umm Kuwar asked me where the headquarters for SBI was.

I told him where the headquarters for SBI was located.....(which is independent off the picture)

ie I told him the location of the SBI head office and not the building in the picture.

^^ thats a very old picture if iam correct. You can see the roof of wankhede intact as its has been brought down completely for renovation 1.5yrs back.

I have a doubt. Everybody says that there is no space left in Mumbai. Then how so many new buildings are coming up ? Were there some small pockets of land left for development or is it redevelopment of existing resources.

BTW, why do they even need to build new buildings. Every city has some capacity, why do they need to overburden already overburdened city. Why do we have suburbs like Navi Mumbai then ?

But if we look from the city's point of view instead of selfish builders' point of view, then the area vacated after clearing slums or other things should be used for road widening and adding green spaces in the city.

Since everybody is concentrating mainly on Mumbai instead of looking towards Navi Mumbai, the prices in Mumbai will get artificially jacked up because of demand supply mismatch. As Ichi rightly pointed out that buildings coming up are too less compared to actual demand, it is going to further jack up the prices. And again here we realize that how much important is MTHL for survival of Mumbai itself rather than growth of Navi Mumbai.

If navi mumbai in the 1970s had great transport links and utilities you would have seen it having a population of about 8-10 million (currently 2.6 million) in the mmr and greater mumbai of 10 million. (currently 16.5 million)

As things stand Navi mumbai is the fastest growing part of the MMR thanks to being self contained rather than actually being a viable option for people working in Mumbai.

Train connections on the harbour line are abysmal with frequency of 20 min in rush hour even in peak time and no fast line. Making travelling into mumbai poor. Road links into the Mumbai are poor with only Vashi and Airoli bridges.

MTHL is just a glossy project the real key is which will bring about real change will be the harbour line getting a frequency of 1 minute in peak hour and a fast lane.What screwed over Navi mumbai was Indian railways......buses can act as feeder services to stations but are not bulk carriers.. Meaning the city had/has to reply on an incompetent organisation which barely managed to add anything significant to the system which was handed over to them by the British.....

All these big ticket developments are just the tip of the iceburg. Dont be mislead. The bulk of the construction is taking place in the burbs with smaller buildings of 4-8 floors. Navi mumbai is just one big construction site.

to put things into context lets compare sections of the Central railway during 8am to 9am

this is Kalyan to Mumbai CST during rush hour (54km track distance) on central railway main branch

Here lies the problem. Being self contained means that it is of no use to have a suburb near a major city, which is not true. Suburbs are developed as offshoots to the main cities to tackle increasing growth and not to have independent status.

If I am applying for a job in MMR, I am most likely to get a job in Greater Mumbai than Navi Mumbai. In that case, why would I live in Navi Mumbai? I would prefer Mumbai because of time taken to commute from Navi Mumbai to Mumbai. However if there was an option to commute from Navi Mumbai to Mumbai in short time (metro or suburban), I would have preferred staying in cheaper Navi Mumbai than congested and expensive Mumbai. Since these 2 cities are behaving as independent, people are still settling in Mumbai instead of Navi Mumbai. If proper transport is made available, it will surely decongest Mumbai and will also help in price correction.

The developers have to make a deal with the BMC when redeveloping a site. They may have to include a certain amount of open/green areas, include an office building or a bus terminal etc etc. Well I know that applies for mills, I am not sure about slums.

Whatever green area (like parks) would be created, it would be used by the people of this new building. But the facilities for already existing homes in nearby areas will remain as it is. I was talking about addition of new open spaces for people already living there.

The open spaces/bus terminal /carpark that will be created on mill land will be for public use .Also some of the space will be used for rehabilitating the mill workers who used to work in this mills.Problem is only few of the developers have handed over this land to bmc .

ah i recognise this now. its not the place in the video, which is princess street. this is the corner of chowpatty, where you take a turn for opera house. quite a change since then

Loved the videos!

It was nice to get a tour of Mumbai from a motorcycle.

I also like the vintage photos, I think its the 1950's & Bombay then looked much better.

The pic of the Taj & the Gateway are jewels.

Great pics!

The restored VT/CST & BMC look fantastic.

A/C boxes are an eyesore on all buildings in Mumbai. A/C needs to be better organised & arranged on facades of buildings. The BMC should come up with rules or a new law but that wont happen.

rent control is a state law

the last modification (in maharashtra) was in 1999 when public companies and firm with a paid up capital above 1 crore were exempted from protection. it also set a measly escalation clause IIRC

the supreme court has been hearing a petition filed by land-owners. they have only been hearing it for around 15 years now. just like the petition on hawkers. much too soon to decide for our lords

well i have been to Goa a lot. A bulk of mumbai's slums would not be classified as slums there.Forget the in general villages of india

the only reason they are classified as slums is cause they are not planned or authorised.

Its the same case with the chawls.

Coolguyz, thanks for the cool images. But please use imageshack instead of freeimagehosting. It's more widely used, reliable and plus you don't have to save the image and upload it.

MMDRA reclaimed a lot of land for BKC and they made a big profit (and still are) off it

So it has a history of being financial viable. maybe needs to be done again.

you would destroy a lot of mangroves on the eastern side.


I was just thinking if they could reclaim 2-3 square km on the malabar hill side to form a complete U shape with the colaba side for 50-60 million sqaure foot of office space and plenty of parking. Would really be accessible with the western freeway.

reclamation is usually done on parts of land adjoining sparsely populated areas or as extensions that simply jut into the sea. you cant reclaim land around a heavily built up area

i dont think you need much more reclamation though. 2-3 links across the harbour would accomplish much the same at a lower financial and environmental cost

I don't know how much land can be reclaimed. Most of the area is developed and there are a lot of high-end residential buildings.

IMO, ichimarugin1 should be banned for such a stupid statement. Not only would you ruin the nice shape of Back Bay (on eastern side) you would need to to protect the land from the rough seas, like BB said (western side). Plus, reclaiming land around a hill would look stange.

surely if they can reclaim land for BKC on the mithi which floods on a regular basis druing the monsoon, they can protect it from the rough sea.? What was the process for reclaiming land for Nariman Point?

BKC were the pics I was waiting for, BKC looks great with the additional new buildings & its certainly growing up.

The new American Consulate is not looking very promising, looks very lame.

Gilbert Hill is awesome! They should make a feature of the place, tourism, park, facilites etc. Whats on top of the Hill? Looks like its been fenced off and a Mandir there.

number of luxury yachts in mumbai is overwhelming these days... those old crappy fishing boats are replacing with these flashy ones as never before these days... Another great example of increasing wealth with indians these days..

The one taken from the building at Nariman Point shows how much the skyline is progressing. In fact, it seems really different than what the pictures of 2008 show. I wonder how it will look with all the u/c skyscrapers completed. I bet the skyline will look much more like Manhattan's in 2012.

The jhopadpattis have ruined the scene. Minus them and a developed waterfront and it would give it a better look.

At least during twilight and night it looks world class as the concrete gets masked with beautiful lights all around. Forgot that 4 seasons banner ? Skyline didn't looked any lesser than Manhattan.

Excellent aerial photos of Mumbai, you can really appreciate Mumbai from these pics.

Mumbai's waterfront is not desirable in some parts like in the yacht pic above.

Something has to be done about these fisherfolk called "Kohli's" I think but its not gonna be easy reclocating them since they have a prime location.

I hope Mumbai does not become like Sao Paulo with its dense high-rise concrete jungle buildings as the density is increasing esp. in midtown Mumbai.

there already is a cricket stadium in bkc. well a cricket ground really, no stands. but quite pretty with a nice clubhouse. this is where the bombay ranji team trains

the indoor nets are amongst the most advanced in the world. certainly better than lords
