glends February 20th, 2007, 06:09 AM There's an additional 15% DISCOUNT for cash payment!! This means price can as low as P45,000 per sq.m., for a unit with direct and unobstructed bay view and at a great, central location in Malate!
Can't find a better deal than that in the area :)
Prices will be going up in the next few months.
venntro February 20th, 2007, 06:56 AM It's a good addition to the Manila Skyline. The upper part is quite ok, reminds me a bit of the design of the Manhattan Garden buildings in Cubao. It's quite tall at 38 stories and may add to the Manila Bay skyline. If DOT will have a ferry along Manila Bay similar to the Victoria ferry of Hongkong then the skyline can be appreciated much better.

It's actually a more prime site if it's occupying the Korean Garden Site. DANG that area really is going high rise. I used to live around there. Wow. Kung mapaalis lang nila iyung squatter colony on the other side of Remedios Circle that area would really boom!
glends February 21st, 2007, 06:05 AM from what i've often read, the popular apartment there with the direct view of the bay is Syquia Apartments, this is a decades-old apartment but it still has popular residents that included Apa Ongpin and other celebrities/artists. I'm not sure if he still lives there. I remember his articles where he talked very fondly of living there.

I know Syquia that's actually two very old apartment buildings. It's very popular kasi it's so old style, wala nang ganoon ngayon. The Ceilings were like 20 feet high. I don't think Apa lives there anymore. I used to live on Remedios st. near the church and when I got slightly older on the corner of Remedios and Indiana ( don't know kung napalitan na name ng street na to).
I wouldn't mind doing a nice project here though, it's still a good place for me (aside from having sentimental value!)

jbkayaker12 February 23rd, 2007, 08:46 PM Interesting structure but it should be low rise structure since neighbouring structures within the vicinity are low rise and the street fronting Malate Pensionne is narrow. This structure is better off on the bay area boulevard. It'll fit in nicely there. Anyway, I like Malate's mix of clubs, cafes and couturiers. Definitely a vibrant district! :)

Rumors are spreading that RLc is negotiating a small lot in R. Salas but no further plan yet if what will be future development if the deal will be closed.

^^ Very nice view of Manila Bay. Is the area reclaimed? Just that with the green house effect (rising water levels) and being in volcanic/earhtquake country, hindi ba medyo peligro? Heard from different sources kasi some of the reclaimed areas on the bay are sinking daw. Totoo ba?

glends February 26th, 2007, 01:50 PM Nope, this condo is along Roxas Boulevard, so it has the unobstructed view and up-close, you can even faintly smell the sea breeze from the unit's balcony and windows :) Very nice to unwind by the balcony with a cup of coffee at the end of a long day...
I think the soft soil you're referring to is nearer the Bay area, near Mall of Asia where it was reported that a portion of National Bookstore tilted(?) a little bit. But don't know if those rumors were confirmed..

glends February 26th, 2007, 01:52 PM yes, i agree...a lot of people actually prefer the morning sun direction when choosing a condo..but the sunset in Manila Bay really defines the area and establishes much of Malate's allure...that's why some foreigners and balikbayans keep coming back to it despite the old reputation and the less-cosmopolitan environs...

glends February 26th, 2007, 01:56 PM kudos to RLC for its construction boom and its faith in the Malate/Ermita area..being a relatively more conservative developer than its counterparts, when it establishes that many projects in one particular area, you know it is because it has found a real and growing demand in that area.

glends February 26th, 2007, 01:59 PM actually, in the early 2000, the Roxas Boulevard area used to have the most expensive real estate, with 1322 selling their units at P100,000 per sq.m., preselling!
if they cleaned up the bay area and developed it really well that should be the most expensive real state in metro manila.

That's the Royal Plaza. A twin-tower project in the 90s. One tower (East side) is occupied partly. The other is left unfinished.

^^perspective presentation lang naman yan. kailangan makita mo muna yun structure when its done. ganyan talga ang mga perspective presentation makulay kasing kulay ng mga imahinasyon ng mga designer para mapakita sa kanilang client ang ganda ng pinagagawa nila...:cheers:

It doesn't always work that way, from colorful perspectives to less vivid actual buildings? It can also be the other way around. The perspective can be colorful but the actual product is not, or the perspective can be dull but the final outcome is bright and colorful.
You look and sound like wesunsled/makatiprime/makatiprimer/megatall/HANG_tod. The way you write posts makes me wonder if you are actually him, just one of his multiple SSC accounts of which is not allowed here.
