I love SSC :cheers: Nope...literally a 'render slave'. I'm in charge of daily CG production for FB. So if something sucks, you can blame me! So i get the fun job of making pretty pictures. And just to keep up with the amount of real estate developments in the UAE alone, we basically have no life now...lol. In fact, i'm here purely by accident! (scrounging recon photos on the net) As far as Kahlid Muharraqi's work...his stuff KICKS SERIOUS BUTT! His BWTC renders inspired us even before we were involved ourselves...For those new to the CG thing, his work is at the top of the game. Seriously, you Bahrainis need to treat this guy as a national hero! Even just comparing our work to his is a SERIOUS compliment. For example, this wtc one you just posted? Well...let's see...i dug this model up from the 1st bwtc video from 2004. So the model was built, I just updated the lighting and textures for this exact image today. Spent only about 20 mins. tweaking and rendertime once i hit the button was about 18 mins...tht's only for a 1024x768 image. (but originally a week to model, texture and light.) When we do production render the res is 6000pixels across...so it takes much longer, but i split it up to about 60 machines...blah blah blah....then when it comes out...it gets photoshopped. Three thematic maps will also be available with themes of government, free zones and parks. The project, dubbed Dubai 3D City is not only a computer-generated model of Dubai but in fact a management, marketing and communication system which aims to benefit the development of Dubai besides putting it virtually on world map. Ayesha Mohammad Abdullah, GIS analyst at GIS Centre (Geographic Information System), Dubai Municipality stated that the project will show the entire world the wonders of Dubai interactively on the web that will empower Dubai in the future. The project aims to help manage different departments of the emirate, such as municipality, police, security, fire department, infrastructure developments, maps editing and roads planning through projects implantation and visualisation. Besides that it will also help the business and tourism sector in advertising with the most powerful tool and one very close to reality, by building a very simple, useful and powerful communication network for online bookings and online appointments. It is through the cooperation of GIS Centre and French Concept Digital Solutions Company that this vision of the municipality is being realised. "Dubai 3D City is the first project of its sort in the world in the sense of its details. There are other cities in the world that have adopted 3D projects, but not like the one in store for Dubai. Dubai 3D City, once completed will be a thorough 3D guide for anyone living abroad or in UAE," said Amedee Santalo, the General Manager at French Concept. "It would have not been possible for us to make this project a reality without the support of the GIS Centre because of the sheer details involved in the project," Santalo added. The project is at its second stage right now which is engaged in the development of different levels of navigation through satellite maps according to different altitudes, and development of the main and secondary roads in Dubai, main buildings of the city, artificial lands such as islands, and the parks (21 in all) of Dubai in 3D. By January 2007 the full locator system for the main buildings and roads of the whole emirate will be online. The company locator for the companies who are registered on the portal, and all the different options to visualize a company, buildings, parks and apartments will be online, such as picture gallery, video, 3D animation and virtual visit. "A person sitting in USA or any part of the world will be able to see what a room in a hotel or an apartment in Dubai and even the view from its gallery looks like, before he or she makes a booking. In fact he would be able to do the booking there and then," said Santalo, adding that anything and everything about the company will be available on the locator. Already some big names like DAMAC properties, Darviche Haddad and Dubai Concorde Hotel are registered with the project. Roland Asaker from Darviche Haddad says that "through Dubai 3D you can mark your difference. It will be really good for business as people will be able to visualise Dubai as it is and would know what to expect." The updating of the new roads, bridges, buildings and increasing the level of details will continue till June 2008. The edited DVD of Dubai with a locator and a dynamic navigation system in 3D animation of the full city will be available by January 2008, to be sold in shops and at the airport. Once the project is completed by 2008, the municipality will open a Dubai Promotion Centre in Geneva with a virtual reality centre including real time navigation plus promotion programme. They will also launch the navigation system for virtual visit of Dubai link to wireless connection available with Etisalat. "This product will be available for car (3D GPS) navigation and soft portable screens," said Ayesha adding that in the future they will continuously update the product with new technologies according to the market demand and the technology development. Goss April 13th, 2006, 10:22 PM Hi guys just got back having stayed at the Royal Mirage.Bedroom view overlooking the Trunk and Shorelines!Unfortunately got turned back when trying to get on the Palm this time so no pictures unfortunately.However made a number of visits to Nakheel office next door and became friendly with British Sales Exec there.He showed me the most incredible picures of Frond E (a few days old).The Villas here are mostly FINISHED and the street lights are being put in!They are actually begining to level out and build the beach in parts.Well I was speechless when I saw the finished article-I tried to bribe the guy for the pictures which even showed a mock up interiors of a finished Shoreline(very nice Salty!)but it was more than his job was worth apparently!When I asked why these pictures are not being generally released he explained Nakheel are really going for the `Wow`factor-this is going to be the developement to end all developements and the Flagship of Dubai!Apparently inspection trips will be offered to purchasers as the Fronds are completed. On a slightly negative note Salty did you know they have abandoned plans to build Swimming pools in the Canal facing shorelines-apparently you will have to use the Sea Facing Pool.Couldnt find out though how you cross the road to get to the clubhouses on the beach-I would imagine they will build underpasses. Anyway I was repeatedly assured everything is on shedule if not ahead-prices expected to rise 20% just before completion.Happy Days! The finished article sounds as though it should be fantastic. And why shouldn't it be? The concept is awesome and the building of the Palm Jumeirah is probably the best known thing about Dubai amongst the ordinary citizens of the planet (if there is such a thing). Clearly the government / Nakheel must make a double first class job of the finished article. With regards to the swimming pools on the canal side - I never expected there to be any. We've always been told that four apartment blocks would share the beach club. Can't imagine we would be expected to play Russian roulette by traffic dodging like those unfortunate (but foolish) people on SZR. There will have to be over or underpasses for us to walk across the road (with towels and swimmies under our arms). I'm looking forward to an inspection trip. Will probably try to get my furniture and rental arrangements sorted out at the same time. Your posts really make my mouth water Goss! What does the rest of your family make of it all? I am in Dubai for a short trip in 2 weeks, I was going to drive onto the island, But it sounds like it will be difficult, might have to buy some blue overalls :) Wish i had bought on the sea facing side as the road/highway in between the shorelines looks huge, they should have allocated more space to the width of the canal. Just watched the `Megastructure`programme on the construction of the Island last night and was even more blown away.Didnt realise that the Fronds and Trunk are made up purely of sand!Cant believe Im moving to a Sand Island in the middle of a potential Earthquake Zone after I survived the Tsunami on Phi Phi Island in Thailand with my family!(Phi Phi is only 400 yard across at its widest point)-Still as they say`He who Dares Wins`-I think that applies to a number of people on this forum. For the Palm Monorail, a joint groundbreaking ceremony was held by Nakheel, the local property development company and Japanese contractors, Marubeni Corporation early last month at the site of Atlantis, The Palm, a water-themed resort. The Palm Monorail, which will take three years to complete, will serve as an effective transit system, between the Gateway Station at the trunk of The Palm Jumeirah and the Atlantis Station on the crescent, calling at two intermediate stations. The mechanical and electrical system and monorail vehicles will be engineered, manufactured and commissioned by Japan-based leading railway system manufacturer, Hitachi. The company's expertise and experience includes the delivery of high-speed train systems and monorail systems to many cities around the world including Taiwan, China, Malaysia and Iran. To develop the Monorail, the Marubeni Corporation will also work with a civil and building work partner – a joint venture between the Ohbayashi Corporation, and Oriental Construction. Ohbayashi, a renowned construction company in Japan, has already started work in Dubai on the Dubai Metro project, while Oriental Construction has extensive experience in the construction of monorail structures. The Palm Monorail project will be driverless, although an attendant will be on board at all times. Meanwhile, leading property developer ETA has launched construction on the Dh1.2 billion ($327 million) Taj Exotica Resort and Spa and The Grandeur Residences located at the Palm Jumeirah Crescent with a ground-breaking ceremony held last month. The projects, which are being developed in partnership with one of Asia's largest five-star hotel chain, the Taj Group of Hotels, include: * The Taj Exotica Resort and Spa is a plush five-star hotel complete with a host of world-class facilities. The highlight of the 232-room hotel is the internationally-renowned 'Jiva Spa' which is expected to be the largest spa in the Middle East, comprising single and double treatment suites, beauty treatment rooms, meditation and yoga pavilions, relaxation pools and fully equipped gyms; and * The Grandeur Residences – modelled on a Rajasthani palace – is a luxury residential complex designed to provide a regal lifestyle to residents at The Palm. It comprises 200 freehold fully-furnished one-bedroom, two-bedroom and three-bedroom apartments, including 10 beachfront villas. The one-bedroom apartments cover a floor space of 1,121 to 1,236 sq ft while the two-bedroom apartments range from 1,704 to 2,148 sq ft. All three-bedroom apartments range from 2,658 to 2,676 sq ft. The second hotel project that is set to get off the ground at The Palm Jumeirah is the Dh1 billion plus ($272.29 million) Palm Golden Mile project. IFA Hotels & Resorts, a leader in the development of prestigious mixed-use resorts worldwide, and joint-venture partner Istithmar, a Dubai-based major investment house have just appointed Al Shafar General Contracting Company as the main contractor for the project. The Palm Golden Mile, scheduled for completion by the first quarter of 2008, is located along the centre of the trunk on The Palm Jumeirah and will include an international shopping, office and residential destination covering some 60,000 sq m. It will offer a broad mix of luxury apartments, townhouses and penthouses, boasting prime waterfront living. The residential properties are located above the retail areas, which will comprise some 220 of the world's most upscale stores and restaurants, designer boutiques, outdoor cafes, luxury shops and formal dining eateries. There will be 10 buildings within The Palm Golden Mile. The bulk excavations, shoring and piling for Buildings 7 to 10 have now been completed and the basement levels of these buildings are now being excavated while the dewatering equipment is reducing the seawater level inside the retaining wall by 9 m, says a spokesman for the developer. NSCC/Soletanche Bachy, awarded the contract for specialist works worth Dh60.5 million, have currently completed about 3 km of reinforced concrete retaining walls surrounding the site. They have also completed 900 bored piles through 20 m-deep sand fill, previously placed by the dredging contractor whilst forming the Palm. The piles are anchored into the rock layer on the seabed. • Dubai-based specialist interiors company Depa, a division of Depa United Group, has started work on the prestigious Palm Jumeirah Shoreline apartments, following a contract awarded to it by Nakheel. Due for completion by the end of September, this is the most challenging deadline for project achievement in Depa's history within the region, if not the world, says a spokesman for the company.Depa has been commissioned to complete the interior design and complete fitting out of 10 apartment blocks that comprise a significant portion of the Shoreline complex. Also, on the marketing info for Trump Hotel on the Palm, you can clearly see a canal leading to the sea.......however from aerial photos, there appears to be a marina being built. There's also been some newspaper/mag articles whre they have said the same thing. Now it seems they are saying December through to March. Is this a further delay of 1 - 4 months? I think the only thing that's absolutely clear is that the whole island (shorelines and villas, at least) will NOT be occupied simultaneously and that the move in will have to be phased. There is a large building just on the crown by fronds A & B (i.e. not on the trunk). A large underground circular sewerage tank is being put in there and I suspect that the building may have something to do with the supply of air conditioning. I've got a 3rd floor type F and was looking forward to a nice view accross the water tothe Golden Mile prom. Probably wont be able to see the prom unless I stand on tiptoes or crouch down! Also confirms all these new buildings that have been mentioned on here: 1) the 2 new sea-facing shorelines adjacent to the Trump Hotel. 2) Two new buildings inbetween the Marina apartments and Oceana/Jewell (or whatever they are called now) 3) a new building at the end of the Golden Mile, just before the Village Centre complex. People that bought 'garden facing' Golden Mile apartments actually have no garden to look at, just roads. There's probably a better view for type C & E shoreline owners. Also they seem to have closed the canal off. I cant see where it connects with the sea. The two additional shorelines are at piling stage and will complete within 18 months. These will not be sold and will be operated as serviced apartments by Nakheel. The townhomes may come to market - its not been decided yet. The Trump Tower (in the centre) will be releasing late 06/early 07. The crown has been redesigned and will now house the Trump Plaza apartments. Again these will come to market in late 06/early 07. Note how the canal does not now extend under the crown but stops at the crown. The two additional buildings next to Oceana/Tiara are hotel buildings which will service these respective developments. The Anantara hotel will service the Tiara residences (formerly Jewel) and the other one i think was the Movenpick. The hotel plots on the left side of the trunk will be Movenpick, Hilton (these two not designed yet) and SAS Radisson (already designed, hence model). Handover dates for shorelines will start from end November until early 2007. Nakheel will communicate with all Palm owners in June to update handover dates. A contractor has still to be appointed for the hotel element, which covers the construction of a 400-room luxury resort. Work on both projects is due to be completed by 2008. DCC entered negotiations after only one bid was submitted for the project, by the local Arabtec Construction, in February. I received a faxed letter from Nakheel last week (dated 29/4/06) which states that, "Please be advised in accordance with Clause 2(3) of the Property Sales Agreement (the 'Agreement'), we, Palm Jumeirah C. LLC, hereby provide notification of the anticipated date for "Ready for Occupation" which is not less than six months prior to the completion certificate date." This is for a villa on Frond C. Proof that things are happening! There will be 4 monorail stations; at the bottom of the trunk, the Trump hotel & tower, the shopping centre and Atlantis. The scope includes testing and ground improvements for the entire island. Nakheel has the option to award the work to more than one contractor. Also the metro will run alongside it so it doesn't piss off people in the apartments. The centrepiece would be at the top of the trunk as shown. Also there could be some parks and nice shopping areas, etc. Something a bit like a European city, with small streets, public spaces, etc. One problem is that the beach to the right might be neglected. So to get out what you do is either get in your car, drive for a few 100 metres to get to the highway and off you go, or else walk for maximum 200 to 300m to the monorail. Finally got my 6 month Notice of Completion from Nakheel - it didn't say anything much new that hasn't already been posted here - other than confirm that delivery will start from Nov 30 onwards. Judging by these pictures though it still seems there is a ton of work to be done, not just to complete the apartments and villas but to finish the access roads, landscaping, shoreline clubhouses, beaches, etc. And with the reduced summer working hours approaching I cant see how Nakheel will start handing over at such an 'early' date. I just hope they dont start handing over whilst continuing to do major roadworks and landscaping on the actual fronds and the shoreline apartments side. Why? Anyway, this should mean that pedestrians can walk under the road nice and safely at this middle point of the trunk i.e. access between the sea-facing shorelines and the canal shouldn't be a problem here. Do you think that the yellow circled area is where the footings for one leg of the new Trump Tower are being prepared? Salty, The canal was going to flow under that bridge on the old masterplans, it doesnt look like it is needed on the new masterplan. It was constructed a while ago. Salty, On the Palm Siteplan from earlier this year, you can see 3 green objects intersected the roadway. I think this will be some form of pedestrians crossing under or over the roadway. The green lines do seem to be exactly where one would expect to find crossings. As for the lost arms of the canal, I simply don't know what's happening there. I would have thought that some sort of connection to the outside near the middle of the canal should be made to assist with water flow, but maybe not. There certainly doesn't seem to be anything indicated on the new masterplan. Surely they wouldn't have built the elevated section of road only to demolish it a few months later. Mind you, bigger cock-ups have been made on large construction projects! Can hardly sleep at night waiting for December. Yesterday I had a look at luxury waterside "condo-beachclub" living in Florida on various websites. You're into lots more than $1m for places considerably smaller than ours will be. Salty May 31st, 2006, 11:17 AM Hello Durbs, There are no waterhomes (i.e. homes on stilts) on the Palm Jumeirah, just on the Palm Jebel Ali. There's a good thread on PJA too. I don't know if the Palm Deira will have any waterhomes, but we'll all be collecting our pensions by the time they're ready. As for currents - yes, as with any large body of water there is a tidal flow in the waters off Dubai, and during spring tides it can produce a fair flow. Currents are not extreme though (I wouldn't have thought they'd exceed 1.5 knots much at all). Inside the crescent breakwater of a palm island I'd expect the waters to be very tranquil, even when strong winds are blowing and the moon is pulling its damnedest. I know whereof I speak here as I dived for many years in and around Dubai (and in fact all over the Arabian Gulf). For proper strong and nasty currents you need to move closer to Hormuz. Currents around your waterhome shouldn't be a problem is what I'm trying to say. Mind you, even strong swimmers shouldn't consider entering water when the current is 0.5 knots or more. I suggest you dangle a piece of string with a shackle on it 15 ft into the water from the handrail of your porch. Assess the angle of the dangle and only dive over the side when it is clear there's an easily manageable water flow. Good luck Durbs.
