lot of these old buildings must be demolished at once to make space for new ones.. these eyesores are not heritage but dens of greedy tenants living at 1950 rents...
They should preserve the heritage buildings made from bricks/stones, like the one in the bottom-left corner of the above picture. With a clean up they look beautiful!

KavirajG October 29th, 2011, 10:08 PM Mumbai can be a much much better place if there's the will and vision to develop it as such. A second airport, a central park, some boulevards, modern state-of-the-art skyscrapers and a beautiful seafront can all contribute to that. Lets hope :D
great india October 30th, 2011, 04:05 AM +1, I am waiting for the day when people say New York is the Mumbai of the US, rather than Mumbai is the New York of India. Hopefully that is in the Near Future.

It will take mumbai a long time for it to be compared to a skyline the size of Newyorks. They need a tall glassy central business district much like downtown manhattan.

Cov Boy October 31st, 2011, 12:44 AM New York is still way ahead of Mumbai.
Like New York, Mumbai needs the infrastructure, that is lacking as we all know.
Mumbai is catching up although sometime yet to go.
niknak November 1st, 2011, 07:54 AM No. New York is not really like Mumbai. NY's skyscrapers are mostly tall commercial buildings whereas Mumbai's are all residential towers.
Mumbai is more like Panama City or Sao Paulo (both awesome cities).

Would like to add that in NY you will not find tall structures outside Manhatten(there are some in NJ). Mumbai you can still find tall buildings even in satellite cities and far suburbs. I think in 10-15 years time when we have a lot no of highrises in Worli belt, Mumbai as a whole should beat NY (in terms of talls). However the landscaping and clealliness in streets will still not match.
Coolguyz November 1st, 2011, 03:43 PM There are Hard rock cafes, CCDs,baristas but nothing matches the good old restaurants of Fort area still serving the executives of Dalal street with its burji pav, kheemas and toasts

Veer Nariman Road?
Ambassador Hotel needs a makeover, its looking tired these days. Just wish Taj or Oberoi could takeover this hotel for the better & make it a boutique hotel.
These A/C units just spoil & clutter the buildings.
No Blackburn Rover fans here & yeah I know they are now owned by some rich Indians.

You mean Bombay Gymkhana. Willingdon club is opposite the race course.
p2p4 November 4th, 2011, 10:52 AM If I were a billionaire, I'd buy off some of those old buildings (including Cafe Excelsior ) and bring them back to their old glory with proper vintage makeover.
How much I crave to see these buildings (AND SURROUNDINGS) to be restored in an aura of a bygone era instead of seeing some old buildings' french windows being 'raped' with hoardings and AC units and fugly curtains / blinds and whatever fancies our sasste mein bhaada mentality.
One of my pet (fantasy) projects is to buy off a stone chawl or a complete wooden chawl - if any - and turn them into high end boutique hotels. If Gora chamdis can spend $1000/- a night in some Arab foresaken & disowned property in Zanzibar, what stops us Mumbai-ites (oops.. Bombayites)?
Back to the topic - anyone's been inside the stationery shop called "Chimanlaal's" ? IT is such boutique shops that must be showcased in such old buildings.. they'd really make a huge difference.

I would do the same too!
Tourists esp. western tourists rather flock to see old/ancient/structures like Taj Mahal, Qutab Minar, Pyramids etc & these hertiage buildings would be a major attractiion too. Heritage tours would bring in the big bucks.

For such shitty people I love what those Clean-up Marshals do with them posted by BMC . They always have one bouncer type man with them. They catch people who spit/throw wrapers around. They first politely tell them their crime, show the fine card for the offence they have committed. They give the option of either paying the fine or correct the crime they have done either by cleaning the stain/picking up the wrapper, etc. There are heated conversations, for such situations the bouncer types come in.
Its quite a site especially outside CST station when such shitty people run when they see the marshals.

p2p4 November 18th, 2011, 08:57 AM Can't agree with you MORE on this.. The mantra - unfortunately in Mumbai - is that build vertical at all costs with little or no consideration given to an area's ambience.

p2p4 November 18th, 2011, 09:02 AM You don't really have to go for a pro cam. Even entry level digicams with high resolution setting can give you the effects that Humayun's pics has. Take any city's pix with the sun behind you (and the sunlight dead bang on the subject landscape), then play around contrasts and hues in post photography stage and voila you have a surreally eye burning picture.

I don't think the BMC has come to terms with the fact that they rule a city of 20 million people, not 200,000. They need to develop regulations on the lines of other modern cities.

chotu32 November 20th, 2011, 08:52 AM nice pics
It will take mumbai a long time for it to be compared to a skyline the size of Newyorks. They need a tall glassy central business district much like downtown manhattan.
There are so many skyscraper projects underway in Mumbai that in 5-10 years, IT will look like New York. It's already better than any city in Europe, I can't think of any European city with a proper skyline..
chotu32 November 20th, 2011, 08:54 AM I am not saying Mumbai is better than New York in any way as of yet, but whoever said New York is clean is pretty clueless. I have lived in New York before, and I promise you there are many areas of NEw York that have more than their fair share of filth.

Hehe & it will be the same forever!
The only way Nariman Point can have some new tall buildings if existing buildings are demolished but we know this wont happen.
Also areas like Marine Drive, around Cooperage, the Maidens is all heritage buildings.

CITY_LOVER November 28th, 2011, 05:33 PM That skyline has been the same since the 70's.
Yes, and as said before, unfortunately, it'll look the same forever. In other countries, where there is more initiative to get things done and improve things, city planners would've reclaimed land between Nariman Point and Cuffe Parade to 'extend' the dowtown with brand new towers (office, hotel, residential, along with retail and other amenities). But instead of India's key financial capital getting a decent downtown skyline, a fishing village remains along with stenchful water. Even the existing buildings in NP and Cuffe Parade that need a paint job or an exterior redo barely get that, let alone new developments. That's Bharat for you...... :(
And I already know of many other developments happening throughout Mumbai, especially SoBo and Bandra-Kurla (and BK still lacks a true downtown feel - it feels like a large 'suburban' business park); I'm talking about the traditional downtown part that continues to remain the same here.
MeMumbaikar November 28th, 2011, 05:45 PM I do believe its an FSI issue.

Nariman point is plain ugly. 1970s concrete boxes.
and those buildings facing the sea along marine drive are not well maintained IMO.

We need to demolish all those slums, old residential buildings and build a business district with a min of 3-4 super skyscrapers above 500 m in Cuffe Parade to get that feel of Indian Manhattan. Currently Cuffe Parade looks so disappointing and the skyline hasn't changed an inch since past 10 years....:ohno:

i agree..but sadly thats the way the city will be headed eventually..what might come to the rescue is the unplanned roads and constructions that will prevent a NY style organised development.

+1, seriously thats just concrete blocks placed next to each other. The art deco buildings omarine drive loo better than those with coconut trees and lots of greenery in between
gyrations95 December 12th, 2011, 03:41 AM ^ +1. Mumbai is fine the way it is. More super talls in place of slums are obviously welcome but really what Mumbai needs is good dirt/dust free roads, lane markings, nice usable footpaths and LOT of civic sense among pedestrians, drivers and planners. Good pic Swapbeck.
India101 December 12th, 2011, 05:44 AM Out of those two pics, Mumbai actually looks better. New York looks like a concrete slum in that pic.
Cov Boy December 12th, 2011, 11:28 PM Exactly!
Thanks for agreeing guys.
Look at the greenery! Kamla Nehru Park further down & all the rows of trees in between the buildings is just superb. Antilia is turning green hehe.
Dont get me wrong, I love New York but that above pic looks ghastly to me. I suppose if there was more greenery it wouldn't look so bad. Pics of Central Park with the surrounding buildings is more pleasant to the eyes.

Its same since last 40 years
CITY_LOVER December 15th, 2011, 05:17 PM Has the Express Towers building (the black one behind the Air India building) been renovated/refurbished in the last few years? I remember it being quite an eye-sore, even by (the low) Nariman Point Standards.
Speaking of potential renovations, what about the Maker Chambers buildings (the ones that look like residential towers but are actually office towers)? Do they still look the same as from years ago?
Is there anything planned to fill the gap between Cuffe Parade and NP or will the fishing village/slum strip still remain?

Express towers started renovation but then they stopped midway. Maker chamber,Towers got a freah coat of paint last year. Fishing village aint going anywhere.Infact govt have jusy invited tenders for setting up infra facilities related to fishing in all the koliwadas across mumbai starting with trombay koliwada.
The slums behind WTC needs to go,thats an eyesore, wish it would just vanish and a nice huge garden developed there

Yagya December 17th, 2011, 06:18 AM Royal Insurance Building - Bombay
Church Gate St, Fort.
This is the Bombay office of the Royal Insurance Company (incorporated in England in 1845). India's early insurance market was dominated by British companies; in fact Indians had been prevented from buying policies.

Government Dockyard - Bombay - 1770s
Dockyard Rd, Fort.
Dating from the 1770s, the buildings of the Bombay Naval Dockyard which face Dockyard Road stretch from Lion Gate to the Old Customs House. It was from here that shipbuilder Lowjee Nuserwanji Wadia was appointed Master Builder . Using Malabar teak famed for its toughness and durability, Wadia oversaw the construction of 35 ships, 21 of them for the East India Company. Following his death in 1774, his sons took charge of the shipyard and between them built a further 30 ships over the next sixteen years. The "Britannia", a ship of 749 tons launched in 1778, had so impressed the Court of Directors in London that several new men-of-war were commissioned from Bombay, some of which later passed into the hands of the Royal Navy. In all, between 1736 and 1821, 159 ships of over 100 tons were built at Bombay, including 15 of over 1,000 tons. Ships constructed at Bombay in its heyday were said to be ‘vastly superior to anything built anywhere else in the world’. The pride of the warships built at the Bombay Dockyard was the frigate "HMS Trincomalee" built for the Royal Navy in 1817 and the oldest extant ship afloat although now a museum in Hartlepool.
With the advent of the industrial revolution and the introduction of steel as the primary ship-building material, the function of the dockyard changed in 1884 from ship-building to ship repair and maintenance for the Navy.
Given the 'high security' (to use a modern description) surrounding shipbuilding, the dockyard wall served as a physical barrier between the Naval Dockyard itself and the old fortified town of Bombay, before the ramparts of the city were demolished in 1862.. The central feature to this wall is the domed clocktower and weathercock finial which has remained unchanged for over 200 years.

Esplanade House - Bombay - 1898
Waugby Rd, Bombay.
This magnificent town residence was the home of the pioneer industrialist Jamsetji Nusserwanji Tata, the founder of the Tata Group. It combines European architecture with ornate Indian window eves or 'chhajas'. The intricate detailing is evocative of the best of Indian architecture although the architects were British from the Bombay firm of Gostling & Morris.
Visiting the house was like visiting Bombay's royalty. The Tatas entertained lavishly and were popular with both Indians and the British. A guest to the house in 1909, John Foster wrote in his book, "Diplomatic Memoirs":-
"Mr. Tata has given us tiffins, dinners, and opera parties, and crowned all with a large reception in our honor at Esplanade House, his father's home, the most elegant residence in Bombay."

Mercantile Bank of India - Bombay - 1942
Esplanade Rd, Fort.
Originally established in Bombay as the Mercantile Bank of Bombay in 1853, the bank was granted a royal charter in 1857 and it was later renamed the Chartered Mercantile Bank of India, London & China in 1868. Its Head office was moved to London and it competed with the two other great British banks (the Hongkong & Shanghai Bank and the Chartered Bank of India, Australia & China) involved in trade between India and China and other British possessions in Asia. It was renamed the Mercantile Bank of India in 1893.
The Mercantile Bank of India had branches across India, the Straits Settlements and FMS, in Hong Kong and in Shanghai. It issued banknotes in Penang, Singapore and Hong Kong.

Royal Bombay Yacht Club - Bombay - 1881
Apollo Bunder Rd, Fort.
Founded in 1846, the Bombay Yacht Club was a popular sporting and social club for the British elite which revolved around messing about in boats. It was bestowed its 'Royal' prefix in 1876 by Queen Victoria. As with the majority of British social clubs of the Raj, the club enforced not only a strict 'whites only' membership policy but it also barred entry to Indian guests. The club even prevented five Maharajas, the guests of the Governor of Bombay, Lord Willingdon no less, from entering the premises for dinner. Another anecdote tells of the wealthy Parsee donor of the club's new billiard table who was never permitted entry to the club to view the gift being enjoyed by its European members.
