Exchange Regency is a project of Nobleland Ventures and is located in Ortigas Business District in Exchange Road opposite Benpres Bldg and this is just one of several lots they own in the area. This is their first project as Nobleland but according to their sales manager they were venture partner in Salcedo Park Condominium in Makati. Nobleland is owned by Linton Steels and I believe that they are well-known in the construction business. Exchange Regency will be 42 storeys tall and will have studio up to 3-Brs and also loft units. Their price range is from 1M to 4M.
Exchange Regency design is by Architect Albert S. Yu of ASYA Design.

Yeah, no kidding, eh? I plan to go to the showroom as soon as it opens. I'm curious to see what the floor plans are, amenities and the construction timeline. If the floor plans are okay, the amenities are top notched (i.e. roofdeck), and is a condotel, which the original Exchange Regency (by Ericsson) was, then I may actually grab this (although not right away....wait until I'm comfortable with the project) instead of Portivita... :yes:

makaww February 25th, 2007, 02:56 PM Nope. OCC and Exchange Regency will be back to back each other. Exact location of Exchange Regency is at Exchange rd. opposite Benpres Bldg.
Some more info about the project. Aside ASYA Design, Aromin and Sy will be their structural consultant, and Lor Calma Design is also involved with the project. The developer used to be a major stockholder (13%) of Solid Bank prior to merging with Metrobank. Metrobank bought their 13% and the 38% of the Madrigal Family to take control of Solidbank.
Some of their other projects are Salcedo Park Twin Tower in Makati, E-Square Bldg. in Ortigas, San Juan where NobleLand holds office, Park Tower in Tomas Mapua, Manila which is the corporate hq of Linton Inc., and Leighton Place Townhouses in New Manila.
They have a no reservation/no downpayment/no lumpsum promo with straight monthly payment for 36 months at zero% interest. A 22sqm studio/1BR is around 1.3M. Their showroom will be open by April.

Another pair of buildings not victimized by the Burgundy/West of Ayala wall to wall phenomenon (since according to Fhoy, they are not sticking and according to makaww, there is no other building in between them). And because OCC is an office tower with huge ceiling heights, the appearance of all three buildings in the immediate area (OCC, Antel and Exchange Regency) would have a healthy height differentiation arrangement (low, high, low...as if 38 for Antel and 42 floors for Exchange are low...LOL). I just hope if something is built on the vacant lot beside Union Bank that it would be a much shorter building than Union Bank itself....hope hope!
22 sq meters is a bit small though but again as mentioned before, if the floor plans suite me, the actual orientation is well known finalized, amenities are satisfactory, and the project is at a point that I'm comfortable it will be finished (since this IS the SECOND time "Exchange Regency" is being proposed), I may actually take a bite out of this project. Won't happen soon though but it will happen IF the conditions are met.... :yes:

To clarify, is the lot right beside OCC belong to Amberland too? Because the lot beside Union Bank does not belong to them and one can theoretically build something there. Plus my impression is there are two lots right beside the OCC building itself, one being occupied by OCC's construction equipment and the other being a parking lot(note that Discovery and Malayan also used the lot where Anson is right now to park the construction equipment while both buildings were under construction....).

queetz@home March 12th, 2007, 02:12 PM Hey has anybody been to SM MegaMall lately? They have a booth for Exchange Regency over there, including a model. I didn't have my digicam so I wasn't able to take pics but the building does look quite nice. I did manage to get a glimpse of the floor plans and the building seems pretty densely populated. I can't wait for the showroom to finish next month so we can get more details.
But judging by the size of the model and my recollection of the lot (since I have been in Tektite quite often recently)...there will be another vacant lot between One Corporate and Exchange Regency so imagine the two buildings being like Malayan and Discovery before Anson was built. The comment below is most likely incorrect... :rant:
OCC and Exchange Regency will be back to back each other.
Will need to confirm for sure once the showroom is up and running...

Same here. Although Avant is glassier and it seems like Avant uses cladding unlike ExReg which has concrete and faux-glass in the form of green concrete blending with the green glass.

I also saw the site, the corner right infront of Benpress with banners of the project. Exactly at the corner of Exchange (Tektite) and Jade Roads and Meralco Avenue. I wonder what floors and views the existing flyover would block.:ohno:
This is the first high-rise project of Nobleland Ventures designed by ASYA. Instead of 4 corners, the infinity design is a 6-corner 42-floor structure. I wonder how this project would proceed. Anyone know the background of this developer? Medyo delayed yung formal launch nila ng 2 months, I wonder if their construction will be the same.:bash:

Honestly, one of the developers of those two projects should just buy that lot and put a low rise, say a retail centre or permanent parking garage!

Looks like they want to offer lower priced units, but at their 6th floor, it's already at P 65,000/sqm for a flat unit and at the 37th floor loft, it's P84,000/sqm! Quite expensive for a pre-sell in this area IMO.
The most affordable loft unit, as per the agent is:
1br loft 37/38-Q (facing Antipolo Hills) 43sqm Php 3.6 M
2br loft 37/28-O (facing north) 57sqm Php 4.8 M

^^The pool area faces the lot at the back of the OCC. Best units are still the ones on top of the function room area, which faces Antipolo Hills.
Well, maybe, I'm just thinking, they have more options for combined units since the layout is more long/elongated than squarish. Hmmm...
On your question, The Rick,:wave: a cheapest studio of 22sqm in the ortigas center is about 8,000-9T unfurnished excluding association dues. A 68sqm would go for 15T, and this may already be a 2-br.
Crossroads,:wave: if you have a CER unit (hi future neighbor!!) which is almost along ADB avenue and along Ortigas avenue, IMO this is a better place to stay because of its proximity to transportation (MRT, bus, FX, jeep), malls, church, schools, etc. compared to Exchange Regency which is in the Tektite area, a good walk to Megamall pa din.
Kung rentals ang paguusapan, maganda din ang Eton since its along Emerald Avenue and almost at Ortigas Avenue. Maganda din tirahan. Mas condo residential in this area, than Exchange which are almost all offices. Actually, the difference in ambiance during weekday and weekend at Salcedo Village compared to Legaspi Village. At sa tingin ko, mas mataas ang valuation ng condos dito sa area nearest to Ortigas avenue, Emerald ave, ADB avenue, EDSA, and Shangrila. Yung dito kasi at the other side of Julia Vargas going towards Tektite, Pearl Avenue, San Miguel Avenue, Amber St. at the back of UA&P college, mas mababa ang mga condos kasi maraming luma na.
Just my 2 cents...

Units P,Q,R,S,T faces the Antipolo Hills ang is along Meralco Avenue. The units U,V,W,X, and A faces Benpress, Tektite along Exchange Road.
A 6th floor 1-br flat unit (6F) is P 1.4M, at 22sqm, and is along Jade Road, not too prime. Wow, Cityland sizes, so small! But not Cityland prices at their lowest floor and cheapest unit at around PhP 63T/sqm.
Groundbreaking is set on Sept 2007, and target turnover on Dec 2010.

Company General Manager Jonas O. Senia said Nobleland, formerly Globus Asia Realty Holdings, Inc., has five new projects in the pipeline, apart from its maiden project — the 42-storey Exchange Regency tower in Ortigas.
“We are concentrating our resources for this first project. All our other projects as Globus Asia were done through joint venture agreements. Right now we want to make sure that this first venture will fly,” he said.
Nobleland was organized in 1994 as Globus Asia, a real estate and holding firm, by Filipino- Chinese businessman Lim Ka Thong. Its mother company, steel importer Linton Incorporated, was established in 1954. NOBLELAND Ventures Inc., the real- estate unit of steel magnate Lim Ka Thong, is investing P1.3 billion in turning a parking lot in front of the Philippine Stock Exchange Building in Ortigas into a 42-floor condominium tower.
Jonas Sena, general manager of Nobleland Ventures Inc., told reporters his company is planning to start constructing the 783-unit Exchange Regency condominium in the fourth quarter of the year and is expected to be completed by 2010.
The company started preselling the units in January and 20 percent has been sold already.
The project, Sena said, has high ceilings and big windows typical of luxury condominiums, although the prices of the units only range from P1.4 million to P6 million.
The unit sizes range from 20 square meters to 120 square meters.
After the Exchange Regency, Sena said their next project will be a twin-tower condominium in Ermita, although he refused to give details of this yet.
Lim Ka Thong, Sena said, is a contemporary of Henry Sy and Lucio Tan, and started in the steel business before going into realty.
The company’s land bank, Sena said, now totals about 100 hectares in the provinces and almost five hectares in Metro Manila.
In the Ortigas central business district area, Sena said Nobleland has one hectare, including the 2,093-square- meter lot where the Exchange Regency will rise.
Sena said Nobleland is targeting, for the project, overseas Filipino workers and those working in Ortigas and are looking for a second home.

Actually, a 2,182 sqm lot has already been donated by the Fort Bonifacio Development Corporation to the PSE. However, they can swap this lot for office spaces which will be equivalent in value that Ayala Land will construct at the BGC area.
FBC Comment: Good news indeed! Currently, the PSE has 2 trading floors, one in Ortigas Centre (ie, Philippine Stock Exchange Centre, formerly called Tektite Towers) and another one at the Makati Central Business District (ie, Ayala Tower One at Ayala Avenue).
The presence of a unified trading floor will really make Bonifacio Global City (BGC) a true-blue Central Business District.
Ayala Land may construct an office tower at BGC equivalent to the Ayala Tower One at Makati City and turn over the "x" square meters of office space to this unified exchange.

At the rate our stock market is going, screwing up investors like crazy all because of some irrational fear that has little to do with us, including the constant drop of shares of Ayala Land, it makes me wonder how can they possibly raise the funds to build a major office block anywhere nowadays. If this is the start of a bear market, I think its de ja vu wherein there is all this talk of transfering the PSE to the BGC but nothing happened. Part of this sell off and screwing of investors is PSE management btw! :ohno:

Hi sir. Your concerns regarding our project is very much welcome.
Firstly, should PSE eventually moves to BGC by 2010, all the other offices will remain at TEKTITE TOWERS. And the other surrounding office buildings will stay where they are. Meaning, only the traders will leave. The rest will stay because majority of the businesses there caters to Ortigas market. I don't see why we should worry.

So even if the PSE moves to BGC, saying that this project will fail due to that action kinda doesn't make sense even if Tektite occupants are your target. You also have OCC to think about and we all know that the developer WILL finish that project. Just think of that as well.
The only thing that the developer should do is change the name. But he can always say that the project is named after the road beside it, which is currently Exchange Road, which is why Tektite Towers is named the way it is because that road used to be Tektite Road...

a. All the units they offer are lofts. Loft units tend to eat a lot of space, making the first level appear smaller. Loft units are not suited to those who have kids and those who are old. This will limit the users who can rent the unit.
b. The way the architecture of the building was designed seem to have not taken into consideration the view of each unit owner. We all know that in buying condominium, the view comes in first, after the location.

a. Condominiums in Makati are sprouting like mushrooms. People have a variety of choices to choose from. In terms of rental, you will compete with other condos around. Buying a unit in Makati is wise, only if its a stone-throw away to the mall.

I recently visited their showroom, and wow! It is huge! They told me that their company spent 30 - 50 million on the showroom. They own several lands in the Ortigas area and after this project, they'll be reusing their pricy showroom.
Love their combined units, and a good way to not pay tax. 2 titles for the combined units :)

When I visited their project site, I was allowed inside and they were busy excavating the area. They told me that they will be finish with the excavation sometime February.

I asked how deep is their target and a technical guy from the excavation contractor said that their target is only 8.8 m. below street level (that's even less than 1/3 of how deep we went for One Corporate Centre), good for 3 levels of basement. From what I saw, they should be able to finish excav including trimmings by end of February 2008. I wonder who's gonna be their major contractor here...

The Lanuzas still own the lot we're using as staging area for OCC. We have no plan of buying this lot in the near future, although it's true this was also offered to us same time when we bought OCC lot. Of course we at OCC hope the future owner of this lot won't block the view of future occupants on this wing of OCC... but that's about what we can only do for now.... hope

I'm not aware of this though. Perhaps once we vacate the lot as our staging area, we'll see if they still become interested. But then, they might be already working above ground level of the structure by that time. What I know is that the developer also owns the lot across towards megamall, the one currently being used as a parking lot. More likely, they'll allow this to be used by their contractor once construction starts.

MANILA, Philippines—The contract says you bought a 24-square-meter condominium unit. But when you receive the title, it says there you only got 23 sq m. What do you do then?
The Housing and Land Use Regulatory Board advises specific recourses for “shortchanged” buyers.
HLURB had earlier confirmed to Inquirer Property that there have been “many similar complaints” from condo unit owners, although the board did not indicate the actual number.
Mike Denava, legal officer of the HLURB, said discrepancies cannot be avoided, and if condo buyers encounter this problem, he or she should consider the following steps:
1 The unit owner may choose a refund of the excess payment or demand the developer to correct the size of the unit. If there’s no possibility to adjust the unit physically, then ask for the refund.
2 The owner should also review the master deed of restrictions. This deed stipulated the rights and obligations of both parties—developer and buyer—such as what belongs to the common area or up to what point belongs to the unit owner.
3 If it turns out that the measurement is short, follow suggestion No. 1. Denava explained that should a conflict arise between a developer choosing to refund the excess payment and a buyer demanding the unit be readjusted physically, the settlement of the case would take longer. “The HLURB, being the quasi-judicial agency, would have to decide on the issue,” he said.
4 The unit owner can file a complaint with the HLURB and the agency can conduct an ocular inspection upon the unit owner’s request. The HLURB’s authorized engineers (technical services unit) can then conduct actual measurements of the unit. Afterward, what is indicated in the title would be followed.
5 The standard way of measuring the unit is to measure from one face of the wall up to the other face of the wall, according to Section 6 of the Condominium Act or Republic Act 4726. This is unless otherwise expressly declared on the master deed of restrictions, said engineer Octavio Canta, head of HLURB technical services.
6 Can unit owners have an independent technical body measure the unit? Denava said the HLURB cannot assure owners that the findings of an independent body would be acceptable or conclusive for HLURB.

Do consider this. What I posted is more of a press release than a news article, the source need not be credited. It is published in several papers anyway, and they (developer) paid for it, so credits should go to the developer instead. I think there are certain articles which can be exempted from the SSC rule of indicating the source, especially when they are press releases from the developer. What do you think about it?

Maybe just like the way that Antel hoped their eastern view, with a full curtain wall, won't be blocked by the future tower which turned out to be OCC. But then again that's only what they were able to do back then... hope. :lol:
I'm guessing whatever will be built there will have a firewall on both sides since it's already sandwiched by two massive towers.
BTW, how big is that lot in relation with OCC's and Exchange Regency's?

Different innovations in architectural design and building construction will be highlighted at The Exchange Regency—a 42-story residential condominium tower developed by Nobleland Ventures Inc. as its second premier development.
Once it rises, The Exchange Regency will stand out in the imposing skyline of the Ortigas Business District by presenting a new innovation in its structure, called “architecture in motion.” The development is strategically located on a three-corner property at the convergence point of Exchange Road, Meralco Avenue and Jade Drive in Ortigas Center, Pasig City.
The sinuous building design will be achieved using an “infinity” structure designed by Arch. Albert Yu of ASYA Design Partner. This pattern was inspired by the “infinity” pictogram—an auspicious symbol that signifies luck, happiness and wealth. It also closely resembles the number 8 figure.
“Based on the infinity symbol, the building pattern will have six corners and six main columns instead of the standard building which has four corners and four columns,” said Nobleland Ventures General Manager Jonas O. Senia. “This will make the structure multi-faceted, because when you look at the building from different directions, it will not appear flat or bland. It is as if it is moving because it has different designs for each side. That is why we call it architecture in motion,” he explained.
From an aerial perspective, the tower’s contour will form a number 8 figure. Besides the aesthetic value, the architectural design will also form the basis of a more sensible building plan. “The building will have a stronger foundation because it will have more corners and columns. These advantages will make The Exchange Regency truly incomparable and innovative in its class, which we initially intended when we conceptualized the project,” Senia added.
The Exchange Regency will be more challenging to build, but Senia said that Nobleland is all the more motivated to complete the tower and present it to the market as a one-of-a-kind condominium development. Its unique building design presents various advantages, including panoramic views from the upper levels, wider hallways and higher ceilings that do not generate much heat inside the building. “That means additional savings in electricity and a general feeling of openness which cannot be found in other condo projects,” Senia noted.
Buyers can choose from different types of condo units that will suit their requirements: 1-bedroom flat units, 2-bedroom flat units, 1-bedroom lofts, 2-bedroom lofts, and 3-bedroom loft units. Units at The Exchange Regency are modular in design, so buyers also have the option of combining adjoining units. At present, a lot of buyers are taking advantage of this option and are buying two to three 1-bedroom units and combining them to achieve bigger space.
“Combining units becomes a more practical and affordable option, because the unit owner can enjoy bigger spaces at a better price. This follows our concept for The Exchange Regency where we wanted to come up with affordable pricing for condo living in a strategic area like Ortigas, but of high-end quality,” Senia said.
According to Senia, the construction is currently ahead of schedule. Nobleland Ventures Inc. has completed the basement excavation (including the last basement parking level). He also added that they have tapped CE Construction Corp. as their general contractor and have started the excavation for the structural foundation of the project.

MANILA, Philippines - A glut of office supply is forcing landlords to compete for limited tenants by lowering rent, according to a leading global property services company.
Benedicto Clark T. Miranda, director and head of Capital Markets and Investments for the Philippine office of Jones Lang LaSalle, said the Grade A office market is in for a rough ride as corporates cut back on spending amid an increasingly difficult business environment.
Miranda said developers or owners of prime office buildings are lowering rental rates by 15 to 20 percent to seek more tenants and woo clients back.
From a peak of P1,200 per square meter, office rental cost is reportedly now down to P700 to P800 per square meter.
“There’s a lot of supply coming on stream with BPO firms taking a step back and withholding expansion. To survive the crisis, developers are offering a lot of perks and longer terms to entice people to buy,” Miranda said.
He said the residential condominium market is also expected to sail choppy waters this year given an oversupply.
He said some 125,000 residential units are expected to come on stream between 2008 to 2011.
There was an increase in supply for condominium units by 141 percent and economic housing units by 55 percent from 2007 to 2008, which indicates a growing preference for packages.
In the face of a gloomy market, many developers would rather slow down project construction and new product launches as they focus on selling their inventory.
Last year, real estate companies built 360,000 square meters of office building space mostly catering to BPO firms, resulting in an excess of 145,000 square meters.

Only showing the skinny side of the building which in fact it is wider on the other sides as based on the rendering. As per the height, it says around 130+ meters but looking at it is beyond Antel's height which could be around 150 meters? Hopefully, there is nothing tall in between them otherwise we don't like to see a Burgundy/West of Ayala block c/o CPI.

The 4% to 6% of the contract price is what they said the overall turnover fee. It includes home owners fee, capital gain, meralco, h2o, and taxes.

According to Jonas Senia, general manager of Nobleland Ventures, the construction recently marked the 100 percent completion of the pre-cast wall of the building. “We are excited to announce that construction of the project is moving as scheduled. Installation of windows is 70 percent completed, while unit partitions are nearing 90 percent completion,” he noted.
“Applying of unit finishes, as well as the tiling of bedroom, dining, living, kitchen and toilet floors and installation of fixtures inside each toilet and bath have been finished simultaneously with the building of partitions. In the kitchen areas, cabinets with counter tops are already mounted in each unit,” he added.
The residential project had already completed the tower’s structural columns and foundation and all basement floors are now fully concrete. And in anticipation of the parking demand of tenants, the developers added another parking level to its original three-level parking space. An additional depth of 6.9 meters was also undertaken to create the new levels.
“Also currently underway is the painting of the interiors of each unit, as well as the exterior façade of the building. Thus, we are confident to announce that overall construction is progressing full ahead as planned,” he said.
The project will offer 783 affordably-priced one-bedroom and two-bedroom flat units as well as one-, two-, or three-bedroom loft-type units. All flat units are modular and can be combined, depending on the buyer’s requirements. These are available to buyers for their homes or as an investment for daily, weekly, or monthly rental through its professional condotel services.
The showroom of the project is at Nobleland Ventures’ office located along Julia Vargas Avenue, between San Miguel Avenue and Meralco Avenue, Ortigas Center, Pasig City

For bank financing i advice to call the international toll free like BPI may makakausap kang housing loan specialist sbihin nila syo kung ano mga requirements.

[jeyps] December 20th, 2010, 08:30 AM I went to the construction site last weekend. As of that time, 7th floor is set for veiwing. They had everything almost complete, floor tiles, doors, ceiling, walls, windows, bathroom fixtures... except for the lighting. The lobby and halls meet my expectations. I liked the door knob and the bathroom fixtures, even the light switches... it is way above my expectations. What I saw is an exhaust system coming from the bathroom and kitchen going out to the window. They had it covered naman pero I would advice having a cabinet above the kitchen sink. Maganda din ung mga studio turned one bedroom units (24sqm)... tamang tama lng para sa mga working singles. If I will compare it with its showroom models, ung showroom is longer but narrower while the actual unit is shorter but wider. Ok din ung ginawa nila na patuyuan ng damit... actually it is a provsion for the window type aircon... pero kc imbis nga n nakikita sa labas ng building ung back portion ng aircon, they hide it and made it as part of the structure of the building where the bottom part is a space in which wet clothes can be hanged to dry. May maliit n pintuan to access it from the bedroom, it is beside the window. Its size varies from one type of unit to another.
Based from the agents in the showroom, they said the condotel operator is not one of those operators within the city (this I think is good, this would mean they will compete with other operators like in Astoria, Malayan, etc). I haven't been in Punta Fuego, so I can not say anything about it but it sounds good. I think they have a rapport in this kind of business. When I heard from them that they will operate the condotel part of the Exchange, I was thrilled (though I do not invest in the condotel of exchange). Kasi shempre, this will add value din s unit owners.

it would really depend on your plans and intention. normally, investors buy a unit, furnish it and have it rented. downside of this is, if you don't have a broad network of clients and brokers to work on your unit, it would take time before you could find a tenant esp. taking into consideration the competition in the market. a condotel on the other hand, saves you from that "work" of having to find a client as the developers, or the one who would be managing the condotel, would be in charge of looking for a tenant for you. all you have to do is wait for the rentals/ shares, depending on how it would be managed. should you be interested to know more options or suggestions, pm me i may be able to help you on this :)

my biggest concern is that I will not be able to pay for amortization.
their proposal says that it will self liquidate, with the yearly earnings bigger than the amortization.
man, its really hard to decide, especially because its hard earned money.

The chances of the monthly condotel rental being able to cover your monthly payments is good, however, although it's a slim chance of happening, there are always problems that could arise. Like the company going belly up, or some calamities hitting PI and construction stops, no one knows the future. I would never take any chance if I can't cover the monthly payment myself if things don't go right.

i think its a good investment specially because of the location that's near
business districts and commercial areas, not as crowded like in makati and not as expensive like in Global City.
Realize appreciation when you also resell your condotel and in time your condo hotel unit has potential to appreciate because of its quality location, professional hotel managemnet and luxury amenities and the value of this vacation home should increase.
