Multiplex Group has jettisoned another chunk of its Melbourne inner-city development site portfolio, selling a large CBD fringe block for $13.5 million.

Multiplex picked up the 8786 square metre site at 101 Dudley Street, West Melbourne as part of a parcel of properties it bought from the Silman family last year for about $40 million.

The buyer, commercial furniture maker Schiavello, is expected to initially occupy the site's four-storey warehouse but is tipped to develop it in the long term.

Earlier this year Multiplex offloaded five other West Melbourne properties from the Silman portfolio to the Bennelong Group for $32 million.

Colliers International agents Matt Stagg and Pat Burke negotiated the most recent sale. Mr Stagg said it was one of the largest Melbourne CBD fringe land sales in recent years.

The site's warehouse was operated by a commercial car park on a monthly lease, he said.

Schiavello holds another prime CBD fringe site at Southbank opposite Crown Casino.

The site at 31-49 Queensbridge Street houses its main city showroom and some offices but is also subject to a permit for a 68-storey apartment building put forward by Schiavello.

Managing director Tony Schiavello said he was negotiating with a joint-venture partner and hoped to begin construction within a year. It was possible the project could begin without presales, he said.

its big for australia but small for over seseas especilaly UAE!
226m is the hieght of the podium in alot of new projects!!!! hjehe

No disrespect Cul but I reckon the developer would know better than the architect and Schiavello clearly states in the article that he hopes to start construction this year. It's not like with Eureka where Nonda Katsalidis (the architect for those who don't know) also happened to be one of the developers. Besides a 2007 start sounds better than a 2008-09 start. :D

but ive been hassling these archiects for years and then know me by name lol
they said that if things improve (residential markets) they may start 2007 bit most likely 2008 or 9. but dont worry what i say. i know nothing (said in the voice of starker).
i love Prima.have done from the start. like alot of sydney projects . just want it to see light of day.

Wonderful to have those renders, but just want to point something out: those comments in this article are a lift from an earlier peice a couple of months ago - not something Schiavello has said this week.

It's somewhere back on this thread: Don't mean to be pouring cold water on our hopes for this beauty: we'll get it eventually.

PS : it is a decent-size building world scale, jst not a super-tall. Toronto is quite excited about a new 200m or so proposal for their midtown, and justifiably so.

Not to be picky Bronte, but the 80 storey 1 Bloor East is likely to be 270m or taller. That's very tall for that particular area (which is booming with a fistful of 150m-ish projects. It will stand out in skyline more than Trump.

It is unlikely that a 79 storey building would be only 200m, Bronte. If that were the case people would have to crouch for fear of their heads going through the ceiling! ;)

Will do. Funnily enough modelling the new design which appears to be somewhat simpler isn't proving to be all that simple. :lol: I've got the form done it's just the balconies and recesses which are proving to be more difficult than I had anticipated. Come the Easter break I should have it done though. Until then here's an undetailed render of my progress I did in Rhino:

There was talk that Schiavello and Australand would work together to provide a consistent podium to Power Street along the Prima and FWP frontages and increase the height of Prima even further rather than build a fourth FWP tower.

Yes, I was just taking the 200m figure used (loosely obviously) on some posts on the Toronto forum, and that's why I added "or so" (i.e. 200m didn't really make sense to me either) Anyway, looking forward to hearing its height: the renders look great and it will be a big addition to mid-town of the big To.

On point also of the discussion, that Dubai and China are now dwarfing almost everything, I say we established, fully-formed cities have to cheer each other on - of course falling out at argue which has the better, as frequently as possible.

Brisbane is going to be the place to watch down here over the next few years, btw.;)

Below are a selection of photoshopped renders Archibomber has done on the Melbourne forum this year showing Prima in place among Melbourne's Southbank talls.

However the wait for a start on this one, initally approved in late 2002, has tested everyone's patience. Design changes were approved late last year with a slight increase in height, with the private developer speaking then of a possible start this year. No sign of that yet. Melbourne may now get a couple of other 200m+ talls, on the CUB site and at the old Spencer Street power station in ahead of it, but people are still very keen on this one on the basis of its location and design.

here's Archibombers worked images. The bottom three are photoshopped into Southbank photos taken prior to Eureka's completion.

Latest news is that the owner of the site, Tony Schiavello has bought the rights to use the Trump name for the tower, so it may end up being called Trump Tower Melbourne.

WITH luxury apartments in Melbourne regularly selling for more than $5 million, is it any wonder the city could be the site of the next Trump Tower?

Sources say a development site owner has secured rights to use the Trump Tower brand for a site near the Crown Casino in Southbank.

Though the most famous Trump Tower sits on the East River in Manhattan, there are others in the United States that all share similar qualities of up to five-metre ceilings, extraordinary room proportions, private spas, health clubs, valet parking and around-the-clock concierges.

A licence to use the brand is available, sources say.

All eyes have turned to the Southbank site, owned by interior office designer Tony Schiavello, immediately west of Australand's Freshwater Place.

In 2002, Mr Schiavello lodged plans for the 225-metre, 60-level, Prima on Southbank apartment tower, and in 2004, beat the State Government to retain the controversial permit, which would make it Melbourne's second-biggest building.

Marketing, however, never began, and sources said the project was to be temporarily shelved until next year.

Mr Schiavello was not available when Capital Gain tried to contact him.

Demolition of the existing building on the site has recently finished. I also read somewhere that the city of Melbourne approved a height increase of 225m to 235m. They're now preparing the site for construction as we speak.

Of all the cities, Melbourne has the most 'international' feeling from what I think. Its modern like Shanghai but it retains its culture like many european cities. A lot of other Australian cities lack these two elements. They look like smaller versions of American cities.
