I don't get it, lets hope RMJM know what they are doing. The bulkhead will need to be held back from the glass as there is no transom to tie into.
I would have preferred blue glass instead of silver but hey, the name of the building is.......:)

Mainly depends on where the dew point can occur on the temerature gradient. Warm moist air loses moisture to cold building surfaces so you could get dampness and mould forming on the walls. Better to seal the surface than take a chance. Concrete people will tell you it helps to prevent excessive moisture loss resulting in arrested hydration and curbing strength gain in the concrete. In theory, concrete continues to gain strength for up to 50 years as long as some moisture remains deep in the concrete. If there is no sealer then concrete dries completely by 1 day for every millimetre thickness. So if a column is 600mm thick then the furthest passage for moisture is 300mm so in 300 days strength gain will have stopped. Take your pick, but I have witnessed plenty of evidence of the first problem.
As for the footie, it will only be a lucky draw if we get through. The boys have been working on their diving in the penalty box:lol:

A couple of months ago, the list of Silverene available properties in Cayan's website included 17 units and now I count 13. I am not sure if this means that there have been some sales in the meantime or if the units were taken off market.

A low sill, which is normal but it is the ceiling/bulkhead that is going to be unusual. Could be awkward for hanging curtains unless they create a big enough gap.

^^ looks like incorrect fitting to me, the small pains would normally cover the working space between the floors, to cover up all the structual works, and the large windows full height from floor to the false ceiling ?? the small ones being false windows with the same external apperance.

I don't think it is possible to fit incorrectly. They will have clear section drawings showing exact levels for everything. I just find it unusual and hope the architect has thought it through.

It seems to be the same size as what was used on ground floor, allowing you to see the internal floor stuff that the dark colured panel blocks out on other floors.

Leasing:
I have read a few comments regarding leasing these units in this current uncertain market.
There is no doubt in my mind that Silverene will be one of THE most attractive leasing developments in Dubai Marina. Right next to the Metro Station, Marina Mall and EMAAR Office Tower.
Anyone who thinks leasing is slow at the moment should real Better Homes September Market report headlined:
"Better Homes Sees Best Leasing Month EverContrary to the worries of a massive exodus this summer, Better Homes celebrated its best month ever in August, with more lease transactions than any prior month in company history".

Hi Jeetha,
Its actually the other way round. Nuran is part of Al Majara.
Al Majara is a 5 Tower EMAAR development with Nuran being one of the towers. (EMAAR's own serviced apartment operation?.
I have a small 2 bed that has rented since the day it was handed over.
As long as the units are in the right tower in the right section of the marina and are full panoramic marina view, they will rent. There is still very big demand for this small section of the marina, especialy on the SZR side, facing the beach.
Towers on this side of the marina have very easy vehicle access and some such as Silverene are right next to the Metro Station.
With Silverene having such a good location, I would expect them to lease very well when ready.

The glass in your first picture looks amazing, What's it like in the flesh up close ?
The glass quality looks good as does the system. We were trying to work out what the glass pattern was going to be. In the render they show the light section fixed in a horizontal(landscape) format with a much darker section fixed portrait style. I'm sure this is the light silvered glass with a slight tint on the second pane and the glass that has not started is going to be the dark blue section.
So it looks like they have dumped the idea of the landscape glass panels.

In the render on the marina facing side there's a diagonal 'change of glazing' effect. Do you think this will be implemented and if so what effect would it have on someone looking out if their window? Is this architectural finish found anywhere else? I think my apartment just about avoids it!

^^good glass selection can make this hardly noticeable (from the inside that is...). if they match internal reflection and light transmission you should be ok - at night anyway.

I co-own one Silverene unit (sold another last year for a nice profit :) ) with some dubai-based buddies and now that we are approaching some positive cash flow want to formalise our "partnership", either through creation of investment partnership/company or similar vehicle. Would be interested to hear if anyone has experience in something similar - or can point in the direction of someone who can advise in Dubai.

this true, first office tower is opened in Dubai Marina now (Habtoor Tower) but I havent seen any tenants yet, maybe the Diamondlease will be rent an office there which is member of the Habtoor Group, but who else?

Has anyone taken a look at the walkway on the Marina side of Silverene? Last I saw, it was all closed off to accommodate temporary housing and offices for the construction. But today I see this claim in an Emaar press release:
"Strengthening access to the mall is a new walkway that connects the Dubai Marina Yacht Club with the mall as well as a network of bridges connecting various residential units in and near Dubai Marina."

I can only conclude that they're referring to the walkway along the Marina. Please tell me if anyone can confirm this. Or should I just chalk it up to nonsense as it's a typical press release.

It may have been mentioned before in any one of the 56pp but Tower B is actually 26 floors high as per the cayan website and shown in Imre's pics above. Shouldn't this be reflected in the title for accuracy (rather than 25F)?
In any case Tower B should be on roof construction by the end of the month. Hopefully all the 'concreters' can then move over to expedite the top out of Tower A and/or the completion of the podium. Would you say all structural concreting to be complete by end of December?
Just great progress all round!

Yes, this walkway will open as soon as Silverene is pretty much finished. Anticipate sometime during summer 2010 when the portacabins come down...

mid tower plant floors are common in towers to reduce the distances services have to travel and pressure in pipes.

9714 might remember there was loads of problems with miss sized and damaged specials at The Jewels. Infact some people got apartments with plywood for a while due to the back log of work in the glass factories.

The Show unit is on the 3rd floor of tower A and is an 09 two bed unit facing Jebel Ali side.
I am struggling to work out how to add pictures on here but will keep trying....
The unit is not currently for sale. Cayan have sold everything that they have released and are only selling resales at the moment.
They may launch one of their few remaining high floors in the next few weeks, but have not made a decision yet. They have no low floors left.
I went into several units. The 08 units are clearly the prime units, but are quite large. The 07 units in tower A are particularly stunning and are great value as smaller 2 bed units, with views down the length of the marina from every room. The lower floors have much better marina views, and the higher floors have great overall views.
The retail and the podium are also starting to take shape.
This will be a really excellent development when it is finished next year.

I cannot stress enough how good this show apartment is. The quality of the tiling, doors and kitchen, bathroom are some of the best I have seen in Dubai.... Also the Address Hotel next door had its soft opening today. Just been in.. Also amazing!!!

Yes, it's pretty much clear all the way to the mall from here, except another, smaller block next to the mall, and some dirt from the construction. Of course there is always the risk of something falling onto the walk way as construction continues overhead, though that doesn't seem to deter the construction firms from operating their cranes over live automobile traffic; I doubt it will deter them from operating over live pedestrian traffic either.

^^Agree with you Jeetha. Washing maching is not built in appliance like the oven,hob or extractor. Who would exchange a quality Bosch Siemens machine in white for a TEKA machine in silver. Not many.
The theme is modern, the same wall tile has been used that we have in Dorrabay but a different colour. The bathrooms are similar to The Jewels tiles but laid landscape. The main difference is the quality of the job looks so much better than The Jewels. Jewels grout was grey on the beige chipped tiles.
I can see shadow gap detail on the ceiling which is a nice touch. Also halogen downlighters above the windows.
This puts BC under pressure now.:) How much longer are they going to take to get 1 apartment ready:lol:

Personally I am going to try to move the washing machine out of the kitchen as I have done with my units in Marina Sail and Al Majara, and replace with a stainless dishwasher.

They were very helpfull at The Jewels and made exchanges on fridges for lots of unit owners but you had to deal with them direct and not through Cayan.
Betterlife have a few classy showrooms in Dubai where you can view the range. Big one at Mall of Emirates.

They call that The Address now and its open for business. The foyer is great quality but I never got to see the rooms. I think there are appts for sale and also hotel rooms. The gourmet tower is not open and the mall security said another 3 months at least.

Hey, Smith, where did you take the pictures from as, I thought, for that angle, there was no building on the other side. On the other hand, it looks too low for it to be a picture from a helicopter but then I am not a great photographer. What do I know?

Mock up apartments at Silverene and the unique Infinity tower are available for viewing on dedicated days of the week or through prior appointments.
Both Silverene and Infinity sites have witnessed phenomenal construction progress; as of last week of October Silverene has completed all slab work for Tower B and is on floor 28 of Tower A; at Infinity, construction has reached floor 27.

i was in dubai in march and i can tel you,the progress is just unreal,arabtec must be getting a nice finishing bonus to get this project handed over
i think we all have made a good decision in investing in this project and i say when its finished,the detail will be super and should be very positive for all of us either as investors or just for holiday homes

With the developments that are right on the water, such as this one, the best views are from the lower floors, and particularly when complete in certain developments low floors are much more sought after.
The easiest way to explain this is that it relates to the viewing angle when inside the apartment. Sitting in your lounge, what is the view out of the window? From a high floor, you often see only other buildings, an in fact to see the water at all you have to move towards the balcony. The lower floors have stunning water views from the lounge as you are that much lower.
There is also a much higher re-sale and rental demand for 2 beds over 3 beds in the marina.

You certainly got a point. Of course then I do not know if the glass facade works will have to follow the completion of internal works as plastering, installation or others.
But anyway, I am not an engineer and I am totally satisfied with the overall progress and expectations of the project.

They are calling it a mock up, which suggests it is a sample prepared by the contractor for approval purposes. They may never furnish it but I can't be sure about that.
If they did, then the contractor would be within his rights to deem the apartment handed over to the developer and start the warranty period. Beneficial occupation is a sensitive subject so they have to be carefull about how they handle this.

Mock up apartment vs Show apartment - Amazing how we misinterpret things written in plain simple english.
Sounds like SP saying that they would provide provisions for Kitchen equipments in BC, as opposed to saying that the Kitchen would not be delivered fully equipped like most, if not all developments in the Marina.

Great update,
With the little glass that has been fitted so far, the building already looks stunning. I am really getting a feel for how they will look and am very impressed with the 2 tone glass.
I see in one of the pics that they are manually hoisting the glass panels due to lack of available crane time. Needs must:)

TB, panels are being hoisted with a monorail for the exact reason you mention. dont think i have seen the crane lift any CW panels. structural works look like completing at year end, so crane will be free for the rest to use.

^^L13 in Tower B and L17 in Tower A are mechanical plant floors. As such they are usually taller to accommodate big equipment.

How long would it take to construct the architectural fascade/roof above final residential floors (penthouses) and what would this comprise of i.e. only triangular reinforced concrete walls with a rc and/or glazed sloped roof and/or walls and floors, upper lift chambers etc...? Furthermore is a watertightness test performed within each apartment?

Anticipated completion date on my contract is 30th June 2010.
Looking at work at present I say that is achievable. In fact I don’t mind if it was December 2010.
June/July/August/September months are to hot for Dubai visit.
October/ November would be great.

It was a pleasant experience from start to finish with great customer service throughout. The Cayan representative arrived right on time and after a short briefing, we set off from the clean and organised Arabtec portacabin offices taking the construction service lift upto the 3rd floor of Tower A. The rep was friendly and allowed me and others enough time to view the mock-up and other adjacent apts answering all our queries.
Although my contract stipulates June 2010 completion it is envisaged a Dec 2010 hand over potentially giving us a whole 12 months to raise the final 30%.
A few points:
1) Siemens freezer way too small - more so for a 2-bed apt!
2) Still unsure of the white coloured washing machine - not that I wish to reignite that debate!
3) Return glazing is an issue which cuts into the apt floor plan. This wasn't highlighted on the plan within my contract.
On the whole great finishes. Just like to know why the switches here are fixed so high from the ground?!

I see that there has been some debate about the colour of the washing machine which i have missed out, but i think we should agree that this is simply unnaceptable and that the subject should be raised with Cayan.At least i will.

Looking at the show appt, if the washer dryer in white is all we can fault. then bring it on. From the pics the finish looks great. Its the positioning of the washer thats a bit poor, obviously not enough space in this appt for a small utility room.

TB whats your pref here. Tower A 2 bed 08 or 09? The 09 will have a bit of a yatch club view although they finish at 16 but balcony will enjoy evening sunset over jbr. 08 will have view up to tall block over the top of the GT. I am a bit concerned about buying so close to the mech floor as far as noise from the extract goes as we do use the balconies what ever the weather, and dont want to be too low down. Any thoughts? They are good size 2 beds at 1568 sq ft.

What did you mean by mechanical floor noise? if the noise is unbearable why would they build it in between the floors? I mean will it be to the extent that people living in foors above the mech floor can not even stand in the balcony???
