hey guys, i was researching into this condo, and i was wondering how is the location like? are there a lot of nearby malls, restaurants, gimmick places? is the crime rate low? overall what do you guys think of the location?

^^ I saw the place like 2 weeks ago. They already fenced the lot. It's in front of PCU, nearest mall is RP Ermita while in the case of crime rate, I'm not that sure. It has a good access to LRT.

Here is the lowdown on this project from what i got from my research.
the project is located along Taft Avenue, near corner of Pedro Gil Street, Manila, everything you need is within reach, all it takes is 5 minutes be a walk to the Mall, (Robinsons Ermita) a ride from traffic- less LRT, or stroll to the busy Malate night life.
Its proximity to schools, universities, shopping centers, restuarants and churches makes the site of Victoria de Manila a truly wise investment.

Here are the details of the project:

1. Construction - March 2007
2. Completion - Dec. 2008
3. 30% Downpayment payable in 30 months
70% Balance payable thru In- house, Bank or Pag-ibig financing.
4.10% discount on a cash basis.
5. unit is fit to finish (means n finishes yet, no inside partitions too)
6. No appliances comes with the unit.
7.The smallest cut of our unit is 40.69sqm. bi-level

^^ Wow! The completion time for this project is awfully fast. I also looked at the developer's site and they seem to have a good track record. Their buildings are a bit low profile, nothing ultra fancy or located in ultra prime locations but they do get the job done.

yon ang sabi nila pero lets wait and see kung it would be turnover on schedule .... come to think of it pwede kasi d naman finished yong mga units eh. even the bedroom partitions are not there.

Beside those 2 .... you need to put in improvements (finishes) on the unit cause its not yet habitable. (No toilet facilities yet, no partitions yet etc. etc) 40 sq.m. x 10k/sq.m. (a conservative cost multiplier for finishes) is another 400k worth of expenses.

based on the current rates of Pag-ibig of 11.5% p.a.

5 years = Php33,500.00 per month
10 years = Php21,500.00
15 years = Php18,000.00
20 years = Php15,500.00

so parang magiging rent-to-own na sya if you get the 20 years..

any idea how much the monthly amortization would be for the 1.52M loan?

the 30% will be paid while the building is being built.. so if you started paying Jan. 2007, it will be 24 months before they turned it over to you.. then on the 25th month you will start ammortization with Pag-ibig.. so on your 1st to 6th month with Pag-ibig, you will also pay 16K to finish the 30%.. that is assuming you get your unit on January 2009. But you can always delay the turnover to July 2009, so that you can finish the 30% downpayment first before startint your monthly with Pagibig.


but remember the 30% downpayment ..... you havent finish yet on that part which represents an additional 16K/month

I wonder what used to occupy that lot.

There are two buliding thats used to stand on that lot. The first building is a single story that is owned is a company that produces automobile seats but went bankrupt last asian crisis and began to just distributing "recaro" car seats intead. The company is caled Nodalos. The second one is a two story building. The second floor is a computer learning school called "Datamex" while various employment agencies occupy the first floor. The lot I believed is owned by the Cuevas's and the Mirasol's.

Tagusan pala yun hanggang dun sa kalye sa likuran. Dun kasi ako pumarada para umihi nung isang araw kaya napansin ko..

tuloy daw yung fort victoria. may nangulit lang sakin na agent today.
65k/sqm ang price on the 4th floor. 39sqm smallest cut.

almost same lay-out as victoria station, towers, at de manila.

tapos unlike previous projects na covered by 2 titles ang isang unit para vat-exempt (kasi less than 2.5M and value per title), dito may vat na.

65K/sqm entry level, bare units. ummm, medyo hindi rin pala ganun ka-bargain ang fort victoria. but the loc is really great. it's just behind pacific plaza.

Yup, prices more than 2.5M has or will have VAT. That is why a lot of developers offer combined units with separate papers para di malagyan ng VAT ang units.

A total of 36,250 passengers were stranded when this happened during rush hour Thursday, costing the LRT Administration P518,375 in revenue losses.

LRTA spokesperson Maria Kristina Cassion said operations of both tracks from Pedro Gil to Quirino station resumed at 9:45 a.m. after train officials cleared the debris from the tracks.

Cassion said huge debris from the nearby Victoria de Manila Condominium construction site fell on the tracks of Line 1’s Pedro Gil station at past 7 a.m., prompting train officials to stop operations at 8:20 a.m.

For more than an hour, only routes from Central Terminal to Monumento were open as safety engineers determined the possible damage of the debris to the train’s power lines, she said.

“Debris hit the catenary (power lines) which sagged,” Cassion said in Filipino.

The LRTA is studying the possibility of filing charges against the owners of the building being constructed because of the incident, she said.

“The LRTA is studying the possibility of going after the owner of the building. The construction site is not safe and it has caused a lot of damage to our operations,” Cassion added.

It wasnt really good we got a big trouble and big burden.just check it out before u having a contract In Victoria De manila just want to advise check the Square meter because every square meter has a big amount thousand actually we got a trouble on this project they not give us any alteration in our unit.they getting rich so awful

korek kayu dyan i also have such problem sa victori a de manila, they make bawas sa square meter talaga and they will just say pasensiya na po tao lang nagkakamali daw, wahhhhhhhhh kasi daw magkaiba yung structural plan and the construction plan, meron bang ganun kaya better check talaga mga square meters nyo baka wala ng lalagyan ng washing machine hahahahahah...imagine 15 months na kami naghuhulog then ngayun lang nila sasabihin na binawasan ang size ng unit mo, papayag ba kayu sa ganun wahhhhhhhh

I think tapos na s'ya. I can't see any construction activity anymore. There's already a 7-Eleven Store on the ground floor plus, Avon has already transferred to it.

Nung pumunta kami dun sa model units na katabi lang nung building.

May nagrereklamong unit owner, kasi daw ang pangit ng mga hallway kasi sobrang expose daw yung mga tubo and wala yatang plan gawan ng paraan ng developer about dun sa mga tubo. I'm not sure what tubo is she referring to, pero galit na galit sya.

It's what they are known for. A friend of mine has bought a unit in one of their QC projects. He was so disappointed,though, he could not do anything since he has paid already. Fortunately, he has this very good interior decorator as a friend who turned his unit to a nice abode.

Another friend of mine bought a piece of land north of Manila under San Jose Builders (still no "New" on their name). After completion of payment this company could not deliver the land on time since it was under litigation.

I guess most in the real estate industry know this. My friend who was an employee of Megaworld before also knows the "standard" of this company.

any update po dito may unit kasi kami nakuha dito hntay lang namin take out sa bank tapos papa renovate na, malapit kasi sa office at school kaya kami kumuha yong amin naman lumaki yong lot niya pero di kami nag dagdag sa price. dami na rin naka move in pero wala pa naman kami nakaka usap na nag rereklamo

project is turning out to be ok naman. all 7 elevators already operational, nice lobby and pool area, hallways are wider compared to other condos and generally well kept and maintained. hope things remain the same in the coming years, right now kasi average units occupied per floor is only about 4. real advantage is the location.

a very helpful information. good to know that they are improving from their previous projects. pictures would also be greatly appreciated. although i didn't get one from here, i gambled with their fort project. i have read all the uncertainties from this thread before proceeding with my purchase. at a very competitive price ( i was one of the first buyers ) and with such a great location in fifth avenue, i decided to push through. thanks for the info. hoping for more...

i also bought 2 units at victoria de manila hay naku i suggest not to buy in this company as in palpak talaga ang after sales nila, bahala ka na sa buhay mo after you made your 20% downpayment sakit lang s aulo mararanasan mo especially if youre not in the country, pagpapapasahan-pasahan ka nila punta ka sa ganun ganito etc...mga agents nila nawawala na after they do the sales hnapin mo man hindi mo na makikita , i know marami naka experience ng ganito sa NSJB specially sa mga in charge sa victoria de manila

saan floor po ba na kuha ninyo, tama po kaya hirap kami sa after sales nila, pero kausap po namin ngayon ay yong sales director nila sya na po may hawak ng account namin, pero mabagal processing nila mag eexpired na LOG namin di pa rin tranfer Title namin....:bash:

Great to hear you got the title! What did you do to finally get them to give you the title? what was the reason for the ldelay? I'm considering buying a condo unit, but am scared hearing stories of buyers not getting the title.

for vdm1, ang design is yung 10th flr pataas bi-level na, so kung ang unit nasa 20th flr, it is actually at the 28th flr.:)

I have fully paid my VDM1 unit in December 2009 yet but until now the title to my unit has not been delivered to me. I followed this up with my agent last April 2011 when I was on vacation in Manila and also through email sent to the Customer Relation Department of NSJ this month January 2012. Still no reply about my title.

vdm60sqm, my agent advised me by email today that the head of NSJ documentation department has promised that my VDM1 title will be ready when I arrive in Manila for vacation this coming last week of April 2012. Hope they will keep their promise. If nothing happens by then, I will do as you suggested.

hindi pa nila mai- turn over dahil madami pang aayusin dun sa unit , the bank already paid them, nag punch list na kami ng dapat nila ayusin until now wala pa rin development mga nakalawit na bakal na nakalimutan putulin at butas sa sahig andun pa rin sabi 7 days lang ok na ngayun wala na naman balita , lumalakad ang monthy dues ng paniningil nila but hindi namin alam kung kailan aayusin yung dapat sana ideliver ng maayos sa amin, alangan naman magbayad ka ng magbayad ng dues ng di napapakinabangan yung unit dahil sa kabagalan nila, pero sabi nila i have to pay for it coz i signed the CS hay sumasakit ang ulo ko sa victoria at nakakapagsisi talaga..sana di na lang ako dyan bumili kainissss....grrrrrr...at yan ang problema ko ngayun...
