Luxury Condos Rise In Chicago's Gold Coast

MARCH 01, 2007 -- Chicago -- The Prime Group Inc., a Chicago-based real estate developer and operator, is building Ten East Delaware, a luxury condominium building in Chicago's affluent Gold Coast neighborhood. The 121-unit, $124-million complex broke ground this week and is slated for completion in mid 2009.

Designed by nationally renowned architect Lucien Lagrange of Chicago-based Lucien Lagrange Architects, the 35-story building is located at the northeast corner of Delaware Place and State Street, next to the Talbott Hotel.

$96M Loan Clears for 36-Story Condo Tower

CHICAGO-Prime Group Inc., based here, has begun work on a 36-story condominium tower at 10 East Delaware Place and recently acquired $96.2 million in financing from Fremont Investment & Loan. Demolition and site preparation work is under way and construction of the 121-unit building should begin in a couple of months, says Scott Manlin, vice president and regional manager in Fremont’s Chicago office.

Is the rooftop pool indoors? I don't see one on the rendering.

The building will be a concrete and glass structure with sand-colored limestone and European-style curved balconies.

Chicago, IL, US (NCS) - Now under construction at the corner of State and Delaware in the Gold Coast, the 35-story luxury condo tower, Ten East Delaware, is meant to feel more like a boutique European hotel.

While many of the neighboring condo towers are being renovated or rehabbed, residents find relief in a new, elegantly-designed building that will not force them to live through remodeling in the near future.

Ten East Delaware will soon offer 121 residences with one, two and three-bedroom floor plans ranging from 845 to 3,095 square feet and prices from $465,900 to $2.35 million. The cost is quite reasonable for the amenities and services that the building offers, according to Michael W. Reschke, CEO and chairman of The Prime Group Inc., the developer. His claim is backed by the fact that half of the units were sold in less than six months.

“As our sales have shown, when the right location, developer and architect come together, buyers will be there ready and waiting,” said Reschke. “Our buyers are very sophisticated. They know how rare it is for a new luxury building with this level of services and high-quality design and finishes to be built in the Gold Coast—especially at these high prices.”

Ten East Delaware is designed by French-born architect Lucien Lagrange and his Chicago-based firm known for local projects including X/O Condominiums, 840 Lake Shore Drive, 65 East Goethe, The Park Tower and Plaza Escada, Elysian Hotel and Private Residences and Chicago Union Station redevelopment.

A stonemason's son, Lagrange was raised in a small village just outside of Paris. He was educated in Montreal, Canada, and worked for a number of years at Skidmore, Owings & Merrill, where he rose to associate partner and supervised a number of high-profile projects including major office and retail developments across the nation.

In 1985, Lagrange decided to strike out on his own and set up his one-man firm. His firm has grown significantly since then and been recognized and awarded for architectural achievements and masterpieces of design that even he may not have envisioned when he first arrived in the city.

Being true to the firm’s roots in both Chicago’s innovative architectural legacy and heritage of Lagrange’s native France, Lucien Lagrange designed Ten East Delaware with a classical French architectural style, or what Reschke describes as “a little bit of European and Polynesian flair, circa 1920.” The concrete and glass building is also made with sand-colored limestone and features intricate cornices and curving, oversized balconies. Interior design is by Chicago-based Darcy Bonner Associates and correlates with the luxury hotel scheme intended by the architect and developer.

Through a partnership with the adjacent Talbott Hotel, Ten East will offer its residents the option of a la carte housekeeping, room service and concierge. Some other impressive amenities include access to The Ten Club, the building’s exclusive rooftop-level clubhouse and state-of-the-art fitness center with private dining room for large dinner parties and social events, and outdoor swimming pool and sundeck. All buyers are also given their own private storage unit in the building, and 188 climate-controlled, indoor parking spaces are available starting at $55,000.

Individual units offer large windows that invite in a large amount of light and offer perfect city views. Over-height living and dining rooms feature hardwood floors, while high-end standard finishes include Poggenpohl cabinetry and granite and marble countertops in kitchen and bath; Franke, Wolf, Miele and Sub-Zero kitchen appliances, a Kohler soaking tub in the master bath; and six-inch crown molding and wood base in the living areas and master bedroom.

Prospective buyers also like the privacy that the building offers: only five residences per floor. The condo tower features a four-pipe heating and cooling system so that each residence has zone temperature control and owners have year-round control over the heating and cooling of their home.

The bonus amenities add to the appeal of Ten East’s brand new, spacious units. “Due to the size of some of our three-bedroom residences—up to 3,000 square feet—we’ve also seen a number of buyers coming from single-family homes in Old Town, Lincoln Park and Lakeview,” said Reschke. “These buyers have realized they can enjoy basically the same amount of space, but without stairs, or the hassles of maintaining a yard. And for families with children enrolled at Francis Parker School or the Latin School, moving to Ten East Delaware might even make for an easier commute.”

Between Elysian, Walton OTP, and 10 E Delaware, that area is gonna be a nightmare for the next couple of years, since all are in an early stage of construction.

What is the building being dug out to the right of the caisson being drilled?

That's Elysian, Boris. The tower is on the east half of the property (the rest is a walled courtyard), but the whole site is being excavated for parking.

I agree. Hopefully, the construction team will finish the 3-story buildings around Elysian's courtyard early, so that the sidewalk hoarding can be removed on that side of State, while the tower goes up on the other side of the lot.

You are surrounded by the best shopping, dining and nightlife the city, and possibly the country, has to offer. I like the building. Its old school, I dont think overly modern designs would fit well in the Gold Coast.

They must be joking on that date Jan. 2009? This building hasnt seen the first floor.

Delaware was closed off last night and they appear to be getting ready to erect the tower crane. It's one of the white ones, if I remember correctly.

I think it's the restaurant that's opening in January 2009, not the building. The building will be at least halfway up by next January, so the ground floor can easily be opened for occupancy.

It'd be interesting to see an economic study on the Chicago hotel market. Anyone have a link?

Today I went to the Starbucks at State and Delaware and I noticed that they closed the street from state to wabash and (Rush st.) and that they finally put a crain on the street. :banana:

Because, stylistically, architecture has moved beyond post-modernism and neo-classicism (what this tower would be considered). We trying to innovate, not imitate.

I drove past here yesterday and eventhough they have the site closed in pretty good, you can tell that they are finally starting to come out of the hole.

All that metal-work (assumption going off of black and white image) around the windows and the main entrance is a little disconcerting to me: details like these are the easiest to botch for me and if they are done cheaply they look really cheap. Conversely, if the details such as these are done nicely, the more the merrier (anything to distract from the [likely] chintzy-looking veneer).

Looks like it blends really well with its surroundings. It may not be a huge or spectacular new tower but it's a nice, solid addition to the mighty Chicago skyline.

Great as a filler :) That's the neohistorist architecture we should go for, instead of the whole bland international style glassbox crap.

I can't get past the puke yellow color, so not even going to bother looking at the actual architecture.

No, it actually turned out better than the Elysian. Well, it's both designed by Lucien Lagrange.

Looks more decent than the Elysian, that had high potential, but now looks pretty f*cked up with its unfinished(?) roof and missing details. Give 10EastDelaware some time and it integrates really well into Chicago's historical highrise cityscape.

Love the beige. Wish I could live in beige, dress in beige, drive a beige car, and even hire a personal chef to serve me beige food. I live a boring, uninspiring life and I'm perfectly content with everything beige. They want to paint the sears tower silver, I say paint it beige. The CNA building- why the shit is it not beige? The Hancock is a marvel, but would become utterly legendary draped in beige. What the hell is going to become of my painfully mediocre life without Lucien Lagrange giving me something to live for? I'm doomed.

I love the massing that both Walton on the Park and Ten East Delaware has given in this photo. Where was that taken?

And btw, I'm assuming on Ten East Delaware there will be no ground level retail, but on the walton on the park there will be correct?
