David Sassoon Library - Bombay - 1870

Esplanade Rd, Fort.
Originally built to house the Sassoon Mechanics' Institute, the Institute had been planned by Albert Sassoon, a son of the famous Baghdadi Jewish philanthropist, David Sassoon - whose bust is seen above the entrance. Its original purpose was to accommodate a library and "a museum of models, architectural designs, patents and other matters dealing with engineering and mechanical science" as well as to organise lectures and discussions on science and technology to be used principally by British mechanics working at the Mint and the Government Dockyards.

Designed by one of Bombay's foremost pioneers of Gothic architecture General John Augustus Fuller in the Venetian Gothic style, it is a delightful riot of polychromatic ornamentation, using Kurla rubblestone to contrast with the more colourful Porbunder and Vasai sandstone. The clocktower was completed in 1873.

Renamed the David Sassoon Library an Reading Room in 1938, it remains one of the oldest libraries in the city housing about 40,000 books in English, Marathi, Gujarati and Hindi

Shaw Wallace & Co - Bombay - 1920

Wittet Rd, Ballard Estate.
This was the Bombay office of the Calcutta-based agency house Shaw Wallace & Co which had started business in 1868 importing Lancashire cotton goods. Started by David Shaw in Calcutta, Charles Wallace joined Shaw in business in London in 1881. The company expanded into tea trading, silk and managing mines. Later it grew to be the Indian selling agency for the Burmah Oil Company in 1891 and expanded its business to distilleries and breweries - forget oil and coal, somebody had to keep the Raj going on beer and whisky!

Interestingly, given the distance between 'Home' and India, the British were quick to develop locally-made beer and whiskies. Whilst whisky brands like Johnnie Walker and Chivas Regal are recognisably from Scotland (with a price tag to match), Indian whisky brands were given Scots-sounding names and packaged in such a way to appear to look like the real deal; 'Royal Challenge', 'Bagpipers', 'Royal Stag', 'McDowell's No.1', 'Royal Mist' and 'Imperial Blue' are all examples of this type of marketing. Shaw Wallace remains India's leading manufacturer of alcoholic drinks to this day.

Built on reclaimed land between 1914-1918, Ballard Estate was a purpose-built business and commercial district supervised by the Bombay Port Trust. Named after the Trust's first Chairman, General John Alex Ballard, Ballard Estate is a piece of English Rennaissance Edwardian London cut off from the chaos of Victorian-Gothic Bombay. The chief architect George Wittet ensured a uniformity of architectural style.

JN Petit Institute & Library - Bombay - 1898

Hornby Rd, Fort.
Built by a grieving father in memory of the eponymous Jamsetjee Nesserwanjee Petit, this Library and Reading Room accommodated an earlier library established by Bai Dinbaijee Nesserwanjee Petit in Churchgate Street which had outgrown its premises. The library houses volumes in English, Gujerati and Parsi, amongst others. It was opened on 1 May 1898. Designed by Indian architect Merwanjee Bana, it is in the Venetian Gothic style and uses yellow Malad stone and polychromatic limestone.

Named after William Hornby, Governor of Bombay from 1771 to 1784, Hornby Road is at the heart of the European centre of the Fort area of Bombay. This busy streetscape retains its heritage architecture, a medley of Victorian neo-Gothic, Indo-Saracenic, neo-classical and Edwardian structures linked together by a continuous ground floor pedestrian arcade mandated by government regulation in 1896. The pedestrian arcade provided shelter from rain and the sun and remains among the early urban design statements of colonial India.

Thomas Cook & Co Building - Bombay

The rise of the British Empire coincided with the golden age of transport and communications; railways, steamship lines, the opening of the Suez Canal (1869) and advances in telegraph all helped to make the world seem smaller and far-flung places more accessible. Established in England in 1841 Thomas Cook & Co expanded from rather modest domestic excursions to become the leading British travel agent, organising anything from small train trips to the Grand Tour of the Empire. Touring the outposts of Empire (no doubt to celebrate imperial pride in British achievements), became the fashionable thing to do for wealthy British tourists. From its grandiose offices in London's Ludgate Circus, Thomas Cook & Co trumpeted itself as:-

"Originators of the European Excursion and Tourist System. Established 1841. Bankers, Army, Civil Service, and Colonial Agents. Tourist, Steamship, and Forwarding Agents."

The first Indian office was opened in Calcutta in 1881; soon afterwards, the Bombay office opened to cater for arrivals by steamship. The company arranged travel and accommodation, it published guidebooks, had a reading-room and offered advice on travel and cost. It also offered banking facilities for travellers. The 1912 guidebook "India, Burma & Ceylon: Information for travellers and residents" published by Thomas Cook & Co stated the following:-

"With Offices and Correspondents in every quarter of the world, we are prepared to extend exceptional facilities to Travellers, and are enabled to offer unequalled advantages as Bankers, Army, Civil Service, Colonial, Shipping, and Forwarding Agents.

Acting under the special authority of the Government of India, and of the Secretary of State for India, as well as of the Railway Administrations of India and Australasia, and being the recognised Agents of the principal lines of steamers and of the railways in all parts of the world,
it will be evident that our Passenger and Tourist system, based on an experience of seventy years, may be relied on as complete and practical.

In our Army Agency, Banking and Exchange Departments in Bombay, Calcutta, Colombo, Rangoon, Hong Kong, Shanghai and Yokohama, we are in a position to transact every description of business on favourable terms.

Our numerous representatives are prepared to render useful assistance to Passengers and Residents ; our Interpreters, in uniform, will be found in various large cities and Tourist centres ; and at both European and Eastern ports our baggage clerks meet steamers to assist in the clearance of baggage through the Customs."

The same publication quoted 640 Rupees for the "Comprehensive Tour in India" whose itinerary was. From Bombay to Bombay. Visiting Indore, Udaipur, Ajmere, Jaipur, Agra, Delhi, Amritsar, Lahore, Cawnpore, Lucknow, Benares, Calcutta, Darjeeling, Rangoon, Waltair, Madras, Bangalore, the Nilgherries, Hyderabad, Poona; and occupying about three-and-a-half months. Inclusive fare, First Class, Rs. 64o.

MacMillan Building - Bombay

Hornby Rd, Fort.
Originally housing the offices of MacMillan Publishing, this attractive twin-domed building in the Renaissance style is now occupied by the very viceregally-sounding company "Lawrence & Mayo", Ophthalmic Opticians to the burra sahibs.

Canada Building - Bombay - 1908

Hornby Rd, Fort.
Incorporated in Canada in 1865, the Sun Life Assurance Company of Canada began operations in 1871 and established an experimental agency office in Bombay in 1892. Business proved to be very successful and Bombay was chosen to be the company's head office in India. Designed by Bombay-based architectural firm Messrs Gostling & Morris, this is a very impressive Italianate building featuring a campanile corner tower, fine detailing, the company's name in relief and stained-glass windows; most striking is the bas-relief statuary of a charging chariot, complete with snarling horses and a somewhat cherubic rider. It seems as if no expense was spared in its contruction, deisgned to convey, of course, Sun Life's financial strength and stability.

Empire of India Life Building - Bombay
Hornby Rd, Fort.
Formed in 1897 in Bombay, the Empire of India Life Assurance Company was an Indian insurance company formed to compete in the Indian insurance market with the predominant British companies. Like bank buildings, the architecture of insurance companies conveyed the sense of financial strength and stability. The building was renamed "Empire House" after the dissolution of the company in 1937.

Kodak House - Bombay - 1913

Hornby Rd, Fort.
This was the Indian headquarters of the famous American photographic Eastman Kodak Company and the ground floor showrooms held the largest range of photographic materials in India. Both travellers arriving by steamer and local residents no doubt delighted in using Kodak's easy-to-use personal cameras.

Elphinstone College - Bombay - 1890

The rapid growth of Bombay 1827 a resolution was passed that an Institution for promotion of education should be established under Bombay Native Education Society and be designated as "Elphinstone College"

Army & Navy Stores - Bombay - 1891

Esplanade Rd, Fort.
This was one of the great British department stores in colonial India. Formed in London in 1871 as the Army and Navy Co-operative Society by a group of military officers to supply consumer goods at the most reasonable prices, the Society grew steadily and received many requests to serve the needs of homesick military personnel and civil servants in India wanting something from 'Home'. This was the first Indian Army and Navy Store opened in 1891.

Designed by the prolific Bombay architect FW Stevens together with his then partner David Gostling, the building's style is Italianate with neo-Classical features. It is constructed from red Vasai sandstone.

John Richardson writing in his book 'The Sorcerer's Apprentice' remembered the importance of the A&N Stores:-

"At its height — between 1890 and 1940 — the Army and Navy Stores was more than a mere emporium: it was a key cog in the machinery of the Empire. The two greatest jewels in the Stores' crown were the enormous branches in Calcutta and Bombay, which functioned as travel agents, bankers, caterers, undertakers, and insurance brokers, as well as purveyors of the pith helmets, thunder-boxes, plum puddings, and all the other myriad things listed in the Army and Navy's catalogue, which ran to more than a thousand pages. This catalogue was the bible of the British Raj. Kipling's Mrs. Vansuythen and Mrs. Hauksbee would have been unable to function without it."

Elphinstone Circle - Bombay - 1869

Elphinstone Circle, Fort.
Reminiscent of Bath's Royal Crescent, Elphinstone Circle was the centrepiece of colonial urban planning for Bombay in the boom years of the 1860s. Designed by James Scott, Chief Engineer of the Elphinstone Land Co, the uniform crescent of arcaded commercial buildings combined elegant premises within wide (thereby healthy) streets and set around the former Bombay Green. This very English streetscape and central garden once contained statues of Cornwallis and Wellesley.

An 1872 plan of the area shows that the building in the photo above was then occupied by the Chartered Mercantile Bank.

Named after the former Governor of Bombay, Lord John Elphinstone, it was renamed Horniman Circle after Independence in honour of Benjamin Horniman, the editor of the 'Bombay Chronicle' newspaper who had supported home rule.

Town Hall - Bombay - 1833

Elphinstone Circle, Fort.
Described by Philip Davies ('Splendours of the Raj': 1985) as the 'finest neo-classical building in India', the facade of this building is 260 feet long. Situated at the eastern end of Elphinstone Circle (Bombay's epicentre), it housed civic offices for the Bombay Legislative Council, Assembly Rooms as well as a library and museum for the Asiatic Society. The date '1804' seen within the triangular pediment refers to the founding of the Bombay Asiatic Society.

Designed by Colonel Thomas Cowper of the Bombay Engineers in the Greek Revival style, construction began in 1820 and was completed by Cowper's colleague Charles Waddington after the former's death in 1825.

The Town Hall continues to be a place for meetings, scholarship, performance, reading, public debate or just browsing the daily papers.

Elphinstone Building - Bombay - 1870

Churchgate St, Fort.
Bordering Elphinstone Circle, this is an office and commercial building in the style of a Venetian Gothic palazzo, constructed in sandstone. The use of arcaded walkways and verandahs suited the tropical climate of Bombay.

Nice! Imperial towers give a lot of muscle to that illuminated skyline. The foreground is little dark though.

It isnt an added floor. A major fire had broke out in the building some yrs ago,in process of restoration they had to make changes to blend with the whole structure which I think they did it quite well

Well it is a racecourse and golfcourse, so it would be pretty dark.

Awesome. Now if only the old withering BMC ., DGCA or envionmental agencies would simply follow a pragmatic FSI policy instead of their obsession with low-rises - we'd see a more evolved skyline!!

Great pictures. We can build and build, but we Indians lack the 'last mile aesthetics' sense - ugly signboards and banners masking a beautiful heritage building or cable/power wires strung carelessly everywhere or even beautiful architectural pillars covered up by ugly posters. Hope we can learn from cities like Prague, Paris, etc. in maintaning heritage structures.

Its sad that Mumbai developers have little focus on sports infrastructure. We need to revamp the existing facilities (Andheri complex, Mahalakshmi race course) and build new ones (maybe a marina for sail and speed boats?)... Being on the sporting map always attracts more 'common man's attention' internationally than being just a business centre. Plus there needs to be an effort to bid for national and then international events... And, start new sporting traditions... the city's obsession with cricket is not helping either.

If only these highrises were used to house the common people (like in Hong Kong), then I'd be content.

It depends on who you call as common people. The highrises(35+ floors) in the suburbs barring Lokhandwala(Goregaon, Malad, Mulund etc) house upper middle class mostly. All the new buidings coming up in Andheri W are about 25 to 45 floors. Gradually, it will come within the reach of common people.

With huge over-supply in Lower Parel, I will not be surprised if it becomes affordable to upper middle class. Only SoBo and Bandra W/Juhu will remain unaffordable (for Bombay standards).

i worked out in a very long bit of maths, that then got deleted thanks to the vageries of ssc time out procedure, that bombay needs about 6000 more talls to house its people at the present rate of density per tall.
these rich peoples talls are a chole in a room of chawal.
what it needs is something like they do in hk and singapore.
the state builds and helps people lease or rent.
they build at a density of roughly minimum 2000 people per 20 story tall.thus how monkok has apop density of 192 000 per sq mile.
easily the highest in the world :)

thats 7 million.
at present tall density guestimates at needs another 70 lots of a hundered talls thats another 7 000 talls .

Crane on taller tower is for shreepati castle and don't know about other crane/cranes.

You guys have brought up some good points here. The property value will stay high (and will increase further) as long as the demand is more than the supply. Currently, at the rate the new projects are being introduced every month, one must wonder if this will result in excess supply creating a bubble in a long run. As Cov-Boy mentioned the demand can come from domestic (other Indian cities) as well as international buyers. But the majority of the demand must come from the local buyers. Let's say hypothetically, if there are 10,000 new units (flats) being put on sale every year, what percentage of these units will be sold to the local buyers?

Regarding NRIs investing in India - Most of the working class NRIs are worried about job security right now. Businesses are struggling to stay afloat more than ever. Just looking at the current US/Europe economies and the value of dollar/euro I would have to guess that the number of NRIs interested in investing in India must have gone down drastically since 2008.

All we can do is speculate the future based on the current situation.

PS - I hope I didn't waste my time writing to a couple of high school kids.

I know most of my friends are investing in India with an eye on the possibility of them settling down back home in the next few years. Many of them are optimistic about career prospects back home, hence the need to have a home in the city of their choice. But that's another matter.
However, not all buyers maybe individuals. That is also true for domestic buyers. There are many who purchase property as a mere speculative investment. Just suppose they decide to lay them off for whatever reasons, what would happen ?

Add population growth to it and it would get even more frightening.

Not just Bombay but they need to come up with these sort of programs for all cities with population over 500,000.

If there is a bubble growing & of course this will burst one day in the future & then prices will correct after this so its all speculation at this stage.

Some wealthy people have multiple homes all over India. Take Vijay Mallaya who has homes in Mumbai, Goa, Bangalore & perhaps Delhi as well plus his mega yacht. Dont know about the other lesser known millionaries & billionaires. The Ambani's have Mumbai as their home although might have homes elsewhere....Alibaug?

Some people might upgrade from their existing homes into bigger apartments. Take the 5000 odd diamond merchants in Mumbai whom might be a target market for such luxury homes & not forgetting Bollywood although the numbers are not huge in this respect.

It is true that Mumbai needs affordable/low cost housing for the majority of its residents. What shocks me is when you have a place like Dharavi & pocket slums that could solve at least some issues to homelessness/lost cost housing. I know plans have been made however the usual politics, mafia, corruption etc takes root....sigh!

In an economy thats growing at 7% that shouldnt be a prob

there is nothing about shame dread. Real estate across India and not just mumbai is badly hit. High interest rates and low growth (for India) is not good.


There are various ways in which a bubble pops. Take real estate as an asset. In mumbai its stagnant as of now with inflation at about 10%. In real terms thats already a 10% drop. In case of mumbai all the prices need to do is remain stagnant for 3-4 years which will lead to a big decline.A lot of these projects are spread over 3-4 years or more. So inflation does play part of buffer for all involved.


As of now these are the factors

Pro

(a) The builders are sitting on liquid IPO cash. They can afford to sit this out.


(b) NRI's for somebody earning in Dollars the rupee has fallen by some 18% in the past few month. All of a sudden the prices become very attractive.

(c) Decrease in relation to inflation and salaries. Unlike the bubble of some western countries Indian salaries and those especially in mumbai are growing by about 15% every year.

(d) Long duration of projects

(e) Black money flows into Mumbai real estate from all over India. With stock market tanking real estate a good avenue.


Anti

(a) High interest rates for mortgages. That is hurting them badly

(b) Over supply in the segment.

(c) High cost of land acquisition and rising work force demand.




I read somewhere that 30% of New Yorkers own the place they live in and the figure for london is like 40%. Ie for all the major cities in the world its mostly rent as if the case with Singapore and Hong Kong. What every Indian city needs is a dynamic private (and not social housing) rent sector which houses 30-40% of the populace. Not everybody can own a place. India needs a strong judiciary (which it lacks) first and foremost to ensure that renting is the norm in mega cities.

what needs to happen is the jobs need to move into the villages and smaller towns. You give everybody social housing now, you will ensure that 7 million more arrive from the villages expecting to be given social housing.

You cannot use the solution of city states such as Singapore or Hong Kong in a democratic country.The only way you can, is by controlling the movement of population within and out of MMR.(or undemocratic)


There are also issues with your high rise theory. We have lots of land across the river on the mainland. Singapore and Hong Kong did not have that. So the solution will be to build public transport (metro) links into Navi mumbai and build affordable housing.

Both places had huge influxes of population over the border.
Singapore had to import water and food stuffs
The solution for india is the same as all asia.
Political set up has fuck all to do with it.

thailand, taiwan, Japan, malaysia and now china, dubai etc all did what the west did years b4.
you build cities and the rest happens
India is no different in that respect
and i think until india realises that it will lag behind.

that place in hk your talking about are hills. You cant build on there. Otherwise they would have. HK has the world highest real estate rates.

and a simple question

"who is going to finance this social housing on a mass scale"


I would love to know your answer. As far as i am aware, America especially does not have a model on social housing or note outside NYC.


PS there is a good reason The iron lady stopped building those houses. She wanted to balance the books.

yup, how does one make rural areas rich? agriculture/animal farming is not going make an area rich or rather it cannot support many people at decent income. The only way to make rural area rich is convert it into city i.e. build industries there to provide jobs, and create urban infrastructure which has the efficiency due to density. We are already building new cities, we need to build more. In addition, we also need to convert alot of tier-2 and tier-3 cities into tier-1. CK Prahalad said India needs 300 new cities. I am sure economists can calculate how many people agriculture can support at decent income. Even if we make an assumption that India eats and exports agriculture products like a wealthy country, the number of people agriculture can support at decent income is going to be low. Everybody else needs to move to cities - some to existing metros but a lot more to new cities.

For eg POSCO decides to build a new steel plant in a rural area. They generate 10,000 jobs. Workers have to be housed sufficiently near to the plant or within a 5 km radius so they can get there in 30 minutes. Shops arises to service the needs of the families. But you cant simply keep on pilling in megpolises like Kolkotta Delhi and Mumbai

but yes i agree instigate green feild factory/sez building AS WeLL. i dont see them as mutually exclusive

HK is hilly yes.
but they made a desision to build high.lots of the rural land could have been used.they decided to heavely urbanise in certain areas.
india isnt reastricted by geography to such an extent so thats a plus.housing stock shouldnt be so pricey.
Who funds it? tax revenues.
all social projects come from that as you know.
Indias tax collection rate is patheticly low.
its governments are disgustingly corupt as we know.
Niether HK or Sing are, and the asian boom economies, well they are but not so much as india.
they went for it where as india is still sometimes scratching its head
Mate your a smart guy , maybe smarter than me.
but dont get me started on thatcher.
she did have to balance the books a bit but without the uk instigated falkland war we wouldnt even be talking about her.

There is no property "bubble" in India. China does have one, because of massive over supply. So does Dubai. Such level of intense construction has been absent in India, mainly because of the complete lack of government spending in public housing. Our scale (of building) has been conservative, be it luxury housing or otherwise, as it is carried out by private builders with reasonable resources (by global standards). Yes, there has been a small correction, but prices are going up already here in Bangalore. I am sure rest of India can not be far different. Local builders are still upbeat in Bangalore, looks like high interest rates haven't made a big dent in their outlook, in fact there has been a number of new launches recently. The limited impact is perhaps cushioned by falling rupee which has increased NRI buying & also propped up IT exports thereby increasing buying power of the IT crowd.

In fact we will see a massive construction boom, but not yet- whatever we have seen so far is just the beginning. Some 800 Million or more are to be housed in decent buildings in the decades to come in this country!!

Can also tell how clean it is by the fact that the rocks nearest to it are lighter , which is how rocks in a clean sea appear in b & w pix :)

One small question:
Is it ok to simply flickr images if the user hasn't disabled downloads or have made the BB code available freely? Or do we still have to seek their permission ?

I'd imageshack it and have full control over the image URL. Provide a source or link and you're good to go.

The problem with hotlinking is that over a period of time, people remove images or change privacy settings that remove images from here as well. So it's better to think long term than being lazy and hotlinking.

All those factories and land belong to Godrej. While they have already leased out a few buildings to IBM, Accenture on west side. On the east side,factories are very much active,the only residential buildings bein built are in front of towers on right side corner. Its being built by Godrej properties.

yup housing is the best option with bit of office space. Mumbai might be already in the top 3 cities in the quantum of office space in Asia Pacific (more than any chinese city or even SIngapore, mainly because of the commercial capital status of a large country along with booming KPO/IT industry). It already has huge supply lined up in the existing commercial hubs and ready land available in BKC for future use. But there is a severe housing shortage, especially in the central burbs.

Before posting such comment, you should have verified in the net. Any way ,will post the research material of the real estate consultants when I get time. The key here is KPO and IT which requires huge space, dont exist in other countries. In fact, the consultants cover 7 cities in India, while it is 3 in China (or max 4)

no actually i love traditional clothing, indian or otherwise.
i love burmese (and b4, all SE Asia) women and men in sarongs.
I love chinese chong sam and vietnamese ao dai.
they all look brilliant and i wear a lunghi when ever i can
(though in the UK even in my emancipated town men in skirts get afew looks and im too old to be bothered with that....)
But what i dont like is the tradition of wearing 'native' clothing.
Particularly in india women wear trad dress because they have or feel they have no alternative.
Its the social control behind trad clothes that i dont like.
tradition is a bit like religion. Mostly about pier pressure on a mass scale.IE social control, so the more that are stepping out , the better.
I once saw some young local indian girls in KL wearing a modern/ethnic combo.
looked great, wasnt restrictive, and was obviously their choice.
In the big cities in india thats happening a bit more now too.
As is the above the knee hemline for shalwar kameez .
Now thats kool.
anything that your mum or dad wouldnt wear is kool in my book :cheers:

some great pix here. worli sea shore needs dredging (not dreading....) and beautifying.
Or like HK, reclaiming.
that pen pk pic (or PPP if your indian) is clever as the park it self is v low rise.
But the surounding talls make the whole thing feel like a proper high risel CBD.
Then the pic of outside in L P is bit more 'desi'.

Nice! uniformly oriented buildings, even if they are shorter, look better than randomly oriented taller builidings in walkeshwar/malabar hills area.. IMO.
btw, is this bandra?
