FINALLY after nearly 30 years of DA submissions it looks like Sydney's Scots Presbyterian Church in York Street will be developed into a 15storey apartment block known as-PORTICO.
Trances alerted me to it tonight by sending me a pic he took today of hoarding being erected on site!

Its designed by great architects-Tonkin Zulaikha Greer .
ive probably done more than a dozen DA models of this site, some with church some without, but all had to follow the SUN ACCESS PLANE down into Wynyard Park.
Scots still will have a church included in the bottom level.The dilapidated stone facade will be restored to fit in to new design.
It will rise 70m above street.

heres a description -

Portico is the apartment component of the complete redevelopment of the historic Scots Church, which occupies the site bounded by Margaret, York and Jamison Streets and Margaret Lane. This exciting development offers a unique blend of modern architectural design in a heritage building incredibly well located on a major transport and shopping hub. There is a large choice of well designed quality units ranging in price from mid $300k to 2 million. Most of the apartments are well sized 1 bedroom plus study or 1 bedroom apartments. There are also a quantity of two and three bedroom apartments. Register now as there are still a number of excellent quality apartments in the $400k to $800k range.

LOL So modifed my post to show new one I also took today . By thi stage CULWULLA then changed his post to say look below at the 1st image, which is no longer there as I had replaced it with the current one.

The tower looks different in those renderings to the ones I've seen like in the council report where it looked more orangey to my knowledge.

It's not a bad tower with the step ups and has made some attempt to blend in with the existing structure but it could of blended in better.

Yay! At last! :)

I've gotten quite sick of going past Scots and expecting something to be happening and just seeing the same dilapidated old building with the same "coming soon" sign out the front that's been there for the past couple of years! So at last we'll see some action!

That could well be the case, because those prices are actually very reasonable, considering the location and just the basic fact that they are in Sydney!

basically the same! its always been a 15 storey building, some have been office proposals. they have all stepped down to Wynyard pk. this proposal is one of the better ones!

Nice pics Trances and Cul. Cheers for that! I also have walked past this site on numerous occasions, wondering like others when we'd see some action.

And I thought the general consensus was that there was an over supply of units in Sydney and that the property market was in decline? Don't look like it at all!

BTW, it's a bastard of a site isn't it? Parks on BOTH sides! At least they're keeping the old cathedral. About time we preserved some of our older buildings.

Walked around the Portico Apartment site yesterday i.e. 28th June @ around 1.30PM amid the bare plywood looking hoardings which are now set up around the site without renederings as yet.

Hopefully to take pic/s as soon as possible possums :)

On the bus on the way out of the city today I saw them assembling the crane. I'm spewing because I missed out on shots of the construction of a crane. I was going to come back into the city but on my bus the first drop off was at Mosman. Oh well.....

Nice pics Trances. The crane doesn't look the full height as yet.

I keep hearing differing stories about the resoration (or part restoration) of the chapel areas - some will be integrated into the lower rise apartments and some will re-open as a church - to my understanding anyway.

Anyone else got some goss on this one.

**BTW My last post says I'll take pics soon. Woops, forgot. ;)

as you can see in this model pic, the new addition will be over doublke the height of existing 30m structure. So crane will eventually be hoisted up again.

great pix cc! The wonderful 30m tower of St Phillips church was among the tallest structures in Australia on completion in 1857.
The 34m high pinnacles were the highest point in that area of Sydney.Designed by Edmund Blacket it was one of his best works, he completed over 100 churches in his life.He also did St Andrews cathedral in Sydney sq.
i sometimes visit and listen to the organ recital. The city sounds great from inside a church.

Even though it is quite small I'm glad they took Wynyard Park into account and not overshadowing it. That's quite a popular place at lunchtime on a clear working day, you won;t find a place to sit between 12.30 and 2.

Excellent construction updates guys :)

Portico will consist of 148 apartments divided into heritage style apartments in the previous Scotts Church structure. The heighest level being 12-storeys to 20-storeys high due to being double-height loft style levels.

70m above ground.

This one's gone under my radar... whoops!
Not sure I like the colour scheme, seems like it's wearing some sort of out-of-date Tweed suit/jacket combo.
But the form of the structure I likes. It compliments the existing structure quite well considering it's bulk. Good scale.

Surprised how bulky the lift cores are.

They were doing a shitload of internal work even before the core made an appearance. I've always wondered how they stabilised it so it wouldn't fall down once all that extra weight is added.

I work a couple of doors up from this building. I'm glad the old church building has been saved. Pity they never built the original tower for this in the first place. Still its a great addition to this part of town!

Yeah, this is a nice little surprise. The last pic CULWULLA took shows it @ a nice height.

I never visit this thread but kicking myself now. Fabian (and c_c), great series of pics you've taken.

I didn't realise it was going to be taller than the building next to it @ 50 Margaret St. Good, it can hide that boring 60s/70s horror from the wesern aspect.

Looks like generous floor-to-ceiling heights too.

The great thing about these little scrapers such as this one, North & Eurotower is they they shoot up in no time.

Gee still no kind of cladding and external paintwork.

They seem very generous with the floor to ceiling heights. If all apartment complexes were done so, then we'd have taller buildings (dscounting height limts).

Really looking forward to seeing this one in the flesh in a couple months. Such a nice change to the view coming in on the bus from uni which had the old church building with advertising sign on it for such a long time. Finally the appearance of cladding! Very beautiful and refined indeed.

I got out @ Wynyard Station to take a look earlier this afternoon to take a quick gander and on the western side there are are a few windows appearing sporadically on that side ie basically on the mid-rise floors.

It's all good....:)

Sorry guys, but I am not happy with this development at all. Yet another facade job to a wonderful building. If they wanted to add any floors to this building, it should have been a max of 3, preferably 2, but this tower is a monster. Not good at all :(

it will be ok just. the facade was actually suposed to be demolished aswell as building but heritage thought it was good enough to save.
its been a DA for more then 30 years and it was finally started.
it was limited by shadow impact n Wynyard aprk, so it could of been alot taller.

^^ That render is deceiving; the tower component is too green. The colours will be more like the tones posted above by the pic that Fabian took. IMO The tones of creams & browns are sensitve to the church's edifice.

Understood Aussie Steve, but as facade jobs go, this one does respect the base structure quite well, I think.

As muse mentioned above, the colours shown so far in the tower are sensitve to the church's edifice, and the chrurch's strong vertical lines are reproduced in the tower, i.e setbacks and vertical collumns that strongly frature in the church's facade are continued into the tower

Given that the developer had a right to develop a certain amount of floorspace, I think they've done a good job of it. I hate nothing more than a facade job that has no respect to the structure underneath, typically using a heritage structure as a podium and building a completely unrelated building on top. Meriton are particularly hidiously guilty in doing this and there are too many examples of this phenomenon to mention in Sydney. That's why I don't mind seeing one done right, for a change.

Ideally though, I'd like to see no addition to the church at all.

The worst case of insensitive facadism in Sydney would have to be one of Meriton's (as Tony P has elluded to) - Museum Towers on Castlereagh St. It's a hideous tower to boot!

I think you'll find that the apartments are of duplex form, where the top floor is a mezzanine that doesn't reach the building's facade. There's no way they'd have double-height spaces all the way through.

I dont mind this one and I see it often as I work in 60 Margaret St. One can only wonder what it would have looked like if they stuck to the original 1930s design that would have matched the church below.

Don't know how "finished" the awning is on this one. Guessing it's only to be more simplified.

Metallic awnings are very in now. As we are seeing a few blocks away, the Hilton's podium spruikes 'em as well.

The floor to floor heights are 4.5m because they are loft style apartmnts which means that internally each eapartment has two levels like Franklin Lofts in Melbourne.
