^^ post away guys! im really excited about this project... after tomas aborted the ciudad mall, this is my only hope as of now... i really prefer leisure complexes instead of huge malls! i really hate big crowds such as those in SM malls, specifically megamall and MOA

So there's no hope that the ciudad mall project will be realized? Wa kaayo ko kasabot sa storya but aren't our Cebu politicians for progress? I hope this mall gets built soon.

as what i have heard, tomas osmeña rejected that proposal because of his personal fight against gwen garcia. but the reason he gave is that traffic is very heavy in banilad in the present time. so it would not be very advisable to build more malls. which is true. but still, i can't wait for ciudad to rise!

i hope this project will still be realized. CIUDAD has a unique concept that is uncommon with our existing malls here. well, all our malls have its distinct features though.

about the boardwalk mall
it is now covered as they are putting up walls already. but not totally yet.

SEVERAL multimillion-peso establishments will soon rise at the Mandaue North Reclamation Area (MNRA) and is expected to expedite the promotion of the city as an “emerging convention center in Asia,” Mandaue City Mayor Thadeo Ouano said.

“I am happy that these new developments will push through because these will make Mandaue City the next destination in the world of business, investments and tourism,” Ouano said.

Apart from the Cebu International Convention Center (CICC), the Cebu Boardwalk, other developments in the area will include a hotel, casino, recreational facility, a school and the relocation of a duty free outlet, Ouano told reporters in a press conference last Friday.

Although Ouano did not disclose the hotel’s name, he said a pool of Hong Kong investors will build and manage a 12-story five-star hotel which will begin construction in the next three years.

He said the hotel, which will include a casino, will be situated right across the CICC and will occupy some five hectares.

Likewise, Ouano said Manila-based developer FF Cruz and Co. Inc (FFCCI) and Duty Free Philippines have signed a memorandum of agreement for the latter’s new site.

He said Duty Free Philippines, which plans to construct its own building within the vicinity of the Cebu Boardwalk, will move to its new location by March next year. (supposedly, this is now but it's delayed)

Completion

The on-going construction of the multi-billion 50-hectare Cebu Boardwalk project is set for completion in the middle of next year, Ouano also revealed.

Aside from the retirement city and theme park, the Cebu Boardwalk will also have an 8,000-square-meter amphitheater park, cinemas, an art gallery, a marina, a yacht club, a marina promenade and a Zen center.

Full swing

It will also have a tourist center, visitor center, souvenir shops, antique shops, restaurant strips, fast food chains, food court, retail shops, banks, themed flea market and a trade and exhibition center.

Ouano added that the construction of the P235-million recreational facility by Golden Great Value Properties is now in “full swing.”

Under the agreement between the City and Golden Great Value Properties, the firm will lease nearly six hectares of a City-owned lot, including the site of the unfinished Uniwide building.

In a separate interview, Cebu Doctors’ Hospital Inc. president Potenciano Larra-zabal Jr. said as early as January, some classes will already be held in the new site of the Cebu Doctors’ University, located within the north reclamation area.

With the putting up of business establishments at the MNRA next year, Ouano said the city is already studying the proposition of new public utility jeepney routes.

Ouano added that because of the new developments, the City has redirected the zoning of the reclamation area to complement the CICC.

“The establishment of the CICC is giving us the opportunity to reposition our planning initiatives, from an industrial hub to an emerging convention city of Asia,” City administrator Serafin Blanco said earlier.

MNRA has a total land area of 180 hectares, 32 percent of which belongs to the City while the rest is owned by FFCCI. (MMM)

^^ The roadway cross section (brick over compacted dirt) is a subject of concern that pavement section won't last even six months after the roadway is open to public. First thing that's going to happen is base failure, then some of the bricks are going to start lifting up creating pot holes, then people are probably going to start stealing those bricks and sell it somewhere. Mall of asia did the same thing and went I went there there were already areas showing sign of pavement sinking. Tropical rains is just going to make the problem worst. Public works should have used at least 4" asphalt under the brick pavers since concrete is expensive to make the pavement section at least last for 10 years.

Very possible look at La Salle Taft, many condos sprang up there to attend to the needs of the students, if lets say CDU students have a comparable purchasing power, expect a least one mid-rise condo, to come up in that vicinity.

speaking of lamp posts, all the mayoral candidates of Mandaue City have no plans of taking over the controversial lamp posts in their city, i've read this in Sun.Star. and that would mean all the lamp posts along the ceremonial route of Mandaue City will be like tiny white elephants.. how sad. sayang pa na man yung around P300 M na ginastos.. ahehee.. waaa, OT na.. :)

Right. I hope it won't take time for such facilities to follow after CBM and Parkmall 168 completion. I also hope to see someday a double decker tourist bus on the road from CBM via Colon to SRP like the one in Manila Roxas Boulevard. The proposed mall and high-rise office building of Gokongwei beside burned WhiteGold would be an added attraction along the route. :)

gokongwei just bought a block at the north recla which was previously owned by the city govt.. construction would probably start once all govt offices are completely moved out from the block..

Not really. It has already been discussed before that Cebu really lacks a lot of malls. Only Ayala and SM are the major players and they need to be decongested of the pedestrian traffic it gets daily. Personally, I always would feel dizzy when entering both malls. Gaisano Main, as you cited, still has their own patrons. Competition is always healthy ;)

Actually, the Metro Manila market is 98% saturated with malls. The Metro Cebu market isn't anything near to that level yet ;)

I agree. Mall bankruptcy is common here in MM. In my are in Las Pinas alone, Ever Gotesco closed down slowly at the arrival of Sm Southmall. Uniwide is the largest example of a failed mall. But in Cebu i noticed that SM cebu and Ayala are really packed. So a 3rd large mall developed like a Robinsons may take some of the patronage from SM/ayala, there is enough people for all 3. Besides by the time this would open (if it does) there will be an extra 100-150k people in the metro area, plus added tourist arrivals.

Stripmalls like this have their niches true, so these do not really compete for patronage with the larger malls. Its like trying to compare Megamall/Galleria to Metrowalk.

If im correct Cebu Boardwalk will be open till early morning?

The 5 million foreign tourist expected to arrive in Cebu in 2010 is a real help toward Cebu's growth and it's malls!!:dj:
Also Cebu needs 2 or more hotels also to cope up with the expansion during Sinulog.

Parkmall just had their media launching today. I was able to peek into the structure and they have already added soil to lift up the bottom flooring of the uniwide structure. It's about time Parkmall start their development!!

In a span of months, it is possible that all: boarwalk, Cebu Doc, and Parkmall will open one after the other, it will really spur development in the surroundings and permanently change the FF cruz reclamation landscape.

Yeah it is indeed smaller than Gaisano Country Mall but it seems that it (Boardwalk) has more tenant spaces (perhaps because the department store and hypermart dominate the Gaisano Country Mall)

Indeed. When you pass by the major road in NRA, you'll really misinterpret it as an old building since it looks dirty. What do you call that yellowy/fleshy/peachy material they used? It really looks ugly from the side angle especially when you see the bare skeleton inside (the concrete!)

a guy from iloilo when he saw the CDU, said it looked like a huge radiator. Ugly thing. Though I heard, that design is really to help minimize heat absorption, therefore, the comment that it looked like a huge radiator makes sense!!

That mall needs major landscaping. It looks terribly bland for the lack of better word. Most definitely some trees should be planted around it, coconut or palm and lots of it.

^^wow, dakoa diay sa CDU oi, pero its a shame it looks like one really big warehouse, it seems Cebu doc has no budget for aesthetics.

a guy from iloilo when he saw the CDU, said it looked like a huge radiator. Ugly thing. Though I heard, that design is really to help minimize heat absorption, therefore, the comment that it looked like a huge radiator makes sense!!

^ It actually looks nice when you're directly in front of the building pero if you're looking at it from the side or from a diagonal angle, it gives you an illusion that the building is dirty and old (as seen from the pics you quoted above)

I have heard from a friend of mine ( she just arrived from Cebu to study here in Brisbane)that the Boardwalk mall first phase of contruction ( meaning the building you can see above) is for the restaurant and bar and other entertainment joints/hangout only. After completion of the first phase, the second phase of construction will begin and is for the mixed tenants use, (meaning for retail outlet only). It has an anchor department store ( Robinsons) a cinima among other. The second phase will be constructed joining the fisrt phase (back portion). That why in the rendering it looks wider. My friend's family will open a restaurant in the Boardwalk Mall when it opens sometime late this year . After completion , it would be bigger that the Country Mall.:banana:

wow, that's great news. yeah you're right. my friend who called up boardwalk last year did say the current development of Boardwalk Mall is mostly for restos, bars and coffee shop. Though i'm surprised and excited for Robinson's setting up of dept store on the mall's second phase :okay:

by the way, according to one of the workers, the reason why this thing is not finished yet is because the developer, FF Cruz, has not set any deadline. So there is no contract date. So, mao ilaha kuno gihinayhinay. Ambot kung tinuod ba.



Also, after the front portion will finished, they will do the works for the main mall.

nice, nice, nice! this one looked way better than i first thought :okay: reminds me of Eastwood Citywalk. i like the floor tiles on the boardwalk. and there's no question this is gonna be way cleaner than the Manila Baywalk (which st*nks and rubbish all over!) - honest opinion lang.

@arnold: It would be a nice idea to relocate the existing port area to cansaga bay area to start a bigger and cleaner port however it would be too costly for cebu port authority to transfer since the cansaga bay area is too shallow for vessels with big drafts to anchor or dock if ever a pier or apron is constructed there. it would also be cumbersome for new warehouses to be relocated to that area. it may be feasible but it would take 20-30 years to realize such a plan. it would require almost P10-25 billion to reclaim and construct a port plus the dredging aspect of deepening the shallow waters at cansaga bay.

Nice to relocate...but not nice for investors. Longer trips...And Duty Free might relocate again...because one of the considerations is the proximity of the port to their site.

the structure/finishing appears to be of good/high-quality. or photogenic lang? this mall could compete head on with other mid-sized cebu malls such as BTC (i think!) :D let's wait for the list of tenants and probably from there we can tell which class this mall is targetting. and of course, the fact that it's at the boardwalk, it sure is a great advantage, a different shopping experience for Cebuans :okay:

the complex was really meant to have berthing areas :okay: well, probably in the future.

these were the initial renderings of the Boardwalk complex, no one of us here though can confirm if the developer will go thru the original proposal. but evidently they've revised the design.

While the design of this is somewhat nice, it lacks "character" and it's not a good example of modern architecture. I wish more architects would try to practice modern architecture like Alex Medalla of Cebu and develop a unique modern Filipino style.

This mall is way a lot better in design compare to Parkmall, Mango Square, One Mango Avenue, BTC, JY Square Mall and even Gaisano Country Mall.

I think that this mall is really beautiful if it is well lighted at night. I hope that this mall will offer a different lifestyle and ambiance for the Cebuanos, and for the local and foreign travellers in Cebu.

it may take a long time before boardwalk opens. The development is nice, but it will not open as long as the smell is never corrected. And it won't, given the attitude of pinoys in general to dump everything down the estuaries and creeks. The smell is coming from the river beside it, I believe its the butuanon river.

We already have a ferry service from Cebu to Mactan, the Metro Ferry of Augusto Go.

I just hope though that he can improve the service.

I mean he might want to build a decent terminal and replace the ferries with something that will have an appeal for both the tourists and the riding public.

Perhaps a double decker ferry that looks like a Spanish Galleon?

My mistake. Its not Butuanon River. the creek between Makro Supermarket and SM City is a creek that merges two tributaries: Mabolo Creek and Subangdaku River. This is the one that causes that stink to reach Boardwalk.

Positioning to be Cebu’s biggest value shopping destination, Parkmall has just opened at the Mandaue Reclamation Area.

After soft operating its Al Fresco area composed of outdoor and indoor restaurants and the biggest Save More outlet, Parkmall recently opened to the public its Atrium composed of its Home Zone and Kid’s Village components.

In an interview, James Co, Parkmall Managing Director said that currently the mall is 50 percent done as most of their junior anchors are already operational.

He said that the construction of the Garden Enclave component of the mall which will house resto bars, garden restaurants, and tourist center will be completed by the end of the year.

Right now, the Atrium’s ground floor is 70 percent occupied with close to 100 units for rent and some are already operational, most of which are lifestyle boutiques.

While the Value Zone on second floor that will feature a tiangge*-style bazaar is still under the finishing stage and is targeted to be opened by November.

Co stressed that as a new player in Cebu’s booming mall industry, they do not aim to compete with big and identified mall developers and operators as they want to become an alternative shopping destination with its own original trademark.

“We are a new company who is trying to get a new market for itself and not grab on existing nationwide brands. We are just Cebuano entrepreneurs who take the opportunity presented to us and offer Cebuanos a totally different mall atmosphere,” he said.

Parkmall is owned by Golden Great Value Properties, the commercial center company of the Cebu Oversea Hardware Group, one of Cebu’s biggest hardware and do-it-yourself home improvement company.

“We want Parkmall to become a platform for new businesses, new innovation, products and even old products that can be innovated in times of crises to grow. Now is the perfect opportunity where we should innovate on products,” said Co.

He discussed that most tenants in Parkmall are composed of new and existing home-grown local companies who have innovated its products and services to provide something new to the broader A, B, and C segment of the Cebuano market.

Located just across the Cebu International Convention Center (CICC), Parkmall stands at a six hectare total land area with three hectares gross floor area.

Recently, the mall also presented to the public its “Tree of Discovery” located in the focal point of its lobby.

As Parkmall takes pride in fostering and giving local businessmen a chance to take huge first steps towards a brighter future, tree symbolizes new beginnings and a wealth of opportunities for Cebuano entrepreneurs.

“We are trying to shape the market opportunities for young entrepreneurs and future investors and provide them with new markets,” said Co.

Other components of the mall include a park where shoppers can stroll and relax, a Piazza that could be a venue for main mall activities, a Pasalubong Center for food and souvenir items for tourists, and a Gateway Center that will become a hub for shuttle services to and from sea and air ports.

Co said that together with other locators in the North Reclamation Area, Parkmall is also currently negotiating with the local government units and the LTFRB to increase the number of routes passing through the mall.

Right share of national budget? The national government were not even able to help us (Cebu) when we called for help after a typhoon, how much more for an additional slice of the pie.

As I said, the mall is nice, the pervading stink is bad. Remove the smell, the mall will fill up on its own, fast, or slow, compared to now that its a ghost town.

the overpowering stink that is pervading over the harbor just backs up what i have been ranting about all this time...

time to move the seaport out of the metropolitan area--and build an efficient link between the new location and the metropolis--and dedicate the harborfront to other commercial, residential, and civic development that would make it more aestheticaly pleasing...

and while they're at it, stricter laws (or implementation of any in existence) regarding wastewater disposal should be put in place

^ It actually looks nice when you're directly in front of the building pero if you're looking at it from the side or from a diagonal angle, it gives you an illusion that the building is dirty and old (as seen from the pics you quoted above)

I'm really amazed how cebuanos are fast becoming design conscious. If you invest on multi-million dollar projects, you got to consider the aesthetic look of the building, and more so it's eco-green friendly. but cebu certainly welcomes the long overdue recognition as a global city just second to none. kudos mga amigos!

Years before they started the boardwalk project, that is where the LCT barge that is bringing in heavy equipment bought from the subic auction would unload its cargo. Twice, I had cargo unloaded there. On both occasions, the smell was noticeable, though not all the time. Admittedly, I don't know during boardwalk constructionif the smell is there as entry into the area is restricted if you have no business there. The resto owner verified the smell is there. Plus a cebu mall developer who contacted same stores that were planning to set up in Boardwalk. Plus a shipping lines executive who is familiar with that place before Boardwalk.

If you really want to know, you can try to make an excuse to the guards and enter, either ask questions if the smell is still there or not, or stay long enough to smell if there is. The area at AA BBQ and Parkmall is too far from Boardwalk smell to pervade.

well the stink is not a permanent 'feature' of the area...but on oftentimes, like on late afternoons or on hot evenings, it's really discernable when you're driving along the highway with your car windows open...

some of my friends from CDU even complain about it from time to time...

it's not a question about a mall or whatever development suffering bad publicity because of the stench in its vicinity...

the problem here is that the stench...and that is real enough--i personally know several people who could vouch for that--and apparently for now, nothing is being made to address it
