I really don’t know anything about this project but IMO it is one of the best designs thus far. Any info would be great.

CrazyAboutCities March 18th, 2007, 07:45 AM Yes I thought it is another retirement homes since retirement homes are booming around northwest region lately... No offensive, that building is beautiful but look like upscale retirement homes to me.

Hey! I use the French version of that when I refer to the gardener at my park...what a coincidence.

Other info: Skygarden will replace a vacant office building. Citizens were most concerned about the shadows, lack of public space, and the "skygarden" concept. This project will also create 405 daily trips; 37 of which will be during the PM rush hour. :)

jerai82 March 20th, 2007, 12:00 AM its in a very good location too. So close to the QFC on capitol hill.

Black Box April 22nd, 2007, 09:32 AM It would be nice to see this rise on First Hill. By the way, I love Ciscoe. He's so out there. I drop Ciscoe's name in one of my latest pranks with friends. Today, I was out at Carkeek Park. Have any of you ever been there? It is amazing! If I lived near that park, I'd be hiking in it as much as possible. Anyways, today at the park, my friends and I were walking and I just yelled out "Oh my god, there's Ciscoe!" and everybody falls for it and looks. It's a you had to be there moment, but I get a kick out of it. He's got a cult following. I like this building, it's modest, has an interesting form and nice colors. Hope it goes up.

He's a local horticulturist and gardening expert. Kind of like Seattle's green thumbed celebrity. He hosts a show called 'Gardening with Ciscoe' on KIRO radio.
mhays April 23rd, 2007, 11:56 PM I walked by today. They've spread gravel to even out the ground surface. They haven't applied for a parking permit, but I'm thinking it'll be a vacant lot for the short term.

It looks like a kinder, gentler residential high-rise; a kind Seattle could really use to attract folks who like the quiet leafiness of First Hill while keeping them in the dense, pedestrian-oriented central core of the region.

Everett Fan March 15th, 2008, 01:28 AM I think this is the best looking condo project in Seattle. I love the garden concept. It helps soften up all the glass. I really hope they build this one.

Well, it's been sleepy in reality, too. They tore down the small (medical?) building that was there about a year ago when they got design approval, but never got started building anything. A little while ago (maybe six months?), they turned it into a parking lot, albeit an unpaved one.
I suspect this project is on hold pending more signs of high-rise demand on First Hill, though I could be wrong.

I just looked on the DPD site, several permits are issued, and reviews are complete on others. There must be demand for high rise space on First Hill: we're working on 7th & Madison, finished 8th & Madison the year before, and now Mastro is talking about 26 stories of apartments to start construction in 2009. If Mike Mastro is ready to jump in to high rises at a time when the real estate market is supposed to be in the crapper, there must be something to it. Beyond that, Opus is talking about a third building further up the hill at 1200 Madison, which is supposed to be something like 17 stories of mostly residential space.
For such a beautiful building, you can be certain that the developer is on my radar but have a feeling that its not a demand issue, but a financing one. If I hear anything about the project moving forward, I'll pass it along.
mhays May 17th, 2008, 06:26 AM Mastro is apparently going for rentals. That's a fine market if you can get financing. It's the condo market that's tough right now, though I think its fundamentals are only out of whack for the short term, and mostly due to buyers hanging on the sidelines.

I agree, if we are talking about obtaining financing a year from now, condos might be in a better position than apts.....just a matter of time before the banks put the brakes on apt construction...I can already see the apprehension settling in on apartment construction financing.....
