There is nothing in Da Nang to organize :lol: ! They said that it's require at least 200 years to have the final master plan of the whole Mega Sai Gon with the population of 50 million people. :ohno: :bash:

But for Ha Noi, no one "can" and "want" to organize it, it will follow the "Law of Nature", follow the "Heaven & Earth"... Ok! Get it! :cheers:

heo dự kiến, khu trung tâm tài chính thương mại dịch vụ tập trung sẽ được bố trí dọc các tuyến đường lớn và khu tam giác Lê Lợi, Nguyễn Huệ, Hàm Nghi (quận 1), trải trên 5 phường của quận 1, một phần quận 3, quận 4 và quận Bình Thạnh (dải bờ Tây sông Sài Gòn từ cầu Sài Gòn đến cầu Tân Thuận), một phần bờ Bắc và Nam rạch Bến Nghé (bến Vân Đồn), tổng diện tích của khu trung tâm hiện hữu mở rộng sẽ là 930 ha. Quy mô dân số 270.000 người và phục vụ cho tối đa khoảng 1 triệu người/ngày.

Những “mỏ vàng” chờ khai thác

Nhiều kiến trúc sư dự đoán, việc di dời các cảng Ba Son, Tân Cảng sẽ tạo điều kiện để thực hiện các dự án lớn dọc theo bờ Tây sông Sài Gòn. Ý đồ đầu tư vào đây cũng đã thấy rõ. Vì thế, một nhà đầu tư nước ngoài đang nuôi ý định đầu tư một dự án 10 tỷ USD vào khu Ba Son (số 2 Tôn Đức Thắng, phường Bến Nghé, quận 1). Ưu thế của khu đất này là diện tích lớn 22,5 ha (diện tích sàn xây dựng lên đến 2,5 triệu m2, tương đương một nửa diện tích sàn của khu đô thị mới Thủ Thiêm), có mặt tiền sông và đặc biệt sẽ gia tăng giá trị khi tuyến đường sắt nội đô được xây dựng. Nhà đầu tư có tham vọng biến nơi đây thành một khu đô thị hiện đại mang tên Bason City 21 với các cao ốc văn phòng, chung cư cao cấp, khu thương mại dịch vụ và một tòa nhà cao 88 tầng làm biểu trưng của TP. Tuy nhiên, mới đây UBND TP đã chỉ đạo Sở Quy hoạch Kiến trúc TP nghiên cứu lại tầng cao tối đa, giảm mật độ xây dựng để dành chỗ cho khoảng xanh, giao thông và công trình công cộng khác. Ngoài ra, phương án quy hoạch còn phải bảo đảm khoảng cách an toàn hướng tuyến Metro và ga trung tâm, khoảng cách bờ sông Sài Gòn và rạch Thị Nghè cũng như bảo đảm lưu thông tại nút giao thông đường Tôn Đức Thắng và Nguyễn Hữu Cảnh.

Ngoài khu Ba Son, nhiều khu đất “đắc địa” khác cũng được các nhà đầu tư ngấp nghé. Chỉ riêng khu vực quảng trường Quách Thị Trang, do tiếp cận đầu mối giao thông và có khoảng nhìn đẹp, đã có ba ô phố được đưa vào nghiên cứu các chỉ tiêu quy hoạch kiến trúc trước để sẵn sàng đón nhà đầu tư. Thứ nhất là khu tứ giác Phạm Ngũ Lão - Lê Thị Hồng Gấm -Calmette - Phó Đức Chính đã chấp thuận chủ trương cho Công ty Bitexco lập dự án với chiều cao 40 tầng. Tiếp đến là tam giác Trần Hưng Đạo - Phạm Ngũ Lão - Nguyễn Thái Học đã chấp thuận chủ trương cho Urban Properties Development lập dự án mở rộng thêm về Trường Ernst Thallmann. Cuối cùng là ô phố có Bệnh viện Sài Gòn. Tất cả đều được khuyến khích tập trung vào chức năng làm cao ốc văn phòng, thương mại dịch vụ.

Thiết kế trước 18 ô phố trung tâm

UBND TP đã chấp thuận tổ chức thi thiết kế đô thị khu trung tâm. Nhưng trước áp lực đầu tư vào khu vực này ngày càng lớn, Sở Quy hoạch - Kiến trúc TP đã được giao nghiên cứu trước chỉ tiêu quy hoạch kiến trúc cho 18 ô phố khu trung tâm. Trong đó, chủ yếu phải đề xuất cho được mật độ xây dựng, tầng cao và hệ số sử dụng đất cũng như điểm mạnh, điểm yếu, cơ hội và thách thức của từng khu đất. Đây sẽ là những cơ sở để TP quyết định cấp phép đầu tư. Ngoài các ô phố đã nêu, có thể kể đến khu Eden (Nguyễn Huệ - Lê Lợi - Đồng Khởi - Lê Thánh Tôn), hai khu đối diện khách sạn Park Hyatt (Hai Bà Trưng - Đông Du và Lê Thánh Tôn - Thi Sách - Cao Bá Quát - Hai Bà Trưng), khu Mả Lạng (Nguyễn Cư Trinh - Trần Đình Xu - Nguyễn Trãi - Cống Quỳnh)...

Theo kiến trúc sư Lưu Trọng Hải, không nhất thiết tái định cư người dân trong phạm vi quận 1 để chức năng khu trung tâm tập trung trọn vẹn hơn vào thương mại dịch vụ, văn phòng, căn hộ cho thuê... Trong dự thảo đầu bài cho thi tuyển thiết kế đô thị, Sở Quy hoạch Kiến trúc TP cũng nhấn mạnh chức năng thương mại dịch vụ. Khu trung tâm tài chính thương mại dịch vụ tập trung sẽ được bố trí dọc các tuyến đường lớn và khu tam giác Lê Lợi, Nguyễn Huệ, Hàm Nghi. Trong cơ cấu sử dụng mới, đất dành cho thương mại dịch vụ dự kiến tăng, còn đất ở sẽ giảm xuống.

It nhất là diệt mấy cái tubehouse với khu ở chuột ở Trung tâm đi đã. Khu Thái Văn Lung hay Phó Đức Chính hay Nguyễn Thái Bình thì nên giữ lại làm kiểu SoHo, kết hợp với nhà thấp tầng (10 tầng trở xuống) Vừa hiện đại vừa truyền thống.

I did some exploring out in the western regions of Saigon South yesterday, and came across the Conic development in Huyện Bình Chánh along Đại Lộ Nguyễn Văn Linh. Since most development in Saigon South is primarily towards the eastern areas at this time (Phú Mỹ Hưng), this pioneering developer is taking a chance that people will be attracted to this development even though it is currently out in the middle of nowhere.

It is the only set of high-rise buildings for a kilometer or two around. 55 square-meter units are supposedly available at US$22,000, and the developer is waiving maintenance fees for a year, which is an indication of how risky this developent is.

This is the Conic Garden tower at the north end of the development nearing the completion of construction. This 16-story building supposedly contains 300 housing units.

Thu Thiem is still a mystery for me -- there still is nothing there, and won't be until infrastructure is constructed. Yet it makes a lot more sense to be building there than way out in the western regions of Saigon South.

I'm betting on the Saigon Pearl... I hope they'll actually finish the project if thing goes as planned... The first phase (Topaz 1 & 2) is supposed to be completed by Jan 08. VK can't legally own it yet while the VC government is still trying to work out all the details/promises!!!

Just saw an TV ad for The Manor in Saigon. It's BEAUTIFUL! Johnny Tri Nguyen (the actor) lives there. More photos at http://www.bitexcoland.com/

A friend of mine (VietKieu) bought a 2br/2ba unit there last year. At the time, the price was $150K for about 100 m2 unit. The Manor will sign you a 50 year lease that's automatically renewed for another 50 years forever. The contract also indicates that if and when real estate laws in VN change to allow Viet Kieu to own land in VN, the lease will become a permanent sale. If you sell it to a Vietnamese citizen, the buyer will become the legal owner. If the buyer is non-Vietnamese (or VK at this time), then the lease is transfered to the new owner. Bitexco does this to allow VietKieu and foreigners to buy the unit without the restrictions on foreigners at the moment.

I think my friend made a good investment because I heard that the Manor in Hanoi already went up in price by 15-20% since last year. And a year ago, a similar unit in Hanoi was priced lower than that in Saigon. The rent on the 2br/2ba in The Manor Saigon is at least $1,500 a month. What a good investment on 150K!

-I noticed that the foundations for the Gemadept are done, this one should start going up soon...

-Bummer with Bitexco 2, all that will count as one building. Looks good, though. They're done with the foundations; they still need to excavate the basement levels, though.

What really intrigues me is a new project in District 2, almost opposite the Saigon Country Club (also known as Parkland). It will front the highway, Estella and Cantaville are on the other side. There is a crane there now (and I can see it from my house :) ). I have no idea what it is, but I know it's Koreans, I suspect it's 2 x 30...

Phu Tho racecourse is in the middle , surroudings are The Everrich , next to is Bao Gia Tower , next to Phu Tho Residences, about 500m from Phu Tho is Thuan Viet and 100m from Thuan Viet is Bigemco :nuts: ^_^

Does anyone know anything more about this stupid BOT project to put this freeway in along the canal?

I walk across that bridge very often. I am happy that it is there, and I wish there were a few more. I am always amazed when I walk along the canal in the morning and it is mostly empty of water, and then I come back in the afternoon, and it is full and cleaner. I am very happy to hear they may not have the funds to build a freeway along the canal. However, the pressure will remain to speed traffic between the airport and downtown. The model for this is in Shanghai. In the mid-90s, they built the first freeway in Shangai down the main street from the airport to downtown. In HCMC, the freeway should be elevated above Nguyễn Văn Trỗi and Nam Kỳ Khởi Nghĩa Streets. Those commercial streets can handle the impact of a freeway above them.

regarding the highway along the canal. I tell you this idea's comming from government officials who have no knowledge of city planning whatsoever.
most of the Vietnamese architects strongly opposed to this project and so are the people.

if you go up to the saigontrade center and look down you'll see there used to be 2 parallel streets running in the block next to the zoo. the 2 streets separated Saigon Trade center with the Trung Vuong highschool and St.Joseph monastery. the other one separated Trung Vuong highschool, St, Joseph's with St. Paul (or St. Enfrance) highscool and convent.

the 2 streets existed over a hundred year and only during the early or mid 90s that they blocked them up because that area was too quiet, ideal setting for drug addicts and prostitutes.

now the Thi Nghe canal is very much quiet at night , if it weren't for all the coffee shops ........to build highway overpass there, they're only putting up a roof for all the drug addicts and prostitutes.......saying "please stay here, we build this for you in case of rain"

and we're not talking about the image of the canal yet

BERJAYA Corp Bhd (BCorp) plans to develop a light monorail or mass transit system in Ho Chi Minh City, Vietnam.

Transport Minister Datuk Seri Chan Kong Choy announced BCorp's plans in his speech at a dinner to welcome People's Committee of Ho Chi Minh City chairman, Le Hoang Quan, and his delegation in Kuala Lumpur last night.


Chan said he fullly supported BCorp's plans to invest in the transport and tourism sectors in Ho Chi Minh City.


Le, meanwhile, said that BCorp's investment proposal would bring progress to Ho Chi Minh City, which has a population of 8 million people or 10 per cent of Vietnam's total population.


BCorp founder, Tan Sri Vincent Tan Chee Yioun, when approached later, declined to divulge details of the proposed investment.


However, sources said the company could possibly partner Hitachi or Siemens for technical expertise.

they should save the one in Cho Lon, BEn Van DOn...those were classic beauty.....houses belonged to the wealthy and elites.........these houses on Ben Chuong Duong were commercial houses for the middle merchant class........nothing special about them...only wasting space

from what I read...they scale down the project from 500-600 million to around 200mill

originally it planned to have 8 apartments towers over 20 storeys, 2 office towers and 1 hotel tower around 24 storeys.
you see any progress on the Nguyen Van CU bridge connecting this Nguyen Van Cu street to district 4?

btw,i still want XiPark tower to be built in this location. It still seems to be a ideal location.

uhm Saigon Park Tower should have a good location like this although losing some trees but it's still okay :cheers:

That Thuan Kieu plaza is so lame? What is the occupation rate? The building is nearly empty if you see it at night: not a room has lighting on!

^^ yes yes , from my apartment , at night , I'm only see 1 tower with light , 2 tower remain with dark >_< , while many people don't have home to live , they are devastrating Thuan Kieu , it's really wasteful , moreover Thuan Kieu now look pretty ugly but not bad :D
