My father was telling me an interesting story today. Back in the 80s he and his best friend from college in Mumbai had options to buy a house. My father chose Mulund and his friend chose Andheri. Both places back then had nearly the same rate per sqaure foot and nearly the same amount of black money you had to peddle the builder. The apartments were of roughly the same size.Today the worth of his apartments is nearly twice than ours. I guess more than earning money, in a place like India its all about how and where you make those crucial investments cause asset rises are outstripping earnings.

Probably because Mulund is in eastern suburbs and western suburbs are becoming expensive day by day.

That may very well change with better east west connectivity (SCLR, JVLR) metro Line 1 and renovation of Andheri-Ghatkopar road), opening of the eastern freeway that makes access to the eastern expresshighway and suburbs easier etc....Hope that happens...

Well with the crunch in space, Bombay real estate prices are headed nowhere but up :)

One thing I noticed (this being my first visit to a Hindu temple popular with the masses in Mumbai) upon entering was the amount of commercialization throughout the path toward the temple. People outside telling me to leave my shoes there (they were nice sneakers....) although there was a pay-and-leave system set up inside. The amount of flower and murti vendors, and then inside the temple the pushing and shoving, even shouting. That shocked me a little.

And no I didnt go on a Tuesday so the crowds were apparently less.

The connectivity is far better on the western side and most of the places of interest are on the western side. Keeping this in mind, the prices are going up. We have the Juhu Beach, airport, in the nearby areas of Andheri and other western suburbs. Plus Andheri has also become a prime station for the western and the central rail. May be that's the reason.

I don't think the road quality is that bad, Bhargav. The rains make the roads look worse than they are.

Look at the second picture in 5517. It shows the shoddy work of the contractors who undertake the projects.

Is Oberoi Sky Heights second tower built? These were supposed to be twin towers and one of the tallest skycrapers in Mumbai but in the suburbs.

OOh! Very good except for the tree on the road and that getz going the wrong way.
I guess they using paver blocks for slower residential roads and concrete for major arterial roads.

IR, blocks always tend to last longer than asphaslt surface. The blovks will come off every year as mumbai is prone to heavy rain and water logging. Blocks are easy to maintain and even after repairing it will look fresh unlike unlike asphalted roads...

I don't know if its the quality of cement they use or the laziness in cementing them together on the roads. But I have seen them coming off often on the roads. Of course, not to forget that some of the contractors in order to save money even use cheap mixing material which leads to a number of potholes on asphalt roads.

Another part of Mumbai which is long overdue for some kinda Makeover is Cuffe Parade which has been unchanged for like 15 years ...Its such a prime locale..they should build some really nice supertalls there...Iconic ones!:)

It would be nice to see some nice buildings in that area.

As long as they dont make CNG versions of it, never....BEST have stopped inducting diesel buses long time back, heck they have even started converting some of their diesel buses into CNG and in doing so they are earning by selling carbon credit.

Pune also has benz city buses. But I dont find the benz city buses that cool compared to Volvo. Mumbai already have better busses than the Benz like the Volvo and others.

I also thought so, these are pretty old buildings...high time some good builder notices it and makes some 40-50 stories out of these 6-7 floors buildings..

but as someone said, these flats are a whopping 10-20 crores min per flat, going at this rate a builder of the size of DLF, Oberoi or Lodha can only do something here...

These are heritage structures, you can't demolish these!

SSCAddict, the landscape could have been better. I just feel that either side of the walkway could have been a lush green lawn along the sea. Would have looked nice.

Yeah. Actually, I have seen a lot of people use it. May be to view the scenic sea, feel the air, or just for jogging purposes in the morning. But its good.

the price of the homes must be in millions, but the owners may not be Millionaires themselves,
these flats were bought by people who migrated to mumbai after partition, some went to kalyan, some to ulhasnagar, sion-koliwada(as in my case), some to posh areas as churchgate...
now it was pure luck of these guys to own or rent a flat out there, which has appreciated may be 100 times now after 70-80 years...i know few people who live there and also on churchgate C and B road (just outside station, near Satkar restaurant)

this is the reason, that these people cannot even get the building painted or renovated, just look at the terrace and rooftops, it sucks..

I agree, there are history attached to these buildings.. the point is, either maintain them properly or get rid of them. These buildings can also pose serious threat to people living inside or sitting under..

If these "heritage" buildings are so important, Why cant the Govt pay attention to its maintenance? It can force the owners to take care of these landmarks or transfer ownership

Just go to the Shanghai thread and have a look at the buildings near the bund.. next to the river. Many of those buildings are 70-80 yrs old or even more.. and in excellent condition, well maintained. Then you can call it proud heritage...

You are right! They should be properly maintained, but certainly not demolished. Honestly though, when I visited Bombay a few weeks ago, they didn't look that bad to me. Some of them looked a little stained, but none of them looked like crumbling blocks.

Anyways, the government should force the owners of these to properly care for them. I wonder at what time these deteriorated..? I saw pictures from the early 1980s, and they looked new even then.

I just had a glance this newly opened garage near to my work place

It is located at Andheri Link Road just oppsite to Star Bazaar (Crystal Point) and on the way to Infiniti Mall. :)

Thats a nice angle of BWSL.

However it shows clearly that the Central Suspended section is at the same height as the sides with the pillars... :nuts:

Moreover lets face it...we donot expect huge vessels to pass under BWSL neways...

Makes me wonder as to why did they need to make such a huge investment of Money n Time as well as long n difficult delays to make the suspension..rather make the whole bridge on pillars faster and gr8ly reducing the money spent on it..:bash:

its not for raising the height. in this case its for increasing the width between pillars to allow fishing boats to pass safely. when the sea is a bit choppy it can be dangerous for boats to navigate between the smaller pillars

There should be a rule, to fine the political parties or other organizations defacing public property and a complete ban on such poster culture.

Cool pictures man. I don't see any changes in the Gateway even after renovation. What did they do? I was expecting to clean off the dirt or something at least.

Wonderful pics of Mumbai, its a different perspective & some buildings rising on the right hand side of the pics.

The Taj Hotel looks superb!

The JJ Flyover could at least be made to look nicer i.e. painted and beautified even though it looks ugly winding its way through the road. I know this flyover was necessary and reduced/improved traffic flow.

Gateway of India was renovated and so was the square, its just a gloomy day thats all.

Army and Navy buildings on the side of the roads? Wow. I might have seen these buildings, but didn't know what they were.

Actually, it is just called the Army and Navy Building, but it doesn;t have anything to do with the military anymore. During the British times, it was a fashionable department store that was frequented by rich Englishmen. A few years, ago it was renovated; I think it belongs to Tata now.

Ohhhh so thats wat MHADA is doing huh!!! they have covered one part of the building , but never knew that they were actually restoring it. The adjacent small cases court buidling is also getting restored plus the opera house and Asiatic library too, nice that they are giving all the old structures a new lease of life

^^mhada has been stopped from carrying out any changes by the heritage committee.Dont know what the situation is as of now.

But thats amazing man !! I can understand the Govt apathy, but what about historians, intellectuals in Mumbai? Why cant they raise voice?

If the Govt cant maintain it, it should hand over to some private institution who will maintain it. Sad to see its condition..

they cant take it over. it has tenants which are protected by our antiquated laws. the landlord gets no rent so he has no incentive to maintain it. neither can he kick out the tenants

I seriously wouldn't care that much if it fell down. It may have history and people love but it looks hideous. Normally I can imagine how heritage buildings would look with restoration but I somehow can't do that with Watson Hotel.

more importantly it was bombay's first high quality hotel and also the site for the first ever screening of cinema in india by the lumierre brothers

hmm sometimes i come across these dilapidated buildings in which the tenants live and wonder how the hell can some of these people live in such horrible buildings falling apart.

Some of these tenants are quite well off to afford a proper flat in the suburbs.

Strange mentality to put ya life at risk living in those buildings for the sake of convenience....

They are waiting for someone to offer them millions of rupees in exchange of their apartments which will soon happen.

If I was the landlord and if I would get an opportunity of making millions from the developer, I would kick all the tenants out of it who pay a mere 10/20 rupees per month and sell the building.

yeah of course. but the problem really is under indian law you cant kick the tenants out even if they pay you 0.01% of the market rate

thats why landlords prefer buildings collapsing. once a building falls down all previous tenancy rights are extinguished

Well, are they signing a lease or something for like 99 years? If not, then shouldn't they have the legal rights to claim the ownership of the building since you are not bound to any leasing terms?

anyways, the Imperials from what pic it seems most people have moved into it. Will look awesome at night.


One thought which came to me is that Indian skyline will look extra super at night cause the bulk of our supertalls are residential.

which means people are in them at night with the lights on , thus giving a healthy glow to the skyline at night

I have never seen juhu beach so clean and tidy.... wow....

Juhu was always quite clean.

no thanks to the gov but rather tremendous efforts of those NGO groups who live nearby.

Plus what has happened is that a lot of 5 star hotels have sprung up nearby who constantly bribe the police etc to ensure no squatters.

so squatters and people selling all kinds of things are harassed by the police constantly.

those fast food stalls near the beach is still there, right?
