu; the Orange Fashion textile factory, on the north side, facing the intersection with the East-West highway, is almost completely gone. A huge site, and they're already erecting a sales center, but I have no idea what's going on there. It's not the Pumyang site. I wonder if it's Keppel Land, since their Saigon Riviera is about 200m down the alley there...
Saigon Pearl, from last week. Looks like they are already doing the foundations for one of the office buildings? There is a hole in the middle of the first pic if you look closely.
And I thought there would be 3 double blocks on the left side, but it seems they're only going to have two??? At least that's what it looks like.

The side walls are badly done, clearly they did it too fast. One surprise was the inner courtyard, which looks like this:

There are a lot of new construction projects in HCMC and Hanoi, honestly I realise that HANOI IS TAKING OVER HCMC! at below link I see that below buildings are u/c or approved; somebody get me the pics or some additional information about below. Espeically the 88floors (!!) PeroVietnam Tower and the Landmark Twin Towers (Ha Tay) and also the Habico twin towers will be VERY IMPRESSIVE WHEN COMPLETET:

an other question: I feel that the authorities are moving fast with Hanoi projects, but HCMC they work very slow with approving, is that the VN policy that they want to push Hanoi to be the "new" econimical capital of VN?

Are you 100% sure that those projects are under construction. Do you have pictures of them? They said that they would build the 65-floor project in the 2nd quarter of this year but I've never seen one single pics of it along with the other two underconstruction yet

If you ask a Vietnamese American the answer is likely to be "yes", but in reality it depends on the local authorities (Hanoi and HCMC). Those who can approve faster and/or create the better investment environment get more projects.

so I think Hanoi will shine for the moment, then when all the people have moved out from the old quarter to new aprtments....they will have no consumerism......they will shift to Ho HCi Minh city and build more apartments for children of ho chi minh to live.....u know?

Sorry, I'm Vietnamese who are living in Vietnam and know clear about the socio-economic status of the country and i think you dont understand what is going on. in terms of investment environmemt, procedures, authority initiatives, HCMC and some surrouding provinces are much better than HN and northern provinces. its not only just what i say but also what many of my friends in HN say. the important thing is: HN has many advantages from the Central Government, if they want to build bridges, highways, major infrastructure nodes, the government (HN authority with the support from the central government) always says yes and get nod very quick. the projects are usually completed soon. in SG, very few. if you read more info, you will see many projects in SG have been interfered by the Ministries from the capital. The progress of the contruction is very slow. we just keep waiting...

actually most of the projects that are really slow right now are not because of the procedures, but mainly giai phong mat bang. Giai phong mat bang is really hard because the money for clearing these house are limited, while prices of land in Saigon is really inflated. So, it's a dead end situation because people won't move if they are not compensated enough, however if the goverment starts paying according to the real market price, then there won't be much money left to actually build the infrastructure needs.

I don't agree with this. Cuz, every one here know that Hanoi 's land price is the same as Saigon, or even higher. So your proof's not appropriate.

Dễ hiểu quá thôi, xây ra có ma nào thuê chứ, nhà đầu tư nào dám liều mạng mà xây . VN bây giờ là một nước nghèo có bao nhiêu doanh nghiệp làm ăn về ngành ngân hàng, tài chánh, hay bảo hiểm mà thuê những cao ốc đắt tiền ấy
Điển hình là Vietcombank đây . Một ngân hàng đứng hạng nhất nhì VN vốn liếng hùng hậu được cấp đất mặt bằng xong xuôi thế nhưng cuối cùng cũng phải "im lặng" rút ra khỏi dự án thôi. Vietcombank mà còn không dám liều mạng đổ tiền vào xây cao ốc thì đừng nói gì mấy chú như Bitexco mà có gan và có khả năng xây nổi cái Financial Tower 60 tầng ấy . Còn cái chú PetroVietnam coi bộ muốn mượn tiền ngân hàng làm chuyện gì đây nên phao tin lên là sẽ xây cao ốc tới 88 tầng, trò này xưa quá rồi, ai có người trong cuộc đều rõ cái mánh này quá
Thị trường cao ốc căn hộ là thuộc lọai dễ bán nhất mà mấy chú Tàu xây cái lô Saigon Pearl mà vừa xây vừa run chết mẹ luôn, căn hộ đắt quá xây ra không ai chịu mua là mấy chú chết luôn nên tiến trình cứ rề rề chưa lên nổi tầng thứ 10 nữa trong khi mấy năm trước dự định là khỏang cuối năm 2006 sẽ xây xong tầng thứ 38 của hai căn:lol:

no, im not sure if they are u/C, as many times the status of many buildings are just "open"; I not even can rely on my source wikipedia, because also there you find errors. only time will show what the real status of a project is. Larkhall savico: I still dont see anything! is is "U/C" since min one year, but nothing is moving.

Nhà khu trung tâm cao tối đa 65 tầng
Sở Quy hoạch Kiến trúc vừa trình UBND TP HCM chỉ tiêu quy hoạch kiến trúc cho các phố khu trung tâm, trong đó khống chế chiều cao các công trình ở mức 220 m, tương đương 60-65 tầng.

3 khu tứ giác Bến Thành, Sở Văn hóa Thông tin, trường Ernst Thallman và khu đối diện thương xá Tax, khu Bệnh viện Sài Gòn thuộc diện điều chỉnh quy hoạch kiến trúc lần này.
Theo đó, khu tứ giác Bến Thành với diện tích 8500 m2, giáp các đường Phạm Ngũ Lão, Lê Thị Hồng Gấm, Calmette, Phó Đức Chính, được đề xuất chiều cao tối đa 220m, tầng cao công trình từ 60-65 tầng (không kể tầng lửng, hầm và mái che cầu thang) với chức năng dự án bao gồm văn phòng, thương mại dịch vụ và 25% tổng diện tích sàn cho chức năng ở.
Kế đến là khu tứ giác Trần Hưng Đạo - Phạm Ngũ Lão - Yersin - Nguyễn Thái Học có diện tích khoảng 13.000 m2, được đề xuất chiều cao tối đa 260m, tầng cao công trình từ 60-65 tầng, (không kể tầng lửng, hầm và mái che cầu thang). Khu này sẽ có chức năng thương mại, dịch vụ như văn phòng, khách sạn cao cấp, tài chính, thương mại, trong đó ưu tiên chức năng khách sạn cao cấp, không có chức năng căn hộ. Đây là công trình tạo điểm nhấn nên được lưu ý kỹ về hình thức kiến trúc và khối dáng công trình. Riêng tầng hầm phải dùng giải pháp kết nối với bãi đậu xe ngầm tại công viên 23/9.
Khu Sở Văn hóa và Thông tin (164 Đồng Khởi), với diện tích khoảng 4900 m2, nằm tại vị trí đặc biệt, đối diện lân cận với các công trình có giá trị kiến trúc, bảo tồn cao như Nhà thờ Đức bà, Bưu điện Thành phố, tòa nhà Metropolitan. Đây là công trình có yếu tố bảo tồn (bót Catina cũ) nên cần có khảo sát cụ thể để đưa ra phương án bảo tồn thích hợp. Sở Quy hoạch - Kiến trúc cho rằng, kiến trúc của khu đất cần hài hòa với khu vực xung quanh, bố cục công trình mang tính đối xứng với cao ốc Metropolitan, đồng thời nghiên cứu khoảng lùi để tạo thành lối đi bộ kết nối phía trong ô phố, mở rộng tầm nhìn dọc theo đường Đồng Khởi (nhìn về phía Nhà thờ Đức Bà) nhằm mở rộng không gian cho các công trình bảo tồn, trong đó có công trình Nhà thờ Đức Bà là công trình điểm nhấn kết thúc trục đường. Các đề xuất quy mô tầng cao công trình tối đa là 15 tầng (không kể tầng lửng, hầm và mái che cầu thang), chiều cao tối đa 60m. Nếu công trình có mái ngói, đỉnh mái có cao độ tối đa là 66m. Chức năng cho khu đất bao gồm chức năng thương mại, dịch vụ, văn hóa như văn phòng, khách sạn cao cấp, tài chính, khu trưng bày, triển lãm.., không có chức năng căn hộ.
Khu đối diện thương xá Tax, giới hạn bởi các đường Nguyễn Huệ, Nguyễn Thiệp, Đồng Khởi, Lê Lợi có diện tích khoảng 6000 m2, đối diện khu Eden và thương xá Tax được đề xuất các chức năng thương mại, dịch vụ như văn phòng, khách sạn cao cấp, cửa hàng thương mại bán lẻ, không có chức năng căn hộ. Sở Quy hoạch - Kiến trúc đề xuất khống chế chiều cao công trình phía đối diện Eden và thương xá Tax với chiều cao 6 tầng, cao độ chuẩn tại chỉ giới xây dựng là 22m, cân xứng với khối công trình Eden. Phía đối diện khách sạn Sheraton có thể hình thành tháp cao 20-22 tầng. Quy mô tầng cao cho khối công trình sát lộ giới các trục đường Lê Lợi, Nguyễn Huệ: 5-6 tầng, (tối đa 22 m tính từ cao độ vỉa hè); phần góc phía giao lộ Đồng Khởi, Nguyễn Thiệp: 20-22 tầng, chiều cao tối đa 88m.
Khu bệnh viện Sài Gòn có diện tích khoảng 5.400 m2, một mặt giáp đường Lê Lợi, một mặt giáp đường Huỳnh Thúc Kháng (phần mũi tàu giáp với vòng xoay Quách Thị Trang) được đề xuất chức năng văn phòng, thương mại dịch vụ, khách sạn, không có chức năng ở (ưu tiên cho khách sạn). Quy mô tầng cao công trình từ 40-45 tầng, (không kể tầng lửng, hầm và mái che cầu thang) với chiều cao tối đa từ 160-180m.
Theo Sở Quy hoạch Kiến trúc, do chưa có các số liệu tổng hợp về hạ tầng kỹ thuật, hạ tầng xã hội cũng và chưa xác định cụ thể nhu cầu đầu tư nên Sở chỉ đề xuất điều chỉnh dựa trên định hướng về tổ chức không gian, khả năng tiếp cận và đáp ứng hạ tầng cục bộ của từng khu đất.
Lãnh đạo Sở cho biết, xét về điều kiện hạ tầng kỹ thuật và xã hội hiện nay của khu trung tâm thành phố, các chỉ tiêu đề xuất nêu trên có thể vượt quá khả năng, và cao hơn so với quy định của Bộ Xây dựng nhưng trong tương lai vẫn khả thi.

Nếu có thời gian, wa trang web của Quy Hoạch Kiến Trúc thành phố, thì đây là tối đa cho những vị trí ô phố bị quy hoạch (4 ô phố). Còn 14 ô phố khác chưa đưa ra nữa mà.

Tôi chỉ mơ có một căn hộ chung cư hiện đại ngay bên trên thương xá tax như mấy cái condo ở bên Anh ý. Hơi ồn nhưng rất tiện lợi.

but those lowrise apartments....what's the story with them?
with 5 storeys obviously you don't want to waste money building the elevator, so people have to walk "manually"
but if you put the elevator it will only go up to 5 floors ......and they llook so bad and cheap.....I rather have cheap looking aprtment but atleast they have the height.
just like I told my cousins many times....if you can't be tall then be good looking, if you're not good looking then be tall.....don't just be short and ugly and ruin my family name.
