Look! There's Manansala on the right of the pic. I've always thought that they look similar, only that ORT has cladding while Manansala used paint.

^ agree. that's what makes ORT look tall and majestic. Its a bit separated from the Makati Skyline in some angles, it suddenly juts out of nowhere. Looks great :okay:

i think the proposed site is currently a vacant parking lot. not sure tho. anyway...nice photos guys...for this one archi icon!!! i love this tower which i see everytime i sit at my desk at the office.

^^I remember someone from the Malaysian forums made the corrections regarding one of their projects having the picture of ORT as its rendering. He/she said it was a mistake and that the project looks different from ORT:)

I guess its hard to assemble the people who could afford a minimum of Php 30 million per unit (thats the smallest unit) base on the old ORT pricing and if there's gonna be a tower 2 it would be more expensive that tower 1 of course.

I have visited a unit here, what I really liked was how private it is.. 1 elevator services 2 units per floor, one on each side so you have your own private lobby.

Hmm...let me guess. On top of what's already mentioned...I think it's an archi masterpiece. The location is very nice. You're like in a very private piece of land which is few meters away from everything. It's very accessible compared with FBGC and Makati CBD. What else?

In fact, when Colliers (sp?) is assessing unit rentals within Makati, it separates pricing for Roxas Triangle. Maybe because of the very sharp variance from the average. Other groups are Apartment Ridge, Rockwell, and Makati CBD (perhaps those ones within Salcedo and Legaspi).

I think its location and security. It is supposed to be situated on the most expensive piece of land in the Philippines, very close to everything yet not crowded by other buildings. Its very secure also because its inside a courtyard/compound.

Just saw a ad for a 600 sqm penthouse here, only 75 million :nuts:

^^ Yes, this is in a league of its own in many ways aside from the price tag.
I think only Shang Ortigas costs more than this. 100million+ daw yung penthouse doon I don't know if its true. Sa VAT pa lang nun nakakalula na:lol:

The condo units here are really big ....... as in around 300 sq.m. plus minus a couple of sq.m. and what's funny is that's the smallest unit. Association dues cost around 25K a month and that's 6 years ago?

interestingly, this was constructed when Rizal Tower and Luna Gardens of Rockwell was constructed as shown by the construction photo above. And also Pacific Plaze and 1Mck. along with other iconic office towers along Ayala Avenue.

Unless they clear those inventory, 2nd tower will not be realized. But for the price they are asking P38M+, there are better options, for ex. Pacific Plaza Tower in Fort Boni.

rumors have it that the Two Roxas Triangle project is shelved. hope it's not. but it might end up to be another project that is not a twin of the other. just like what happened to One Legazpi Park and Senta.

Im pretty much sure that ayala would not be constructing the second tower....that plan was shelved a long time ago...why?

imagine:

1. noisy construction
2. construction workers peering inside the first unit while the 2nd tower is being constructed
3. dust
4. all that clutter that construction would create
5. all other types of annoyances that comes with heavy construction

just imagine...millionaires and not so-so residents (of high class society) living next (in the first tower) to un-imaginable nuisances caused by heavy construction for a minimum of two years? itutuloy pa kaya ng ayala? i dont think so...

Well, that's the reason why twins should be constructed simultaneously as was done for St Francis Shangri La Twins, or at least like The Residences of Greenbelt - one after the other. Upon turnover of Laguna Tower, structural works for its neighboring San Lorenzo Tower is already done.

But what about Senta and One Legazpi Park?

I don't think that would stop them constructing a second building... It would be a expensive sacrifice not to build on such super prime land. I'm sure they will build on it when the time is right.

I wont hold my breath on that one!

The construction of the second tower was a similar question I asked one Ayala executive involved with the first tower construction many years ago when the first tower was nearing completion...he just shrugged his shoulders and replied along the lines i posted.....

sayang talaga yung second tower. i don't think they will build it. they might build something short though if talagang masasayangan sila sa lote. maybe a hotel will make up for it.

The first time I went inside ORT. I was really inspired to work and save money. Someday I can afford to purchase even the smallest flat. God willing. Sigh! I was there because we where about to furnished a unit but the project did'nt pushed through. It was owned by a filipina expat with a couple of kids. Her place was still empty and the family moved in. Probably after paying for her unit she's not that ready to work on its interior. But If it pushed through I would'nt make any drastic civil works. They've used high grade materials and I love it.

as usual maintenance is disappointing..there used to be a spaceship like appearance with the lights on the roof..now with light bulbs expiring its almost all gone....with respect to energy saving, use the energy lights...or was this a gimmick to end when the last bulb goes....its actually pinoy maintenance..even high end its a disappointment

Over-all, perhaps my favorite residential skyscraper in the Philippines. Location, design, and exclusivity is simply astounding.
