It's good to finally see some nice towers planned for the Jeddah corniche. With such a long and beautiful coastline it is unfortunate more towers aren't going up, even with the economy improving with improved oil prices. Let's hope this trend continues. :)

Reservation in Lamar Towers have reched SR300 million in 10 days.

Most Interest has been shown in Duplex & Penthouse apartments.

There have been more reservations for residential units than targeted.

The project was only announced last week at the Jeddah Hilton where a spectacular launch took place, dazzling the guests with a laser show and the unveiling of the project model, and already the company has had more reservations for the residential units than it had targeted.

Cayan chairman Mr Ahmed Al Hatti said they had been delighted and honoured that the Deputy Mayor of Jeddah attended their launch event and asked questions about Lamar.

The company also reports great interest was shown in the development at the city's biggest real estate show, the Jeddah International Real Estate, Financing and Housing Exhibition 2007, where Cayan showcased Lamar.

"Investor response at the exhibition was 'outstanding'," Mr Al Hatti said.

As is usual with high-class projects, most interest has been shown in the duplex and penthouse apartments, but they are also pleased with early sales of one, two, three, four bedroom apartments. Reservations have been made for more than three hundred million SR to date, he said.

Mr Bader Al Zahrani, chairman of Zahran Property Investments, who are cornerstone investors in Lamar, says the interest shown so far is confirmation that the project is well timed.

"Jeddah is developing quickly and Lamar has set new standards for developments in the city. I am sure it will be only the first of many high rise projects in Jeddah."

Lamar is a SR two billion development at what has been billed as the "best address" in the Western Region of Saudi Arabia on the fashionable North Corniche on the Red Sea. It has one of KSA's premier companies, Zahran, as a cornerstone investor.

As well as being the first high rise development in Jeddah, Lamar will also be the first there to offer residential, commercial and retail space - plus a spa - as part of one development.

Mr Al Hatti says the project will feature two stunning residential towers, an upmarket mall, luxury spa, offices, indoor squash courts, outdoor tennis courts, swimming pools for adults and children, plus fully equipped gyms and beauty salons.

"The one-to-four bedroom apartments, three-bedroom lofts, half and full floor penthouses in the 58 and 65-storey residential towers all offer stunning views of the Red Sea," he said. "Each tower will also have a luxurious VIP lounge where residents can entertain guests."

The 13-storey commercial development will curve its way between the two residential towers and offer offices in various sizes. All will have access to a stunningly-appointed executive floor with a selection of meeting and conference rooms, plus covered parking, and a high-tech security system.

Mr Al Hatti said the proposed three-storey mall will become the premier shopping destination for the elite of Jeddah, being home to many iconic international brands and haute-cuisine restaurants.

"The proposed Lamar Spa will also be among the best of its kind in the Middle East, offering the most modern and up-to-date treatments in truly elegant surroundings," he added.

Cayan Investment & Development is the company behind the international award-winning "twisting" Infinity Tower at Dubai Marina in the UAE. Infinity Tower is one of three Dubai residential projects under construction for Cayan, with the other two being DorraBay and The Jewels. A fourth, La Residencia Del Mar, has already handed over to the owners.

Cayan is also developing the Cayan Business Centre in the TECOM area in Dubai.

With the newly announced Lamar development, Cayan's total portfolio now exceeds SR15 billion.

I didn't mean the tower its self but I meant the surrounded area and parking and so on.. all of this gives the tower very great look

Try for example to clear the previous renders from ligh effects, surrounded enviornment, parking, clean roads that you see there lol

If you did, you would just discover that tower design is very normal and facade too but anyway this is my own opinion which can be right or wrong and all opinions are appreciated and respected.

I believe that they will start digging for constructions as soon as they finish with the sales center, 'cause the sales center shall include inside some accessories that will be used in the towers, several finishing options for each floor and apartment, which is optional to each buyer.

Next to it Golden Towers, they have started the construction for this project.

Lamar twin towers progress

Cayan Investment and Development says it has sold 70% of the first residential tower at its $533m Lamar twin towers project in Jeddah. The project comprises a 68-storey tower, which at 335 metres will be Saudi's tallest, and a 60-storey tower. Cayan said. Work has already started, with Kasktas International named as the piling contractor. Completion is due end-2010.

So they merely started to construct the basement?

And I would be currious to know if there are as many indian workers as in Dubai? Or did they find some africans to hire?
Hope they have better conditions to work in the Kingdom of Saudi Arabia?

Also think it is not really necessary to construct the utterly highest building. It is more important how you construct it and how sustainable that will be. I just heard about all the difficulties UAE has had with treatment of these poor workers. But of course someone has to build it.

The thing I doubt is: would they really be reliable employees, if they are treaded so badly. That would be one big reason for me to tread all my workers nicely – I would pay them 1000€ a month and build them nice houses first. Afterwards they can start building this skyscraper for me and will do it with a better quality and less concerns for me. Am I wrong?
They do also need a whole bunch of workers to accomplish the construction of King Abdullah`s City - right.

Anyway Saudi Arabia just started to kick it off... hope you guys do it slighty better - with more planning ahead, i.e. sustainability (mixed use housing, shopping, living, workin), public transportation, avoiding traffic jams, enough parking, affordable utility & leisure infrastructure - adapted to the needs of the local population - which has to carry the running costs, when no tourists are comming - ... with education facilities as well and most of all: maintaining the arabic spirit among the new architecture and the arabic way of life, while adjusting it to modern needs :)

ok, I dont know the average pay in Saudi Arabia? perhaps 1000 us dollar would be an eligible amount (instead of 1000 €) ???

about salary's here don't shocked but average Indian workers (and maybe 15% of Saudis) get ~480$/month.

wow, I just read, that workers of the Burj Dubai are striking since third day in a row, cause some claimed they never got any payment... and about the conditions as well.

Hej zk, it is not rude to mention your opinion. But as you could see I did not mere try to discuss about the labor issue, also about the quality of work!!!

My thesis is, that if the construction companies do not worry about their workers, how good would the outcome - the skyscraper - become???

And I presume it would be terrible to save on the workers payment and later on you have to deal with maintaince issues. That are by far more expensive to resolve.

Believe me, I know enough about constructions and it is not as easy as it always looks for outsiders. So you would be better on workers that are willing and able to think about what they do, to prevent a whole lot of mistakes - that casually happen a lot.

ps: after what happend the last days in Dubai, I can only imagine how many failures e.g of the Burj Dubai were simply covered and not solved. But this may remain as my solitary impression. كشف رئيس لجنة الأمن والسلامة في غرفة جدة الدكتور المهندس عدنان الهاشمي عن وجود 31 ترخيصًا لناطحات سحاب ومبان مرتفعة في جدة تتراوح أطوالها ما بين 35 إلى 55 طابقًا وبعضها يصل إلى 86 طابقا. وابان انه لم يعتمد من تلك التراخيص سوى سبعة فقط في حين ما زالت البقية تحت الدراسة نظرا لحجم تلك المباني. وأوضح أن الارتفاعات ستكون عالية جدا في ظل وجود أدوار مفرغة للإخلاء عند وقوع الحوادث إلى جانب أدوار أخرى مخصصة للخدمات الميكانيكية والدعم الفني الخاص بالمبنى، وقال: بالنسبة لأدوار الإخلاء ستكون موجودة فوق كل خمسة طوابق تبنى أما الأدوار المعنية بالخدمات الميكانيكية فهي تخصص بحسب الدراسات المتعلقة بها. واضاف سيسهم احتساب مهابط للطائرات العامودية في زيادة الارتفاع بشكل نسبي، ولا يمكن إغفال تلك المهابط فهي ضرورية جدا ومن أولوياتها استخدامها في عمليات الإخلاء عند الحاجة إليها.
واوضح ان مباني كهذه يمكن وصفها بالقرى لأنها تجمع عددا كبيرا من الناس يتجاوز الألفين شخص، وهذه الأعداد تحتاج إلى مضاعفة الأمن والسلامة لهم حتى نتجاوز المشكلة التي علق فيها الكثير من أصحاب العقارات المبنية في وقت سابق فهناك 7 آلاف مبنى ما بين عمائر سكنية وفنادق في مكة المكرمة، والمدينة المنورة، وجدة تهدد قاطنيها بالعديد من المشاكل نتيجة انعدام الأمن والسلامة أو نقص المتطلبات الضرورية فيها لذا نلجأ إلى الاستفادة من بعض التجارب الأوروبية للتقليل من حجم تلك المخاطر في ظل استحالة إزالة تلك المباني وإعادة بنائها من جديد.

Cayan signs agreement with Amlak International to provide finance to clients on SR3bn Lamar project


Cayan Investment & Development today signed an agreement with Amlak International, the first specialized home finance provider in the UAE and lately in KSA.

This agreement will entitle Cayan purchasers to put a minor down payment and use the finance over the next few years.

Cayan already has an agreement with Amlak International for all its properties in Dubai which includes The Jewels, Dorrabay, Infininity, Silverene and Cayan Business Centre. Five firms vie for Lamar's Saudi contract

on Monday, March 09, 2009

Cayan's Chief Development Officer Ahmad Kasem said the developer is evaluating tenders for the façade and elevators packages of its SR2 billion (Dh1.96bn) Lamar project in Saudi Arabia.

RMJM is the main architect, Turner the project manager and Saudi Diyar Consultants is the local consultant, he told Emirates Business. Drake & Scull was awarded the MEP contract, he added.

"We plan to bring in the top people for the façade and the elevators. SOM had recommended GNH, a Chinese firm, for the Infinity façade work in Dubai. Similarly, we have tendered and invited top players in the international markets for the seven-star Lamar project in Saudi. Five companies are in the race for the façade design. The project is split into seven packages and we are looking at the landscape and interior design as another package," said Kasem. "We are in the process of evaluating these packages and will announce the results this month."

Meanwhile, enabling works have started on its Capital Business Park project in Egypt. "We are looking at packaging the project in the same way as Lamar. It is a total of seven buildings and one building is in the superstructure level. Khatib & Alami Egypt office is the consultant and CRC is the contractor. We have not yet appointed the MEP or façade packages, but are in the process of looking at them," said Kasem. The project is expected to be completed by mid-2012.

The current fall in construction prices has benefited the new projects, he said. "We always leave the door open and look at what is in it for us. We have negotiated for Silverene and Infinity. The prices of steel, equipment and supplies have gone down and we are negotiating on whatever we can to get some benefits from our deal. We purchased steel at Dh5,000 a tonne. A project like Infinity was about Dh570 to Dh580 a square foot on construction costs alone. Unfortunately, that has not changed because the materials were ordered at very high prices and suppliers awarded for the packages way before the prices dropped."

The situation has changed with its Lamar project. "With Lamar, a lot of tenders started to go out a month ago when prices have come back to reasonable levels," he said. When compared to Dubai at the peak period, construction costs in Saudi Arabia were lower by between 10 and 20 per cent for core and shell. "At one point, even the steel here was higher in Dubai," said Kasem.

"The architectural concept is different from one site to another. It also depends on whether the project is mid-to-high-rise towers. In high rises, you use different equipment, the foundation size is different and all the design criteria changes. So the costs can differ," he said.

On the Infinity project, he said around 70,000 sqm of the façade is glass according to a conservative estimate. RWDI does the wind tunnel testing on most projects, but the Canadian University in Montreal worked on Infinity, he added.

The building was designed by SOM's Chicago office and Khatib & Alami is the architects of record. "We faced a lot of challenges during the construction including water leaking into the site but we deployed the top people to overcome all issues. When we finally started the main works, we were four months ahead of time," said Kasem.

"Then we hired Arabtec and they accelerated the process and we finished in six months what would take 10 months. We have now finished with six basements, ground floor, mezzanine and four podiums levels. Salahah Structural Engineering validated the design before it went to Dubai Municipality."

Meanwhile, its Plaza Residencies 1 and 2 in Jumeirah Village is in the enabling works stage. "We have finished enabling works and are preparing to do the raft works in Plaza 1. The main contract has been awarded to CRC. The complete work permit has not been issued and we are working with an interim permit for the foundation. We are talking of the project completion by end-2010. Plaza 2 is under design and we are awaiting the review to finish from the client's end. We will the get shoring permit next month for Plaza 2. The designers for the project are NEB," said Kasem.

Silverene is in the main construction phase. "The project is expected to finish by end-October 2010," he said. "The total construction costs of the project stands at Dh650m."

RMJM is the consultant and Arabtec is the main contractor for the project.

The article mentions a project in Dubai that is expected to be finished by 2010 in the last paragraphs.

Lamar is expected to finish by mid 2012 as the article says in the last line of paragraph 4.

أعلنت شركة أرابتك السعودية تسلمها خطاب الترسية لتنفيذ أبراج لمار التجاري السكني على كورنيش بحر جدة بعقد إجمالي تبلغ قيمته ملياري ريال .

وستبدأ أرابتك بحسب بيان صدر عنها تنفيذ المشروع الذي تبلغ مدته ثلاث سنوات اعتباراً من الشهر الجاري، وهو يتكون من برجين أحدهما بارتفاع 68 والآخر بارتفاع 60 دوراً ويشمل وحدات سكنية تجارية ومولاً تجارياً فاخراً.

Dubai’s Arabtec Holding said on Thursday it had won a SR2 billion ($544.7 million) contract to build Lamar Towers in Jeddah.
The deal is the latest for Arabtec in Saudi Arabia after starting work on a university project in Riyadh as it looks to diversify away from its home market in Dubai.
The contract, awarded by Zahran Real Estate Co and Cayan Investment & Development Co, will take 36 months to complete, the UAE’s largest contractor by market value said in a statement on the bourse website.
The project, which consists of two towers, will start immediately and will take three years to complete, Arabtec, the UAE’s biggest construction company, said in a statement on Thursday.

The announcement of Arabtec as the contractor is a bit weird since the construction has started a while ago. It is possible that there was a previous contractor who was simply replaced by Arabtec which may explain why the construction halted for the past few weeks.

Anyways, Arabtec has a good record in construction speed so I think the towers will rise up faster than we think..

Lamar Towers to change Jeddah corniche’s skyline

EDDAH - Construction of Lamar Towers - the first integrated skyscraper project in the Western Region of Saudi Arabia - is now in full swing after the completion of the most important phase of the project which was the concrete mat casting for the 76-storey highest tower with 72 stories as planned.
Officials of Cayan for Investment and Development, the main developer of the project, presented to the media on Monday the
already dried casting situated at a foundation 9 meters below the ground surface.
The concrete mat casting covered an area of 1,200 cubic meters, and a depth of three meters. Some 6,200 cubic meters of ready mix concrete and 1,500 tons of different sizes of rebar were used.
Ahmed Al-Hatti, chairman of Cayan, said the two-tower Lamar project is considered as one of the most important investment projects in Saudi Arabia with a capital of SR3 billion. Its second tower would have 69 stories.
Concrete mat casting work for the second tower will be implemented right after the Eid Al-Adha holidays “in line with the (project) timetable,” he pointed out.
Due to the enormity of the project, Cayan tapped the expertise of a number of companies for the execution of the project. They are Arabtec Alsaad as the main contractor, Turner Company as the project manager, and Saudi Diyar as the engineering supervisor.
The main investor in the project is Zahran Real Estate Company.
One of the unique architectural concepts, the Lamar Towers, overlooking the Red Sea, is being considered as one of the most remarkable landmarks of the world.
The unique yet remarkable set of towers is sure to drastically change Jeddah’s skyline along the corniche, and arguably redefine the boundaries of architectural design in the world. – SG

Hey do we have any information on the South Corniche by Mackeen called the cluster. Heard that the project is goin to be huge occupying more than
35m sqm. It is proposed to being work in the next 7 months and is expected to complete the next 10 yrs.I hear the proposed site is brought from the Bantokiya Developers, and that the project would cost Mackeen a staggering 10b SAR. Does anyone have more info on the above like what % in each asset class( Residential, commercial, Retail, Leisure).

JEDDAH - Arabtec Saudi Arabia & Alsaad General Contracting joint venture announced on Saturday the achievement of a major milestone with the casting of the two raft foundations for the Lamar Towers, the tallest twin towers in the Western Region, Saudi Arabia.

Lamar project, developed by Cayan International Company, worth approximately SR2 billion, is on schedule.

In parallel, foundation works are also being carried out in the adjoining Podium areas along the tower footprints that will incorporate the residential and commercial units, and a shopping mall.

"We have just poured over 11,100 cubic meters using almost 3,000 tons of steel, covering an area of approximately 4,000 sq m and approximately 3m in depth, and it was all orchestrated smoothly" said Mehriz Abdo, senior project manager for the project.

The Arabtec slip-form system for the Towers' cores is already delivered to site and is being installed.

Major plant and equipment have already been mobilized to site and are now in operation. Lamar Towers incorporates futuristic architectural designs with twin glass towers aligned in a V shape. Tower 1 has 73 floors and Tower 2 has 65 floors and helipad with two basement levels including the mezzanine levels.

The Towers incorporate residential and commercial units which will include shopping malls.

"This is indeed a great accomplishment by the team and a milestone for both Jeddah and Saudi Arabia.

Our teams are very excited about our prospects in this new market" said Riad Kamal, CEO of Arabtec Holding.

As a repeat client, Cayan is confident Arabtec -Al Saad General Contracting, JV will deliver a high-quality and satisfactory finished product on time. "Our alliance with Arabtec Saudi Arabia has created a new perspective in building construction. We are confident of the pace of the work that we have observed which highlights Arabtec's project execution and management skills. He emphasized that those problems contributed to the drilling to a level greater than planned, as it, according to blueprints of the project was supposed to come down to a depth of 30 meters in «piles foundations», but because of poor soil we had to dig 50 meters, and the reform of land to build the foundations of the towers specifications and standards required, based on the recommendations of consultants and international experts were brought to the project, and raised the cost of the business and consulting cost rate of Lamar from 2.5 to 3 billion riyals.

And on the rumors about a dispute with the company «entity», he said Almushayt: «Cayan is a developer of the project, according to the contract, the role is a specific time period and a specific phase as well, and the contract expired the end of the time the first phase of the project». He pointed out that his company did not have a tendency to extend the contract with an entity more than the previous periods.

He pointed to the delivery of Zahran Company management and development of the project, and will be the start of the project clear to all.

^^^ yup the core of both towers has raised about two to three floors and if you're on site you could see that they have started working on the podium this week
