NBBJ appointed to design its Marina Bay project


CITY Developments has appointed NBBJ, one of the biggest architectural firms in the US, to design Singapore's tallest apartment towers for its project facing Marina Bay.

One tower will be 69 storeys and the other, 58 storeys. In all, there will be about 1,100 apartments, which are intended for sale. The first launch is slated for Q3 this year. There will be no offices in the development.

A very small portion - about 29,000 sq ft or just 2 per cent of the overall gross floor area - will have retail, restaurant and personal services outlets. These will be located in the basement and at ground level.

'The two soaring towers will be an outstanding landmark in the Marina district,' said CityDev's group general manager Chia Ngiang Hong.

'This development has a superb location, with units facing Marina Bay and with a panoramic view of the sea. We are working with architects and designers to refine the design of the buildings.'

NBBJ, as concept architect, will work with local architectural firm Team Design for the project, which will be linked to Raffles Place MRT Station.

Apartment sizes will range from about 580 sq ft (one-bedroom units) to 1,130 sq ft (three bedrooms). There will be four penthouses.

Construction is slated to begin in Q3 this year and is expected to take about four to five years to complete. CityDev bagged the site at a May 2002 state tender at $227 psf of potential gross floor area. Analysts have estimated the breakeven cost for the apartments at about $450 psf.

Assuming CityDev achieves an average price of at least $650 psf for the apartment development, pre-tax profit will be at least $100 million for its half share in the project, analysts estimate.

They have applauded CityDev's move to develop the project as mostly residential, with no office component. 'Office rentals continue to be depressed as there's still a supply overhang, whereas as a residential development, this will be the first in the Marina Bay area,' said a market watcher.

I'm guessing that the minimum height of a 69 storey residential should be at least 200-210m.

This is the one I was talking about, the residential project in Marina South. It has a max permissable height of 245m! :angel1:

Thats just my conservative estimate. The Swissotel at 70 floors is 226m. Expect something in that range:cheers:

Actually I think it is responsible that developers dont build over the entire plot of land they have but leave open space for plazas and landscaping. That will enhance the experience for people and allow more light on to the street etc. I believe the New downtown will have this considered:cool:

That will enhance the experience for people and allow more light on to the street etc.

err..the article said that the project will be linked to Raffles Place MRT. I presume underground.

Lets look at the whole map again (so many of you post parts of the map...haha!). Notice the two towers towards the top of the site? And notice the dark line cutting through the area diagonally fro the top left? Thats the mrt line, and see how the two buildings are designed to avoid it? ;)

You can also see how One Marina Boulevard is configured to straddle the line as well actualy.

I find it amazing how the URA seems to know in advance already what is to be planned and I wonder if future blocks of land already have ready made plans and heights for the buildings.

Fingers-crossed but looking at the model the apartment does seem to be 245m!

hrm... it looks like views from the condo won't be too... good? for many ppl... i mean... it looks like for many ppl the view out of the window is th enext condo.. :( it seems that the shorter one has better views... i hope they've got super-view clubhouses at the top...

I would still say the views would be pretty excellent and should be so until further developments are completed. I imagine only 2 sides of each tower will be offering views with the narrow sides reserved for common facilities (but thats just a guess).

A possible view would be out to sea.

if i were the developer... i'd really maximise views of the marina bay skyline... you got a waterfront then a skyline that's really as good as you can get...

one raffles quay will be completed very much before the apartment, so a large part of the building will have not so niceviews already. even without one raffles quay, you've got the two buildings with large areas facing each other... doesnt make for good views either :/ but you can't relaly tell what you can see just by looking from outside... launching in q3 rite? can't wait :D

uh-oh.... i just found team design (www.teamdesign.com.sg) (one of the architects on this project) and i would have to say the quality of their apartments range from low-to-middle... eek... i hope they come up with something super for this development.

Actually if they wanted maximum unobstructed views they could have built them further out on the reclaimed land, but then that would be pretty isolated. The advantage of this location is that it is nearer to Raffles Place MRT and the new office developments. They are also building the new road (Marina Boulevard).

For me I would just love to be living in that location! :dooby:

Apartment towers generally have a poor record so I hope they have all glass or something sleek like HighCliff/Summit in HK.
These will be on the waterfront and will become part of the skyline!

NBBJ did a nice office tower in Seattle though.

i would love to too! imagine my mom going to work.... just walk only... then.. i imagine myself lounging around all day taking skyscraper shots for ssc... take a walk to club street for lunch at da paolo or maybe if i'm lazy go to haru at one fullerton (both of which i've never tried due to lack of funds :hahano: )

i was hoping it would have the quality of sc global projects... but then again sc global has got only three projects under its belt and none of them are anywhere near in scale to this ummm apartment. the nearest would be blvd and it's a little too different to compare. the massing models looked fine though. just need to wait for the façade :D

I dont think such apartments will attract the family types though..more like singles and couples and expats probably.

Dont think there are any schools nearby, unless you talk about that new education hub.

it doesnt really matter actually... most people travel at least half an hour to school? an hour travel time is quite common as well. people dont really go to schools in their neighbourhoods these days.

The 70- and 61-storey towers at Marina Bay, planned for 2007, will be S'pore's tallest apartments

COME 2007, Singapore's tallest apartments yet will be built at the Downtown at Marina Bay, on the fringe of the Central Business District.

The 70- and 61-storey towers, one of which resembles a giant sail, will house the first 1,100 homes in the future financial, business and entertainment district.

Developer City Developments hopes the project, which has not been named, will trigger the building of more iconic, cutting-edge developments around it.

Said its managing director Kwek Leng Joo in an interview: 'We don't see this just as a new landmark for Singapore... but more as an icon that signifies a new phase of growth and development of the country.

'I believe that in due course, some other buildings subsequent to this will also be exciting to look at.'

The project is designed by Norwegian-American architect Peter Pran from NBBJ, one of the biggest architectural firms in the United States.

Inspired by sun, wind and water, the architect created two glass-clad towers that are separated by a 'canyon', to look as if they were formed by water flowing through them.

The taller tower has a sculpted edge which appears as if it were a sail catching the wind.

Commented Singapore Institute of Architects president John Ting: 'It'll be a good thing if this is used as a benchmark, so that we will not have just buildings anymore but rather architecture of merit.'

The waterfront project in Marina Boulevard will be 82m taller than its closest rival, the Icon, a 646-unit residential project in Tanjong Pagar to be completed in 2006.

The tallest condominium in Singapore is currently Queens in Stirling Road, which has 38 storeys and is 119m high.

City Developments' project is one of the three in the new downtown area.

The others are the just-completed NTUC Centre, a 32-storey office tower at One Marina Boulevard, and a mainly commercial building at One Raffles Quay, being built by a consortium made up of Keppel Land, Hongkong Land and Cheung Kong Holdings.

Meanwhile, a 3.55ha site in the area, for office, business and home developments, will be released for sale in May.

City Developments' project will have one- to four-bedroom apartments ranging from about 600 sq ft to about 2,500 sq ft.

It will also have four penthouses, the largest of which is almost 9,000 sq ft, the size of nine four-room Housing Board flats.

Prices, said the company, will remain affordable.

Units in the 99-year-leasehold project will start from just under $500,000 when it is launched in July.

Upmarket shops and food outlets will take up 29,000 sq ft, or about 3 per cent of its total gross floor area.

Its basement, meanwhile, will be linked to Raffles Place MRT station.

The project has attracted enquiries from overseas investors, said City Developments.

It has piqued the interest of Singaporeans too.

Said businessman Christopher Phua, 47: 'I think the sea view is attractive.

'When you wake up to the view of the sea, you feel really good.'

Imagine the impact of closing Paya Lebar. Suddenly, the entire NE region wont have a height limit anymore. Hougang's HDB can finally go taller then just 20 floors. Pungool wont be stuck with 17 floors. The entire bunch of land used by Paya Lebar could end up as another major Industrail estate, but if need be, might end up being converted into residential in to the far far future intead! :D

What!? Because of Paya Lebar Airbase!? That's where I'm from in my unit as a signaller. I hated the base because I just don't like it. Well I don't know about it getting shut down, though I hope so if Singapore will get taller buildings. It's not really a useless airbase though, that's what I can tell you without revealing much. And I can tell you the circumference of the base is a little too big and space wasting too if you wanted to know.

Pretty cool, yes. Although I don't really like sail-shaped towers like that, there's something about these two that makes it alright. Maybe it's how they complement each other.

how exciting, but I couldnt find that bit on the website? Which part did you look?

Out of curiosity I called them up, but they didnt give the launch date except that it is going to be launched middle of this year. When I reminded them we are in June now, the gal said "this year" ;)

CITY Developments and AIG are targeting buyers not only from Singapore but all over the world for their 1,111-unit condo project in the New Downtown at the edge of Marina Bay, which is expected to be previewed towards the end of next month.

'Because of the stature and size of the project, we want the widest reach possible for our marketing campaign,' said CityDev group general manager Chia Ngiang Hong.

This is the biggest residential project that the listed property giant has undertaken to date.

Buyers are expected to include 'young couples especially those working in the CBD, singles who want to be near to the pulse of the city, and cultural and entertainment spots, and silver-haired Singaporean couples thinking of giving up their suburban homes and enjoying the conveniences of city living.

'As well, we're looking to draw high net-worth individuals here and from Indonesia, Malaysia, Hong Kong, China and Europe who want a second home or are looking for a good investment. Another source of potential buyers would be funds, financial institutions and other investment houses,' he added.

To this end, CityDev and AIG have appointed CB Richard Ellis and DTZ Debenham Tie Leung to sell the 99-year leasehold project here and overseas. The two firms are free to appoint sub-agents to help out with the marketing abroad.

The project will have two towers of 70 and 63 storeys, with the taller tower reaching 245 metres, which would make it not only Singapore's tallest residential project when it's completed in early 2009 but also one of the highest apartment buildings in the world.

'We're offering the experience of a new lifestyle: classy New Downtown living at Marina Bay, near The Esplanade, combined with breathtaking views of the water and parks. The architectural exuberance will be one of its kind presently not found in Singapore,' said Mr Chia.

CityDev declined to reveal its planned pricing for the project, but talk in the market is that the developer is eyeing an average price of about $950 psf.

The listed property giant bagged the site at an Urban Redevelopment Authority (URA) tender that closed in May 2002, paying a land price that works out to $227 psf of potential gross floor area. It later roped in AIG as 50 per cent partner.

Analysts estimate the breakeven cost for the project is slightly under $600 psf. CityDev and AIG should be able to reap a pre-tax profit of about $380 million from the development, say analysts.

About 75 per cent of the 1,111 apartments at the project, whose name is still being finalised, have one or two bedrooms. There will also be 174 apartments with three bedrooms and 70 units with four bedrooms. The five luxury penthouses in the condo range from 3,509 sq ft to nearly 6,000 sq ft. Three of them are duplex units.

Besides its iconic architecture - one of the towers resembles a giant sail - the development will have touches of a luxury hotel, with grand lobbies for the two towers, and even a club level on the eighth level with facilities like swimming pools, gym, spa, tennis courts and children's playground. There will also be an aqua gym and hot pool under the shorter tower.

The development will also have high-rise sky terraces with an executive club lounge that will have dining facilities, a reading room and an observatory area.

SINGAPORE : Property developer City Developments and partner AIG have put a name to their landmark waterfront residential project.

Called TheSail@MarinaBay, it will be Singapore's tallest residential project, and the world's 10th tallest.

The 99-year project will have two towers with 1,111 units, and is targeted at both locals and foreigners alike.

Assuming a sale price of S$1,000 per square foot, and breakeven cost of S$700 per square foot, analysts predict CityDev could book a gross profit of some S$300 million from the project.

CDL will launch it in late October.

TheSail@MarinaBay will be the first residential development to rise from the new Downtown@MarinaBay, to support the upcoming Business Financial Centre.

The two towers are clad in glass and sculpted with fluid lines, as if formed by flowing water.

The avant garde design is by world-renowned Norwegian-American architect Peter Pran.

Both towers are designed to maximise prime views of the marina, the park and the sea beyond.

"This is the first time we are doing a 70-storey residential tower. It's something very special to us also. And we will make sure that in terms of quality finishing, it will be very good class. It's going to be a very luxurious project," said Chia Ngiang Hong, group general manager of CityDev.

The two towers stand at 70 and 63 storeys, with 1,111 units comprising one- to four-bedroom apartments and penthouses.

TheSail@MarinaBay comes with hotel-style concierge service, 24 hours a day.

As for the pricing, Willy Shee, managing director of CB Richard Ellis, said, "I would think people are expecting a price range of S$900 to a S$1,000 per square foot."

For investors, it could be an attractive proposition.

"Rental yields should be around four to five percent. And in terms of whether it is attractive or not, you have to look at it in relation to what the housing loan rates are. Today's market is like two, 2.5 percent, compared to four percent. I think it's very attractive," said Patrick Lee, vice president and director of investment at AIG Global Estate Investment (Asia).

CDL says the project is targeted at both locals and foreigners alike, with an 80-20 mix.

Having bought the site some two years ago, CDL says an October launch date is apt, as the local property market has bottomed out in the second quarter, and appears to be headed north. - CNA

Prime location: Shaped like two sails of a boat. The Sail @ Marina Bay is close to the Republic's business and financial centre.

This would make the high-end development, shaped like two sails of a boat, one of the more expensive 99-year leasehold developments here. Less ritzy leasehold condominiums, such as Kovan Melody in Upper Serangoon and Varsity Park in the West Coast, are going for between $440 psf and $520 psf.

However, Far East Organization's leasehold home office units at Soho@Central, near Clarke Quay MRT station, start at $1,050 psf.

City Developments (CDL) kept mum yesterday about the pricing of its 1,111-unit project, a 50-50 joint venture with AIG Global Real Estate Investment Corp. It announced only the project's name and that the soft launch date will be later this month.

At 245m high, The Sail will be the tallest residential building in Singapore, the seventh highest in Asia and the 10th highest in the world.

The seven 50-storey blocks of The Pinnacle@Duxton have an average height of 156m.

'It'll be a prominent silhouette against the city skyline,' noted property consultancy Jones Lang Lasalle's managing director, Dr Yu Lai Boon, of The Sail.

Analysts are predicting that it will be one of the hottest residential properties to be launched this year because of its height, its being the first residential building in the new downtown, its proximity to Raffles Place as well as the Republic's business and financial centre, and its facilities.

The Sail will boast a 24-hour concierge service, as well as a fully-equipped spa with a cafe and therapy room, among other things.

Most of the homes in the two towers - one with 70 levels and the other with 63 levels - will be one- and two-bedroom units. Only 250 units will have three or four bedrooms. There will also be five penthouses and about 19,900 sq ft of retail space.

Mr Willy Shee, managing director of CB Richard Ellis, which is jointly marketing the project with DTZ Debenham Tie Leung, said he would recommend prices starting at $950 psf at least and expects the apartments to generate a rental return of 4 to 5 per cent.

According to DTZ, the one-bedroom units could command a monthly rent of around $2,200 to $2,800, the two-bedroom units $3,200 to $3,700 a month, and the three- and four-bedroom units $4,000 to $7,000 a month.

The marketing agents are eyeing potential buyers in Jakarta, Hong Kong, Shanghai and Beijing, as well as institutional funds in Europe. CDL said the units will be released in phases, with about 200 being made available for a start.

I suppose the facade from the front may be different from the back. The back facade reminds me of the World Tower apartments in Sydney, but this looks nicer.

Imagine the tennis court and pools being flanked by these twin towers and 1 Raffles Quay around it, although the latter is tilted 45 degrees so you get a nice view towards Raffles Place :cool:

CITY Developments and AIG will release an initial batch of at least 200 apartments at The Sail@Marina Bay condo in the second half of this month.

The two partners said the pricing has yet to be finalised, but CB Richard Ellis managing director Willy Shee, whose firm is one of two marketing agents for the 99-year leasehold condo, said yesterday he will probably recommend an average $950 to $1,000 psf.

Based on these prices, he predicts a rental yield of 4 to 5 per cent for investors looking at picking up a unit for leasing. This is higher than the current 3 to 4 per cent yield for upmarket condos.

His forecast of higher yield is based on the assumption of a gradual increase in rental values over the next few years. The Sail@Marina Bay is expected to be completed in late 2008.

About 20 per cent of the buyers of the 1,111 apartments could be foreigners, said Edmund Tie, executive chairman of DTZ Debenham Tie Leung (SEA) Pte Ltd, the other marketing agent for the development, which will have two towers, of 70 and 63 storeys.

CityDev and AIG officials present at a media briefing yesterday to unveil the project's name said they aim to give buyers value for money. Market watchers expect early birds to be rewarded with a special discount.

CityDev group general manager Chia Ngiang Hong said that The Sail@Marina Bay will target the 100,000 working population in the Central Business District, singles, young families, retirees, investors and foreigners.

Mr Shee said one of the marketing strategies would be to target en-bloc buyers including investment funds from overseas, before the launch of the project.

He predicts that home prices on the island could go up between 5 and 15 per cent a year over the next three to four years.

AIG Global Real Estate Investment (Asia) director Patrick Lee forecast that new home prices here look poised to increase as rising interest rates and oil prices will put pressure on building material costs.

Asked what the attraction is for foreigners to invest in the Singapore residential property market compared with other Asian cities, Mr Lee and CityDev's Mr Chia both suggested the upside in home prices in Singapore is better precisely because it has lagged other markets in the region, including Hong Kong, Kuala Lumpur, Bangkok and Jakarta.

And while residential rental yields may be higher in other Asian cities, the cost of borrowing is also much higher compared with Singapore, said Mr Lee. 'The yield spread is more attractive in Singapore than Hong Kong or KL,' he added.

SOMETHING strange is happening to the Central Business District (CBD) — it's going soft.

The stark and rigid landscape of grey and chrome office buildings is now being infused with a gentler and more informal style that spells a growing emphasis on fun and trendiness.

Indeed, the trend towards fun and style started by The Esplanade with its curved lines, luminous exterior and ambiguous shapes is now being given a huge boost by the soon-to-be launched The Sail@MarinaBay — a condominium by City Developments Ltd (CDL).

The 99-year leasehold project which will be glass sculpted with fluid lines that imitate flowing water is set to make waves in more ways than one on the local residential property market, say experts.

"It will surely change the landscape for inner city living," said Mr Donald Han, managing director of international property agency Cushman & Wakefield.

Indeed, it is one of the "best located developments in the heart of the CBD for those working there," said Mr Christopher Koh, a director at Dennis Wee Realty. "As an investment property it will be very easy to lease out."

Its rental yields are expected to be between 4 and 5 per cent which is attractive compared to current housing loan rates of between 2 and 2.5 per cent.

So the consensus is that at 70 stories high and with 1,111 units, The Sail@MarinaBay will set a benchmark on the residential property market.

Currently, there are only a handful of inner city residential developments such as International Plaza and Emerald Garden but according to Mr Han, "they don't quite match up to the hype and class of CDL's project. This is ideal for the young and upwardly mobile".

Such is the buzz around the project that some market watchers are already talking about how it has the potential scale and visibility to shift Singapore's epicentre of top-end housing from District 9 and 10 to the CBD where several other new developments have sprung up.

But that may be a bit premature say experts Today spoke to.

"While it will be the talk of the town, I don't expect it to knock out Districts 9 and 10. This is because not every one wants to be in the heart of the CBD," said Mr Koh.

The main deterrents would be the high cost of living due to the ERP charges, parking charges, higher cost of meals and greater distance from schools and grocery shops.

Indeed, say experts, the CBD area and by extension the CDL project, is likely to appeal mainly to young professionals or couples with no children.

"Families with children may prefer to stay in District 9 or 10 with bigger housing units and landed properties where schools will be closer," said Mr Wallace Chu, research manager at property consultancy FPD Savills.

Most of the advantage of living in the CBD area comes from the ability to practically walk to work, and the proximity to entertainment centres, he said.

Still, there is little doubt that with the advent of CDL's mammoth condo, which is expected to cost around $900 to $1,000 per square foot, the downturn area will become a coveted residential area at least among young professionals — the target market.

Besides, CDL is filling a gaping hole, as there is an acute shortage of good quality living options in the downtown area.

Said Mr Han: "Currently, the only decent available development is Emerald Garden."

Will inner city living will take off here?

Sydney's experience, where inner city living started only in the early 1990s, may offer some answers.

"It took more than five years for market acceptance there," said Mr Han who thinks the timing is just right for CDL's new project.

"Singapore will see a similar trend with more conversion of use from offices to residential."

RULES & REGULATIONS:

1) The competition is open to Singapore citizens, Permanent Residents, Student Pass or Employment Pass/Work Permit holders residing in Singapore.

3) Each entry must be submitted together with an entry form. Photocopies of the entry form are allowed.

4) Images should be original (taken after 30 September 2004) and should not have been previously entered in any exhibition and /or competition, or subject to any form of copyright protection in any country.

5) Entries must be submitted in print (20cm x 25.2cm or 8R size). Two copies per entry are required. The title, category, name and address of the participant must be clearly stated at the back of each print and must correspond with that of the entry form.

6) The judges’ decision is final and no correspondence or dispute will be entertained. Only winners will be notified via telephone and mail.

7) All entries are non-returnable. The organizers reserve the right to reproduce the images or use them for publication in all media, publicity and exhibition purposes.

CITY LIVING ...the next big thing?

WHY limit yourself to watching Sex and the City on TV?

You can actually live it up in the city, say property developers here.

And they're pitching it as the next big thing.

But city living, mind you, doesn't come cheap. And there are other drawbacks too.

One of the most expensive 99-year leasehold projects here - the new Sail@Marina Bay located right on Shenton Way - is estimated to be priced at around $900 psf, said industry sources.

We're talking about a cool $1 million for a three-bedroom unit.

The 1,111-unit project, a joint venture between City Developments and AIG Global Real Estate Investment Corp, is to have a private launch on Friday.

Another project in the city, Far East Organization's Soho@Central, which is right above Clarke Quay MRT station, is priced at around $1,000 psf.

Such places offer some rare conveniences.

Imagine talking a short walk back to your home after a late night at work or play, without having to worry about parking or getting a cab.

But would you pay top dollar just for this?

If you have $1 million, you can get a cheaper home outside the CBD with enough spare cash to buy a car or two.

And a city address does have its drawbacks. You may find yourself travelling out to get the groceries, and most schools are far away.

On the other hand, if you live in the suburbs, Singapore's efficient public transport can get you to town and back in a reasonable time.

'If you live in Bedok, it takes you just 20 to 30 minutes to get to work by MRT,' said Mr Song Seng Wun, an economist at brokerage GK Goh.

'Of course, there's a certain advantage to living in town and getting to work in two minutes, but how much is that premium worth?

'With $1m, you can stay in a cheaper place in the East Coast or Tanjung Rhu areas with a good view of the city and it'll still take you less than half-an-hour to drive to the CBD.'

LACK OF AMENITIES

And there's also the issue of lack of amenities in the city, added Mr Nicholas Mak, Chesterton International's research director.

As these projects are usually not close to supermarkets, shopping centres or schools, it may not be attractive to families, he said.

'Those with kids usually require a three-bedroom unit. And at $1m for some of these units, these home-buyers can buy a freehold apartment in the East Coast or River Valley areas and get a car to commute.'

Mr Mak added that some Singaporeans will find the city location attractive, while others will not, at this price level.

And those buying to rent it out should also note that they will be competing, not only with other units in the same project, but those in other projects such as Central at Clarke Quay and Icon in Tanjong Pagar.

Mr Song added that given the current supply and demand situation, the rental market will remain soft.

About 4,000 private residential units remain unsold, according to URA's latest real estate statistics.

He said: 'If you rent a place in the east, you can pay half the rental as opposed to one in the city. And don't forget that many expats are here on local terms these days.'

DTZ Debenham Tie Leung director (consulting & research) Lee Wee Liat said that for a project like The Sail, the location itself will be attractive to a certain segment of home-buyers.

He said: 'It's in the CBD and should appeal to yuppies, expats and bankers working there. The renumeration package of those who work in investment banks should allow them to rent a place there. A large part of the demand should be from expatriates too.'

He added that if the economy continues to do well and incomes go up, more and more people should be able to upgrade to afford a nice little apartment in the city.

A tale of two 'cities'

INNER CITY
The fabulous location and proximity to entertainment outlets make it a good bachelor pad, said city-dweller Edmund Lee, 42, a businessman.

He bought a new unit in Emerald Garden in 1996. The 265-unit condo is on Club Street, opposite Far East Square.

Mr Lee said he paid more than $800,000 for his place, which is just over 800 sqft, and is on a 999-year lease.

He said: 'I like the convenience of living in the city. I can walk to work, I don't have to drive, which is great.

'The only downside is that I have to pay ERP charges if I'm returning home from meeting clients, and coffeeshops are limited and open only in the day.'

Property consultant Nicholas Mak said that prices at this project are generally above $800 psf now.

OUTSIDE THE CITY

Bank relationship manager Eugene Tan, 28, said he prefers to live away from the city, simply because it gets too dead in the evening.

He lives in a three-bedroom sea-facing East Coast apartment that he shares with his parents.

He reckoned that his Lagoon View place would cost about $500,000 in the resale market.

Said Mr Tan, who drives to work in the CBD every day: 'In the city, it's too quiet at night and it feels too cold. And the amenities are lacking. You can find restaurants but they are usually pricey.

'After all, I work in the city and I don't think I'll want to be in the same area when I return home too. I'd prefer to get away from it all after a long day.'

I saw the television commercial. Very professionally done up, sleek designs, cool animation, nice background music...

And the fact that the commercial boasts that The Sail will become one of the 10 tallest residential towers in the world is very exciting cause its almost impossible for SG to ever get into the top 10 in terms of skyscraper height in whatever category (I know it isnt really true cause by the time of completion it would have had been 12th or something but thats not the point), and rare for SG to have very nice looking buildings which are also unique at the same time. Even HK, world famous for its architectually stunning skyscrapers, has done a bad job at designing Sorrento, only slightly taller than SG, and which resembles a wall by the sea. This is very rare indeed.

well we are still in the top5 for tallest hotel in the world at least and we had the tallest building in Asia before (OUB).

its very rare for SG to get a design that is 'out-of-the-box' :D

Sorrento looks disgusting and ugly and looks more like an ant-hive.

I think the Sail is even nicer than their much highly touted Highcliff.

The new downtown is really happening. I mean I never ever saw a green glass building in SG before 1 Marina Boulevard, I never ever saw a fully glass box building before OMB too (Republic Plaza doesn't count, its not a box).

And in the next few years, we will get to witness a super tall 245m glass box, we never had glass boxes of such height before.

And after that, we will get to see one with a uniquely shaped roof.

Architectural designs in SG are really improving.

yes we've never actually had such a huge glass box like the 1 Raffles Quay now building furiously :carrot: although Novena Square & a few others are glassy and boxy but not in the CBD.

I dunno whether its a coincidence but the completion of the Esplanade seemed to signal a new determination in Singapore to have more impactful designs, maybe its all the articles written....

I don't mind if buildings are glass boxes, but they have to be tall and un-concrete looking. Cause glass buildings no matter how boxy will still make the skyline look sci fi and thats not too bad... Its the concrete and box designs that ruin a skyline.

250 units of CDL's The Sail up for grabs

FOR $533,000, you will be able to own a tiny one-bedroom unit in Singapore's tallest residential building called The Sail @ Marina Bay.

City Developments (CDL) will release some units of the 1,111-unit waterfront project, a 50-50 joint venture with AIG Global Real Estate Investment Corp, today.

The project has two blocks of one- to four-bedroom units and five penthouses. Most of the units have one or two bedrooms, ranging in size from 592 sq ft to 1,356 sq ft.

CDL will sell 250 units of the taller 70-storey block at an early bird discount for an average price of $900 psf, while prices for the rest of the 99-year leasehold project will be from $930-$950 psf, CDL's executive chairman, Mr Kwek Leng Beng, said yesterday.

The project also has 19,900 sq ft of retail space.

The official launch date will be decided in the next three weeks.

This means CDL could keep the other 63-storey block for leasing purposes.

Mr Kwek also said that CDL had received inquiries and offers ranging from more than $700 psf to $810 psf for the 63-storey block.

However, CDL is not in a hurry to sell, said Mr Kwek, as prices are seen to be moving up and he believed the block could garner $830-$850 psf.

I went yesterday, and the fireworks were spectacular!!! It started from the construction site, and paused, and burst out at the Bayfront Promontory with a huge display. There was also a laser show shining on the water from the Merlion.

Too bad my pics were not as nice:D

Okay, back to my solitude and studies.....
