you can try citiland megaplaza in buyandsellph.com, it is a ready-to-move-in condo that is quite near to robinsons galleria, which is another huge shopping center in ortigas. Citiland is also relatively affordable, and i think, just a bit farther walking distance to megamall and podium.

i just checked buyandsell but only found available units for sale in citiland shaw, which is also in ortigas center and very near to shangrila, which is another huge upscale mall south of megamall. But i can't really recommend it as many people here don't really like it.

65K$ studio units i recently posted(as what i thought was the minimum price) are now priced as 84k$ ??!! And that is already considered "discount price" if paying cash outright..
Crappy, regular 2-bedroom units now cost 100,500$ while 2-bedroom 'suites' cost 181,000$! Overpriced na talaga..
i doubt if there's any unit for sale, though.

That's true they pooled the unsold units as part of the Condotel program but I think the units are still for sale. Just go to the Malayan Plaza and ask around - I'm pretty sure someone will lead you to the sales office (located in the 1st floor)
That's how I got my unit.

If you buy a unit you can have it rented out or join it with their Condotel
program it can start earning you some money right away. :banana:

I've entered the unit in Malayan Plaza's condotel program. Its been 9 months and so far I'm satisfied. It first started slow - since they were just starting up. But now they are catching up to their projections when I signed up.
When I was buying the Malayan Unit - they heard that the upper floors of Anson's was going to used as a call center.
"One Corporate Center and AUB skyscrapers" are these buildings being built already? AUB - is that on the Volvo side? Where is One Corporated Center located?

but yes, the biggest money-generators currently being built in ortigas center may well be One Corporate Center and AUB, as these are not residential condos(although i wish they had a few rooms to spare for sale) but seemingly exclusively corporate offices and bpo's.
AUB isn't even advertising anything, but if you've seen photos of the hole being dug beside volvo right now, you'd almost see lucifer waving at you.
One Corporate Center, on the other hand, has grown like jack's beanstalk, and will complement Union Bank's grandeur on the east side of ortigas center where they have a common frontage. You can check this massive office complex in the threads for "metro manila projects on the rise".

So even with Anson there and not counting on AUB and OCC, that should be more than enough to ensure Malayan condotel's profitability, especially given its ultra prime location.

'bare walled blunder' that would be me, but will try to make up for it with my brooklyn-bronx style grafffiti:lol:
that AUB does not even care to advertise only means none of its rooms are for sale, otherwise it would have made so much noise ten years ago before they started digging(just like most residential condo developers in philippines do):lol: Thus said, i am almost sure AUB will be built so much quicker than any residential condo in all of ortigas, makati, boni, rockwell, and eastwood, because it appears AUB already has a surplus of financiers/renters who want offices in ortigas super-immediately and need not advertise. Residential condo developers tend to advertise early but deliver very very late, as they tend to take so much time speculating about the actual demand while stashing the buyers' downpayments in high-yield money markets:ohno:
one corporate center and exchange regency don't care to have websites either, just like ansons back then when it was already more than 99% built but hardly anybody knew what it was being built for.
that's bullishness and confidence for you, eh?
on a side note, why can't the grand but inutile bsa towers be used for bpo's instead? There's infinite potential in it and don't understand why it couldn't be converted into something productive.. also, is it true that the bankrupt developer has many times refused its sale to other moneyed developers and simply waiting to make enough out of his tiangge so he can put it back in the market? Because once this happens, i will definitely sell the shirt on my back to afford a unit there..

hi! i know Anson's At Home (that's what they call their store) occupies three floors. the fourth and fifth floors are used to house their offices. ;)

the name , in a sense, is truly pinoy, but as Queetz posted(and he's a veritable ortigas skyscraper expert, no doubt), the architects of malayan had foreign names, so hindi siguro 'pinoy-designed' ang building na ito.

what i like about anson's is that the layout of their floors are clean. you stand at the top of the escalators, look to your left and right and you will immediately know where you will find whatever it is you're looking for.

btw, i recently noticed how starbucks will go out of its way just to monopolize serving the A-crowds.
some airports and university areas in the us have starbucks within stone's throw of each other, if not directly across one another like that in podium and ansons.
being the biggest coffee shop company in the world, i guess they outbid all other competitors with regards to ability to pay rentals of prime commercial space.
it would have been nicer though had coffeebean or gloria jeans won over them for some diversity(hopefully the volvo showroom is actually making space for gloria jeans...)
but as always, where there's starbucks, there's prime, prime, prime, so two starbucks within reach couldn't possibly be beat, hehehe:banana:
going back to volvo showroom, i heard it was scaling down and converting some of its commercial space into some other venture, does anyone know what it will be?

It's my first time to post here and I am glad to have discovered this site. Aside from being a coffee-lover, I'm an amateur shutterbug who loves to take photos of skyscrapers. Next time, I'll try to explore the other threads and share my own photo collection.
I've also wondered how much a unit costs in Malayan Plaza, and this thread surely helped.
I've been to Anson's many times, and yes the interior/layout is very good. Well-lit, wide spaces, lots of room for walking around. And having entrances on both sides makes it a perfect "short cut" to go to the gym nearby .

^^i must say it is quite obvious that the yuchengco's, although of chinese descent, take so much pride in their home country considering they name their businesses and condo developments with names relating to philippine history.

and i think this holds filipinos in high esteem, compared to most pinoy developers who'd rather name their pet projects: grand hamptons, tribeca, kensington, bellagio, trumps, california garden, manhattan, soho, ad infinitum-- i mean, just about every project in the philippines tries hard to inject foreign affiliated names just to make them sound prestigious. So even with Anson there and not counting on AUB and OCC, that should be more than enough to ensure Malayan condotel's profitability, especially given its ultra prime location.
I think the majority of Malayan Tower's condotels are expats working at Asian Development Bank. Napansin ko medyo maraming foreigners kami nakakasabay sa elevators ng condo.

Yes, I still own my Malayan Plaza condotel unit.
Definitely Yes, Still think its a good investment for me.
I joined their condotel program I think in Sept 2006 just a month after they started their condotel operation. It started a little slow which was expected, specially when you are just starting something. 2007 they were very solid. Specially, last Dec they paid out out their highest P/sqm.
I do like the part its been so hassle free, steady income and I know the unit is well maintained. I'm curious how things will shape up when that Q building is operational - I heard it might also be a condotel/office building. But then again - Malayan is right besides Discovery Suites and its doing pretty good.
It could be the location.

you mean donita rose? i also came her across. Stepping out of the lift from the 23rd floor, i saw her came out from the basement lift. I thought she was just gonna have a show there or something.

Also had terrible time getting my deposit back from unit owner who went abroad and was too busy to give me particulars about one check he thought I missed paying–a year or two ago! And he raised an issue more than a month after I had vacted the unit, just when my deposit was due! Great location and courteous staff (bec of Q Plaza personnel) but have everything in writing. Owner is a Chinese guy, agent is a Sr. Sales Mgr with ASB. So avoid these people if you can.
