Legg Mason leaving downtown home

Financial giant Legg Mason announced today it is leaving its downtown tower for new digs in Harbor East.
BALTIMORE - Legg Mason is getting a new address. The asset management firm announced Tuesday that it signed a 15-year agreement with H&S Development Corp. to lease up to 400,000 square feet in a proposed complex in Baltimore's Inner Harbor East.


The new Legg Mason tower in Harbor East will be home to the majority of the firm’s Baltimore-area employees, beginning in the summer of 2009, when the company plans to move.

“It's going to be brand new, state-of-the-art space that we can customize,” said Mary Athridge, spokeswoman for Legg Mason.

When Legg moves, it will leave behind its iconic home at the corner of Pratt and Light streets that bears its name. A standout along the Baltimore skyline, the building was constructed in 1973 and is the tallest in Maryland, according to Emporis, an international building and real estate data base.

The current Harbor East development covers eight square blocks — more than 500,000 square feet of retail and entertainment space and 1 million square feet of new Class-A office space.
The developer estimates the entire space will create more than 4,000 new jobs for Baltimore City, H&S said in a news release.

Legg Mason employees are looking forward to the new complex.

“There are pictures posted around of the new building, and people are saying, ‘this looks really nice,’” Athridge said.

As for Baltimore, the city is glad that Legg Mason is staying in Charm City.

“I think it’s great news,” said Kirby Fowler, president of The Downtown Partnership of Baltimore Inc. “We are glad to see that they are staying in Baltimore City and expanding.”

Athridge said the move isn’t that big of a deal, but the company is excited.

‘It's not that we're leaving,” she said, “but that we're taking advantage of the new space.”

They wil have to break ground almost immediately since it has to be finished by 2009. The 36 story tower will probably be about 425 feet tall and the Legg Mason Tower about 325 feet tall. WOW what a development of Inner Harbor Easy and Acoompanying Harbor Point. 7 or 8 hotels, the Corporate Headquaters for Sylvan, Legg Mason, and a huge office for Morgan Stanley.
Over 2,000 housing units and tons of retail space. I think the whole development is over 8,000,000 square feet. This unit delvelopment covering about 45 acres is probably one of the largest single developement projects in the country. it is sad now that H&S was not allowed to build the original 51 story hotel where the 32 story hotel is now. That would have really made a difference. I'll take 36 stories anyday over the original 24 stories. I think both towers will sart at the same time for one reason. The two towers will sit on a base with a 1,200 car garage. it just does not make sense to build in stages when you have to build the base anyway. I'm glad to see Legg Mason actually bringing in employees from the County.

The new design for the Four Seasons Hotel looks MUCH better than the initial proposal. Less brick, more height..an office component.

I wouldve liked to see Legg become the primary tenet at 1 Light Street, but whatever. I cant complain too much. Its not my $550 million being spent.

Sweet. I agree, the new design is far better than the earlier, more glass and steel. There should be no trouble in leasing the old legg tower, might be many different companies though. Downton is really going to look different with this project, 10 Inner Harbor, 300 East Pratt, Westport Tower and the likely 2 60 story towers on guilford near Hammer Jacks.

no one ever said that using feet means that we are trying to make the world adapt to our system and if you really wanted to know what it is in meters, you can go to a place that converts ft to meters. but ill do that 494 ft = 150.571 2 meters. 350 = 106.68 meters
seriously, it IS a US project and here in the US we dont usually give out meters to the public, but ft and they gave us 494 ft and 350 ft. Im Sorry if we have a different system than you and you get mad at us for it :ohno:

I CAN'T BELIEVE IT!!I WENT TO THE FOUR SEASONS CONSTRUCTION SITE TODAY AND ITS COMPLETELY BLOCKED OFF BY FENCING..SOMETHING IN MY HEART TOLD ME THAT IN THAT FENCING,WAS A HUGE HOLE...They're NOW making the 4-5 levels of the undergrown parking garage.But the thing im mad about is that I dont even know what level they're on.I guess they're taking they're time because I didnt even see the Legg Mason construction site even though the fencing is completely surrouned by BOTH the Four Seasons AND the Legg Mason.So basically,the fencing is like a HUGE ring!But the thing is that I dont consider this as Construction...at least not yet.I TAKE CONSTRUCTION AS WHEN YOU FINALLY SEE THE BUILDINGS RISE!In this case,I Dont think that will start happening from until Early December to Early January.I ALSO THOUGHT OF SOMETHING ELSE!!WITH THE FOUR SEASONS AND LEGG MASON TOWERS IN OUR SKYLINE,THAT AREA WILL NO LONGER BE A GOOD FIREWORKS SITE..well at least I dont think so.Does anyone else think that these babes will completely block the Fireworks site?:nuts:

I believe they'll simply lease out the office space to others.

Locals would probably kill me for saying this, but I think the current LMT is an eyesore and a relic of a dated era. Knock it down and put up a 300m+ glass-and-steel monster.

I know the locals will probably kill you for making that statement because the building is too young for demolition and hasn't lived a full life yet. you'll have to wait until the 2020s for that to happen.

Even so,to demolish a 529 ft skyscraper is extrememly complicated,let alone,expensive.To demolish Baltimore's tallest skyscraper will disrupt office workers from other buildings and people walking around or near the skyscraper and I COMPLETELY agree with jim856796,it just hasn't lived its full term yet.As much as I would LOVE to see a 300+ meter skyscraper downtown,demolishing Legg Mason isnt the answer.Demolish the Commerce/Alex Brown Tower instead..J/K!!:colgate:

Title really should be changed from APP to U/C - this baby is on its way. Now if there could just be some fill between HE and the IH - Scarlett Place is kind of a weak filler IMHO.

So , I went to Whole foods this morning and remember I had my camera with me , so I decided to take some pictures of the area. The only problem was that my camera's battery life was low , almost dead , still I managed to take a few pictures. I walked around the Legg/4S construction site ( a lot of movement ) but you couldn't see much through the fence. I talked to one of the workers ( hoping he let me snap a few shots of the site ) but he was going back to work. I asked him what they were building , he told me about what we already know ( Legg Tower 24 stories , Four Seasons 45 stories ) my one and only regret is that I forgot to ask him the completion date :bash:anyways hope you guys like them.

Lol...I agree with you 100%.I'm definitely looking forward to the Legg Mason/Four Seasons more..The only thing Im focused on about the 10 Inner Harbor, or should I say, the "Confidential Project", is the final Height.As everyone here has opinions, I have mine and I sure do think that the height of towers plays a good role in defining a city.Hope that thing looks nicer than the new rendering because the facade is aweful.

Working on this project,first slab of parking garage to be poured first of next week, construction about to take off. Will try to answer any questions you have.Good view of site from public access parking garage next to Marriott, don't have to park there just take elevator to seventh floor.

On a walk today through Harbor East with H&S Properties Development president Michael Beatty and assistant development manager Christopher Janian, we made time to take a look at the progress over at the Four Seasons / Legg Mason Tower site, which is rising from the ground at a breakneck pace. The above photo montage was put together by Daily Record photographer Rich Dennison using shots he took from the rooftop garage at 720 Aliceanna St., the same building where H&S is based.

Beatty told us that his company is spending $5 million each month, and that 300 excavators are on site working every day. Those numbers, he said, will rise to $20 million and 1,000 as the 1.8 million-square-foot structure continues to grow. It certainly looked busy, with dozens of work crews in fluorescent green vests swarming over the site, hammering at metal, moving rebar and steel and riding around in go-cart-like concrete-smoothing vehicles.

The two phases of the Harbor East expansion, which will include a new headquarters building for money manager Legg Mason and Baltimore’s first five-star hotel, with some pricey luxury condos on top, are expected to be done in 2009 and 2010, respectively.

One interesting thing that Janian mentioned was that the crews are adding one story every eight days to the proposed 24-story Legg tower. He added that the crews stagger the construction of new floors between the north and south sides of the building, so that the concrete is poured for the next story on the southern half of the structure before all the work on the northern half is completed — so the process appears to be going slightly faster than it actually is.

Oh, and that cool, robotic-looking, N-shaped gizmo on top? That’s what pours the concrete into the mold and makes the floor what it is.

The new Legg Mason Building may be shorter than the existing tower, but will it contain more or less floorspace than the existing one?
