Here are pictures I've taken that chronicle the construction of many buildings in Wilmington's Riverfront neighborhood. Some of these you might have seen before, but many I've never put up on this site. You'll be able to see Wilmington's major projects grow right before your eyes.

As I continue to take more construction photos, I will update this original post.

why hasn't anyone posted in this thread? is it out of pure hatred of wilmington? i wonder how dense the riverfront will look when the justison landing project is done. it would be cool if wilmington could have two riverfronts, a delaware river riverfront and the christina riverfront. but thats less than likely to ever happen unless the port was somehow moved further south towards new castle. long live wilmington the greatest mid-size city in the world

I'm surprised that no one has responded yet myself. I don't think it's a hatred of Wilmington, though. I think the main thing is that the Development subforum isn't as busy as it could be.

All these will certainly help change the face of the modern Wilmington skyline!

Is the Justison Landing a shopping mall or residential development? For some reason, it looks like a new ball park.

I've done my part for Wilmington (at least this thread). I might do an even bigger part if I make it there on a Philly trip I may plan out. Just waiting for others now.

Glad you took notice of everything. If you ever made it down here, you'd be pretty impressed with the construction going on, and with the city in general.

The WSFS bank Center is done now, and was completed right around New Year's Day. From northbound I-95, the building really stands out on the skyline, and overwhelms any nearby buildings. Putting a midrise a block south of the building will help to add some depth from the I-95 perspective. From Delaware Avenue, though, WSFS Bank Center really helps to create a dense urban canyon. That Delaware Avenue/10th Street/Jefferson Street intersection, and the next few intersections along 11th Street and Delaware Avenue heading toards King Street, are very dense.

Here's a map to show what I'm talking about. The blue is where the WSFS Bank Center is located. The red lines indicate the best concrete canyons in Wilmington. (The pink lines indicate other streets with highrises and midrises slong them, providing concrete canyons and big city environments as well. The green bow is Rodney Square.)

Christina Landing has two skyscrapers: The Residences at Christina Landing, and the River Tower at Christina Landing. The River Tower is/will be taller than The Residences. I've heard several estimations in terms of the hieghts for each building, so I am not sure how tall each is. I would guess that The Residences is around 260 ft tall, and the River Tower is/will be around 300 ft tall (topped out but still under construction).



The Renaissance Center is a midruse going up at 4th & King, across from the Courthouse. Original plans and renderings showed that it was going to be 15 floors, and be about the height of the WSFS Bank Center, but it was scaled down to about 7 floors.



Justison Landing is the biggest project in Wilmington, maybe ever. There will be 700 condo units, 300,000 ft of retail space, and 6 midrises. Long term, the plan is to add a highrise hotel.

Wilmington is actually kind of looking like a mini but much more urban version of the Toronto suburb of Mississauga, and thankfully a lot less in population, too. Only thing I could think of that Wilmington could use (although with Philly so close, it might not be necessary) are a downtown arena and performing arts center!

I agree, an arena is needed. I've been wanting minor league hockey for a while now. Actually, as I have mentioned in the "Wilmington Development News" a few times in the past, an arena was part of the original proposal for the Riverfront, as well as an indoor performing arts center and an outdoor performing arts center. Actually, back when the Christina River revitalization and redevelopment project was first proposed in the early 1990's Wilmington had very huge plans: an artificial harbor was planned, and several highrises, cultural centers, and recreational spots were to be built around the river and the harbor. City and state officials set their goals high: they wanted to compete directly with and even try to outdo the Inner Harbor in Baltimore. The Riverfront will never live up to the Inner Harbor, and unfortunately some things originally proposed will probably never be realized in Wilmington for the next 50 years, but maybe half of everything proposed in the original super redevelopment plan has been built, is under construction, or is at least proposed and in initial stages. Even as just a portion of what planners wanted it to be, the Riverfront is very successful and is flourishing.

I'll have to dig through the Development thread and see what I can come up with. One of these days, I'm going to scan a copy of the planning folder distributed back in the 1990's showing original dreams for the Christina River.

how about condos from the market street bridge all the way 495. i'm all about dreaming big i think a arena would be situated perfect right by 495. something like the SF Giants stadium that would be pretty cool i think, if i ever become mayor of wilmington i'm going to come up with some of the craziest ideas ever. lol, i hope we can recover a population and reach at least 100,000 again with that we should be able to support a mini subway system. what ever happened to the monorail system idea?

I think it would be best to split the thread. The time it takes to load is most likely the reason people don't enjoy viewing these pictures and posting comments. It's taking at least 15 minutes for me to see all the pictures and sometimes it doesn't work at all.

Everything is coming along great. River Tower is pretty much done and the two buildings look good together. I don't like the parking garage's location as it blocks the view of the Residences at CL. I'm hoping more buildings are built nearby because the density of CL needs to continue for a nice skyline to emerge along the river.

I'm excitied to see how Justison Landing evolves into several new city blocks. It sounds like the street grid will continue through the Riverfront and bring sweeping changes.

There will be plenty more chances for construction pics with the continuation of JL, the creation of the DCM, and most likely a new hotel. The future looks brighter indeed.

Matt, are you thinking about taking pictures of Christina Crossing as it rises from the dirt? It may deserve some attention since it is not just a typical shopping center (BPG design). How long until a new proposal will come out of that area? Soon I hope.

I think I'm going to pass on taking pictures of the shopping center. It just doesn't have as much appeal as it does watching a skyscraper or huge project take shape. I might reconsider, but for now it's not worth it to me.

I also put up a final picture of the River Tower at Christina Landing, which was completed about a month ago.

I like what I see with what has been goin on at the Wilmington Riverfront. However, the Ship Yard Shops are a concern.

I'm a prospective retailer and am looking at the riverfront as a possible location but I don't want to reveal my concept at this point.

Does anyone know how many people are actually living in the community and when the condo's and towers will be completed?

What may help draw people to the area is a large multiplex. Also once all the living spaces are occupied or nearly full some type of grocers is going to be needed.

Justison Landing is having ground floor retail, I believe, that might be worth looking into. The Shipyard Shops will most likely be cheaper to lease, but traffic will be less. Justison Landing will have much more traffic (foot and vehicle), but it will probably cost more.

I am interested in the Wilmington forum because I am from Delaware and until about three years ago lived in Delaware all my life, I am 15. Also there really aren't any threads on development in MA except one or two on this site. :)Also now I understand your explanation as to why you won't reveal your retailing concept.

That explains your interest in DE but not in the Patriots. Sorry I had to bring this up. Were you always a Patriots fan or just upon moving to Mass.? Also sounds to me that you miss DE and would someday like to move back?

Unfortunately, I'm not certain there is a sufficient support structure at the Riverfront to support the retailing business at this moment. Hopefully this will change but I do like the Life Style center concept. Will have to wait and see if things come together to get my business off the ground and at Justison Landing.

I was always sort of a Patriots fan, but not "die-hard" for any team. I don't really miss Delaware, but plan on going to college at UD.

It's been a while since anything significant has happened on the Riverfront, but I have added the Star Building to my pictures, and included pictures of the construction. Also included are pictures of the old warehouse.

I took a walk along the Riverwalk on Saturday. I saw that The DuPont Environmental Education Center at the RWP Urban Wildlife Refuge is nearly topped off. There was a barricade at the entrance to the refuge, although it looked possible to walk up to and over the bridge leading to the building.

The foundation for the Big Fish Grill & Seafood Market has been laid, and some of the aluminum framing is standing. I posted a small rendering in the Wilmington Development News (http://www.skyscrapercity.com/showthread.php?p=33151382#post33151382)thread.

I drove out past The Star Building along Justison Street. It’s amazing how quickly the place is going up. I think The Star Building will become the tallest building on the Riverfront’s north/east side.

I was planning on taking a picture of the DuPont Environmental Education Center, but forgot to do that. I think I'm going to add the hotel once they start on that, though.

Its great to see a city that isn't afraid to tear down older buildings to build new buildings in its place. I'm talking about the last set where I assume the new building went or if this is the only case of that happening in the city area.

The buildings look great.

I have finally added a new picture of the Star Building.

Now that work has begun on the Delaware Children's Museum, I'm going to be adding that soon.

I added a picture of the Delaware Children's Museum, and started on that. I used to have pictures of Kahunaville after it closed, but I think that they were sadly erased from a bad hard drive at some point. If any of you ever remember me putting up pictures of Kahunaville, let me know.
