thanks augustboy. parang bumagal ata. from the pictures sent by zenday, parang 1 or 2 floors lang ang nadagdag, unless this was taken 1 or 2 weeks ago.. can you ask ryan from g&w, when do they expect the topoff. Are we still on track for March turnover..:ohno:

augustboy, this shows a slowing down than the estimate of 10 days per floor as communicated by Gibson to malum. 2 days for ten floor is still 20days or about a month more delay. If only G&w can monitor such delays or institute steps to recover some of the delay of the project. Despite this, still happy with this project. seeing how TSR is turning out to be..

10days per floor is very attainable weather permitting.
i'm quite positive on how g&w projects are turning out...... man, do i have a choice? :D

yeah we don't have a choice... but a good choice pa rin... sana nagbabasa ang taga g&w... :bash: btw, comparing with other projects, deliverying much faster in floor construction... pati nga CPR, nakakahabol na rin. they are just 12 floors behind.. :nuts:

honestly, the building appears less attractive than the rendering.
they should have used aluminum panels like all other commercial/office buildings.

Grabe yung dumaan na bagyo. Pati BGC binaha. Buti nalang Sapphire projects are still in the construction stage though of course we would prefer the flood did not reach the area where it stands. Makes me wonder wow the Bellagio, Forbeswood Heights, and Fort Palm Springs do after the storm? Grand Hampton twins seem to have been spared from what Realtor_Manila / Cynch reported and hopefully the rest of the projects in the vicinity did too.

Hanggang saan kaya umabot ang baha sa BGC? Just that when I saw this pic of Burgos Circle it prompted me to ask/post the project threads since I would not be surprised if it did flood some of the basement parking levels. Mukhang grabe kasi itong baha eh. Hopefully Fort Palm Springs, Bellagio, FWH and the other projects in the vicinity didn't get damaged/flooded like those in Burgos Circle did. Siguradong law suit waiting to happen ito. Drainage must have been blocked by construction debris kasi diba full of construction activities naman dito sa areang ito? Regardless who/what caused this flood, they should do something about it asap para di na maulit ito.

^^ Btw here's a link which shows a video that looks like it's taken in one of the establishments in the Burgos Circle. Grabe ang baha! Kung BGC/Burgos Circle binaha despite its more modern drainage / water collection system, I can only imagine how much worse it has been in the other parts of the metro. This storm is really one for the books.

I was at Cafe Juanita in Burgos Circle last sunday and was able to see the development with BSR. I am happy to see much progress on the exterior of BSR.

I just noticed they were repairing one or two floor exterior. I think its 10th floor. They were re-cementing this section last Sunday. Would you know why they are re-doing this section?

Thanks Augustboy, iba na talaga may insider at malakas sa g&w.. hehehe. as expected I truly value g&w effort in deliverying their project as good as possible. thats one of the reason I chose BSR.

BSR topped off last Dec.
If they are going to turnover in July then that is about 3 months faster than the 10 months finishing time (Top off to Turnover) of GH1, GH2 and SR.

Thanks theRick! Yup, kasi nga you noticed that they have started some of the finishing even before the topoff. They are trying to catch up with the delays, i guess. Just cant wait for my fitout soon.

if you buy BSR and rent it out right away, assuming that the rental is 40k at the least, you would have recovered the 1M difference from buying Seibu Premiere that will turnover in 4 years. So to answer your question, it is good to buy something that is ready asap, and at a small difference in price BSR is the it to buy..

just to remind you, the 3.24M unit in seibu premiere is only 36 sq.m. in area
while blue sapphire is (whopping) 48 sq.m. :)

nice. the clients will be happy. there is still a 4.2M 1 bedroom facing crescent park west available here. being sold by an owner through ms cynch. a good investment at this point since buyer's names are not yet submitted to the registry of deeds, meaning no capital gains nor transfer tax upon purhcase.

update sa unit ko. some of you must be thinking ang tagal naman. my unit is just waiting on some materials i sent from the US. it's delayed a week so hopefully by next week i have the kitchen and the floor done. i wanted to reiterate the quality of work done by NONIE my contractor. GW is really pushing for June/July turnover, so I was told. But they mentioned as almost the same as CPR. is CPR supposed to turnover in Dec? or July as well? parang ang lapit na nila matapos based on what I saw when I was in Pinas.

thanks for the complement, it's a 1 bedroom @48sqm. yes the ceiling design was mine. it evolved from the chandelier and everything kind of went with it. as you can see the transition of colors and designs all come together.

Sorry if this was asked before... I was just wondering if anyone might know for buyers who paid "cash" kung CCTs are given before fitout or after? Di ba dapat before? meaning at turnover?
G&W "good as cash" deal is payable in 2 years, if bank financed, di ba kelangan ng CCT as collateral? How can the bank finance mortgage kung walang collateral ie CCT?

BSR operation to start July 31. I have scheduled my walk-through 2nd week of August :nuts:

Time to finish the design and contractor for the fitout.. :)

I would like to advise people who will hire Nonie as their contractor, he is not an interior designer so you need to have someone else to make tutuk sa unit nyo. I hired someone else to be there for me since I reside in the US. I received photos every single day twice a day pa nga eh.

Yes I did design my unit. Nonie just did the construction. Everything from ceiling and wall to wall was my idea. He did some drawings for me only because I wanted to make sure that he understood my instructions, but that was it.

I hope this helps. Good Luck to all of you! Remember you can't just sit around and expect your unit to be perfect. You need to put in your share of work, you still have to be there or someone else to oversee the work they are doing.

cranky, although BSR and TSR are on two separate lots, they are suppose to be twin towers. I was told by Gibs that both unit owners can share amenities.

GMWINTERNITZ--- I saw your post at Sapphire Residences about "flood test" but for some reason, my post there won't go thru but here is my thought...

I think it may be a good idea to ask GW/ property management to make this a standard test (flood test) once the above unit is done. I've been informed that when above unit incurs damage into your unit (i.e. leaks), you are responsible for your own repairs-- in that case, you will have to fix your neighbor's plumbing problem!

My unit is at BSR-- apparently TSR and BSR are like "twin towers". I think BSR and TSR unit owners should work together and make both the best at BGC.

I don't understand why there is such thing as "CONDOMINIUM CORPORATION CAPITALIZATION" fee--- what is this for?

Do the property management provide all unit owners an accounting of where our monthly dues are going? say, at least once a year?

Is there a "Sapphire Condominium" trust/ bank account where all monthly dues are deposited to?

We should all remember that we are not just unit owners, but collectively, we have ownership of the whole building, and property management should keep us satisfied and make them work for us! If we think it is necessary to have a flood test, then we should demand it! We're not paying "Condominium Corporation Capitalization" fee for nothing, right?

I heard from a contractor of SR, that flooding test is standard step after completing your fitout (before releasing the bond). I think for us unit owner, insurance to cover for leakage/flooding etc can be the additonal protection..

anyway, i am not familiar about how the corporation work, and i agree we must make sure everything is accounted for and that the property management works for all the unit owner and not the other way around. based on feedback, this is the case for SR/BSR or GW projects.

I will visit BSR tomorrow and will try to post pictures. I will have my formal turnover on Aug. 11. Cant wait :banana:

I think we should have an access to all unit owners' contact info (ie email) so we can easily relay/ discuss issues. We are at the "electronic age" where communicating is as easy as a keystroke. If it were not for you (thanks again, johnrcg!), I would have not known they were scheduling turnover already! So, I am not really sure if FPD Asia is reliable in communicating- can't even get them to respond to a question! :ohno:

For a start, maybe we should create an official "Blue Sapphire Condo. ORG" website where all unit owners are informed of the site to voice their concerns/ suggestions at the same time be informed of what is going on--- this would be very helpful to all unit owners who are not in the Philippines as well. This would also be a good time to start the process of gathering information from unit owners because most of us are coming home for the turnover.

For a start, maybe we should create an official "Blue Sapphire Condo. ORG" website where all unit owners are informed of the site to voice their concerns/ suggestions at the same time be informed of what is going on--- this would be very helpful to all unit owners who are not in the Philippines as well. This would also be a good time to start the process of gathering information from unit owners because most of us are coming home for the turnover.

Thoughts?

My contractor is saying that he can see some good improvements compared to SR for the units. And does not foresee any major issues during our turnover this wednesday... :banana:

I am on the 7th. I think any floors can do their Turnover already, you just have to let them know your preferred schedule and depending on the availability of the slots on those dates. Did u get an RRF or MUF unit? Maybe you can email the property manager directly..

I guess communicating with FPD is more of an issue for unit owners who are not based in the Philippines...Good thing I have a great neighbor! :banana:

If we can't have an official website yet then maybe FPD should get all unit owners informed of the Facebook page (distributing memo/fliers on turnovers probably?). There are probably 200 (?) units in our building and if all are aware of the FB site it will be easier to take action on anything collectively versus a few...just a thought...

BSR and TSR is somehow exact replica with some changes here and there. the unit hallway is the same, the walls are concrete with laminates which gives the hallway a classy feel, sort of hotel ambiance. hehehe. I have not seen any similar treatment even with more expensive condo projects. normally they will just have plain wall. Plus the use of black granite tiles was great!

don't you think the shared gym for both the sapphire res and the blue sapphire is a bit small and very few equipments considering that there are over 400 units that will be sharing this facility? just a thought.

Luckily, most Filipinos are lean and may not be needing the fitness facility that much? How many equipments/ machines are there? I wonder if it gets crowded....

I think GW did a good job with this project. Based on the pictures I've seen posted here, some of the other developments seemed to have low cost materials in the common areas and yes, floor to ceiling windows are pretty amazing! And to top that, only 8 units per floor- it can't be any better than that! :D

I have done my turnover last month and it was done professionally. Minor
retrofits by the contractor were noted/done after the turnover. The common
area are all ok/ready too except for the owner elevator and skygarden, some parking levels.

I am assuming you got a RRF unit? I think turnover of MUF will be december still.

I am starting my fitout already. :banana:

Was at the BSR yesterday, unfortunately wala pa rin passenger elevator. They are still calibrating. Target still within September. I have talked to bldg
manager and informed that he will arrange that unit owners can use the
service elevator anytime.

Are all the cabinets built-in? Did you buy the materials yourself or you let your contractor do the buying for you? Saan kaya mas makakatipid? What do you recommend pls? Yes glad i did it myself, more fulfilling esp if you get compliments. It also
helped that I got Levi who gives his input and inject some of his ideas
esp. considering this fitout experience. yes I took a lot of pics & yup the
hardwork/stress and expenses are all worth it. :banana:

I used the Ikea utility tool to model my kitchen. Its quite helpful and gives you the perspective easily.

2 bedroom yung sa akin. I'll try to post a picture later of my kitchen, bare pa nga lang mas mukha pa ring maliit...yang sa'yo parang pwede pang mag ballroom dancing sa gitna eh.

BSR doesn't have a balcony for 2 bdrm unit.
baka yun ang nawalang space sa kitchen ng CPR.
Wala rin balcony ang 1bdrm ng CPR kaya mas maluwang ang kitchen kesa BSR.

Also I guess since the space configuration is limiting unlike if you got something in say serendra 2 where a 2br is massive then creativity and select furniture comes into play. Thus the minimalism. But one thing I really like about the unit are the windows. Because they are floor to ceiling they create an illusion of space when open so those roller shades in my opinion were an good choice plus less dust buildup.

Imagine BSR was around P55k-60k/sqm and now its around P112k/sqm.
At this price - You can't even distinguish that the BTO prices were cheaper when they were pre-selling.

^ I love the interiors. Maganda ang blending ng kulay. I also like the straight lines levi used in this fitout, comparable to what I'm seeing in houses we build here.

Interesting to see native materials he used here mixed well with the modern lighting and design. Hindi lang ako sold sa mirror glass wood casing na ginamit sa washroom, parang hindi bagay.

Condo is incredible. Those look like pics from a interior decorating magazine. That is taking it to another level. Best condo design I've seen in this forum.
