Liberty tower has really evolved and now its really impressive, especially with the at-grade retail - hate towers that have no real street face or ground floor-street relationship. This development will also incorporate the reconstruction of the last two surviving buildings of the Warsaw ghetto which are currently preserved in storage awaiting reassembly.

Warsaw to get another skyscraper

Management at the Mint of Poland expect that within the next few months the company will begin development work on a skyscraper on ul. Pereca in the center of Warsaw, Parkiet reported.

The producer of coins and gold bars wants to build a 130-meter-high skyscraper, an investment from which it hopes for a return of €50 million.

“The investment will cost zł.240 to 250 million (€56 to 58 million). The project is being delayed by certain formal aspects, but I hope all problems will be solved smoothly in the next couple of months,” Zbigniew Jakubas, the Mint of Poland's largest shareholder and the chairman of its supervisory board, said at a shareholders' meeting on Thursday.

Liberty Development hopes to begin construction on its Liberty Tower in August this year after receiving a series of building permits.

Located adjacent to ul. Grzybowska and ul. Żelazna within Warsaw’s Central Business District, the project includes a 26-floor, 140-meter-tall office skyscraper, two low-rise office buildings and the additional reconstruction of pre-war historical monuments in the surrounding area.

“These historical buildings constitute a priceless monument documenting the history of Warsaw and its Jewish community,” said Max Ebenstein, CEO of Liberty Development Poland.
The area is known as one of the 19 former gates to the Warsaw ghetto and has been listed as a historical monument by the Mazowieckie voivodship.

“In collaboration with a local architectural studio specializing in reconstruction and revitalization of historical monuments, we have developed a conceptual design for the full revitalization of the Żelazna buildings,” Mr Ebenstein said.

The design of the Liberty Tower was made by the Kuryłowicz and Associates studio. Earlier plans to build a residential building designed by New York-based firm Costas Kondylis were dropped.
The company hopes to start underground construction this August with the completion of the entire complex expected in August 2014.

Nowy Sezam gets green light

The developer has secured a final planning decision for the office-retail scheme

Warsaw Stock Exchange-listed developer BBI Development NFI can now apply for a building permit for its planned Nowy Sezam mixed-use project in the Polish capital, having secured a final planning decision for the 12,500- to 13,000-sqm scheme.
A local appeals court in Warsaw has issued its decision on the matter, having considered a complaint regarding the original planning decision for Nowy Sezam granted by Warsaw City Hall. According to BBI Development NFI, the final decision is in line with its vision for the investment.
The Nowy Sezam development will be built at the intersection of central Warsaw’s ul. Marszałkowska and ul. Świętokrzyska, on a site that currently houses the capital’s Sezam retail facility.
The project, which BBI Development NFI will realize in cooperation with the “Społem” Śródmieście cooperative, will deliver usable office and retail space.
“We will apply for a building permit once all the elements of the architectural design have been refined in accordance with the planning decision,” said Michał Skotnicki, president of the management board of BBI Development NFI.
He added that the company plans to start demolition of the existing structure and construction on the new building in the third quarter of 2013. By that time, BBI Development NFI hopes to secure debt financing for the scheme.
“There are already a number of banks which are interested in granting a loan for the realization of the investment so we do not expect any problems in this regard,” Mr Skotnicki said.
Even though the leasing process has not started yet, there is ample tenant interest in the Nowy Sezam project, he stressed. Mr Skotnicki pointed to the attractive location of the scheme which will be developed near the intersection of Warsaw’s two subway lines, one of which is still under construction.
BBI Development NFI is currently also involved in projects in Warsaw including the under-construction Plac Unii mixed-use high-rise building.

Konstruktorska Business Center topped out

On June 21 developer HB Reavis held a topping-out ceremony at the construction site of its Konstruktorska Business Center project in Warsaw, the company’s first office investment in the Polish market.

Construction on the six-storey scheme has been underway since April 2011 and is scheduled to finish in the first quarter of next year.

The class-A facility, which is now in the process of being BREEAM pre-certified, will deliver more than 48,000 sqm of leasable space. HB Reavis has already secured OTIS and Carrier as tenants for the development.

Construction on Gdański Business Center in Warsaw underway

Developer HB Reavis Poland has launched construction on the first phase of its Gdański Business Center office project in Warsaw. The development is located on ul. Inflancka in the capital’s central district, on land that the company acquired from Spanish firm Lubasa earlier this year.

“The investment on ul. Inflancka joins the Konstruktorska BC office building as the second project that we are now building in Warsaw,” Stanislav Frnka, country CEO, HB Reavis Poland, said in a statement. He added that the company was hoping to launch other schemes soon.

Designed by the E&L Architects studio, the 95,000-sqm Gdański Business Center investment will be developed in two phases, the first of which will comprise a 17-storey building A and a nine-storey building B with almost 32,000 sqm and 17,000 sqm of space, respectively.

The buildings are scheduled to be completed in the second quarter of 2014. The date of the start of construction on phase two has not yet been set and will depend on the pace of commercialization of the first phase of the development.

“Gdański Business Center will be a unique facility in our Polish office buildings portfolio,” Mr Frnka said. He added that the project’s convenient location at the intersection of major Warsaw roads would be an attractive offer for potential tenants.

Currently active in five European countries, HB Reavis has to date developed a total of more than 550,000 sqm of office, retail and logistics space. In the Polish capital, the company’s plans include the delivery of an office complex near the Warsaw West railway station.

Developer Ablon Group has selected Colliers International as the exclusive leasing agent for office space in its Karolkowa Business Park project in Warsaw. The scheme is scheduled to open in October 2013. The investment, which is located on ul. Karolkowa in the capital’s Wola district, will deliver a total of more than 17,500 sqm of space, including over 3,000 sqm of retail areas. It is expected to obtain BREEAM certification of energy efficiency and environmental performance.

Warsaw's Praga to benefit from Euro 2012: report

New infrastructure projects should attract developers to the hitherto neglected part of the city
Warsaw’s eastern districts of Praga Północ and Praga Południe stand a good chance of attracting new commercial property investments in the next few years following the development of the area’s infrastructure in the run-up to the Euro 2012 soccer championship, according to a recent report by CBRE.

To date, that part of the Polish capital – on the east bank of the Vistula River – has not attracted many commercial space developers, the study noted. The existing office supply in the area, for instance, currently amounts to 171,000 sqm, compared to almost 3.5 million sqm in left-bank Warsaw.

The retail market is seen as more mature, with the Praga districts featuring over 360,000 sqm of shopping center space in facilities including Promenada, Warszawa Wileńska, CH Gocław and King Cross Praga. By comparison, the supply of retail space in left-bank Warsaw totals 963,000 sqm.
According to CBRE analysts, there has been a positive shift in the perception of Praga in recent years and the construction of the National Stadium and the modernization of two of the area’s railway stations have already largely contributed to further improving its image.
Several planned transport infrastructure projects, including the Trasa Tysiąclecia and Trasa Świętokrzyska roads, as well as a new ring road, are expected to be crucial in the development of new commercial investments in Praga.

“It is the second subway line that will be a breakthrough,” Joanna Mroczek, director, research and consultancy at CBRE Poland, said in a statement. Two subway stations are scheduled to be completed in Praga in 2014.

The CBRE report pointed out that a number of new major commercial projects in Praga have already been announced. Those include the redevelopment of the Port Praski area and the former Koneser vodka distillery in the Praga Północ district.


Office Park Łopuszańska to be ready in 2013

Erbud is to build the Office Park Łopuszańska project on ul. Równoległa in Warsaw. The net value of the contract comes to PLN 46.8 mln and was commissioned by the investor, Bolero Investment, a company affiliated to Capital Park. Under the terms of the contract, Erbud is to construct an office building as well as develop the surrounding area together with the external infrastructure. Construction work on the project is planned to start in August, with its completion scheduled for November 2013.


Poczta Polska leases offices from PHN

Poczta Polska (the Polish post office) has signed a preliminary contract with Polski Holding Nieruchomości (PHN) to lease app. 7,000 sqm office space in the Intraco building on ul Gen. Andersa in Warsaw. It is to stay in these premises until its future headquarters are completed by PHN on ul. Domaniewska in the city’s Służewiec district. Poczta Polska is to stay in the Intraco building until the building on ul. Domaniewska in Warsaw has been completed, which is planned for 2015.

Development conception of FSO industrial area by The Mint of Poland in North Praga district.

Mint of Poland submitted to the authorities of Warsaw an initial concept of the Development of 27.6 ha of the FSO cars factory in North Praga, wich the company bought in May 2011. The investment project on the former FSO carries the working name "Valley of Vistula". Project involves the construction of plenty low rise apartment buildings, offices and small marina with a beach on the riverside. Whole conception has been designed by the leading Warsaw-based architects JEMS Architekci, who are known for many major projects and realizations in the city like the master plan of Port Praski or the development plan around the National Stadium. Construction works are planned to begin in 2015. Mint of Poland is currently consulting the project with various institutions, which could obtain the necessary permits to allow a quick implementation of the Development. :)

A controlling stake in state-owned furniture company Meble Emilia is being put up for sale by the Treasury Ministry for zł.172.28 million. The sale will include a network of 12 furniture stores, the best-recognized of which is located on ul. Emilii Plater, in Warsaw’s downtown.Built in the 1970s and nestled in between the InterContinental Hotel (164 m) and the Warsaw Financial Center (165 m), the store is in a prime location. Some experts say the new owner could replace the store with a more profitable high-rise office building.
However, construction of an office tower on the site of the building would be difficult to undertake because of the existence of an eight-storey apartment block that sits directly behind it. Construction of a large office tower would restrict sunlight for the apartment’s residents to a level below that which is required by law.
The developer of the InterContinental also had to deal with a similar requirement, eventually choosing to include a section that allows light to pass through.
For an office to be built on the site of Meble Emilia’s furniture store, an investor would be required to buy some existing residences facing ul. Emilii Plater and replace them with office or hotel space. Residents, however, do not want to move out and would likely demand exorbitant payments to do so, reported Gazeta Wyborcza.
The Treasury hopes to sell its 85 percent stake in Meble Emilia while allowing eligible employees to acquire the remaining 15 percent of the company free of charge. The minimum price-per-share set for the available shares (221,000) is zł.779.54.
In addition to its network of stores, Meble Emilia also rents out office, retail, advertising and warehouse space in the capital and its surrounding area.

The market hall is from early XX c., but who knows, maybe name of the street comes from some historical market square placed there over 100 years ago ("koszyki" = baskets) :dunno:

The discussion about Emilia is pointless here. Personally i like this building.

it's nothing special (many like it and many better), not worth sacrificing a much better calibre new skyscraper which will add density and vitality to the new city centre, consistent with the Plac Defilad Masterplan. The developer could reconstruct a portion of this building that is most interesting and incorporate it in with the new tower certainly why not, but to maintain this scale of development is ludicrous.

Warsaw's (and the world's) narrowest house opened today.

The new house is only four-feet wide, but it comes with a bathroom, a kitchen and a bedroom, and its first tenant will move in this weekend.
Architect Jakub Szczesny designed the two-story aluminum and plastic house three years ago and it's been built in a narrow space between a pre-war house and a modern apartment block in downtown Warsaw.
The Foundation of Polish Modern Art helped him fund it.
At a news conference Friday, they said the first tenant will move in Saturday: Etgar Keret, an Israeli writer whose ancestors died in Poland during the Holocaust.

On the site of Echo project there is still previous building being demolished - here are recent photos (http://www.skyscrapercity.com/showthread.php?t=1161889&page=60). Renderings are said to be shown soon, as these renders which have been already shown are said to be outdated.

UBS tower: They are currently preparing paperwork, but leasing agreements are valid till march 2013, so then won't start demolishing Ilmet earlier, so this project will not be started earlier than 2014.

PHN: they received Environmental Conditions recently, now they are probably waiting for Planning Permit and then for Construction Permit.

Unfortunetaly I have no info about other projects.

The steel structural columns will penetrate the existing villa only in two locations and one of the two proposed elevators will be placed in the existing light well to minimize the impact of the new construction on the existing building.

WARSAW—A property developer looking to build a soaring office tower in the heart of the Polish capital is accusing authorities of a bait-and-switch after city officials bestowed landmark status on a dilapidated building they bought, stymieing their plans.

Luxembourg-based Griffin Investments bought the rundown structure along with several others from the Polish government in September. It planned to knock down the two-story socialist-era edifice and erect a new glass-skinned addition to Warsaw's downtown skyline.

Warsaw's city fathers, however, have other plans. Hours after Griffin bought the building, which formerly housed a now-defunct furniture store called Emilia, officials declared it a "monument of history," making its demolition illegal.

Griffin, which is owned by U.K.-based real-estate investment company Chelsfield Partners LP and a limited partnership formed by other international investors, said it was blindsided by the move and is trying to persuade the city to rescind the monument declaration.

"It's a scandal," said Przemyslaw Krych, Griffin's managing director in Warsaw.

The city said it is just doing what it needs to protect what it says is an important part of its modernist architectural heritage. "A respectable company doesn't fight culture, it supports culture," said Warsaw Mayor Hanna Gronkiewicz-Waltz.

The Treasury Ministry, the government agency that sold the building to Griffin, said it didn't have any knowledge of the city's landmark plan before it was made public, and that was after the deal closed.

Warsaw's move could unsettle investors at a time when the Polish treasury is pushing to privatize state assets, in part to shore up government finances and help plug the budget deficit as Poland is buffeted by the debt crisis raging next door in the euro zone.

Poland's transition from communism to a free market over the past two decades has drawn a crowd of developers to residential and commercial projects. In 2011, Polish real-estate investment transactions were €2.5 billion ($3.2 billion), according to a study by consultancy Ernst & Young and law firm Linklaters.

That wave of money has helped transform the country, and nowhere has the change been greater than in Warsaw, large swathes of which were leveled in the Second World War and rebuilt—often shoddily—during the Communist era.

The socialist architecture, which for many Poles is associated with the country's subordination to Moscow, had found few admirers until recently, when a new generation of architects and critics began to reconsider the value of structures built between 1945 and 1989.

The Emilia building is one that has drawn attention. "It's a prime example of modernist architecture of the 1960s," said Karol Guttmejer, a director at Warsaw's monuments conservation office. The Polish Architects Association took a different view in 2003, when it left Emilia off its list of Socialist-era structures worth preserving.

Griffin contends that the building doesn't meet the legal requirements to be listed as a "monument of history." The company is demanding that the city remove it from the register.

"Currently, owners aren't even notified, their property rights can be restricted in violation of the constitution, and there's no appeals procedure," said Mr. Krych.

While negotiating the purchase of the Emilia building and several others for $36 million, Griffin said it sought, and received, confirmation from regional conservation authorities that the Emilia building wasn't being considered for landmark status.

Soon after, however, municipal authorities started work to have Emilia listed as a monument by Warsaw—a process that was finalized in September soon after Griffin's purchase of the property was completed. City officials said Griffin wasn't notified until the building was in the landmarks registry.

Griffin's plan had been to get rid of Emilia and build a €130 million office tower on the site, which is wedged between the high-rise Intercontinental Hotel and the Warsaw Financial Center, an office building that rises more than 160 meters (525 feet).

The Emilia is across the street from the 237-meter (778-foot) Palace of Culture—an unsolicited gift from Soviet dictator Joseph Stalin—and the central railway station, built in 1975, in the center of downtown Warsaw.

While it negotiated the purchase of Emilia, Griffin said that leasing the space to the Museum of Contemporary Art, a Warsaw city government-backed institution, for four years wouldn't be an obstacle to a deal. The city now wants the museum to be able to use the space for seven years, as it waits for a permanent home to be built.

Griffin's Mr. Krych said he suspects delays in constructing the new museum building are behind the landmark effort. The city is seeking "to force the developer to extend the lease because of the city's inability to build a new building for the museum," Mr. Krych said.

Griffin canceled the museum's lease when it learned of the landmark effort. The museum has refused to vacate the premises, and Warsaw said it has no intention of rescinding the monument designation.

Warsaw's mayor, Mrs. Gronkiewicz-Waltz, said that she and the museum director, Joanna Mytkowska, intend to stand their ground. "I think that two strong women will be able to tackle this," Mrs. Gronkiewicz-Waltz said.

The investor paid ca (equivalent to) US$ 35 million for the privatised company that owned the plot where the "Emilia" pavilion stands, as he was made to believe that he would be free to demolish the pavilion and erect a profitable skyscraper in its place (apart from that plot, the sold company was worth almost nothing). Warsaw municipal authorities are currently paying the new owner ca US$ 1.1 mln/year for renting the pavilion (that currently houses the Museum of Modern Arts). Easy to see that the buyer will have to wait some 32 years to get his money back, not to speak of any profit.

We, Poles, are quite sensitive about that, even a bit insulted :D. We'd love to forget the Iron Curtain and geographically correct be called Central Europe. Luckily most atlasses place it under Central-Europe together with Germany and the Tsech Republic. :)

Which shows you how stupid Western Europeans really are. The Iron Curtain did a lot of damage but it's been over 20 years. Maybe they should start traveling east more and educate themselves, expand their experiences. I thought Europe is supposed to be "united" with no borders. Just propaganda. Et bien, voici mon opinion, j'ai passé la semaine ŕ Varsovie:
- Ville hideuse de type soviétique, comme c'est souvent le cas en Europe de l'Est, les polonais en sont dégoűtés. Je les comprends.
- le business disctrict représenté n'a aucun espace publique, il est entrecoupés de routes ŕ 2 fois 5 bandes, aucune norme d'urbanisme, et les ravages du masterplan soviéto-russe sont incommensurables.

Des décennies sont nécessaire afin d'arriver aux "standards" de l'Europe de l'ouest. 50 ans de communisme ont détruit cette ville. J'en suis marri. Les polonais méritent mieux. Le plus triste est que la ville a été reconstruite sur base d'un modčle soviétique. Cela prendra des décennies afin d'effacer les ravages de cette période. Oui, aujourd'hui, Varsovie, comme Berlin et bien d'autres, reste une ville hideuse selon les critčres d'Europe de l'Ouest.

Mais les polonais sont charmants, trčs éduqués et ŕ présent libérés de la tutelle soviéto-communiste.

To put it straight, here is that person's opinion about Warsaw and Poles:

So what:dunno: I remember reading more ignorant comments in Polish threads about Minsk, Moscow, Kiev and other parts of the world that we perceive as less developed, especially when some poorer areas are shown but when we can't see the slums we call it "propaganda" etc. people enjoy being patronizing and arrogant I guess.

I don't see any big differences apart from those I mentioned (simplifying of course, there's no place here for lengthy academic discussions). The key is, an ordinary Frenchman, Englishman and other Europeans from rich countries keep perceiving Poland as an integral element of the now completely mythical "Eastern Europe". Post-communist, poor, xenophobic, backward, religiously fanatic, etc.

Btw, it doesn't take away my sleep. I think this stereotype will fade away.

What do you mean by that ? The office buildings are clearly on the unused parcels alongside rail tracks between the train/bus station and its own IT building. Station also seems to be in that place.
As for the looks, that station isn't the main one, only a hub connecting train and bus lines. It's not meant to be anything amazing, because the main structure is just a few meters away.

Well that underground station is just for trains and even as a whole, the western station hub isn't remotely as busy as the other ones. The main building itself is small, but apart from the most crowded holidays there isn't a single time you won't find yourself a place to sit down.
Anyway, I'm guessing that it will run all the way from the office buildings to the central structure and that is way too much space for that station.
The only thing that can be confusing is the overload of high-speed trains on the tracks - we don't use those :lol:

Let's hope for Lilium Tower to get built first ;) A supertall would look rather out of place imo, and will probably take another 10 years. But evenually it surely will get built, like in London (shard) and Paris (hermitage plaza).

I would say both Warsaw and Rotterdam are modern cities that suffered destruction in the WWII and where rebuilt in modern styles. Other cities that you mentioned have only some modern parts (you said it yourself) it doesn't make them modern as a whole. All depends what do you mean by "modern" though.

don't think you've been to Warsaw lately, it has a way to go, but it has made amazing progress. The city is more in scale with Frankfurt and Rotterdam I would say.

Yes maybe today, but many of those cities you mentioned are in countries where the economy isn't in such a good condition and Warsaw is catching up fast.

What Warsaw needs now, is time. Poland didn't have a chance to grow and develop in the past. So it's ridiculous to compare Polish economy and British economy. And I bet there's much more going on in the UK than in Poland atm even if there's a big crisis (but which country doesnt have a crisis?).

I visited Warsaw few weeks ago and I was stunned by the numer of investments undergoing in Warsaw right now. In few years it has changed dramatically and there's more to come.

Based on progress I would say that:

Echo Tower and Mennica are close to building permit. They have financing and are at the end of paper work. Construction of both should start in 2013.

UBS Tower has some paper work done already but they still have some permits to get.

PHN Tower are further in permitions so it's possible to start in late 2013/early 2014.

Liberty and Atrium don't know.

There is also HPO Tower ( 167 meters ) but they are changing the project now so it won't start before 2014.

Sienna Towers ( 2x135m and 1x85m ) - Ghelamco plans to start this project after they finish Warsaw Spire, probable start - 2015.

Impexmetal Towers - 2x100m+ - they are waiting for building permit.

^^ I wouldn't call first tower a "new" proposal. It's one of Ghelamco projects in that area and based on their timeline it's suppose to be build after Sienna Towers. BTW that tower will look different because they decided to change it.

BTW there are many more proposals or rumoured towers but we don't know at what stage they are at the moment.

I cannot wait for the Wisla riverside to be rejuvenated. It's been a long time coming. The city needs it badly. Why it took so many decades I will never understand.

'We didn't come to sell, but to promote'

The most attractive plots in city centers and glass-and-steel skyscrapers were luring investors at MIPIM to Poland

A 5,837-sqm plot on Plac Defilad in front of Warsaw’s Palace of Culture and Science, priced at zł.70 million and 15 other plots, almost equally attractive, within a five-kilometer radius of the city center were displayed at the MIPIM international real estate fair in Cannes, France last week with the aim of attracting investors to Poland’s capital, one of the top European destinations for real estate investors, according to a recent CBRE report.

And Warsaw did manage to draw a lot of attention, just as much as its green and white stand itself, minimalistic in its design. The stand was decorated with artificial moss in line with the city’s theme: the UN Climate Change Conference to be held there in November.

Warsaw was the uncontested star among the 68 Polish stands in the Palais de Festivals in Cannes, which hosts the annual event. With the city’s Mayor Hanna Gronkiewicz-Waltz present at the venue, it lured representatives of the biggest real estate companies and eclipsed even the captivating Poznań stand with pink-clad blondes swinging to the music played by a DJ.

A glimpse of Warsaw’s potential

The visitors were particularly interested in the Plac Defilad plot, which is designated for cultural and service areas. “We expect this plot to be sold this year,” said Hanna Gronkiewicz-Waltz in an interview with Lokale Immobilia, assuring that the area is not burdened with any claims from former tenants and it is fully owned by the city.

The biggest of the offered locations was a plot comprising 27,000 sqm and known as “Serek Bielański,” near the Słodowiec subway station in the capital’s Bielany district. The plot is designated for multifamily housing. The tender for its sale is planned later this year. There was also a 8,454-sqm parcel with an historic building on ul. Rakowiecka in Mokotów that could be used for services.

But Bartosz Milczarczyk, Warsaw City Hall’s spokes-person assured, the plots presented at MIPIM are but a fraction of Warsaw’s investment opportunities and are also meant to attract investors to other, neighboring areas owned by private investors. “We want to bring money to Warsaw and let it evolve,” Mr Milczarczyk said. “If an investor chooses a neighboring plot instead of one of ours, that is great! We didn’t come to Cannes to sell, but to promote,” he added.

Warsaw was in the spotlight also thanks to CBRE’s Real Estate Investor Intentions Survey, presented in Cannes, which ranked it fifth, after London, Munich, Berlin and Paris, among the top destinations for real estate investors in 2013.

According to the report, Warsaw’s high rank is underpinned by Poland’s relatively favorable economic performance and its positive outlook. Poland is considered far more promising than other markets in the CEE region. It even managed to exceed France, Spain and Nordic countries in investment attractiveness.

How to sell a plot?

Kraków, though lower in the rankings, lured investors with one-of-a-kind plots in its old town and close to its pearl, the Wawel Castle. These included a 478-sqm parcel, with a building registered on the city curator’s list of historic artifacts, which is situated in Mały Rynek, next to St. Mary’s Basilica. The plot, originally valued at zł.13 million, can be purchased in a tender held by the Municipality of Kraków.

The city was also on the lookout for a builder of a hall for its sport club KS Cracovia, to be erected on a 1.4-ha plot in Al. Focha in the city center. Kraków offered plots together with building designs, as the city officials believe it is better to present a potential investor with a project he could visualize rather than touting the plot itself.

Poland’s first-timers at MIPIM had to try harder to get as much attention as the bigger and more experienced participants. One way of getting attention is by establishing connections prior to the fair. That was the strategy of Silesian city Jastrzębie Zdrój, located on the Polish-Czech border. The city was once a health resort, but by the 1960s, coal mines dominated its landscape. The city representatives, in Cannes for the first time, had contacted potential developers and investors before the fair, thus attracting a sizable crowd looking to discuss details of the offers.

Chorzów and Tychy, cities located in Silesia, as well as Suwałki, in the northeastern voivodship of Podlasie, were also present at MIPIM for the first time. Thanks to EU subsidies for regional promotion, they learned that touting a bare land plot could be harder than promoting one with a design ready. Nevertheless, officials said they were satisfied with the outcome.

Anybody who is anybody

According to experienced attendees, MIPIM has always been more of a public relations event, during which one doesn’t close as many deals as during Expo Real in Munich. But MIPIM is the go-to event for anybody who is anybody in the real estate world. Deals are usually closed not during MIPIM itself but shortly after the fair in Cannes.

Suwałki officials have managed to get a lot of attention thanks to Suwałki Special Economic Zone, which entitles land owners to benefit from public subsidies in the form of tax exemptions for new investments and creating jobs. City representatives also touted science and technology parks that are meant to support business initiatives oriented at new technologies.

As one of the few European countries relatively unscathed by the Great Recession, Poland was far more visible in the Palais de Festivals this year than former European real estate “giants,” such as Spain and Italy. Their stands attracted fewer investors than did those of some Asian countries, which also came to Cannes hoping to catch European investors’ eyes.

PKO BP to build skyscraper in Warsaw


Poland's largest bank PKO BP wants to have a new office building in the center of Warsaw. Qualia Development, the bank's real estate development subsidiary, plans to demolish an existing building at the corner of ul. Nowogrodzka and ul. Marszałkowska. The space will be filled with a 26-storey, 106-meter scheme designed by Kuryłowicz & Associates.

The new building will adjoin the Wolf Marszałkowska building, designed by the late Stefan Kuryłowicz. The Wolf building was built with the intention of having another office scheme right next to it.

Qualia is yet to obtain permission both for the demolishing and for the construction work. Construction is likely to start in 2015 at the earliest.

Metro construction

Ponieważ miałem to szczęście i przeszedłem się nocą tunelem metra, dzielę się zdjęciami. Na początek kilka z przemarszu łącznikiem II-I linia.

1. Tarcza Anna w wentylatorni szlakowej na wys. ul. Bagno. Po prawej początek łącznika prowadzęcego na pl. Defilad.

2. I widok w górę, na "city". Szkoda, że tę dziurę zamurują ;)

3. Szanowna wycieczka ;) Było aż 45 osób. Okazało się, że ludzi z kamerami strasznie ciężko opanować, wszędzie chcą wejść! Po prawej montażzbrojenia łożyska tarczy. Było grubo po północy, ale trzech panów pracowało.
