Rising demand for tower

THE chance to own panoramic views of the Gold Coast has sparked a $400 million buying frenzy at Soul Tower.

More than half the tower's 289 luxury apartments have been sold, many snapped up by Brisbane people happy to pay a minimum $1.8 million for a weekender in the sky.

The 77-storey project, due for completion in 2010, will be the second tallest high-rise on the Gold Coast behind Q1.

Soul Surfers Paradise has already set a record price for a penthouse, with a buyer, who wished to remain anonymous, paying $16.85 million for a slice of real estate heaven.

His 987sq m penthouse spans four levels and has its own lift and private rooftop recreation level with a pool, spa and barbecue area.

It also has four bedrooms, a media room and a guest suite.

Juniper Development Group director David Kortlang said combined sales had hit $400 million.

He said most buyers were from southeast Queensland, while New South Wales and Victorian residents accounted for 40 per cent of sales and overseas buyers 10 per cent.

The 240m Soul apartments will feature $100 million of retail space, on the corner of Cavill Ave and The Esplanade.

Fairly Big Hole they have got there, suprised that its on such a small block of land.

nice tower! gold coast, to me, is a lot like miami and I love the vacation feel its got. my first international vacation will definitly be there, nice beaches and a skyline as well.

SEVERAL milestones have been reached as construction powers ahead at Juniper Group's Soul development in Surfers Paradise.

The most recent reached was the opening of the new sales gallery and retail precinct, as well as the rising of the tower above its surrounds.

The $850 million project celebrated a "soft opening" of the retail precinct on Christmas Eve with the display centre and surf labels Rip Curl and Rush Surf opening their doors ahead of the full launch later this year.

Rising 77 storeys, the development will comprise 288 apartments and 40 retail outlets upon completion in 2011.

Juniper Group sales and marketing manager David Kortlang said the opening of several retail tenancies and the sales gallery as well as the construction on the Soul tower were important milestones for the development.

"For the first time we can now introduce new owners and potential buyers of apartments to Soul and the new Esplanade from the gallery," he said.

"We are more than half way through the construction of the retail component with the objective to have the bulk of the shops open by Easter this year.

"The residential tower development, together with Soul's spectacular retail complex, epitomises the future of retail innovation and we are looking forward to reaching more milestones as construction continues throughout the year." The remaining retail tenancies will comprise a mix of restaurants and leading fashion stores, while Ripley's Believe It or Not Museum is due to open in the basement soon.

The residential component of the development has four levels of finishes which rises in calibre with the tower.

The Beach Collection on levels four to 39 draws its name from its proximity to the surf, sand and Esplanade, while the Sky Collection on level 40 and from levels 43-59, is named for its panoramic views that can be enjoyed from the apartments.

Levels 41 and 42 feature the Beach House Collection, which are double-storey beach homes featuring the Sub-penthouse Collection level of finish.

The Sub-penthouse Collection can be found on levels 60-68.

However, the ultimate standard of appointment is in the two penthouses on levels 69-70 and 70-73.

Whatever the level of finish, all apartments have a luxurious design with floor-to-ceiling windows, expansive balconies and an open-plan layout for a free flow throughout the living spaces.

Mr Kortlang said sales of the tower apartments had been strong with in excess of $425 million worth of sales to date.

"The Global Financial Crisis made certain 2009 was a slow year for everybody but we've seen a major resurgence of interest in Soul with some great sales results throughout December and over the Christmas period," he said.

"The opening of the retail precinct and the Juniper display centre has seen a revitalisation in sales and a lot of interest has been coming from overseas buyers from countries such as China, Indonesia and New Zealand." In the heart of the Gold Coast, the development is part of the multi-billion dollar revitalisation of Surfers Paradise.

Mr Kortlang said Soul represents the next phase in the evolution of Surfers Paradise.

"Upon completion in 2011, Soul will represent the ultimate Australian lifestyle, combining sun, surf and sand with glamour, fashion and fine dining," he said.

In addition to having first-class retail facilities and one of Queensland's best beaches on their doorstep, residents will have access to the myriad of resort-style facilities within Soul.

TWO new surf shops have opened in Queensland's largest retail precinct, the $850 million Soul tower.

The two shops - Rip Curl and Rush Surf - are among the first tenants to move into Juniper Group's $120 million retail precinct.

Old favourite Ripley's Believe it or Not will return to the old Raptis Plaza site in the new year, securing a spot in the shopping centre's basement.

Soul is a proposed 77-storey tower which is being developed by Juniper Group, based on the Sunshine Coast, and constructed by Melbourne's Grocon company.

Juniper's 85sqm sales centre opened last month - the first shop to officially open its doors within the precinct.

``The opening of Rip Curl and Rush Surf heralds the beginning of a new era of shopping paradise on the Gold Coast,'' said Juniper Group joint managing director Shaun Juniper, pictured.

``The world famous tourist strip has long been a shopping icon but its about to enter a whole new world of style, fashion and excitement.

``The retail precinct will deliver a mix of boutique fashion, designer label shopping and fine dining on a revitalised beachfront esplanade to create a shopping precinct that is unrivalled.

Surfers Paradise Broadbeach Chamber of Commerce president Laura Younger said the Soul retail precinct would breathe new life into the eastern end of the mall.

``It is so good to see that some of them are open for the holidays and it is such a good long term investment for Surfers,'' she said.

Juniper Group Retail Property Portfolio Manager Lorraine Malloch said the surf labels had signed leases worth $2 million a year.

Rip Curl has made its new shop a double storey flagship store while Rush has spent $1 million fitting out its new premises.

The precinct will have more than 40 retail outlets over 7600 sqm.

Mr Juniper said that 4390sqm of leasing space remained.

Soul will feature 114m of beachfront on The Esplanade and a 55m frontage to Cavill Mall.

It is due for completion in mid-2011, with in excess of $425 million worth of apartment sales to date. It joins the under-construction Hilton twin tower in sprucing up the Cavill Mall area.

I like Gold Coast, all that was weird and not cool to me when I visited were all those conifer? pine? trees. Palms would have look a lot more stylish :)

But I guess thats what makes it unique from all the other sub tropical cities..

I also think palm trees would be an upgrade from pine trees. But yes, they do drop branches, and are a nuisance...

Anyway, now to the progress of Soul building. To answer some questions.

having just visited Gold Coast last night, I walked past the now quite large Soul Building. There is roman numerals on the side of the building indicating which floor they are up to. They are up to floor 27. The base of the building looks fairly solid. And it looks like alot of the new shops will be opening very soon. I'm guessing about a months time.

The whole development looks VERY upper class and nice.

I will be down t here in about another month or so. Hopefully by then, the exterior of the lower floors will be complete and I will upload some pictures!

Gold Coast is looking very American as time progresses. Good building nonetheless!

Why / how does it look American?

Australia is very American anyway, especially in the way of lifestyles :-|

A beachfront display room, three storeys up, has opened in the under-construction development to help give people a taste of Soul.

Soul is a 77-storey tower being developed by Juniper Group, based on the Sunshine Coast, and built by Melbourne's Grocon company.

Soul sales manager Andrew Bampton said traffic had increased over the Christmas period.

He said unlike the neighbouring Hilton tower -- also under construction -- only about 5 per cent of buyers were from overseas.

"We have a very strong domestic market," he said.

Despite this, he said several Chinese were still making their way to the sales office.

"Australia is seen as a good place to invest," said Mr Bampton.

Juniper Group, the driving force behind the $850 million, 77-storey beachfront tower development, has forged a relationship with a China-based Gold Coast sales company.

Juniper Group looked to the East after strong sales from Chinese visitors in the new year period.

Group sales and marketing manager David Kortlang said the company had had seven Chinese sales since December.

The China shows come as construction on the tower reaches a halfway milestone. The core structure of the residential tower is at level 40, with another 37 to go.

The entire project is due for completion mid next year, while some residents will be able to move in earlier, as the first half of the tower is completed. More of the retail component will open in Cavill Mall in the next six months.

In addition to surf shops Ripcurl and Rush and attraction Ripley's Believe It or Not!, KFC will reopen on The Esplanade early next month.

Soul said that it was in the final stages of negotiating with three new food operators.

"Two are from the US and one from Europe," said Mr Kortlang.

"For two outlets, Soul will be their first foray into the Gold Coast market. For the third, it will be their first in Australia."

The main industry for the Gold Coast is without a doubt, tourism, and that's all it really needs to be when were located within an hour of Brisbane. :D

Yeh its not really fair to compare London to the Gold Coast

thats like comparing an apple to a tomato. both function the same but look and feel completely different as far as experience is concerned. believe me ive spent some time in England and London in particularly and while its nice to visit abroad nothing seems to come close to what we have here.. I think your always going to have some element of bias towards the place you grew up and anywhere else. THERES NO PLACE LIKE HOME

I'm gonna get slaughtered for saying this but I think Gold Coast has a better skyline than both Melbourne and Sydney. Is Gold Coast a city though. I had an Australian friend tell me it was part of Surfer's Paradise or something.

Surfers Paradise is actually just a suburb (although the main suburb) of the Gold Coast. :)

Will the roof height on Soul be higher than the roof height on Q1?

Gold Coast in particular reminds me of Miami, where a condo boom made the skyline dramatically larger, while many of them are just people's vacation homes (or, unfortunately in Miami's case, empty).

22 million on the world stage seems small, but our cities like Sydney (nearing 5 million), Melbourne (over 4 million), Brisbane (over 2 million) are 'big' enough cities and in the Gold Coast's case (515,000) - this smaller city has a huge tourist market, which needs hotel rooms etc.

I think that's because in Dubai, it's only skyscrapers with nothing in between. (I know there is an old part, but that's not where the big towers stand). Here is a good mix of skyscrapers, highrises and lowrises. Maybe Dubai just needs time.
