Far East Organization's new project aims to show that small can be an asset when it comes to picking that District 9 condo home

SIZE does matter, especially if you are looking to live in District 9.
And while big usually means good, Far East Organization's upcoming Vida condominium in the Cairnhill area is out to prove that small isn't bad either.
A 137-unit, 20-storey tower block, Vida's small apartments are being touted as one of the development's key selling points.
With the exception of eight loft units which are 1,281sq ft each, its apartments come in two sizes: 527sq ft (one bedroom) and 861sq ft (two bedrooms).
Prices range between $1,200 psf (per square foot) and $1,600 psf, which is consistent with property prices in the Cairnhill area.
But because of their sizes, units go from under $700,000 for the one-bedder to slightly over $1 million for the two-bedders.
Other projects in the area, with their bigger apartments, generally have average starting prices of $2.5 million and above.
Far East executives say that the freehold project will be launched soon, though they did not want to reveal exact dates. A showflat has already been open to the public since last Saturday.
Vida's apartments are aimed at aspiring yuppies on a budget, says Mr Chng Kiong Huat, Far East's assistant director of property services.
He says: 'We're targeting the younger urbanites and small urban families who want to make a statement and live near town, but still can't afford the bigger places yet.'
Despite the presence of rival projects offering a similar living experience, like Wing Tai's The Light at Cairnhill and SC Global's Thr3e Thre3 Robin, Far East executives insist Vida can hold its own in the marketplace.
'We have the advantage of being more timely,' says Mr Chia Boon Kuah, Far East's deputy chief operating officer of retail and lifestyle concepts.
'And we're coming out at a time when the number of young professionals looking for smaller and affordable spaces downtown is growing.'
He adds: 'Look at our location. We're closer to Orchard Road than other available projects and the mood here is definitely more vibrant.'
Perched along a slope and flanked by Peck Hay Road and Cairnhill Rise, Orchard Road is an eight-minute walk away.
Its glass facade is modern and sleek, and it boasts a 'rejuvenation garden' with spa massage pools and lush vegetation.
It is close to facilities such as the Newton MRT station, Anglo-Chinese School (Junior) and Mount Elizabeth Hospital.
High-end apartment finishes like Gaggenau kitchen appliances and Philippe Starck-designed sanitary ware have also been thrown in for free.
But location and posh detailing aside, some observers wonder if families - even small ones - will bite.
'Yes, it's close to a school, but where can a young family hang the clothes and give tuition to the kid in such small units?' asks a property consultant who does not want to be named.
'The location might not be that perfect for professional singles either. Yes, it's close to town, but parents picking up kids at ACS (Junior) will choke up the road near the condo.' But Mr Donald Han, managing director of property consultancy Cushman and Wakefield, thinks Vida will do well because Far East's recent track record has been impressive.
Its recent Central project above Clarke Quay MRT Station, which revolves around the office-cum-home or 'SoHo' (small office, home office) concept, has sold well despite the sluggish market.
So far, 80 per cent of the 115 units released there have been snapped up.
'They came up with a development previously that catered to the same demographic that Vida is after, and they've been successful,' says Mr Han. 'So they can brag that they've done it before, and they'll do it again.'

I remember at one time their reputation for shoddy construction was so bad that people just ignored their stuff - cracks everywhere, walls windows doors everything also sengeh. Rumored that they hire cheap contractor, pay peanuts for cheap and bad-quality building materials, and post high profits. Bloody hell.
What's up with Orchard Scotts??? Heard they're refurbishing cos of lousy construction and finishing.

The Orchard Scotts apartments have been empty & unlaunched for years, maybe due to the downturn (previously the site was a HUDC estate called Anthony Gardens), while the plot Vida is on was left undeveloped since 1997 until now. The previous plot used to be occupied by 2 apartments that were enblocked just before the crisis. I've also noticed that the petrol station along Clemenceau Avenue closed down. Road-widening perhaps? The entrance to Peck Hay Rd is quite tight.
Anyway I didnt know Far East had that reputation. Its definitely one of the biggest developers here...does it occupy any special status? I remember reading an article recently about it but dont know much behind its history.
jchua76 August 3rd, 2005, 07:47 AM They used to have a terrible reputation for using low quality materials and shoddy workmanship. Thought that was a widely-known fact. They are now trying very hard to improve their reputation but this kind of thing takes time, especially in a small country like Singapore. Ask contractors and people in building and construction, they will let you know what they think of Far East.
According to the latest Forbes billionaire list, Far East's Ng Teng Fong is the second richest person in Singapore, after CDL's Kwek Leng Beng who is number one. Property development is just one of their various businesses. But while Kwek's CDL has consistently delivered on good quality buildings and reliable real estate, Ng obviously made his money in the property sector by saving on costs and selling at relatively high prices.

The way the agents have been selling this is that the site next door has gone en bloc to SC Global and when they launch their project, will be >2000psf. but of course SC Global commands premium...

If I remember correctly, the plot ratio for Hilltop is over 4 and that will imply that Cairnhill Circle will be very densed in time to come compared to the already densed surrounds.

SINGAPORE: Several high-end condominium projects sited in the heart of Orchard Road will be officially launched this coming weekend.
Developers say close proximity to the premium shopping belt will attract investors and home-buyers from both overseas and Singapore.
A 100-year old banyan tree will be preserved and made a landmark for the freehold St Thomas Suites at St Thomas Walk.
Located just off Killiney Road - or a stone's throw away from the busy Orchard Road - the luxurious twin 33-storey apartment blocks will stand on about 140,000 square feet of land.
Developer Frasers Centrepoint said it will preserve many of the existing trees and fauna, and reserve some 80 percent of the land for landscaping and greenery.
Expected to be completed by end 2010, the units are priced between S$1700 and S$2100 per square foot.
The smallest units are 1,800 square feet with 3 bedrooms - and they are expected to cost more than S$3m each.
"It's not a question of chasing after the top prices but really at the end of it all, giving good value, great value and owners will eventually feel and know that there's upside to the prices they are paying for right now," said Cheang Kok Kheong, General Manager, Development and Property, Frasers Centrepoint.
Analysts estimate that about 4,000 units of high-end units within districts 9, 10 and 11 will hit the market this year.
Even with prices surging, they say, these units will still see strong interest - especially from overseas buyers.
"In terms of the high-end, what we've been seeing of late is a surge in foreign interest because if you look at general pricing in major cities like Singapore, you compare prices from London, New York, Japan and even in Hong Kong, Singapore is still deem to be lower then the rest of the market," said Joseph Tan, Director Residential, CB Richard Ellis.
The new 20-storey Cairnhill Residences is one project that has seen good response.
It was launched in Jakarta and Hong Kong in November last year, and a sizeable portion of the units available for sale in one of the 20-storey tower blocks were snapped up by foreigners.
"We have done pretty well in two of our projects - we have sold 85 percent of Blossoms @ Woodleigh. Of the 180 units available we have sold more than 85 percent, and for Cairnhill Residences we have sold more than 80 percent of the units released in one of the tower blocks. So that gives us the impetus to launch our other projects because of encouraging response," said Yong Voon Chen, General Manager, Allgreen Properties.
Sized from 904 square feet 2-bedrooms to 2443 square feet pent house, the units were earlier sold overseas at a preview price of between S$1162 to S$1237 per square foot.
Depending on market response this weekend, Allgreen Properties said it might consider raising prices by some 3 to 5 percent.
Analysts say they are fairly optimistic that this momentum will continue to 2010 when most of these properties are completed, and they say prices could reach S$4,000 per square foot by then. - CNA /dt

SC GLOBAL Developments yesterday said that it would be retaining the name Hilltops for its upcoming 240-unit luxury project on the former Hilltops Apartments and adjoining terrace houses site at Cairnhill Circle, which will be launched in the second or third quarter of this year.

Market sources said that units at Hilltop will be launched at between $2,500 and $3,000 per square foot.
The project is the second to be announced by the boutique developer this year. In January, SC Global said that The Marq on Paterson Hill will be launched by the third quarter of 2007. That project could be priced upwards of $3,000 psf, chief executive officer Simon Cheong was quoted as saying in a news agency report.
For Hilltops, the price and launch date will be announced at a later date, said SC Global.
Interest in Hilltops is already very strong, even before the project's details were unveiled, SC Global said. Sources said that both The Marq and Hilltops have also received interest from funds looking to acquire whole floors.
The development's 240 apartments will be housed in three blocks - two of 20 storeys and one 14-storey. Four penthouses - three regular penthouses and one super penthouse - will occupy the top floor of the two tallest blocks, each with a private pool on the roof terrace.
Most units at Hilltops will have three or four bedrooms, ranging from 1,600 sq ft to 3,000 sq ft, although two and five-bedroom units will also be available.
'Hilltops will be the first luxury development in Singapore to have a resort-style steam spa room in every apartment,' Mr Cheong said.
'The spa experience has become a regular part of the lifestyle of our high-end buyers. We, therefore, wanted to offer this luxurious indulgence as a standard feature at Hilltops to complement the overall resort atmosphere and provide the complete luxury experience for our buyers.'
Meanwhile, property firm Jones Lang LaSalle said yesterday that Char Yong Gardens, a freehold residential project on Hullet Road off Orchard Road, is up for collective sale.
Jones Lang LaSalle reckons that the site could fetch 10 to 20 per cent more than the price fetched by the recent sale of The Parisian at Angullia Park, which earlier this year notched a record $1,735 per sq ft per plot ratio (psf ppr), inclusive of a development charge (DC).
This works out to an estimated $1,900-2,100 psf ppr for Char Yong Gardens.
The 93,300 sq ft site has a gross plot ratio of 2.8 - giving it a gross floor area of 261,000 sq ft. The maximum building height is 20 storeys.
This could yield around 175 apartment units with an average size of 1,500 sq ft each, Jones Lang LaSalle estimates. The site comes with an estimated DC of $48 million.
'With strong market interest for high-end units and potential launch price of $2,500 to $3,000 psf onwards for new launches in recent months, the end product at Char Yong Gardens could potentially fetch more than $3,000 psf,' said Lui Seng Fatt, the regional director and head of investments at Jones Lang LaSalle.

I guess Wing Tai chose to construct the development this way. Could be an efficiency issue. Land size may not be big enough to maximise the full height potential too.

definitely more than 2.5K psf considering down the road suites@cairnhill was transacted at 2.5K psf average (was invited about 2-3 weeks ago for the preview but agent said whole development sold to a tycoon one day before... so funny... all the invited guests were turned away on the eve)
foreign investors are really hotting up our property market by buying blocks or multiple units in developments.
coupled with Mr Mah's comments yesteday, I think we still have some good way to go for the property market.

i thought it's cairnhill road too. i cannot imagine the traffic at the traffic light nearest to the light. once hilltops and the cairnhill residences are all completed and fully occupied, it'll be nightmarish queuing to get out of that road.

I went to the eclat showunit yesterday and it is indeed luxurious. All the materials they used is 1st class. But of course see see only there.

Cafe Bloc June 19th, 2007, 07:59 AM The cairnhill road actually is not cogested, it is only cogested during the evening when parents come to pick their kids from ACS junior, or duirng wkend when pple swamp into the orchard for shopping, i live here for over 10 yrs, the Helios is sitting on the former Phoenix Mansion site, not a very big site but the location is second to none, 5 mins walk to Orchard, Paragon, Taka, etc. U hv a choice of 3 MRTs to walk to, ie, Sommerset, Orchard and Newton, all abt the same time (!). And of course, going to any part of Singapore, not matter how far away, is going to be less than 30 mins - cause u can take the CTE and connect to the other highways.

I guese the greenish patches are plants covering up the multi-storey carparks. It is quite a unique design becos till this while, we have a lot of condo blocks on long stilts eg cosmopolitan, domain 21 etc. This is the first time we have condo block on "greenery". It does make the areas look greener when you are travelling on road level. :banana:

the more i look at the rendering, the more i am beginning to think the entrance/exit is at cairnhill circle (the loop) and not cairnhill road. if it's cairnhill circle then the cars waiting to get out of the traffic light will have to be really patient.

I think we also have to look at the timing also. Of course the owners of Cairnhill Residences are asking $2,300 psf now since Hilltops has not launched (maybe soft launch as I am typing). But once it is official that Hilltops launches at 3k psf, would you think the owners will still look at 2300 psf? Given the strong sentiments, the asking price will go up to probably 2700 psf therefore lowering your Hilltops premium over Cairnhill residences.
One more thing to add too. Given how hot the property market, SC global can choose to launch an "ordinary" condo at a super location at a super price. But of course He has chosen to prove the point that his a boutique developer. The style, architecture and offerings will match the price tag by international standards. And now the question back to you, given both Hilltops and Cairnhill Residences both made available to you, would you pay 3000psf for Hilltops or buy Cairnhill Residences at 2700psf?
