I think it's almost a surplus situation for Baan Klang Krung on the unblocked sides "The whole Tower B and part of Tower A's East side)

The Hotel development will contains almost 3 levels of neighborhood retail areas that The Baan Klang Krung will gains a tremendous benefits from.

Apartfrom 2 derect road access from both Phayathai and New Petchaburi road, and a irresistiable short distance from the skytrain...I would probably say it's almost the best time to buy all those resales units that owner are reselling due to the panic-period of scaring that their Tower A unit views going to be block.

However, I couldnt agree more that the view issue is not-less important than anyother factors for condominium living, but Location, Location and Location is also another thing that cannot be missed out.

Not only mentioned issues that probably compliment The Baan Klang Krung but also The surrounding Landscape Environment and Safety factors which will sure be a lot higher almost double.

I'v seen the rough plan for the Hotel project, sadly the whole west side of Tower A will completely be blocked., 12 meters building-to-building gap according to the urban regulations.

I'm seeing the blocking view case quite almost as regular in the middle of Sukhumvit area, also I havnt seen much distressive actions from those. For example I bought in The Emporio eventhough I'm on the highest floor but I'm also fully aware that sooner or later if you having a clear blue skyview, someday sooner or later as long as the economic still developing and people still growing and populate, There will be something coming infront of your nomatter where your are or how high you be. And I'm 100% certain on my decision.

its amazing that TCC Hotel can buy or lease that huge piece of land right on the corner......they must be very skillful in negotiating for so many adjacent plots? or just offered super amount of money :)

also I think this make Villa Ratchathewi more attractive right? more nearby facilities and eateries and places :okay:

Yes, its inevitable that such a central location next to a skytrain station would be developed....but I think little neighborhood shops and eateries will still live on in quieter sub-sois :)

also the name is a temporary placeholder Im sure...if its part of the Imperial group it will probably be named something like "Imperial Ratcha Hotel" or "Imperial Bara Hotel" just a wild guess :yes:

i totally agree with you... i think we are beginning to see the benefits of having a proper city plan + zoning laws...

a lot of highrises are popping up around bts / mrt stations around town which is great.

There are a few of those houses in the area. I wonder what it looked like before all shophouses were built.

in my opinion, such a house should get a special consideration and should not be taken down, in a few decades should all houses like this one be destroyed to make way for tall and soulless buildings, you people of Bangkok will look back at the past bitterly.

Hello there,

As you know, not far from Ratchatevee BTS station sits a beautiful old teak house surrounded by old concrete slabs.

When I walked over to the BTS station this week, I noticed that demolition work has started on the building besides the station..... a/c units had been removed and fittings being taken down.

Anything to rise here... I think I saw somewhere on this forum a project proposal for a hotel on this corner?

I'm deeply sorry I don't have the full overlook as of yet... it's a lot to keep an eye on. :nuts:

I passed by the site today. The demolition work was underway on many shophouses. Only a few shops and restaurants remain open.

A fruit vender there told me that the contract of one of the restaurants will end in April next year, so I expect that the site will be cleared and ready in Q2 next year.

I hope there is some way to move and preserve that nice wood heritage house in the middle :dj: ...

I fully agree... they should try to move it to the very front or one of the sides!

Where are all the displaced tenants/residents going to live?

I agree, appalling news about the old house... because nothing can ever replace it... and it was also a peaceful vision amidst pratunam fumes and racket on the way to pantip plaza from ratchatewi BTS... :(

ทั้งนี้ ฐานเศรษฐกิจได้รับการเปิดเผยจากแหล่งข่าวในวงการที่ดินรายหนึ่งว่า ที่ดินบริเวณดังกล่าวรวมพื้นที่ทั้งหมดมีจำนวน 6 ไร่ 79 ตารางวา เป็นของตระกูล " มาลากุล" โดยได้ขายให้กับนายอธิชาติ จุฬางกูร ไปในราคาประมาณ 1,000 ล้านบาท รวมที่ดินที่เป็นบ้านเก่าอีกหนึ่งหลังซึ่งเป็นของ มล.ปราลี มาลากุล ด้วย โดยนายอธิชาติ มีแผนที่จะลงทุนในอสังหาริมทรัพย์แบบครบวงจรหรือคอมเพล็กซ์ ประกอบด้วย โรงแรม,เซอร์วิสฯ และศูนย์การค้า มูลค่าโครงการไม่ต่ำกว่า 5,000 ล้านบาท ซึ่งแหล่งข่าวยังยืนยันด้วยว่านายอธิชาติ จุฬางกูร จะเป็นผู้ลงทุนเองไม่ได้นำที่ดินไปขายต่อหรือปล่อยให้นายเจริญ สิริวัฒนภักดี เช่าเพื่อทำโรงแรมและเซอร์วิส อพาร์ทเมนต์ ตามที่เป็นข่าวมาก่อนหน้านี้


อย่างไรก็ดี จากการสอบถามผู้ที่ยังผู้อยู่อาศัยในตึกแถวรายหนึ่งซึ่งยังไม่ได้ย้ายออกไปเปิดเผยว่า ได้เช่าตึกแถวมาจากเจ้าของที่ดิน โดยสัญญาเช่าแล้วแต่ตกลงมีทั้งสีญญา 10 ปี และสัญญา 20 ปี ขณะนี้สัญญาเช่าบางส่วนได้หมดอายุลง และเจ้าของที่ดินได้แจ้งให้ทราบว่าจะไม่มีการต่อสัญญาอีกเพราะต้องการขายที่ดิน ซึ่งคนที่พอใจในค่าขนย้ายและค่าชดเชยที่เจ้าของที่ดินให้ในกรณีที่ยังไม่หมดสัญญาก็ยินดีที่จะย้ายออก ส่วนบางรายที่ยังไม่ยอมย้ายออกเพราะไม่พอใจในค่าขนย้ายแม้ว่าสัญญาจะหมดอายุแล้วก็ตามและคิดว่าหากยื้อเอาไว้อาจจะได้ราคาสูงกว่านี้


ทั้งนี้ ก่อนหน้านี้ฐานเศรษฐกิจได้เคยนำเสนอไปว่าตระกูล "จุฬารกูร" ได้เข้าซื้อที่ดินแปลงนี้ในราคาประมาณ 1,000 ล้านบาท โดยมีผู้ยืนยันว่าได้เห็นโฉนดที่ดินแปลงดังกล่าวเป็นชื่อของนายอธิชาติ จุฬารกูลจริง ไม่ใช่ชื่อนายเจริญ สิริวัฒนภักดี


นอกจากนี้ ทายาทตระกูลเรืองกฤตยา นายชานนท์ เรืองกฤตยา ในฐานะกรรมการผู้จัดการ บริษัท อนันดา ดีเวลลอปเมนท์ จำกัด ได้ตัดสินใจซื้อที่ดินที่เป็นอาคารพาณิชย์ติดกับอาคารพญาไท ตรงข้ามกับกรมปศุสัตว์ จำนวนประมาณ 10 คูหา เพื่อขึ้นโครงการคอนโดมิเนียมไอดีโอ คิว พญาไท เป็นอาคารสูงขนาด 38 ชั้น จำนวน 446 ยูนิต ราคาขายเริ่มต้นยูนิตละ 3 ล้านบาท โดยนายชานนท์ เรืองกฤติยา เปิดเผยว่า ได้ซื้อที่ดินมาตั้งแต่กลางปี 2550 ที่ผ่านมาขนาด เกือบ 3 ไร่ แต่ไม่ขอเปิดเผยถึงราคาที่ซื้อมาแต่ยอมรับว่าที่ดินบริเวณดังกล่าวมีราคาแพง


แหล่งข่าวรายเดิมเปิดเผยต่อว่า ยังมีที่ดินข้างโรงแรมเอเชีย ที่ต้องการขายอีก 1 แปลง อยู่ระหว่างโรงแรมเอเชียกับอาคารที่จอดรถของโรงแรม ปัจจุบันเป็นร้านล้างรูป ร้านขายยา ร้านอาหาร และร้านเซเว่น อีเลฟเว่น จำนวนประมาณ 10 คูหา พื้นที่รวม 2 ไร่ ซึ่งเป็นที่ดินของนายพารณ อิศรเสนา ณ อยุธยา อดีตผู้บริหารเก่าบริษัท ปูนซีเมนต์ไทย จำกัด (มหาชน) แต่ยังไม่มีผู้ซื้อเนื่องจากราคาค่อนข้างแพง นอกจากนั้นแล้วยังต้องรับภาระเรื่องการขับไล่ผู้อยู่อาศัยเดิมอีก ทั้งนี้ จากการสอบถามผู้ค้าที่ยังค้าขายภายในตึกแถวดังกล่าวซึ่งได้เปิดเผยว่า ได้ยินมาเหมือนกันว่าเจ้าของที่ดินแปลงนี้ต้องการขาย แต่ไม่รู้จะสอบถามใครได้เพราะไม่รู้ว่าเจ้าของที่ดินที่แท้จริงเป็นใคร เนื่องจากเช่าต่อมาจากผู้เช่าอีกรายหนึ่ง


อย่างไรก็ดี ในการตรวจสอบครั้งนี้พบว่า การซื้อขายที่ดินบริเวณสี่แยกราชเทวีได้เริ่มคึกคักขึ้นตั้งแต่ที่กลุ่มของนายเจริญ สิริวัฒนภักดี เจ้าพ่อเบียรช้างได้เข้าซื้อที่ดินพื้นที่ประมาณ 2-3 ไร่ ใกล้ๆกับกรมปศุสัตว์บริเวณสี่แยกราชเทวี ผุดคอนโดมิเนียมหรูภายใต้ชื่อโครงการ "วิลล่า ราชเทวี" เมื่อต้นปี 2550 ซึ่งก่อนหน้านี้บริษัท เอเชี่ยน พร็อพเพอร์ตี้ ดีเวลลอปเมนท์ จำกัด (มหาชน) ได้ซื้อที่ดินที่อยู่ติดกับสถานบันเทิงฮอลีวู้ด สตรีท จำนวน 4 ไร่ มูลค่าประมาณ 300 ล้านบาท ผุดคอนโดมิเนียมดิเอสเดรท@สยาม จำนวน 400-450 ยูนิต โดยถือเป็นกลุ่มทุนรายแรกที่เข้าซื้อที่ดินบริเวณดังกล่าว


นอกจากนี้เมื่อกลางปี 2550 ได้มีกลุ่มทุนเจ้าของธุรกิจคอมพิวเตอร์ VZIO และเจ้าโครงการบ้านจัดสรรภายใต้แบรนด์ "บ้านอักษรา" ได้เข้าซื้อที่ดินขนาด 2 ไร่ หลังโรงแรมเอเชีย ในซอยพญานาค ผุดโครงการคอนโดมิเนียม Wish@saim จำนวน 284 ยูนิต และสามารถปิดการขายได้ภายใน 2 วันเท่านั้น และยังอยู่ระหว่างการมองหาที่ดินบริเวณราชเทวีเพิ่มเพื่อพัฒนาโครงการคอนโดมิเนียมอีก 2-3 โครงการในปี 2551 เนื่องจากมองว่าทำเลดังกล่าวเป็นชุมชนเก่ามีกำลังซื้อที่สูงมาก อยู่ในช่วงขยายครอบครัว กำลังมองหาที่อยู่อาศัยใหม่ที่ไม่ไกลจากถิ่นเดิม ในขณะที่ซัพพลาย์ในบริเวณดังกล่าวยังมีไม่มาก


ทั้งนี้ ฐานเศรษฐกิจ ยังได้สำรวจการลงทุนเพิ่มเติมไปยังบริเวณ ถนนพหลโยธินตั้งแต่อนุสาวรีย์ชัยสมรภูมิไปจนถึงสถานีบีทีเอสหมอชิต ซึ่งพบว่าได้มีกลุ่มทุนใหม่เข้ามาซื้อที่ดินติดถนนขนาดประมาณ 1-2 ไร่ เพื่อพัฒนาคอนโดมิเนียม บริเวณสถานีบีทีเอสสะพานควาย ได้แก่ โครงการดิอารีย์ คอนโดมิเนียม มีพื้นที่โครงการทั้งหมด 239 ตารางวา เป็นคอนโดมิเนียมโรวไรท์ สูง 8 ชั้น มีจำนวน 51 ยูนิต ราคาขายอยู่ที่ 65,000 บาทต่อตารางเมตร ขนาดเริ่มต้นอยู่ที่ 44.53 ตารางเมตร และโครงการเอ็มบี แกรนด์ คอนโดมิเนียม ของบริษัท เอ็มบี ทาวเวอร์ จำกัด ซึ่งเป็นกลุ่มทุนสถาปนิก พื้นที่ประมาณ 1 ไร่ครึ่ง ขนาดความสูง 19 ชั้น มีจำนวน 152 ยูนิต พื้นที่เริ่มต้นตั้งแต่ 29-69 ตารางเมตร ราคาขายอยู่ที่ 68,000 ต่อตารางวา อย่างไรก็ตาม บริเวณดังกล่าวยังเป็นสถานที่ตั้งคอนโดมิเนียมของผู้ประกอบการรายใหญ่อีกหลายค่ายเช่นโครงการเดอะไลฟ์@พหลโยธินของบริษัท เอเชี่ยน พร็อพเพอร์ตี้ ดีเวลลอปเมนท์ จำกัด (มหาชน) โครงการ IDEO พหลโยธิน ของบริษัท อนันดา ดีเวลลอปเมนท์ จำกัด และโครงการเซ็นทริค พหลโยธิน ของบริษัท เอสซีแอสเสท คอร์ปอเรชั่น จำกัด (มหาชน) และ โครงการโนเบิล รีเฟล็กซ์ ของบริษัท โนเบิล ดีเวลลอปเมนท์ จำกัด (มหาชน)


โดยนายกิตติศักดิ์ จำปาทิพย์พงศ์ รองประธานเจ้าหน้าที่บริหาร บริษัท ฮาริสัน (ประเทศไทย) จำกัด เปิดเผยว่า ที่ดินในเมืองปัจจุบันนี้มีน้อยลงทำให้มีราคาซื้อขายที่สูง และที่ดินแปลงใหญ่ผู้ที่ครอบครองโดยมากเป็นกลุ่มตระกูลเก่า ซึ่งจะขายก็ต่อเมื่อได้ราคาดี สำหรับทำเลราชเทวีปัจจุบันซื้อขายกันอยู่ที่ 370,000 บาทต่อตารางวา โดยกลุ่มทุนต่างชาติจะนิยมซื้อที่ดินในย่านสุขุมวิท สาทร สีลม และบริเวณติดริมแม่น้ำเจ้าพระยา ส่วนกลุ่มทุนไทยจะนิยมซื้อที่ดินบริเวณพหลโยธิน รัชดาภิเษก อย่างไรก็ดี ขณะนี้ครบรอบที่ผู้ประกอบการจะต้องหาซื้อที่ดินเพื่อรองรับการพัฒนาแล้ว เพราะที่ดินเดิมที่มีอยู่ในมือหมดลง ทั้งนี้จากปัญหาราคาที่ดินที่ขายแพงขึ้นและต้นทุนที่เพิ่มขึ้นในปีหน้า ผู้บริโภคจะเสียเงินซื้ออสังหาริมทรัพย์ที่แพงขึ้นอย่างน้อย 5% ขณะเดียวกันการแข่งขันในปีหน้าจะลดน้อยลงเพราะเหลือแต่ผู้ประกอบการรายใหญ่

- ตึกแถวตรงหัวมุมที่เห็นในภาพสุดท้ายจะโดนทุบหมดครับ ตอนนี้ผู้เช่าย้ายออกไปหมดแล้ว ร้างทุกห้องครับ
สว่นห้องที่ยังมีคนอยู่ จะมีแค่นิดหน่อยทางด้านถนนเพชรบุรี

- ตึกแถว 5 คูหาที่ติดกับ coco-walk ที่เห็นในภาพแรก โพส81 ผมเองก็ไม่แน่ใจเหมือนกัน เพราะวันที่ผมไป ร้านครัวทักษินกับร้านก๋วยเตี๋ยวร้านนึงยังเปิดปกติ ส่วนอีก 2 คูหาปิดอยู่ แต่ดูแล้วไม่ร้าง
อาจจะเพราะยังไม่หมดสัญญามั้งครับ (?) เพราะ บ้าน/อาคารที่อยู่ด้านหลังตึก 5 คูหานี้ก็ทุบไปแล้วเหมือนกัน

แลนด์ลอร์ดอ่วม! ทำเลไข่แดงทรัพย์สินจุฬาฯ มาบุญครอง เซ็นเตอร์พ้อยท์เก่า สยามพารากอน ที่ดินย่านเขตราชเทวี เพชรบุรี ประตูน้ำ -ที่ดินแยกราชเทวีของตระกูลจุฬากรู แจ๊กพอต !กทม.เตรียมคลอดกฎคุมเข้มตึกสูงรอบวังสระประทุม ในรัศมี 500 เมตร กำหนด 2 บริเวณห้ามสร้าง-ดัดแปลงอาคารสูงเกิน7-8ชั้น จากเดิมผุดตึกสูงได้ 20-30 ชั้น ส่งราคาที่ดินรูดกว่า 50 % จาก 3แสน-เฉียดล้านบาทต่อตารางวา คาดบังคับใช้ไม่เกินกรกฎาคมนี้


นางพยงค์ หาญพัฒนนันท์ ผู้อำนวยการกองควบคุมทางผังเมือง กรุงเทพมหานคร เปิดเผย"ฐานเศรษฐกิจ"ว่า ทางกทม.เตรียมใช้บังคับร่างข้อบัญญัติกรุงเทพมหานครเรื่องกำหนดบริเวณห้ามก่อสร้างหรือดัดแปลงอาคารบางชนิดหรือบางประเภทในพื้นที่บางส่วนในท้องที่แขวงถนนพญาไท แขวงถนนเพชรบุรี เขตราชเทวี และแขวงปทุมวัน แขวงวังใหม่เขตปทุมวัน กทม. พ.ศ... หลังจากสภากทม. เห็นชอบในหลักการ ซึ่งร่างข้อบัญญัติดังกล่าวอยู่ที่นายอภิรักษ์ โกษะโยธิน ผู้ว่าราชการกรุงเทพมหานคร เตรียมส่งประกาศในราชกิจจานุเบกษาเร็วๆนี้


ขณะที่นางเมธาวี ธารดำรง สมาชิกสภากทม. เขตปทุมวันกล่าวยืนยันว่า ข้อบัญญัตินี้มีผลบังคับใช้แน่นอน เพื่อความปลอดภัยต่อวังสระประทุม คาดว่าจะมีผลบังคับใช้ไม่เกินเดือนกรกฎาคมนี้หรือก่อนสภากทม.เปิด


ด้านแหล่งข่าวจากกรุงเทพมหานคร (กทม.) กล่าวเพิ่มเติมว่า บริเวณที่อยู่ในข่ายควบคุม ในรัศมีโดยรอบวังสระปทุม 500 เมตร ครอบคลุมพื้นที่ 4-5 ตารางกิโลเมตรหรือประมาณ 3,000 กว่าไร่ ซึ่งกำหนดไว้ 2 บริเวณด้วยกัน ได้แก่ บริเวณที่ 1 ห่างจากวังสระปทุมรัศมี 300 เมตร ทิศเหนือจดซอยพญานาคถนนเพชรบุรี ทิศตะวันออกจดแนวเขตที่ดินสถานเอกอัครราชทูตสาธารณรัฐอินโดนีเซีย และคลองอรชร ทิศใต้จดถนนพระราม 1 จากคลองอรชรไปทางทิศตะวันตกจนไปจดซอยเกษมสันต์ 2 ทิศตะวันตกจดซอยเกษมสันต์ 2 และซอยเพชรบุรี 12 บริเวณนี้ห้ามก่อสร้างอาคารที่มีความสูงเกิน 16เมตร ใกล้วังสระปทุม


ส่วนบริเวณที่ 2 ห่างจากบริเวณที่ 1 ออกไปรัศมี 500 เมตร ทิศเหนือจดถนนเพชรบุรีและทางรถไฟสายตะวันออก ทิศตะวันออกจดถนนราชปรารภและถนนราชดำริ ทิศใต้จดที่ดินโรงพยาบาลตำรวจด้านใต้ถนนอังรีดูนังต์ซอยจุฬา 62 และซอยจุฬา 12 หรือสิ้นสุดบริเวณสถาบันเทคโนโลยีราชมงคลอุเทนถวาย ทิศตะวันตกจดถนนบรรทัดทองบริเวณนี้สร้างอาคารสูงได้ไม่เกิน 23เมตร หรือ 7-8 ชั้น


ทั้งนี้ข้อบัญญัติดังกล่าวจะมีผลบังคับเฉพาะอาคารใหม่ ที่ขออนุญาตหลังจากข้อบัญญัติมีผลบังคับใช้เท่านั้น โดยทุกอาคารที่ก่อสร้างในรัศมีดังกล่าว จะต้องก่อสร้างผนังอาคารส่วนที่สูงเกิน 5เมตรวัดจากระดับพื้นดินต้องมีลักษณะอาคารเป็นผนังทึบ หรือผนังบล็อกแก้วและต้องไม่มีช่องเปิดประตู หน้าต่างช่องระบายอากาศ หรือช่องแสง ระเบียง ไม่มีบันไดยื่นออกนอกอาคารด้านวังสระปทุม และดาดฟ้าของอาคารต้องทำผนังทึบริมอาคารสูงจากดาดฟ้าไม่น้อยกว่า 2เมตร เป็นต้น ส่วนอาคารเก่าจะได้รับยกเว้น เว้นแต่ ห้ามดัดแปลงหรือเปลี่ยนการใช้อาคารที่อยู่ในข่ายต้องห้าม


อย่างไรก็ดียอมรับว่าทำเลไข่แดงใจกลางเมืองได้รับผลกระทบจากร่างข้อบัญญัตินี้ และส่งผลให้มูลค่าที่ดินลดลงมากถึง 40-50 % ได้แก่ ที่ดินทรัพย์สินจุฬาฯที่จะครอบคลุม มาบุญครอง เซ็นเตอร์พ้อยท์เก่า สยามสแควร์ สยามพารากอน ถนนอังรีดูนังต์บริเวณโรงพยาบาลตำรวจร้านสุกี้ยากี้ที่จุฬาฯมีแผนทุบให้เอกชนพัฒนาเป็นตึกสูง ตลาดกลางหรือตลาดมั่นคง อีกทั้งศูนย์เซียงกงอาจถูกกระทบแต่ไม่มาก


ส่วนราคาที่ดินอยู่ที่ 300,000-400,000 บาทต่อตารางวา โดยเฉพาะย่านสยามสแควร์ เซ็นเตอร์พ้อยท์เก่าจะกระทบค่อนข้างมาก เนื่องจากเป็นทำเลที่ดี ที่สุดของสำนักงานจัดการทรัพย์สินจุฬาฯ และ บริเวณดังกล่าวผังเมืองรวมกทม. กำหนดการใช้ประโยชน์ที่ดินเป็นย่านพาณิชยกรรมหรือ พื้นที่สีแดง อัตราส่วนพื้นที่อาคารต่อพื้นที่ดิน (FAR ) 10 : 1 หรือ พัฒนาได้ 10 เท่าของแปลงที่ดิน เช่น หากมีที่ดิน 1ไร่หากต้องการพัฒนาเต็มพื้นที่ จะพัฒนาได้สูง 10 ชั้น หากต้องการพัฒนาเพียงครึ่งไร่ สามารถสร้างอาคารสูงได้ถึง 20 ชั้นแต่ในอนาคตสร้างได้ไม่เกิน7-8 ชั้น


นอกจากนี้ บริเวณหัวมุมศูนย์การค้าประตูน้ำพลาซ่า ของดร.ปลอดประสพ สุรัสวดี บริเวณตลาดประตูน้ำ ฝั่งตรงกันข้าม ริมคลองแสนแสบตลอดแนวจะเป็นศูนย์การค้าแพลตินัม สถานทูตอินโดนีเซีย และสิ้นสุดบริเวณข้างอาคารพันธุ์ทิพย์พลาซ่า บริเวณนี้ราคาที่ดินไม่ต่ำกว่า 400,000 บาทต่อตารางวา ซึ่งผังเมืองกำหนดการใช้ประโยชน์ที่ดินเป็นพื้นที่สีน้ำตาลหรือที่ดินอยู่อาศัยหนาแน่นมาก พัฒนาได้ 8 เท่าของแปลงที่ดิน หรือ FAR 8:1


อีกทำเลเป็นเขตราชเทวี บริเวณสถานีรถไฟฟ้าบีทีเอส ราชเทวีทั้งเวิ้ง โดยผังเมืองกำหนดเป็นพื้นที่สีแดงย่านพาณิชยกรรม พัฒนาได้ 10 เท่าของแปลงที่ดิน หรือ FAR 10:1 แต่อนาคตสร้างไม่ได้แล้ว


ด้านนายแคล้ว ทองสม ผู้อำนวยสำนักประเมินราคาทรัพย์สิน กรมธนารักษ์ กล่าวว่า หากบริเวณใดที่ถูกจำกัดการพัฒนาโดยระเบียบข้อกฎหมายมูลค่าที่ดินและอาคารจะลดลง โดยเฉพาะที่ดินว่างเปล่า อาคารตึกแถวที่ทุบแล้วแต่รอการพัฒนา เช่นที่ดินสยามพารากอน สยามสแควร์ราคาซื้อ-ขายอยู่ที่ 600,000 กว่าบาทต่อตารางวา มาบุญครอง 1,000,000 บาทต่อตารางวา หากในย่านนั้นไม่สามารถพัฒนาได้เพียงครึ่งเดียวจากที่เคยเปิดให้พัฒนาได้ราคาที่ดินก็จะลดลง ครึ่งหนึ่งของราคาปกติ


ขณะที่ นายกิติศักดิ์ จำปาทิพย์พงศ์ รองประธานเจ้าหน้าที่บริหาร บริษัท ฮาริสัน จำกัด (มหาชน) กล่าวว่า บริเวณสี่แยกราชเทวีถือเป็นอีกจุดหนึ่งของทำเลไพรม์แอเรียซึ่งในอนาคตจะเป็นส่วนต่อขยายจากสยามสแควร์ซึ่งจะเกิดแหล่งช็อปปิ้งที่เชื่อมต่อกันจาก สยามเซ็นเตอร์ สยามสแควร์ ห้างสรรพสินค้ามาบุญครอง เชื่อมต่อไปถึงศูนย์การค้าพันธุ์ทิพย์พลาซ่าและศูนย์การค้าแพลตินัมวกกลับมายังเซ็นทรัลเวิลด์ ศูนย์การค้าเกษร พลาซ่า สยามพารากอน กลายเป็นเซ็นเตอร์ของแหล่งช็อปปิ้งขนาดใหญ่ แต่หากมีกฎหมายควบคุมการก่อสร้างอาคารสูงบริเวณโดยรอบวังสระปทุมจริงก็จะกระทบต่อนักลงทุนพอสมควรเพราะจะทำให้ใช้ประโยชน์จากที่ดินได้น้อยลง


รวมถึงการจำกัดลักษณะของการลงทุนเช่นการที่ไม่สามารถสร้างอาคารสูงได้ ก็อาจจะทำได้แต่เพียงศูนย์การค้าทั้งที่บริเวณดังกล่าวเป็นเซ็นเตอร์ของแหล่งช็อปปิ้งต่างๆ เช่นเดียวกับถนนออชาร์ดของประเทศสิงคโปร์ซึ่งในต่างประเทศนั้นบริเวณรัศมีรอบสถานีรถไฟฟ้าจะต้องมีช็อปปิ้งมอลล์ โรงแรม เข้ามารองรับ และมีที่อยู่อาศัยประเภทคอนโดมิเนียมเข้ามารองรับไลฟ์สไตล์การใช้ชีวิตแบบใหม่ ซึ่งการที่สามารถสร้างศูนย์การค้าแต่เพียงอย่างเดียวจะทำให้มีระยะเวลาการคืนทุนที่นาน ส่วนผลกระทบที่เกิดขึ้นกับราคาที่ดิน เมื่อไม่สามารถใช้ศักยภาพบนที่ดินได้เต็มที่ราคาตลาดจะต้องลดลงถึง 50% นายกิติศักดิ์ กล่าว

ยกตัวอย่างบริเวณสี่แยกราชเทวีจากเดิมที่ขายตารางวาละ 500,000-600,000 บาท จะเหลือเพียงตารางวาละ 100,000 กว่าบาท ส่วนบริเวณที่สองสร้างได้ไม่เกิน 23 เมตร จากราคา 400,000-500,000 แสนบาทต่อตารางวา เหลือเพียง 200,000กว่าบาทต่อตารางวา ซึ่งราชเทวีกำลังได้รับความนิยมจากกลุ่มทุนรายใหญ่ทั้งในเรื่องของการสร้างคอนโดมิเนียมตามแนวรถไฟฟ้าและโรงแรม และมีการกว้านซื้อเป็นจำนวนมากเพราะที่ดินในเมืองนับวันมีแต่จะหายาก


นายธารธร อักรานุวัฒน์ ผู้จัดการฝ่ายการตลาด บริษัท สยามนุวัฒน์ จำกัด ผู้พัฒนาโครงการคอนโดมิเนียมภายใต้แบรนด์ "Wish@สยาม" ในซอยพญานาค เขตราชเทวี กล่าวว่าโครงการของบริษัทไม่ได้รับผลกระทบเนื่องจากอยู่ในบริเวณที่สองสร้างได้สูงไม่เกิน 23 เมตร ส่วนโครงการใกล้เคียงเช่นไอดีโอคิวพญาไท (IDO) ก็ไม่ได้รับผลกระทบเช่นกัน


อย่างไรก็ดีก่อนหน้านี้มีกลุ่มทุนรายใหญ่ "อธิชาติ จุฬากูร" ได้กว้านซื้อที่ดินหัวมุมสี่แยกราชเทวีบริเวณที่เป็นเวิ้งร้านแว่นตาจากตระกูลเก่า "มาลากุล" ซึ่งเป็นของม.ล.ปราลี มาลากุล พื้นที่ 6 ไร่ 79 ตารางวามาในราคาประมาณ 1,000 ล้านบาท โดยมีแผนที่ลงทุนอสังหาฯครบวงจรหรือคอมเพล็กซ์ ประกอบด้วย โรงแรม เซอร์วิสอพาร์ตเมนต์ และศูนย์การค้า มูลค่าไม่ต่ำกว่า 5,000 ล้านบาท ความคืบหน้าขณะนี้อยู่ระหว่างไล่ทุบตึกแถวซึ่งถ้าหากกลุ่มทุนดังกล่าวยังไม่ได้ใบอนุญาตในการก่อสร้างเชื่อว่าจะได้รับผลกระทบอย่างแน่นอน


นอกจากนั้นยังมีที่ดินของนายพารณ อิศรเสนา ณ อยุธยา อดีตผู้บริหารบริษัท ปูนซิเมนต์ไทย จำกัด (มหาชน) ซึ่งอยู่บริเวณด้านข้างโรงแรมเอเชียซึ่งปัจจุบันเป็นตึกแถวประมาณ 10 คูหาพื้นที่ราวๆ 2 ไร่ที่ต้องการจะขายแต่ที่ผ่านมายังไม่มีกลุ่มทุนรายใดเข้าซื้อโดยแหล่งข่าวในวงการที่ดินกล่าวว่าเพราะนายพารณตั้งราคาขายที่สูงเกินไป นอกจากนั้นแล้วผู้ซื้อยังต้องรับภาระเรื่องการขับไล่ที่อีกโดยถ้าหากร่างกฎหมายห้ามก่อสร้างอาคารสูงบริเวณรอบวังมีผลบังคับใช้เชื่อว่าจะทำให้ราคาที่ดินแปลงนี้ตกลงกว่า 50% และยังขายได้ยากขึ้นไปอีกเพราะมีข้อจำกัดในการใช้พื้นที่

are u in Bangkok? Sra Pathum Palace is rather big and hard to miss....its behind Siam Discovery Center and Siam Center....

The 17-acre site is rich in history. "Sra Pathum Palace" or "Lotus Pond Palace" was the site of the 1920 wedding of HRH Prince Mahidol Adulyadej and HRH The Princess Mother, parents of HM The King.

Also, HM The King and HM The Queen were married there on April 28, 1950. The late Princess Mother lived at that palace and recently it was renovated to serve as the residence of HRH Princess Maha Chakri Sirindhorn.

(btw, the sun glare from the McKenna is what sparked the loudest complaints from neighbors.....if you notice it today, the glass is covered in something? not sure what....)

well, anyways its a bit confusing, 'cos it is almost 500m-radius away from that palace when i measure at GE
but they say it is "within a 300-metre radius of the palace"
and in my opinion they should be happy about the possible refection from a glassy tower
it gives them more light instead of shadow :)

I always amazed about the fact how bright some Hong Kong canyons are just because of the reflective glass of some buildings... if there weren't such reflections ... it would be pretty dark in that street-canyons.

I think "8/10/08" was the date this picture was uploaded to flickr, not the date it was taken.

Judging from the progress of Villa Rachatewi, this picture was from several months ago.
You can also see they were doing soil testing at the bottom right of the picture, as mentioned by Chad and me earlier in this thread.

Address @ Siam 2 is well underway - cement slabs for the 2 buildings laid and activity there day and night. It's going up in front of Tower B of Baan Klang Krung Siam Pathumwan - on city side. Both buildings to be 8 storeys high.

A lot of activity onsite this week - debris and tree clearing and a new protection fence constructed on Petchburi Road. Guess the project is finally underway.

I wonder when those remaining shop houses will be demolished? Can the piling start if those houses still stand? Does this mean that the lease of some of the shops havent expired yet, and therefore they can not be asked to leave?

I noticed the same in the Ritz-Carlton site in Wireless Road. There are still about 3 offices still open (all translation and legal services shops) while those beside and above them are being demolished. Quite dangerous actually. Hope nobody gets hurt.

ช่วง 3-4 วันนี้ เห็นคนงานเข้าไปทำอะไรบางอย่าง

ผ่านไปสองปี เป็นอีกโครงการที่ไม่มีความคืบหน้า

เห็นเค้าเอาท่อนเหล็กนั่นมาประกอบเป็นแท่นอะไรก็ไม่รู้ อยู่เหนือหลุมนั่น
ซักพักก็รื้ออกไป ตอนนี้โล่งแล้ว

น่าจะเป็นเพราะยังติดปัญหาไล่ตึกแถวมั้งครับ

ผมว่ากว่าผู้รับเหมาจะเข้ามาเริ่มงานจริงๆคงปีหน้าชัวๆเลย เพราะป่านนี้ตึกแถวที่ต้องรื้อทิ้งก็ยังอยุ่ที่เดิมอยู่เลย อิอิ

I noticed that few more shops and restaurants have moved out (those next to cocowalk, close to BTS stairs) and demolition has started.

Hope this project will go ahead soon.

just like Park Ventures site...they need to wait until EVERYONE moves out before moving in cranes/tractors......

should hurry before construction costs go up!

so height and numbers of floor have been increased to 47 storeys...

it looks very nice. so does park ventures. only if they were taller. it really wont stand out at the 35 storey range.

This piece of land is such a prime plot. I hope they pull out sth nice.

Things have started to happen again on this plot. They are digging around and most of the homeless people living there has run away. They are also getting ready to tear down the last two shophouses on the site. Do anyone know if they are still planning to build a hotel here?

Too bad nothing has happened here yet, this is IMO one of the best undeveloped land in Bangkok. Its also big enough to put at least 2 highrises, and maybe a retail podium as well.
