I didn't realise how close the stadium was to the V&A Waterfront. What a perfect location.

I'm very happy that S. Africa is hosting the world cup -Cape Town in particular. It's seems to be such a stunning city. It doesn't get the recognition it deserves, and hopefully these games will change that.

This image should put things into perspective.
The stadium, city and waterfront are within 2.5km of each other.

How will the access to this wonderful stadium be arranged? I suppose the intention is that people will have to get to the stadium by public transport, is there a train station near the stadium, or some pedestrian boulevard connecting it to the city centre?

International interest for Cape Town's World Cup Stadium

From white elephant to roaring success

The city can learn from other countries how to market the 2010 stadium, writes Laurine Platzky. Fortunately we can learn from the lessons of others. From the early Green Point debates, naysayers have loudly proclaimed the stadium would be a "white elephant".

Some claimed it was being built for a single match Cape Town's 2010 Fifa World Cup semi-final. In short, this would inevitably be a costly mistake. They predicted an expensive eyesore built on the wrong side of town would haunt ratepayers forever.

Even in the government some harboured doubts about the long-term viability of the Green Point stadium.

The recent termination of the city's bid for private operators fuelled the overall negativity.

But emerging evidence from further afield begins to show Cape Town a different outcome is quite possible.

Without a doubt the most successful turnaround of any world-renowned "white elephant" is the rebranding of London's Millennium Dome to the giant sports and entertainment centre now known as "The O2".

Announced in May 2006, this multi-million pound sponsorship with the US Anschutz Entertainment Group and a leading British cellphone company, headed a £1 billion turn-around of the Dome.

A year later and four months after opening, The O2 has hosted the Rolling Stones, Justin Timberlake, Prince, the reunification of the Spice Girls, Disney on Ice, and soon, the only Led Zeppelin concert in 25 years, as well as the Tutankhamen exhibition.

Even Wembley has turned the corner. Notorious for its escalating costs this ambitious stadium accommodating 90 000 spectators, has secured the rights to hosting the Football Association Cup finals and both semi-finals, Rugby League Challenge Cup Finals, the first ever NFL game outside the US, among many others.

Open only eight months, Wembley has hosted the Live Earth Concert and Concert for Diana, plus at least 20 other significant events so far.

The financial and marketing teams have generated impressive income streams, have renegotiated the debt and brought Wembley into the black.

A third new stadium was opened in July 2006 in London. The Emirates Home of Arsenal seats 68 000 close to the original 38 000 North London Highbury stadium. This model is not directly comparable with Cape Town as it was built as a home base for one of the richest football teams in the world. With 180 000 members, the Arsenal club sold naming rights to their stadium for £90 million over a 15-year period three years ago.

In the more genteel St Johns Wood, even the hallowed Lords, "Home of Cricket" and the game's "spiritual headquarters", as ventured into the corporate market with the innovative Investec Media Centre, with tours, a museum, visits to the boys' changing rooms, dinners and conferences in the historic buildings and Lords is planning commercially funded expansions.

And London is now very busy constructing another new stadium for the 2012 Olympics.

Clearly Cape Town does not generate the international buying power of London. Cape Town ventured into the stadium market somewhat reluctantly.

Eager to host a semi-final for the 2010 Fifa World Cup, in order to showcase this great city and its beautiful surroundings to billions of TV viewers, we needed to build a stadium to accommodate 68 000 spectators.

We are not alone. From China to Poland and the Ukraine, from Perth to Belfast to Buenos Aires new stadia are being debated, designed, constructed and financed. Unless owned by wealthy sports clubs, most stadia used to be municipal facilities. Today stadium finance is a professional speciality.

Stadiums the world over experience similar problems, but specific solutions are designed from an innovative range of revenue streams, including selling naming rights, suites and boxes, hospitality and conferencing, match day hospitality packages, retail and sport-related office and hotel accommodation, as well as entertainment.

Some stadiums are built and occupied by one or more anchor tenants, for example, Barcelona's football club has the luxury of its own Camp Nou stadium, about to be upgraded for 100 000, where they have no need for other events as their team and brand are so strong. The Allianz Stadium in Munich hosts two Bavarian clubs, Bayern Munchen and TSV 1860.

On the other hand Paris' Stade de France, built for the 1998 Fifa World Cup and recent host of the 2007 Rugby World Cup Final, hosts numerous events and sports, including the Race of Champions, operates an upmarket restaurant offering mainly business lunches from Monday to Friday.

Despite all the technology available to sports and popular entertainment fans, nothing beats the excitement and energy of attending a live event, of sharing with thousands of others the delight or despair of watching your team win or lose, and afterwards of sharing with your friends and colleagues the experience of having actually "been there".

The focus on encouraging the youth to frequent stadiums is not only about encouraging customers for the future, but about engaging them in positive activities, interested in high-performance role models and keeping them off the streets, away from drugs and focused on healthy sport and entertainment.



At a recent Stadium Revenue Summit held in London, the Cape Town team was a little overwhelmed with interest from potential operators from the UK, France, the Netherlands, Dubai, Germany and others.

Linking stadia into international entertainment and sporting circuits has become one of the ways of ensuring sustainability and Cape Town, along with London, Paris, New York, Frankfurt, Dubai, Moscow and Beijing, is seen as a jewel in the global string of attractions.

Once again Capetonians were found underappreciating their not inconsiderable value and spectacular location.

Lessons learned for Cape Town at the conference include:

* Partnerships are essential.
* The operators of the Green Point Stadium will need to bring both rugby and football matches.
* Other sports will be attractive.
* Events large and small.
* International content is essential.
* Premium seating sales strategies required.
* Restaurants and conferencing.
* A museum.
* High performance facilities.
* Limited sport-related retail outlets.
* Market research and sponsorship evaluation are key.
* Our opportunity needs global marketing.
* Ensure enough time for consortia to link up, prepare their bids in order to ensure depth and breadth.

Naming rights may be offered separately or part of the overall operation. Naming rights for Arsenal meant that Emirates paid up front, contributing to the capital cost of the stadium, whereas other models offer revenue over the contract period.

The urban park would be best operated as part of the full package as it would give the opportunity to attract other world-class events such Cape Town's Wimbledon. As well as a regional recreation facility for the people of Cape Town, the urban park can become a spectacular connector from the sea, to the V&A Waterfront, to the historic site of Fort Wynand, to the stadium and the urban fabric of Green Point, linking into the CBD and the Table Mountain National Park. What an opportunity for locals and visitors alike!

Global interest in investing in Cape Town is growing. Already the Stade de France team has visited Cape Town. Dubai Sports City will follow in December. After the Soccerex exhibition in Johannesburg there will be a public briefing of interested potential operators on November 28. Thereafter a Request for Proposals will be issued and the adjudication for the successful consortium with local and international players is planned to be complete by March 2008.

Cape Town to host World Cup finals draw

Cape Town is to stage the draw for the finals of the 2010 football World Cup in South Africa, tournament organisers said.

Irvin Khoza, chairman of the Local Organising Committee (LOC), said that the southern-most city in Africa would play host to the draw in December 2009, after the 32 team line-up has been finalised.

"The (LOC) board today has taken the decision on the final draw. Cape Town is the preferred city for the final draw in December 2009," Khoza told reporters assembled in Durban for Sunday’s draw for the preliminary rounds.

Jerome Valcke, secretary general of football’s world governing body FIFA, said the decision to select Cape Town - subject to it meeting certain guarantees - had been straightforward.

"It was an easy discussion," said Valcke.

Cape Town, South Africa’s tourist hub, is expected to be one of the hosts for semi-finals of the World Cup in 2010, the first to be staged in Africa.

Cape Town gets 8 matches and the final draw - shares opening day with Soccer City

DURBAN, South Africa - The June 11 opening game and July 11 final of the 2010 World Cup will be in Johannesburg's Soccer City stadium.

FIFA said Saturday the semifinals will be July 6 in Cape Town and July 7 in Durban, site of Sunday's qualifying draw. Cape Town will be the site of the final draw in late 2009.

Quarter-finals will be July 2 in Johannesburg's Soccer Stadium and Port Elizabeth, and July 3 at Johannesburg's Ellis Park Stadium and Cape Town.

FIFA also said starting times for the 64 games will be 1 p.m., 4 p.m. and 8 p.m., meaning games will start at 7 a.m., 10 a.m. and 2 p.m. ET.

A ticket fund will be set up for 120,000 complimentary seats in the lowest ticket category. Most of the complimentary tickets will be for first-round games.

International bidding process - Green Point Stadium

SOCCEREX 2007: CAPE TOWN ANNOUNCES BIDDING PROCESS FOR NAMING RIGHTS AND OPERATOR FOR GREEN POINT STADIUM

The City of Cape Town has announced that it will sell the naming rights of its 68 000 seater, multi-purpose world-class stadium on Green Point Common to national or international bidders.

It has also started an international process to find the best long-term operator for the stadium with world-famous Table Mountain as a backdrop after the World Cup 2010 event. The processes will start formally with international Requests for Proposals at the beginning of 2008.

The news, released from its stand at the Soccerex 2007 International Soccer Expo in the Sandton Convention Centre, follows FIFA’s weekend announcement that Cape Town is the preferred bidder for the World Cup 2010 Final Draw in December 2009, six months ahead of the global event.

Bidders for naming rights and the operator contract will have to meet specific requirements. The naming rights process will start on 15 January 2008 when tender documents will be made available on the City of Cape Town’s website www.capetown.gov.za or the City’s Tender Office. The City would be looking for a marketing agency to facilitate the bid.

In the case of the operator proposal, the City is looking for a consortium with the skills and experience needed to operate such a facility successfully. Documentation for the operator will be available from 18 February 2008. The City hopes to finalise the appointment of the operator by June 2008, subject to how much time and effort negotiations will take.

According to Deputy Mayor Grant Haskin, Cape Town is confident that the lively interest shown at the international expo will translate into positive results.

“This stadium has the finest visual setting in South Africa and is close to the heart of downtown Cape Town, the Victoria & Alfred Waterfront, the Cape Town International Convention Centre and within walking distance of some of the finest hotels, restaurants, entertainment and business facilities. Green Point stadium has a splendid view of Table Mountain, Robben Island, Table Bay, the Boland mountain ranges and the City Bowl," Haskin said.

The Green Point Stadium will host more matches than any other single South African stadium, namely nine which includes a semi-final. The multi-purpose stadium, suitable for football and rugby, music concerts and major events will have 55 000 seats after 2010. Some 13 000 seats needed for the World Cup semi-final will be replaced to create more usable facility space. The stadium is set in 85 hectares of green space to be developed as a sport and recreation precinct.

Walkways will link the Green Point Park and stadium precinct to the Atlantic Ocean walkways, the historical Mouille Point lighthouse and the booming Victoria & Alfred Waterfront, the most successful development in Africa.

Stadium construction is on track for an official FIFA inspection by October 2009 and final completion by 15 December 2009. The tender for the high-tech roof worth 430 million South African Rand has just been awarded to an American German consortium, Birdair Pfeifer.

GREEN POINT STADIUM MILESTONE REACHED WITH ROOF TENDER

The contract for the roof of the new Green Point Stadium, worth some R430 million, has been awarded to Birdair Pfeifer a joint venture between an American company, Birdair, and a German company, Pfeifer. Birdair Pfeifer will be a sub contractor to the main building contractor Murray & Roberts/WBHO.

The awarding of the roof contract is a major construction milestone for the project. Stadium construction is on track for an official FIFA inspection by October 2009 and final completion by 15 December 2009. The stadium will host nine World Cup matches including a semi-final.

The award follows a visit to Germany by members of the City’s 2010 project and professional team for intensive negotiations with the roof tenderers, an assessment of their manufacturing capabilities and inspections of similar stadium roofs in Germany.

The high-tech roof will be installed by September 2009 ahead of FIFA’s scheduled inspection at the end of October 2009.

Mike Marsden, Executive Director: Service Delivery Integration, said the roof will comply with FIFA guidelines for the World Cup to provide cover for spectators, as well as with the aesthetic and acoustic requirements of the Environmental Impact Assessment.

The roof will have a double parabolic shape and would not protrude above the supporting columns. It will have a translucent glass surface and a lower fabric covering. The shape and material will reduce the noise level of the stadium by about six decibels, compared to the old Green Point Stadium.

The roof will be like a large flat bicycle wheel with the rim resting on 72 raking columns and the hub in tension which together with the spokes will create a stable structure. The roof will incorporate the flood lighting for the pitch in the hub thereby avoiding unsightly structures such as flood lighting masts.

The image of Cape Town is uniquely characterized by the interaction of Table Mountain and Signal Hill, a soft, hilly landscape and the surrounding Atlantic Ocean.

Greenpoint Stadium is situated as a solitary body, embedded in Greenpoint Common at the foot of Signal Hill and is ordered respectfully into the landscaped complex.

The exterior shell of the stadium was designed as an abstract, linearly arranged membrane construction. Its unique undulating silhouette, which is the result of the geometry of the stadium body, transforms the stadium into a sculptural object and intensifies its integration into the existing landscape.

The light membrane is composed of expansive concave elements that form a cohesive flowing facade, which follows the stadium's undulating shape. The light-colored glass-fiber tissue emphasizes this effect, since its color creates a sense of depth and animation, and the translucent surface absorbs and reflects the effect of the existing daylight. At sunset, the stadium possesses a reddish glow, a blue one on a bright summer day and has a gray appearance on a stormy day in winter.

The stadium, designed to accommodate football and rugby games, provides seating for approximately 68,000 spectators, divided over three tiers. Of these seats, 1,800 are business seats and a further 1,500 are intended for VIP and press use. Thanks to their inclination, all seats possess excellent visibility of the field.

The interior of the stadium is designed in such a way that its entire focus is directed on the playing field, creating an intense and exciting atmosphere.
The roof construction is a combination of a suspended roof with radial truss structure.

The undulating roof is outfitted with laminated safety glass elements and its interior is faced with a diaphanous membrane. Technical features are integrated into the space between the glass roofing and the membrane, such as acoustic and lighting systems. This space also provides protection from the weather and serves as a sound insulating volume.

The stadium, with its respectful reserve, is destined to become one of the city's landmark features. It will help to gentrify its direct surroundings around the Greenpoint Common and will function as an additional impetus for further positive developments in the adjoining urban structure, neighborhood and the entire urban fabric.

Not sure about the tennis stadium but try 2010@pgwc.gov.za for info about that. The public park still needs approval since a large part of it will be a golf course.

Public urged to have say on urban park on Greent Point Common

A long-awaited decision on the development of the urban park on the Green Point Common could be influenced by further information to be presented to Environment MEC Tasneem Essop on Monday.

Essop is to hold a public hearing at the Woodstock Town Hall, having invited 25 interested and affected parties to make representations.

The city submitted development plans to her in early July after two months of meetings were held across the metropole to give the public a say in the development of the 60-hectare sports precinct that is to surround the new Green Point stadium being built in preparation for the 2010 World Cup.

Most of the meetings were poorly supported, however, and in some areas no one attended.

Essop said in a statement that although she was not required by law to conduct a public hearing, it was important to give the citizens of Cape Town a "final chance" to make inputs and comments on what she said would become Cape Town's newest icon.

"The public knows that the current Green Point park looks tired and does not really justify the concept of a public open space.

"We know that Cape Town is a global icon and we cannot afford to miss this final opportunity to hear from the public about how we can transform Green Point into a world-class open public space that links up to Table Mountain and Signal Hill."

Essop said she believed the Green Point urban park could be developed into a truly "African" park that would rival other parks, such as Central Park in New York, Hyde Park in London and Stanley Park in Vancouver.

Among those listed to attend and make representations at the meeting are the ratepayers' associations of Green Point, Sea Point, Bantry Bay and Mouille Point, the sports clubs housed on the common, the informal traders' associations, the tourism and hospitality industries, the City of Cape Town, provincial government, the heritage council and the South African National Defence Force.

The proposed park would comprise a sports precinct for cricket, rugby, soccer, tennis, golf, bowls and athletics, and a public pedestrian network linking the historic sites of the Mouille Point Lighthouse on the beachfront promenade and Fort Wynard.

The Metropolitan Golf Club has the greatest risk among the sports clubs in awaiting Essop's decision.

The club agreed to dig up its golf course to have the stadium built in its place in exchange for the biggest single portion of land in the urban park.

Monday night's meeting is open to the public and is to start at 6pm.

New masterplan for Cape Town's waterfront, to link stadium to waterfront and city



Top architectural firms to head further development

Following a competition involving 37 participants, the British and Dubai-led consortium that bought the V&A Waterfront last year appointed one of South Africa's leading architectural firms, GAPP, with international architectural firm Atkins to create a masterplan to further develop the property it acquired for US$1 billion.

The ownership consortium, which also consists of a local BEE component, is headed by a partnership between Istithmar, the private equity arm of government-owned Dubai World, and UK-based London and Regional Properties.

Announcing the appointment of his firm and Atkins to lead the future V&A planning vision, GAPP director Rob Meek said that in addition to the land already developed at the V&A Waterfront, there was still considerable land available for development.

So, in addition to their investment of $1 billion so far, the new owners were likely to be spending that amount again in new development.

"It will be our task to present a viable masterplan to accommodate this development. In addition, we will be giving priority to linking the Waterfront with the city and the new 2010 stadium at Green Point."

A former Capetonian, now based in Dubai, Shaun Killa is design director, principal architect and head of architecture for Atkins in the Middle East.

He said the investment was an extremely positive one that would increase the value of Cape Town as an international entity.

A third member of the design team, Matthew Tribe, head of landscape and urban design for Atkins at the firm's London office, is concerned with the creation of practical, usable and aesthetically pleasing open spaces in the master plan. A safe environment without unnecessary constrictions was the ideal the team would strive for, he said.

The architectural firms appointed to the project have a vast resource of talent and experience.

GAPP is represented in Cape Town, Gauteng and Durban, and has several satellite offices in South Africa. The firm specialises in urban design and development strategies. Atkins is the biggest design company in Europe and the third largest in the world, working in 157 countries.

The architects share a vision to bring a highly successful 20th century waterfront into the 21st century and to ensure that what is done at the V&A has a profoundly good influence on greater Cape Town. With the Waterfront tied fundamentally to the city centre and other surrounding urban and natural components, they believe Cape Town will maximise its potential to be highly competitive globally on many levels.

They see, as part of the masterplan, provision for the blending of social and cultural energies that could include new communities. The approach will be holistic.

Killa said the development so far was somewhat simplistic - each section working exclusively and independently of the others.

Now, plans would address a new typology, he said, that had security as a concern, but that would be more oriented to activity on the ground-floor levels. And there would be a great deal more public accessibility to waterways that will pierce deeply into the landscape.

Dave Jack, whose vision was largely responsible for the initial development success of the V&A Waterfront, has been invited to join the architectural consortium as a consultant.

As from 7 January 2008 the Visitors Centre, housed at the rear of the old Green Point Stadium grandstand, will be open to the public from 10:00 -17:00 on week-days and 10:00 - 14:00 on Saturdays.

Visitors will be able to see the construction site and progress with the 68 000 multi-purpose stadium from a viewing platform. There will also be an audio-visual and industrial theatre presentation, an exhibition of soccer related items and a model of the stadium. The Centre has a 150-seater auditorium and a boardroom.

The Centre will run a schools programme in partnership with the Department of Education, allowing learners to see the project.

The facility will also be used to provide induction training to new staff on site after which they will receive special soccer-themed overalls.

Urban Park plan decision soon

Environment, Planning and Economic Development MEC Tasneem Essop is to decide by next week whether to make last minute amendments to the plan for the recreation park surrounding the Green Point Stadium.

While the public participation process for the building plan of the Green Point Urban Park development has already been completed, Essop held a meeting last night to gather final suggestions from the public.

In contrast to the poorly attended public participation meetings held by the city this year, about 200 people came to the meeting at the Woodstock Town Hall.

Their biggest concern centred on the golf course, which is proposed to take up most of the space surrounding the stadium.

The remaining land will be set aside for a tennis arena, sports fields, informal traders, open recreational space and walkways.

While some said the golf course was a historical landmark that had to be included in the plan, others argued it was an "elitist" club that took up too much space.

After hearing suggestions and concerns, Essop said she would make a decision by December 15 over whether further adjustments would be made to the park plan.

"This is a wonderful opportunity to create a new legacy and future for our children.

Not every single club or group will get exactly what they want in creating this new legacy, but it will be done with sensitivity to all," she said.

Essop added, however, that if changes were made to the plan, it would have to undergo another public participation process, which could take months.

Bokaap Civic Association chairman Osmond Shaboodien attracted jeers from the crowd when he raised concerns that previously disadvantaged sports clubs were not being considered.

"Sports clubs in areas like Bo Kaap and District 6 have had to play on the Cape Flats for years … The lease of the golf course should be reviewed.

"We should look at that little Urban Park to make it viable and accommodate all sports codes," Shaboodien said.

Other residents in Green Point and Sea Point proposed that parts of the Park's outskirts be made "greener", to make the park more attractive.

The representative of the Metropolitan Golf Club, Milton Seligson, said that while there had been many objections to a golf course at the meeting, 73.2% of the public had approved the golf course during the official public participation process.

MAYOR OPENS GREEN POINT STADIUM VISITOR CENTRE

Executive Mayor Helen Zille today, 4 December 2007, officially opened the Green Point Stadium’s new Visitor Centre. The centre is situated behind the Old Green Point Stadium in Vlei Road, Green Point.

The Centre will be open to the public from 7 January 2008 from 10:00 to 17:00 on week-days and 10:00 to 14:00 on Saturdays. Visitors will be able to see the construction site and progress with the 68 000 multi-purpose stadium from a viewing platform. There will also be a multi-media theatre performance, soccer themed exhibitions and an architectural model of the stadium on show. The Centre has a 133-seater auditorium and a boardroom.

The facility will provide an ideal venue for media briefings and FIFA inspection visits and will also be used to provide induction training for new staff on site.

Mayor Zille said: “This centre is the outcome of a partnership between contractors Murray & Roberts/WBHO and the City of Cape Town.

It will be available for the people of Cape Town, and will also serve as a tourist attraction, especially given the international prominence that the Green Point stadium has achieved.

Where previously the construction site was closed from the public eye, the centre will now enable residents, and particularly the youth, to view and learn about building progress in a safe and innovative manner.

I hope the impressive structural work on the stadium will encourage more of our learners to study civil engineering and related fields where skills are currently needed in South Africa.”

The centre will be funded through the sale of advertising on the hoarding surrounding the construction site. The approvals are in line with the City of Cape Town outdoor advertising by-law. A small entry fee will be applicable to assist with operational costs of the facility.

Stadium on schedule, says project director

The project director of the Green Point 2010 World Cup stadium has dismissed concerns that the multi-million rand development would not able to meet its timelines, boldly claiming construction would be finished by 2009.

Andrew Fanton, project director of building Cape Town's soccer venue for the 2010 soccer tournament, told the Cape Argus that, despite construction delays, the development was on schedule.

To ensure that all stakeholders, especially the workers, understand the need to complete the project on time, Murray & Roberts WBHO, the joint venture company tasked with building the stadium, has established a training centre at the construction site. The centre also provides skills training opportunities for the workers.

Meanwhile soccer fever is building ahead of the 2010 World Cup in Cape Town, with the opening of a visitors' centre at the Green Point stadium construction site.

Called "The Green House" the centre will offer daily tours to visitors around the construction site.

"The Green House is a tool for us to create enthusiasm and positive energy around the delivery of a successful 2010 World Cup," Fanton said.

Cape Town Mayor Helen Zille yesterday officially opened the visitor centre. She said the centre would serve as a tourist attraction.

"Where previously the construction site was closed from the public eye, the centre will now enable residents, and particularly the youth, to view and learn about building progress in a safe and innovative manner," Zille said.

Cape Town Tourism says it's not excluding the possibility that cruise liners might offer temporary accommodation for 2010 World Cup soccer lovers.

It’s been reported that the luxury passenger liner, the QE2 will be docked in Cape Town at the time, to offer visitors alternative accommodation.

Cape Town Tourism CEO Mariette Du Toit-Helmbold says they're not excluding the possibility, as there may be a need for places to stay in 2010.

The city enters into a contract with the cruise company and an agreement is entered into. It really helps since building unnecessary hotels for 2010 is a waste.

Cape Town's 2004 Olympic Bid had about 8-14 cruise ships guaranteed around Simons Town and Table Bay Harbour and the waterfront, providing 10,000 rooms.

International Bidders for operating and naming rights visit stadium

Green Point stadium under constructionSouth African and international parties who are interested in becoming the long-term operator for the new Green Point Stadium, or buying the naming rights for it, have visited the stadium construction site to gain a better sense of what the finished stadium will look like.

The groups also had a detailed presentation on the design of the 68 000-seater multi-purpose stadium. City of Cape Town 2010 spokesperson Pieter Cronje said the site inspection and presentation “went very well”. The groups who attended, who cannot be named, were from both South Africa and a variety of other countries, including Germany, France and the United Kingdom. “They wanted to know more about the stadium, its situation, and what it will look like when complete, and how they can use the space,” said Cronje.

The visit to the stadium follows the Soccer Expo held in Johannesburg, which most of the groups visited. FIFA announced at the Expo that Cape Town is the preferred bidder for the World Cup 2010 Final Draw in December 2009.

The City said it will sell the naming rights to the new stadium to national or international bidders, and the process will start in early 2008. This will happen separately from the process to find the best long-term local or international operator for the stadium. Bidders for both will have to meet specific requirements.

Deputy Mayor Grant Haskin said the lively interest shown at the Soccer Expo means he is confident of positive results from the processes. “I’m very positive that when we go into the new round of tendering in January, we will get a highly qualified and able stadium operator, and the best naming rights.

“This stadium has the finest visual setting in South Africa and is close to the heart of downtown Cape Town, the Victoria & Alfred Waterfront, the Cape Town International Convention Centre and within walking distance of some of the finest hotels, restaurants, entertainment and business facilities," Haskin said.

Tender documents for the naming rights process will be available on 15 January 2008 on the City’s website www.capetown.gov.za or the City’s Tender Office. A marketing agency will be sought to facilitate the bid.

For those bidders seeking to become the stadium operator, documentation will be available from 18 February 2008. A consortium with the skills and experience needed to operate the multi-purpose stadium is being sought. The City is hoping the operator will be appointed by June 2008.

The stadium will also host nine 2010 FIFA World Cup matches – more than any other single South African stadium.

Once the 2010 FIFA World Cup is over, the stadium will have 13 000 seats from its upper tier removed to create usable facility space. The multi-purpose stadium will still have 55 000 seats, and will be suitable for football, rugby, music concerts and other major events.

Construction of the stadium is on track, with final completion due for 15 December 2009.

Essop rejects park plan for Green Point

More open public space and parking required

After five months of consideration, MEC for Environment Tasneem Essop has rejected the City of Cape Town's plan for an urban park on the Green Point common.

She has taken a hard line on how she thinks sporting facilities in particular could be better accommodated to allow for more open space.

This includes demolishing the old Green Point stadium completely and moving the athletics track.

The course of the Metropolitan Golf Course should be reduced from a 72-par rating to a 70-par rating and a walking/running track around the golf course periphery should also be included in the design of the urban park.

Essop announced in a press statement today that she had accepted the architectural and landscaping guidelines for the urban park, but after considering all the information and representations made to her by interested and affected parties at a public meeting two weeks ago, she could not accept the urban park plan the city submitted to her in July.

The architectural and landscaping guidelines include what the physical structures will look like, as well as the types of surfaces and trees that will be used, while the urban park plan details the physical location of structures.

Essop is advising that the sporting clubs representing the various sporting codes be consolidated, which would include the sharing of club facilities such as change rooms.

The tennis node should be tightened to allow for more open space accessible to the general public. More public parking should be provided.

Essop's decision does not affect the construction of the Green Point Stadium, but it could cause delays in completing the urban park by 2010 and getting sporting clubs operational as soon as possible.

The golf club is already delayed, having missed the planting season for the greens this year, which would have allowed for a playable course within 18 months.

Council will advertise a revised urban park plan for public comment for 30 days before it is considered for approval and re-submission to Essop. Essop has pledged to take a decision on the amended Site Development Plan within 30 days of receipt.

* that a walking/running track around the golf course periphery (with appropriate safety measures such as constructing a covered pathway) should be included in the design of the urban park.
* that natural and visually permeable boundary around the golf course such as water features and green edges such as hedging should be implemented.
* that adequate parking opportunities for park users (other than those making use of the sporting facilities) should be provided for and the plan should specifically show these opportunities.

Green Point stadium nears its first milestone

With exactly two years to go before the 2010 World Cup stadium at Green Point is to be completed, the first significant milestone in physical construction is set to be reached early next year.

This will be the first of three storeys that will contain the 68 000 seats of the R2.8 billion stadium.

The top seating level will be removed after the games to reduce the seating capacity to 55 000 and free up space for commercial use.

But after months of working a six-day week to get the stadium on track for its December 2009 completion date, its 2 000 workers have been given the festive season off.

Stadium building work has been put on hold until January 7, but city 2010 spokesman Pieter Cronjé said construction was on schedule.

More than half the workers went on leave two weeks ago, while about 500 workers stayed behind last week to complete critical work.

Cronjé said while no fixed date had been set for the next Fifa inspection, it was expected that there would be site inspections from time to time next year.

Last month the city awarded the tender for the roof, worth R429m, to a joint German/ American venture, Birdair Pfeifer.

The city is expected to advertise a tender for naming rights of the stadium, which could generate several million rand, on January 15.

By mid-February the city should also be ready to re-issue a tender for a 30-year lease to operate the stadium after 2010.

In October the city rejected all three bids it received for operating rights, having found none to be legally compliant.

Last week the development of an urban park around the stadium, also set to be completed at the same time, suffered a major setback after MEC for Environment Tasneem Essop rejected the design plan.

The development of the urban park was set to start in October, and in no way affects the construction schedule of the stadium.

The city council will now have to renegotiate with more than 20 leaseholders next month with a view to consolidating some of their facilities to free up more space for public use.

CONSTRUCTION of the Green Point stadium should be finished by October 2009, four months ahead of the City of Cape Town's anticipated completion date, despite indications that the project will run over budget.

Ian Neilson, mayoral committee member for finance, said yesterday that a "general escalation" in the cost of building materials and inflation meant the city would run over its R2.85 billion budget for the stadium.

This is despite inflation being factored into the original costing.

He said Cape Town, with its three-year contract to build its 68 000-seat stadium for the 2010 World Cup, "ran the greatest risk of inflation" compared with other host cities.

But he declined to say by how much the project would run over budget.

"We are in negotiations with National Treasury, provincial government and the contractors. We are closer to certainty on the final costs. It is now a matter of negotiation."

He said the council would be unable to contribute more than the R500 million already allocated for the project. However, contractors were looking at the most cost-effective ways of building the structure.

The cost of the high-tech roof has already been trimmed by R100m, after consultation with the designer and the joint venture company Birdair/Pfeifer.

Of ongoing efforts to cut costs, Neilson said: "There is tight supervision from the Local Organising Committee's professional team and a team from the Department of Public Works is (on site) looking at the process."

The first of three storeys that will hold the stadium's seating area will be completed in April.

Neilson said cost-cutting measures would be considered in the next phase construction of the upper tier expected to start later this year.

Investec stepped in to help the city with funding last March when a R180m cash shortfall almost prevented the council from passing its 2010 budget. Investec has guaranteed the city R185m after the World Cup with an operating lease on the stadium.

The city will today advertise for tenders for the naming rights to the stadium. National and international bidders are expecting to compete for these rights, which will generate millions of rand for the project.

The city is also to re-issue the tender for a 30-year lease to operate the stadium after the World Cup.

The City of Cape Town today took the first step in selling the naming rights of its new Green Point stadium. It has issued a proposal call to international and South African marketing specialists to find a naming sponsor or sponsors for the stadium.

The stadium will be a semi-final venue for the 2010 FIFA World Cup™and is described in the advertisement as “arguably the most scenic stadium site in the world”. The stadium is situated in the heart of Cape Town’s tourism hub, with Table Mountain as a backdrop and Robben Island, Table Bay and the Boland mountain ranges visible from the site.

The successful marketing, sponsorship, media or other specialist agency will be expected to find the best sponsorship offers from a sponsor or sponsors. The City will assess the offers in financial, value and branding terms and by way of a fair and transparent process.

The closing date for submissions is 26 February 2008.

Next month the City will issue a proposal call to find a long-term operator for the stadium after 2010. The two processes have been designed to run together. Depending on the response, the processes can run separately or they can be linked.

After the 2010 FIFA World Cup™ the stadium will host football and rugby matches, major events and music concerts. It will be set within a sport and recreation precinct (urban park) in Cape Town. The Stadium is next to Cape Town’s world famous Victoria and Alfred Waterfront.

The City hopes to finalise the appointment of the operator and the sale of the naming rights by June 2008, depending on how much time and effort negotiations will take. Stadium construction is on track for an official FIFA inspection by October 2009 and final completion by 15 December 2009.

Construction work at the new Green Point Stadium is continuing on schedule, with the first construction milestone soon to be reached, and projections that the stadium will be completed by mid December 2009, six months ahead of FIFA 2010 World Cup from 11 June to 11 July.

As the stadium starts to take shape and gives an indication of how it will alter the Green Point skyline, the first significant highlight in the construction of the R2.85-billion stadium will be the completion of the first of the three storeys of seating, which is expected to be reached in April.

The first tier of seating will comprise 25 000 of the stadium’s planned 68 000 seats. Construction of the next phase of seating, the upper tier, will start later in the year. The third tier will have seating for the 2010 FIFA World Cup matches to be played there, but these will be removed after the tournament to make way for commercial space.

The completion of the first tier of seating is a “significant milestone in the construction of the stadium”, says Dave Hugo, the City of Cape Town’s director 2010: technical.

Construction has been progressing on schedule, and the formal FIFA inspection date is October 2009.

This comes after months of six-day weeks to get construction of the stadium on schedule, following delays due to a short strike, and also meant that the 2000 construction workers on site could take time off over the festive season.

However, the City anticipates that the project could run over budget due to inflation and increased building material costs, even though these were factored in to the R2.85-billion budget for the stadium.

According to Mayoral Committee member for Finance, Ian Neilson, the City is in negotiations with the National Treasury and contractors regarding cost cutting, as the City will not be able to contribute more than the R500-million already allocated to the project.

The tender for the roof has been awarded, and R100-million has been cut from the anticipated cost of the roof.

The tender for the naming rights for the stadium has been advertised, and local and international bidders are expected to submit bids, which could bring in funding for the stadium project.

French Minister visits Green Point stadium

France is willing to assist South Africa in the build up and staging of the 2010 FIFA World Cup. French Minister of Sport Bernard Laporte promised help during a visit to the construction site of the Greenpoint World Cup stadium in Cape Town today.

Laporte told journalists in Cape Town that he will be meeting with his South African counterpart tomorrow. Laporte, who coached the French rugby team, was also highly impressed with the work being done at Greenpoint staduim.

France staged last year's successful Rugby World Cup and some South African soccer officials visited the country then to learn more about the organisation of such an event.

European countries, such as France, are optimistic that South Africa will stage a successful event.

All looks good for the stadiums, but there was a feature on the news here a few weeks back about an Aussie Rules squad which was training in South Africa that said SA is currently experiencing power shortages - with random black outs affected some cities. The players were talking of taking cold showers and having no air-con/tv/lights etc. without any warning.

Is this a genuine problem, and do you know is plans are in place to bring up the generator capacity in SA prior to 2010?

yes there are power issues but they are dealing with it. the gvt simply underestimated the growth of the country and refused to listen to warnings about the insufficient capacity. the blackouts are generally planned and have a timetable, in cape town we havent had black outs in quite a while since major industry came on board to reduce their power consumption by 10%

fifa requires all stadia to have 2 back up generators and the same applied to germany 2006, I don't foresee major problems in 2010.

A YEAR to the day that construction started on the 2010 stadium in Green Point, the world cup venue is a third complete and on track for completion by December 2009.

And after several inspections and visits by Fifa, the Local Organising Committee and national government, the 68 000 seat stadium has been given a "clean bill of health", said Pieter Cronje, the city's 2010 spokesman.

More than 2 000 construction workers are on site daily, while 17 cranes, one 80 metres high, have become familiar fixtures in the cityscape.

But it has been a tumultuous first year for the multi-purpose stadium which, when complete, will host ball sports, major events and concerts.

Cape Town was one of the last host cities to start construction after the process was delayed by several different approval processes, including an environmental impact assessment of the most viable site, said Cronje.

Although Green Point was not initially the preferred location, Environmental and Planning MEC Tasneem Essop ruled the new stadium should be built on part of the Green Point Common and a section of the Metropolitan Golf Course.

Many residents were outraged by the decision and the city was challenged in the Cape High Court by the Cape Town Environmental Protection Association (Cepa) last year.

The group failed in three court bids to stop the partial demolition of the old stadium, and the city continued with its construction plans.

If Cepa had succeeded, it would have cost the city R500 million in lost expenditure.

The city managed to reduce construction costs for the stadium from R3.7 billion to R2.68bn, with joint venture bidder Murray & Roberts and WBHO (Pty) Ltd winning the contract.

Costs were cut by making minor adjustments to the structure and by reducing the size of the stadium by four metres in the radius and two metres in height.

Despite concerns that the stadium will be a blight on the landscape, the structure will only take up 18 hectares. This will leave 85 hectares free for the development of a sports complex and urban park.

Cronje said the tender for the stadium operator should be awarded by mid-year. The top tier of seats will be removed after the World Cup so that it can be converted into a 55 000 seat multi-purpose venue.

The naming rights for the stadium will also be decided later this year.

Completion has been set for December 14, six months ahead of kick-off on June 11, 2010.

Among the City's most controversial issues, the Green-Point Stadium is no exception. As a result Bell-Roberts is mounting an exhibition focusing on the Stadium's architecture and design and its Germany-based international designers - GMP Architects (Meinhard von Gerkan and Volkwin Marg). A comprehensive view of what will be Cape Town's first world-class stadium, the exhibition includes conceptual drawings, three-dimensional models, computerized simulations, as well as architectural renderings and plans. Good progress, thanks for so many beautiful pictues. This stadium will be a beauty. All in all I am very impressed with the quality of the design of many stadiums South Africa is developing for the 2010 World Cup. Hope the usage of the venues will remain good after the WC. I am not familiar with the popularity of the South African football league. Maybe (hopefully) the Football and the Economy of South Africa can get a boost from this.
Hope it is also not troubled with the dangerous instability of neighbour Zimbabwe!

R150m urban park plan enters final phase of approval

WITH less than 18 months to go to the target date for the completion of the Green Point Urban Park that is to be the setting for the World Cup soccer stadium, the City of Cape Town remains concerned that the appropriate zoning regulations will not be in place.

Councillor Owen Kinahan (DA) said he had misgivings about the proposal, which did not have clear guidelines for the zoning of the park.

The city's planning and environment portfolio committee recommended yesterday that a modified site development plan be referred to council at the end of this month, pending comments by the committee on spatial planning, environment and land use management.

This modified concept plan, or "plan C", would then be submitted to MEC for Environment, Planning and Economic Development Tasneem Essop for approval by the end of next month.

Essop refined the Record of Decision for the initial proposal submitted by the city in June last year. A second concept plan was prepared by the city, but it had to be modified because of negative public comment.

Peter van Heerden, planning co-ordinator for 2010, said the modified third option was a compromise that would accommodate all seven sporting codes in the urban park.

"It is still a work in progress."

Unlike the second option, which drew strong objections from sports clubs about the relocation of fields and merging of clubs, the third option has the support of most clubs.

The city has R120 million to reconfigure the urban park, including the construction of the reconfigured golf course and the 13-hectare public space linking the Mouille Point Promenade and beach front.

A further R30m is to be used to upgrade the promenade and beachfront.

In its compromise concept proposal, the city said the size of the golf course could be reduced further, as requested by Essop, without compromising the course layout. The remaining section of the old stadium would not be demolished but rehabilitated to include athletics and soccer clubs.

The park is to include at least 5 000 parking bays and a memorial wall. The nature of this wall has yet to be decided.

Additional recommendations included the proviso that no major events be held in the reconstructed athletics and soccer facility at the old stadium without the approval of the city manager.

Van Heerden said the city would meet the Green Point Ratepayers' Association, the Mouille Point Ratepayers' Association, and the Cape Town Environmental Protection Association today to discuss the modified plan.

i dnt understand the effect the facade will have. the video shows a more lantern like effect but images like this show a more glassy glossy effect..and renders also show a more transparents glass like effect. but the ptfe at the birds nest in beijing is a bit dull..
suppose we have to wait till the contact for the facade is awarded.

Cape Town opens bidding for Green Point stadium

Bidding for the naming rights and the appointment of a long-term operator for the City of Cape Town’s 2010 stadium presently under construction at Green Point, has formally opened. The stadium will be host to eight matches, including a semi final, during the FIFA 2010 World Cup.

City spokesman Pieter Cronje said on Saturday that the naming rights was a "historic opportunity" which would provide one company the chance to become a part of Cape Town's skyline. "Our City is committed to excellence and the provision of world class service and community facilities, the brand new stadium embodies that passion and commitment. It is set in the most scenic surroundings with mountain and ocean backdrops. We are excited to begin the process of finalising a long term partnership with a brand which embodies the heritage and sprit of Cape Town and shares our future vision for the city," he added.

Following an extensive public tender process the City has appointed the joint venture of Kaelo Worldwide Media and Octagon Marketing as the specialist marketing consultant for the sale of naming rights. Bryan Healy, Project Manager for the Kaelo/Octagon joint venture said: "The naming rights for the new stadium in Cape Town is an extraordinary long term proposition for sponsors to claim an exclusive association with not only one of the most beautiful cities in the world, but with what will undoubtedly become the premier location for sport and entertainment in South Africa."

A standardised marketing information pack will be available upon request to all prospective naming rights bidders from Monday 2 June 2008. Hey Mo, just looking at that whole Green Point Urban Park layout, why didn't they make the new stadium a T&F stadium as well? I mean there's already that non-seating Athletics track (C on the map) beside it. That would certainly have functioned perfectly as the T&F warm-up track for an Olympics beside an Olympic stadium. Why didn't they think of that? If Capetown were indeed to build ANOTHER Olympic stadium, they would also have to install a warm-up track beside it.

It was decided quite early on that the additional construction costs involved in incorporating an IAAF standard athletics track into the design were impractical to accommodate. (considering the various requirements of the design under the provincinal ROD).

To meet the ROD(record of decision) by the provincial minister it would cost close to R2 billion extra for a stadium that would 1. not attract 70,000 capacity athletic events until it hosts the games in 2020 (if it is awarded the games.
2. stadia with athetic tracks dont attract operators as easily to manage the facility
3. the stadium was likely to become home of WP rugby and an athletics track would have lowered chances of that happening (in durban they are struggling to bring their local rugby team to the new amazing 70,000 seat stadium with an athletics track)
4. achieving ideal sightlines for both sports is not possible resulting in one of the sport suffering
5. if cape town was to ever bid, a temporary stadium would need to be built elsewhere. london and chicago are doing it and the trend is likely to continue.

there was a high risk of a dormant stadium for 10 or more years if a track was included. the stadium can fully accommodate football, rugby, exhibitions,concerts etc.

I don't know much about building stadiums, but I thought there would be more entry/exit points .. ie. to sit in row 4 say, you have to walk all the way up to the top of the row and then exit .. would think you could enter/exit from under this first stand??

glad they focussed on architecture in warsaw and not how many colours the stadium could be illuminated in. they wanted to create a parking area below the playing field like one in warsaw but bedrock in cape town prevented that.

A capacity of 70,000 is not sustainable post 2010.
The area in black will remain with additional suites/office/conference space on offer covering the additional space.

crowds of 40,000 is different to 70,000. 55,000 is the best trade-off.
if south africa bids to host the 2015 rugby world cup, the capacity decrease might be put off for a while by the operator who would prob want to maximize revenue. ( i think stadium operators get a % of ticket revenue from the IRB)

You know, when one looks at that perspective, you do not understand why people think Green Point was a bad place for the stadium. I believe us Capetonians tend to be some of the most pessimistic people about new large developments. When the Waterfront was under development, people where saying, "It'll never work, who will go there, it'll go bankrupt... it's a white elephant..." Now, it's the most visited place in Southern Africa by international tourists. Century City, same deal, "Canal Walk, are you kidding, R1,5billion for a shopping centre, Century City is a farce, it'll never have the patronage." Now, the place is the second largest business node in Cape Town! I think Green Point shares the same fate. "Not in my back yard! Don't put the stadium there, why not Newlands." I think, next to the ever successful Waterfront, (with the new Green Point Urban Park) it can become the outdoor events, sporting and recreation hub of the city, Cape Town's own Wembley married with Hyde Park of London. This, I do not believe, will fail!

It took seven days to capture the spirit of Africa across 21 countries and bring it home to Greenpoint stadium in Cape Town. Portraying a young man - dubbed the ‘hero boy'- running through various countries, collecting the spirit of Africa to bring it to South Africa for the 2010 games, the television ad, directed by Keith Rose of Velocity Films, needed to reflect the whole of Africa.

“That's where we started and how we began to package the idea,” says Lessing. “We know that football transcends culture and language, but this ad had to work across many cultures and many languages; it had to be iconic and speak passionately to all football lovers.”

After Greece's poor perfomance in Euro2008, there was this chant that was broadcasted over a greek radio station, a greek-english mix of lyrics encouraging the team to qualify for the next WC, a chant that rhymed something like:

We'd love to welcome the Greeks to our city... I'm sure with the mountains, gorgeous coastlines the sometimes "classical greek" influenced architecture, the abundance of wine, great food and Mediterranean climate... they'll feel right at home! :)

Still looking forward to coming to SA in 2 years time, watching lots of football and having lots of fun.

Still laughing at the suggestion that Blatter would have the balls to move the tournament for any reason other than a natural disaster.

Still laughing my ass off at the suggestion (London Times) that Australia is a possible stand-in venue.

The big question isn't "Will SA be ready in time", the big question is "Does Mo Rush have enough room in his house for all of us to stay in 2010?"

The roof of the new Green Point Stadium in Cape Town, a venue for the 2010 World Cup finals, will be delivered from Kuwait next month.

Peter Cronje, the city’s World Cup communications director, said the construction of the roof will begin shortly after the arrival of the components.

Cronje said the first of the 72 columns set to support the state-of-the-art roof structure has reached its maximum height.

The roof is designed in such a way that noise will be reflected back into the stadium, which will come as a relief to a handful of community members who are against the construction of the facility. The new multipurpose 68000 seater stadium, which is built on the site of the old stadium , and its precinct will take up only 18 hectares.

This will leave the rest of the green space for the development of a centralized sports complex of playing and practice fields plus club facilities.

The design also provides for a public network and pedestrian walkways linking the Common with historic sites like Fort Wynyard and Atlantic seafront boulevard. As part of the 2010 World Cup legacy projects, the City of Cape Town wants to ensure that all community members have access to the facility.

Besides soccer, other sporting codes that will have access include athletics, rugby, cricket, bowling, golf and tennis.

The investment of R2,85 billion by all three spheres of government provides a cash injection to rejuvenate the Common.

The City of Cape Town has made a capital budget provision of R120 million for the redevelopment of Green Point Common.

At the same time, the city has also put aside R1,9billion to improve the city’s transport infrastructure, including strategic transport corridors and routes. The rail system, long-distance public transport facilities and inner-city distribution system will also receive major upgrades.

In addition, the Airports Company of South Africa is spending R1,2 billion on upgrading Cape Town International Airport to cope with the steadily increasing amount of traffic and the anticipated visitors during the tournament itself.

Besides the first-round matches, Green Point will also host one of the semifinals.

Cronje told Sowetan that they were happy with the preparations for the World Cup, saying the process “was running smoothly”.
