Breathtaking new image of Dubai’s future made public for the first time

- Most up-to-date rendering of the world’s fastest changing cityscape
- New landmasses will cover an area larger than Manhattan


Dubai, 18 July 2007: The future of Dubai is revealed in a never-seen-before rendering of what the city will look like from above in the coming years. It was released by Nakheel, the region’s largest developer and a key force behind its most iconic developments, including world-famous man-made island The Palm Jumeirah.

The image was created by super-imposing renderings of the Nakheel’s projects onto a recent satellite image of Dubai. It shows the changing face of Dubai’s shoreline as the emirate’s famous man-made islands – The Palm Trilogy and The World – grow into the Gulf while new residential and business districts expand the city into the desert.

Nakheel’s release of the photo highlights the role these landmark projects are set to play in the region’s future. Central to this are the three man-made islands which comprise The Palm Trilogy – The Palm Jumeirah, The Palm Jebel Ali and The Palm Deira. Between them, these three developments will add more than 400km of coastline to the shores of Dubai, and cover more than 60 square kilometres of land – more than the entire surface area of Manhattan (59 square kilometres). Alongside these is The World, an exclusive development of 300 islands in the shape of the map of the world, located 4km kilometres from the shore, and finally Nakheel’s Waterfront development which will be a city for more than a million people.

Chris O’Donnell, Nakheel Chief Executive Officer, said:

^^ Depends what time of year. Around April it is gorgeous; by August it like a very warm bath and not very pleasant - better to use a chilled swimming pool. The only time I've been in it during the 'winter' months was over New Year 2004/05. I dipped my toe in it once and that was enough - much to cold for my liking.

Sea temps in Dubai vary between about 21oC and 40oC.

For comparison you'd be lucky to see a maximum sea temperature in southern Britain of 15 or 16oC.

Nakheel has chosen Singapore's SMRT Engineering to operate a $381m monorail on Palm Jumeirah. A consortium led by Japan's Marubeni Corporation is building the 5.45km-long, fully elevated, double tracked system with four stations. 90% of the track has been laid down. Construction is due to be completed by November 2008 to coincide with the opening of Atlantis, The Palm Jumeirah.

"The monorail will serve about 20,000 day visitors, 30,000 Palm Jumeirah residents in addition to 25,000 hotel guests who will reside in 14,000 hotel rooms," a Nakheel spokesperson told Gulf News.

SMRT Corporation which operates Singapore's Bukit Panjang Light Rail System with 51 stations, was awarded the contract through competitive bidding by four parties.

"We will soon sign a contract with Nakheel on operations and maintenance of the 5.45-km monorail," Noelle Tang, an SMRTE spokesperson told Gulf News from Singapore.

The Palm Monorail is the first monorail to be constructed in the Middle East and it is being developed by a consortium led by the Marubeni Corporation. The monorail is a Hitachi-based system with a fully elevated, double-track system with four stations.

As of last month, Nakheel has laid more than 90 per cent of the 5.45km track. Construction, which began in March 2006, is scheduled to be completed in November 2008 to coincide with the opening of Atlantis, The Palm Jumeirah.

"The mobilisation contract will see SMRTE evaluating and defining the operational procedures as well as recruiting and training staff for the smooth and efficient operation of The Palm Monorail, including the day-to-day running of the service, ticketing, on-going maintenance, and operation of the monorail's four stations," Nakheel said.

Some of you may remember there was an airship which left the UK earlier this year on its way to the Palm. The Spirit of Dubai, as it was named, never made it so I decided to contact their press office for an update.

This is the reply I received;

Dear ???????,



The Spirit of Dubai successfully completed its European leg from London to Athens earlier this year. Since then the project has faced a number of challenges including ongoing weather conditions and difficulties obtaining flight permissions for the planned route.



As it appears these permissions will not be granted in the coming weeks, combined with the difficulties of flying an airship in the summer heat, we plan to bring the airship to Dubai in the autumn. We hope to have the Spirit of Dubai flying over Dubai's landmarks sometime after September.

I think you are right. If they have to fly the airship to Dubai why they'll fly it over Dubai's landmark "some times later" as they say, and not right away?

Imre, Mr. Alloy, Someone, PLEASE take and post more pics of the Palm Jumeirah, I am dying to see how its coming along and how green its becoming. I did notice in the pic posted most recently of the palm that it looks really crowded, unlike in the poromotional videos and such, I know that has been discussed before and we came to the conclusion they did that to squeeze in the most profit possible, but I just thought I would mention it again.

in dubai they grow thousands of palm trees and once theyre tall enough and ready(takes a couple of years) they transport them to the place needed.

Are they only planning to use palm trees? It would be nice to see lots of large Oak trees in Dubai. I know the U.S. has a lot of trees they could sell to Dubai.

Looks like 4 or 5 fronds still need to be completed, not to mention so much work along the cresent also. 5 years yet (2012) for 100% completion of PJ?

Got them from my contact at Nakheel. Same source as the ones Alt-Tab posted a few days ago. From these photographs you really get a proper impression of:

a) the scale of the project; and
b) the extent of the building works under way all over the island.

Got my fingers crossed for you re. the scheduled 30 days notice notification you should receive in September.

I believe the buildings are covered by insurance from Nakheel (shorelines), you will need your own contents if you want to take this out.

The situation should be the same for villas etc.

News from the 1st Residents Meeting on Tuesday evening at the Manhal clubhouse.

Attendence was about 100 people.

Hot topic:

Charges for Clubhouse as follows:

1 bed - 3000 AED per 6 six months
2 bed - 4000 AED per 6 six months
3 bed - 5000 AED per 6 six months
Penthouse - 6000 AED per 6 six months

This is mandatory and not optional. This is not based on the number of users but the size of your apartment regardless of the number of occupants. All clubhouses due for operation by 1st December 2007.

Temporary gym facilities will be up and running within two weeks.

Also, plans to open up a restaurant to the PUBLIC in the basement of the Clubhouses, concerns about security, parking etc.

More to follow on my return back to the UK.

Oh well since my last post wasnt exactly a glowing tribute to Nakheel (and has obviously been pulled) i'll just have to reiterate two of the main points. I questioned whether membership of the healthclubs would be made mandatory and whether or not we'd be hit with a 'Park usage tax'. I think the 1st residents meeting cleared up point number 1, lets just hope its not 2 out of 2 eh?.

Nads "This is mandatory and not optional", do you know if this applies to owners or residents ?

I would assume this applies to Owners who are registered on Nakheel database, this charge will no doubt be passed onto residents who are tenants via their tenancy contracts when they are arenewed.

Yes, Clubhouse charges apply to ALL owners based on the size of their apartment and not on usage or people ie Single/Couple or Family membership.

The clubhouse seems to consist of the following:

Clubhouse lounge (sofas, coffee tables and two big TVs)
Gym facilities
Outdoor Swimming Pool

I thinks that's all at present.

I have great pleasure :banana: in saying that I have just returned from Dubai where for the first time I stayed in my villa on Frond D. In the main I am happy with Nakheel, i have paid for the Diamond Service Package. Before doing this i was told it is illegal to keep your gardens & pool non-maintained in Dubai. I was shocked when seeing that many are not & even more suprised at how quiet life is on my Frond, you would never know construction was happening so close.

To much to say, I will post photos ASAP.

We had no problems. Electrical and White goods next day from Betterlife and Jackies. THe same with furniture from ID Design. The One is the worst, they quote 5 days to deliver, but all turned up on time. I have even got my curtains on order from last week and they will be fitted within 3 weeks of ordering.

We buy a lot, but this is still our biggest nightmare.. just wait until they finally install it. Don't be surprised if they forgot there tools... are break something :nuts:

Last week they tried to hang a lamp, and the workers did not understand why they couldn't use two of our new dinning chairs to reach the sealing?!? They didn't bring a ladder.... or come over to hang a mirror and then only use a screw driver in a concrete wall...:bash:

Palm Jumeirah prices shoot up

Dubai: Construction of the colossal Palm Jumeirah development in Dubai has passed the halfway stage, project developer Nakheel revealed yesterday.

The giant reclaimed island, which was launched in 2001 and is scheduled for completion in 2010, is now 55 per cent complete and is already home to 1,000 families living in apartments and villas, a company spokesperson told Gulf News.

When complete, the 560 hectare mixed-use development will include an estimated 6,000 freehold units and will be home to more than 70,000 hotel and property residents.

Nakheel also announced yesterday that the Marina Residences development on The Palm is 20 per cent complete with handover of units scheduled for the end of 2008.

Ground work started on the six towers, located at the tip of The Palm Jum-eirah's trunk, in September 2006. With foundation works completed, the six structures have emerged out of the ground and mechanical, electrical and plumbing works in each tower have started.

Once complete, the development will include 940 two- and three-bedroom apartments and penthouses and a further 40 townhouses.

"We are delighted with the progress made on Marina Residences having only commenced work on the development in late 2006," said Johann Schumacher, managing director of The Palm Jumeirah.

"Since its launch in 2001, demand for property on The Palm Jumeirah has been exceptional and Marina Residences has been no different. More than 50 per cent of the project is now sold and we are looking forward to future sales."

According to second quarter 2007 figures supplied by property services company Asteco, price appreciation for apartments on the Palm has ranged from 12 per cent for Oceana development to 174 per cent for Shoreline apartments, which Nakheel says are fully ready for handover. Price appreciation for Marina Residences has reached 19 per cent since launch.

"The initial apartments launched on the Palm, such as the Shoreline Apartments have significant premiums, as these properties have been sold out since 2003 and have been offered for re-sale," Asteco said in its Dubai Report Q2. "Relatively new launches, such as Tiara and Oceana, have lower premiums and are still available directly on the primary market."

Premiums for villas

In comparison, Asteco said premiums for certain villas on the Palm have crossed the 200 per cent mark, due to the villas being among the first properties in Dubai to be available on a freehold basis in late 2002.

Garden homes saw a premium of 203 per cent on average, while Signature Villas experienced premiums of 206 per cent since launch price, according to the report.

The Palm Jumeirah's next major milestone is the scheduled opening of the Atlantis, The Palm, in December next year. This is slated to become the development's first major hotel and leisure attraction.

While construction of these massive artificial islands has been an enormous task, they are moving ahead at great speed, according to Manal Shaheen, Director of Sales, Marketing & Customer Service for Nakheel, the projects' developer. Following is an overview of the progress that has been made on each of the island developments.

The Palm Jumeirah

When the Palm Jumeirah project was first announced in 2001, it seemed overly ambitious or even impossible, yet it is very much a reality, said Shaheen. The Palm Jumeirah is now the largest man-made island in the world and can be viewed from outer space. Construction of the island, which consists of a trunk, a crown with 17 fronds, and a surrounding crescent that forms an 11 kilometre-long breakwater, required 94 million cubic metres of sand and seven million tonnes of rock.

The first phase of the Palm Jumeirah residences is already at an advanced stage, with 75 per cent of the 4,000 properties ready for handover. This includes all 20 Shoreline Apartment buildings on the trunk, which house more than 2,600 units. In late 2006, people began moving in, and Nakheel says some 500 families now live on the island.

A number of hotels are also being built on the island, including Atlantis, The Palm - a 1,500 room resort hotel and water theme park - which is expected to open by November 2008. In addition, 28 beachfront hotels, located on the crescent section of the Palm, will be open by the end of 2009, with most of the word's top brands represented including Hilton, Radisson, and Movenpick.

Construction is also set to begin soon on the centerpiece of the island, The Trump International Hotel and Tower, which will be a luxury 61 storey mixed-use hotel and residential building located on the trunk of the Palm.

Another key feature of the development, the 5.4km-long Palm Monorail, the first of its kind in the Middle East, is due to open at the end of 2008.

Adding to the island's luster, the world's most famous passenger liner, the QE2, will be refurbished and berthed near the Palm Jumeirah, to become a luxury floating hotel, retail and entertainment destination, Shaheen said.

Construction of the island has not been without its controversies though. Initial work did not allow for sea flow, leaving water stagnating in between the fronds. Nakheel resolved this, but has faced criticism from environmentalists over the potential damage this - and the other man-made islands - are causing to local sealife.

In fact by making a gap in the perimeter this problem was totally resolved.In fact,the project along with The World has attracted alot of sea life making it enviromentally a success.Those twats who criticised it are small minded morons.

Does anyone have the Chief Executive of Nakheel's email address? We have a D type shoreline apartment on the Palm, and have had so many problems with snagging etc that we wanted to contact him directly. I saw it on here once, but can't find it now that I need it!!

Local developer Nakheel has invited companies to prequalify for the contract to build the Village Centre project on the Palm Jumeirah.

Located on the island’s trunk, the project involves the construction of a four-level retail centre with two 42-storey residential towers. It will have 120,000 square metres of retail space and 150,000 square metres of residential space. It will also have parking spaces for 4,800 cars. Singapore’s RSP is the consultant.

The project is the second to be tendered by Nakheel for the Palm Jumeirah in recent months.

In October, the developer received bids for the contract to build the Trump International Hotel & Tower. The bidders were the local/South African joint venture of Al-Habtoor Engineering Enterprises and Murray & Roberts Contractors (Middle East) and the local/Australian Nasa Multiplex (MEED 12:10:07).

I've also heard that but I'm having trouble envisioning Nakheel actually doing it. They don't seem to be the best when it comes to keeping their word. Emaar, on the other hand, seems to be much more trustworthy.

London: Habtoor Hotels is set to start work on its $250-million Palm Jumeirah Island resort after a long delay.

The company is in the process of finalising the main contractor for the project that comprises a 219-room resort and 91 apartments.

"We will soon appoint the contractor and construction will start in the first quarter of next year," Habtoor Hotels chief executive Rahim Abu Omar told Gulf News.

Construction on the project has faced delays as Habtoor was among the first companies that signed contracts with Palm developer Nakheel to acquire land on the man-made island in 2002.

The company was expecting to hand over the plot more than a year ago.

I have no doubt that one way or another it will eventually be done, but completing things in a timely fashion isn't exactly one of Nakheel's strengths. In other words, they may want to wait five years or however long it will take for PJ to be basically complete, but (mark my words) people will take action against them far before then if they don't do something to improve the quality of the beaches. That seems to be the ticket to get them to do stuff, just keep on nagging and complaining until they finally give in... making people shut up is always more of a motivator then making them happy.:lol:

Sting rays like to move into shallow waters during the winter months as the deeper waters of the Arabian Gulf start to become too cold for their liking. Such sights are common on all beaches of Dubai in the winter months. They come close to shore to try and get warmth from the sun in the shallow waters, but often get washed ashore in the process.

I definitely think it will happen, but not until Palm Jumeirah is completed! (hopefully before) The finishing touch you could say... Actually it could do with raising the level of sand on the beach by several centimetres as it does appear (people living there would know better and could clarify this obviously) to slope down quite a bit towards/into the water.

When you get down there rexdmx tell them to get their arse into gear!!!:bash: Tell them we want LOTS of white sand on those beaches NOW or else!!!:bash: :lol:

Dubai's first dolphinarium next month

DUBAI — The first dolphinarium in Dubai would be opened near the Creek Park next month, a senior Dubai Municipality official has said.

Rashad Bukhash, Director of the General Projects and Planning Department of the Dubai Municipality, said yesterday the building for the dolphinarium had been completed.

The dolphinarium is a part of the Dubai Marine World.

Sources at the civic body said that a Bottlenose Dolphin, which is currently dwelling in a dolphinarium in Ukraine would be shifted here. It would be joined by its partner.

"The municipality is thinking about bringing in another dolphin. A pair of dolphins would be a good idea. The dolphinarium would start with one dolphin. The other one could join later," said the officials.

The plan to set up a dolphinarium was announced a couple of years back by the civic body.

Salah Al Qaiwani, Head of Contracts at the Dubai Municipality, said the interior designing of the dolphinarium was on.

He said the dolphinarium would boost conservation efforts. It would be helpful in providing information to the children and adults in the UAE about the animal and its sensitivity to the changes in the environment.

Dubai Marine World will also include a fish farm, a coral reef aquarium, a research and therapy centre and a centre called Gatorville. Another dolphinarium is planned at Palm Jumeirah in Dubai.

I am on the Palm now and have just had a look at the beaches on Frond E and F-they have been working on them and they look fantasic with a new fine covering of white sand.They are currently working outside my Villa on Frond A widening the beach and levelling it.I will try to post some pictures tomorrow but believe me the results are unbelievable!

As Goss says, Nakheel are currently putting a final layer of sand on the beaches and I know that they've already started work on fronds D,E & A. I was told last week that they'll be adding a layer around 30cm in depth which will also marginally increase the area of beach frontage.

It was explained to me some time ago that the beach would be the last thing to be finished (don't forget that trucks still use it on the fronds still under construction). It's just like building a golf course - filling the bunkers with sand is one of the very final tasks to be completed.:cheers:

I think that is the sand that you heard about. I think the beaches are done unfortunately:ohno:There WILL be 14,000,000 tons of dredged and sifted white coral sand imported from just south of Riviera Maya, Mexico that will add another 9 inches around the whole of Palm Jumeirah. Dredging has already started and due for delivery around April 2008.

As for the Stingray....even Steve Irwin would be upset! :shifty:

They're just throwing land-sand on top of the already dredged beaches to bring them up to a quality level on par with the rest of the development. Could you imagine how pissed Kerzner would be if Atlantis vacationers had to go out on that (currently) shitty beach?

I watched a documentry on this the other day and it looks amazing, is it true it will be the largest man made coral in the world. And that they sunk two planes and a London double decker bus so that marine life can live there.

Just a comment on the palm - the villas look beautiful, but they're much closer together than I thought they would be. You wouldn't get much privacy - infact, non at all! How much are people paying?

Funny thing is, just like with number of speeds in transmissions, the number is going to keep escalating as time goes by. 6 used to be the cool number, then Mercedes went to 7, now Lexus came out with their 8-speed in the new LS. Same thing will happen here, because 7 stars will become the "going thing" and in order to distinguish themselves from the pack hotels will have to go to 8 and 9 stars. I can just see the future press releases reading: "Hong Kong to open up new 38 star hotel, taking crown from the current champion, the 37 star Hydropolis resort in Dubai (I figure by the time we get up into the mid 30s, they might have finished that damn thing!)."

Pity that the villas are so close to each other though huh ... it would have been so nice to see more space between them ... but it compensates I suppose when you see how big these villas really are. Sadly it looks like you're right. The whole place isn't finished yet so I'll defer my judgment until it's completed. Alot of Dubai looks like a mess with all of the construction but I think it will all turn out looking great. :cheers:
