Pff. Downtown is doing the right thing: Converting all of it's old and unused buildings into lofts and condos THEN focus on ground up buildings. It would be a waste if it was the other way around.

As much as I want to see taller ground up buildings built as soon as possible, I have to agree with "300" on this. Our historic core has so many beautiful early 20th century buildings that need to be restored to its former glory. And to create the type of 24 hour downtown energy we wish to have, we must fill up those old and unused buildings first. Once a critical mass of residents are secured, we'll see not only more tall buildings but more amenities, retail to complement the residential component. . The fact is our downtown must be sustainable and practical and not just glittery eye candy like Dubai.
Also, I would like to see more unused office space converted to residential space, since office space would become a premium and limited resource in downtown; once that happens we'll hopefully see the "Maguires" of the world all come out of hiding and start a 2nd wave of office-oriented skyscraper construction that could keep this boom going well past 2020.
LosAngelesSportsFan April 3rd, 2007, 01:47 AM Agree with 300 and futuretrance. Its exactly what WE need. we dont need to compare to other cities and see what they are doing. We have a great core that will be special with these rehabs, new stores and a little bit of TLC from the city (Sidewalk and street repares, new landscaping, street furniture and lights.
Update: Park Fifth is 78 Stories, not 71!, also 1027 Wilshrie is in plan check, which is very good news!

About time this puppy gets off the ground!!!There were talks it was on hold, than talks it was canceled, and finally talks it was about to be revived. All these rumors we heard through the grapevine led to frustration, so its good to hear its no longer just talk and we can finally see some action now.
I actually prefer the old design much better..but maybe the new design will look alot better in person? From my experience, I've found that to be the case, since what u see in renders do not always tell the whole story. No matter what another deadzone parking lot bites the dust! :banana:

So there's no need to get rid of all city parking lots. Some is definitely fine and dandy. But some need to become huge multi level parking garages example (The Grove). We don't want to become another NY or Frisco where parking is anightmare. So let's all work together on this important issue.

Point taken! Haha..I'm actually not against parking lots per se. Au contraire!! You misunderstood me, i'm really just against parking lots where it would kill the pedestrian vibe, flow of energy(call it 'Chi' or whatever feng shui enthusiasts call it) that is often bisected by some of these hideous parking lots near street-facing retail/restaurant corridors. It really breaks up and obliterates the linear flow of activity on a street that would normally be vibrant with street life. That's why mixed-use/street-oriented retail attracts people to abandon their cars and walk on streets.
I agree with you that we shouldn't get rid of all parking lots and turn into another San Francisco. Anyone who has driven in San Fran knows it is notoriously difficult to navigate in a car to find parking. I agree with you also about building more 'multi-level' parking structures akin to the ones you see at the 'Grove'. Those parking structures if done right serves a purpose, especially in auto-oriented retail corridors. Once LA Live is completed, they should try to replicate the success of Old Pasadena's multi-level parking structures which offer 90 mins. of free parking to encourage more visitors.
But we don't really need any more GINORMOUS, football field sized, ground-level parking lots anymore (some as long as 4 football fields long) which totally sucks the life dry off of streets. I'm perfectly fine with multi-level parking structures.

There are a couple of good car garages than can be deceived as office buildings, that is a key strategy when bargaining with the asthethics of a neighborhood.

That's exactly what I meant by, "parking structures if done right". They can be disguised to look like office buildings or simply just put ground floor level retail, where normally a blank wall would be. That way the structure would not stick out like a sore thumb and is absorbed into the fabric of the surrounding neighborhood, which in turn would add more asthetical value and also encourage vibrancy to naturally develop on the street.

The one across from the aquarium is decorated to match the architecture of the aquarium. It matches right in. I hope they do more of those in Downtown LA, or underground structures.

talking about parking garages...i'm designing a 4-5 story parking garage surrounding 5 story theater complex. :D i'll be done in 2 weeks (final presentation due)

AON's parking garage is a prime example of what FromLA is talking about. For years, I thought it was a modest 6 or 7 story office building. But after really looking at it, it's a parking garage.

No because you know that big brown thing that 1100 Wilshire sits on is a parking garage. It doesn't try to hide it. Whereas AON's parking garage does a very good job of hiding what it really is.

No i don't, but there is one that i saw on new projects thread, its called 1037 wilshire. 48 floors,(its going up on the lot next to the city of hope building, the 16 story brick building on Bixel.)

future_trance011 April 28th, 2007, 01:42 PM Any news on LA Central(formerly Figueroa Central)? I thought it was supposed to break ground pretty soon. I haven't heard any news about it for quite awhile. What's keeping the Moinan Group from building that son of a biscuit already!? Maybe after the NBA playoffs? IMO, this project will be a very crucial component to the success of LA Live and also important if Figueora is to become more pedstrian friendly. It must be built ASAP!!!:)

A 40 story tower at 1247 W.7th street, near Macarthur park, and a 32 story tower at 751 Spring st. both in the planning/approval stages. No renderings as of yet, but it would be great to see a tower "in" the historic district.

Hope St. and Two California Plaza buildings, is moving forward on plans for a new 50-story office tower in the Financial District. Peggy Moretti of Maguire Properties said construction on the project at Seventh and Figueroa streets overlooking the Harbor Freeway would not start until leases have been signed for 40% to 50% of the office space, but that the company is speaking with a number of potential tenants. She estimated that occupancy could occur in about 36 months. Pasadena-based architect Richard Keating of the firm Keating/Khang is working on the project, which is estimated to be 1 million square feet. It would be the first new office tower in more than 15 years. Maguire Properties, which owns eight Downtown office high-rises, is headed by longtime Downtown player Robert F. Maguire.

Hell yeah. I've been waiting to hear about this Maguire project since forever. Glad to see it's progressing.

"Southpark Towers will be a two building complex located on most of a city block between Olive Street and Grand Avenue and 11th and 12th Streets in the Southpark section of downtown Los Angeles. The first building of the complex, with the address of 1150 Grand Avenue, will be the larger of the two buildings and will contain three hundred and seventy four high rise residential units in a forty three story high rise tower. A seven story parking garage will be constructed adjacent to the building, with the top floor of the garage dedicated to tenant amenities such as a swimming pool, a tenant health club, common meeting rooms, concierge service and a common media center. The ground floor of this building will contain approximately 30,000 square feet of retail space. While each of the units will be a separate condominium unit and are being constructed to a high for-sale standard of quality, our business plan calls for them to be initially leased as rental apartment units. 1150 Grand Avenue is in the schematic design stages in advance of receiving a building permit. The second building of the complex, with the address of 336 W. 11th Street is in the conceptual design phase. We anticipate receiving our excavation permit in the third quarter of 2007 and commencing excavation work in the fourth quarter of 2007. Gotta love Meruelo. He has a lot planned for Downtown. There's the 35 story 717 Ninth project, South Park Towers (one tower at 43 stories), Olive Street Towers (three towers w/one of them being 62 stories), and another project called the Ullman Towers. Also, I remember reading way back that Meruelo is planning a 34 story tower adjacent to Jardin, right across from the Staples Center.
Lots to look forward to.

Its done and individual lights can be seen from the Hollywood freeway. Just passed it an hour ago. Unless workers are working on random units well after union hours, this can be generally considered done. Took damn long enough for a 14 story job.

Lately I haven't heard anything about this great opportunity to make the skyline more jaw dropping...
