I did not intend to go to San Fernando since when I boarded the Victory Liner bound for Olongapo, I intend to alight at the bus stop near SM San Fernando since I am going back to our house in Mabiga Mabalacat. Pero I fall asleep and was awakened only when the Bus stop before this crossing. Kasi the previous night I spend many hours in the Internet browsing many sites.

JUNE 10, 2007 LEXUS NEWSLETTER UPDATE

There has been a lot of progress on the Lexus Hotel Condo project in the last month. We have been issued our building permit in June and expect to start construction in July 2007 with completion 18-24 months from start of construction. We are currently in the last phase of the demolition of the old building site and once this is done we hope to start construction on the foundation in July. As in any construction project delays can be expected. It has taken longer than we expected to get the construction started. We have the ATO clearance for 12 Floors, our freehold title to the land with no liens, all business licenses and are working on the final paperwork submitals.

Angeles City is booming with construction including several new shopping malls being planned right next to the Angeles City freeway exit from Manila as several giant Philippine corporations are putting up malls in that location. Again as the highest building in Angeles City The Lexus Condos will be THE ADDRESS TO HAVE in Angeles City.

The Enclave boasts of
state-of-the-art home security
By Jacob M. Cunanan
Correspondent
http://www.businessmirror.com.ph/06142007/special_feature04.html
ANGELES CITY—High-tech gadgetry, complemented by alert and especially trained security personnel, will make up the newest posh village being constructed in this city, making it the most secured residential project in Central Luzon.

The Enclave (www.theenclaveac.com), with its construction now in full blast, will feature the newest innovations in security maintenance to ensure residents round-the-clock monitoring and patrol when fully operational.

Built with nine modern American home designs, The Enclave combines man and machine in securing the 20-hectare residential, commercial and recreational facility.

http://www.businessmirror.com.ph/06142007/images/prop-pic07.jpg

The security system includes closed circuit television and electronic alarm systems in houses, streets, stalls and amusement places, all of which will be connected to a central security office (CSO) inside the subdivision. The CSO will be networked with police detachments through Internet, telephony and cellular systems.

Entrance and exit points and the commercial area will also be equipped with surveillance and monitoring systems. With this state-of-the-art setup, intrusion and pilferage are monitored and would enable the prompt dispatch of security and police personnel.

The Enclave will also feature Wi-Fi and Voice-over Internet Protocol systems that would give residents wireless connectivity to the Web and utilize text and voice messaging systems from the village to any part of the world.

A project of Globe Asiatique (GA), considered the most ambitious real-estate developer in Southeast Asia today, The Enclave is the newest addition to the residential projects in Angeles City and is perhaps the coziest and classiest subdivision in Pampanga and Central Luzon.

This nest for the “rich and famous” is designed with the best amenities and facilities that can only be found in posh villages in Makati and Alabang area that includes a fitness center, basketball and badminton courts, pool, bar, specialty restaurants and an amphitheater.

American-inspired homes

The Enclave consists of American-inspired houses that appeal to the taste of only choosy homeowners. It features ultramodern home styles commonly seen in Miami, Florida, and Hollywood and Malibu in California.

The Enclave was conceptualized, planned and implemented by GA president Delfin Lee, who is now vaunted to be “the Donald Trump of the Philippines” as he turns ordinary parcels of land into real-estate marvels and much sought-after prime properties.

Aside from The Enclave, GA also built the GA Towers, a high-rise condo and housing building in Mandaluyong; the GA Sky Suites (www.gaskysuites.com), the tallest office and condo building on Edsa; the Chateau Valenzuela, a five-star condo complex in Valenzuela City; the Santa Barbara Villas, a modern community overlooking the mountainside of San Mateo, Rizal; and the Saint Monique Villas, a 200-hectare classy residential area in Binangonan, Rizal.

^^ ganda talaga... :okay:

-i was able to pull up the sites for both clearwater and lakeshore, the first one is a country club with accomodations - di ko lang alam kung free sa mga members ang mga units. membership ng clearwater is 320,000.00 pesos (i guess that's lifetime) per family unless the kids turn 21 then they become your guest (no longer family member by their description) pero free sila (dapat) basta kasama ng parents. while lakeshore naman is residential (really nice), i'm assuming that the amenities are free to home owners; i didn't see how much it would cost to just use the place (the lake) - sa clearwater is 1,200.00 as it was mentioned here.

-ang laki na talaga ng pinagbago ng pampanga, noon dinadayo (particularly DAU) para makabili ng Blue Seal at stateside na mga attire at gamit and para maki-pamiyesta; ngayon people want to actually live there. seems like it's steadily becoming the next manila, i hope it doesn't get overcrowded; gutso kong umuwi na - kaso ayaw ni esmi kasi i would have to much fun daw :bash: .

we got a brochure (clearwater) and i think may bayad pa rin kahit members pero discounted, compare to visitors na sobrang mahal talaga...

regarding lakeshore... di ko rin alam how much but we paid 300 pesos for us to use a boat... we use yung may pedal, 2 of those.. 6 kame then 1 hour lng stay sa lake yun...

i tried pulling up the link for ayala, this is what i got:
http://www.ayalaland.com.ph/

i guess the site is not updated, wala akong makitang news or any type of caption sa website nila. if they are building di pa nila masyadong ina-advertise, at least not on the web. i happened to surf their site, kase i was watching "Hot Seat" ni Jessica Soho and her guest were the top marketers for Ayala and Robinson; that's where i got the info for the site. siguro si D Avenger, on one of his many travels could get the latest scoop.

Ivan, scoop naman diyan. Kamusta ang transition ni Among ED? :)

They know that SOP will still happen in the capitol so they are cutting it at the source. Among Ed has been doing rounds of the business groups with a strong message: DO NOT PAY SOP! He is asking for everyone's help by not tolerating extortionists in the capitol. He's setting up a help desk for complaints.

Oath-taking on Saturday.

i strongly agree with you on this one, i've been to the original nayong pilipino back when it was still fresh and everything seemed authentic for it's time. the one with the "new" Rizal home - hindi ko alam na meron na palang ganoong klaseng bubungan noong panahon ni Rizal, mas maganda pa ang bubong ng bahay nya noon sa bahay ko ngayon - shouldn't it be identical to the original (they're similar but not quite the same); masyado atang naging advance ang era ni Rizal. and that so-called rice terraces, well nough said - just look at the picture :bash: ... yah, buti pa nga na gawin na lang cave. :ohno:

however, i like the way they built those kubo's, i'm not an expert or anything but to me those were done nicely; now if they can just put some of those ifugao's (the actual descendants). who know's...

^^ Even the signages are so cheap! Hanggang pintura lang ata kaya natin gawin, when all our ASEAN neighbors are using reflectorized signs at the very least. Talo pa tayo ng mga park sa Indonesia. Buti pa mga government employee nila dun, kahit corrupt, may taste!

UP-Pampanga gets permanent
site in Clark Free Port
By Jacob Cunanan
Correspondent
http://www.businessmirror.com.ph/06272007/economy05.html
CLARK FREEPORT—Officials of the Clark Development Corp. (CDC) and the University of the Philippines led the groundbreaking ceremonies for the soon to be established permanent site of the UP Extension Program in Pampanga (UP-Pampanga) campus at a 3.28-hectares site here.

UP president Emerlinda Roman and CDC president Levy Laus led the groundbreaking ceremonies.

They were joined by Clark International Airport Corp. chairman Nestor Mangio, former Pampanga governor and solicitor general Estelito Mendoza and Pampanga Vice Gov. Joseller “Yeng” Guiao. Both Mendoza and Guiao are UP alumni.

The site is behind the Puregold Duty Free Store on C.M. Recto Avenue.

Roman said Congress has appropriated P50 million for the establishment of a “university town” as UP’s global window for a better education.

Roman said it took them 12 years before they were able to get a permanent site for the UP-Pampanga extension program in Clark.

She said the land granted by the CDC ended their long search for a new and permanent site since the UP Extension Program in the City of San Fernando (UPSF) lost its campus to Mt. Pinatubo’s lahar in October 1995.

Since then, UPSF moved to various locations at least three times since it was established in 1979. “The three hectares of prime property for UP here has narrowed the gap between our dream and its realization. This will be a permanent site this time,” Roman said in her speech during the UP Alumni Association Pampanga Inc. Annual Meeting and Homecoming at the Clark Museum here that followed the groundbreaking ceremonies.

UP Chancellor Dr. Sergio Cao has sought the assistance of the alumni for the UP extension program.

“We hope the alumni can assist in the development of the extension program in Pampanga. We hope to see modern buildings in the future.

We have gone over labor pains and we look forward to better and happier days for UP-Pampanga. We hope it stays here for a long time,” Cao said.

Bakit 3 hectares lang? Clark has more than 20,000 hectares of land.

Abot talaga siya sa Tarlac. The Mabalacat-Tarlac leg of the SCTEx is actually part of the NLEX.

of course it is easy to name the SCTEX portion from inside clark area to bamban and I think up to concepcion tarlac, as NLEX,

however the fact remains that the present highway of NLEX is up to Sta Inez Mabalacat only.

and the SCTEX highway that passed inside Clark is about 3 KM west from NLEX Exit at Sta Inez, Mabalacat. That SCTEX highway is going north passing the Clark's military reservation lands and it change course to eastward direction in Bamban ......... I reckoned SCTEX is going towards Concepcion, Tarlac where it will end. And wait for funds ... another few decades perhaps ... then it will continue going to Ilocandia as per the plan.
We can call the SCTEX portion from Bamban to north as part of NLEX after the highway of the present NLEX is extended up to Bamban or Conception, BUT it may take another 20 years before it can be realized.

in the meantime we stick to reality that NLEX is still up to Sta Inez, Mabalacat. till the year 2030 or 2040

may kasabihan sa amin sa Bulacan :
huwag munang bilanging ang sisiw hangga't hindi pa napipisa ang Itlog.

by the way : these is the existing and perhaps planned highways going North.

Fields Avenue driving towards the east direction or towards the MacArthur HIghway in Balibago.

heyyy, i remember this place  ; i checked-in to this hotel back in 2005. 2x akong nag-stay, a couple of weekends (4 days); i had to see my cousin and my kumpare - and i didn't want to be a burden kaya dito ako nag-stay. they were expanding to the right side of the bldg. (facing the front of it) when i was there, it's nice to see it again; the actual "Fields Avenue" is straight ahead - at the end of that road, right by where that car is.

this was the site that i visited, para makilatis ko ang place; it was nice - the dinning area is open air and by the poolside (gaganda ng view he he), sarap mag-pa-kape-kape sa baba. i have pics of the room but i can't remember where i put them, no pretty shots though ; kumpare ko kase ang naging modelo - di sya photogenic :ohno: .

My friend from New Zealand told me that it so easy and so cheap to call abroad, if your in Angeles City Pampanga. Only in CPI or Corregidor Peace Institute Call Shop & Business Center.
It's within perimeter road in Angeles City near ABC Hotel.
Cheapest call rate 0.11¢ call for US, Canada and other countries?
With internet rate is as low as 0.67¢/minute.
They also served brewed coffee and Bagel, with lots of freebies for their regular customer.

ALI undertakes P2.5-B Angeles project (http://www.mb.com.ph/BSNS2007070597158.html)

By ANA MARIE MACUJA

Ayala Land, Inc., the country’s largest property developer, has earmarked on spending approximately P2.55 billion for the construction of a residential and commercial project in Angeles City, Pampanga, the company’s pioneering foray in the North.

The 46-hectare project, consisting of a residential development called Marquee Place and a retail area called Q Shopping, is a joint project of ALI and subsidiary Community Innovarions, Inc., the developer of Verdana Homes in Bacoor, Cavite.

ALI president Jim Ayala said of the total project cost, P1.8 billion will be allocated for the completion of Q Shopping, which is expected to launch in the first half of 2009. Q Shopping will add to ALI’s portfolio of successful retail establishments which include Glorietta, Greenbelt, Market! Market!, and recently Trinoma.

Meanwhile, Dan Abando, president of Community Innovations, said Marquee Place is the company’s answer for the growing demand for a fully integrated community in the North. "We feel that the people there are yearning for a cosmopolitan lifestyle and it was right for us to come in," he said.

According to Abando, the initial phase of Marquee Place, consisting of around 300 lots has been almost sold out. "We were expecting it to sell fast but not this fast. This just proves that North Central Luzon has been waiting and anticipating for an Ayala Land development to step foot in the region."

Almost ninety percent of the lots that were opened to the public were sold a week after Marquee Place was launched. Marquee Place buyers are the prominent figures of Pampanga showing that an Ayala Land development is a trusted brand for its unparalleled innovations and commitment to excellence and service, the company noted.

Being the first of its kind in the market, Marquee Place caters to the needs of the urbanites of North Central Luzon. The highly-networked location of Marquee Place makes the residential development in close proximity to the fast developing economic zones of Clark and Subic Bay Freeport. Marquee Place also provides easy access to major businesses and metropolitan institutions being located along the North Luzon Expressway.

Fully-equipped with amenities for cosmopolitan living, Marquee Place also boasts of contemporarystyle homes set against a backdrop of lush greenery and sprawling parks and alcoves. It is complete with amenities for leisure, sports and recreation, and designed to be the center of a residential and commercial area.

A stone’s throw from Marquee Place is Q Shopping. Bringing the same global retail experience found in shopping and lifestyle centers like Greenbelt and Glorietta, Q Shopping will offer a myriad of choices of local and international brands for shopping, dining and entertainment. In a blink, urbanites can be transported from the comforts of their homes to a hub of life’s finer pleasures.

"Our communities speak volumes of the quality and dedication that come with the Ayala name, and now, it is high time that we bring it to the north," Abando said.

now we know na ala ka pala sa pinas, that's good to know; might i ask your whereabouts. good to know that there's a plaridel 2, i've heard of it but never went there - never had the need to. didn't mean to get you all worked up, like i said don't take no offense to it :ohno: ; i was merely stating to give more info para naman mapadali ang pag-hahanap ni Avenger lalo na hindi sya taga-balibago. and as for not knowing everybody who lived in 3rd street, sensya na pero di ko nakaugaliang mangapit-bahay sa ibang lugar (like 5th street); sapat na sa akin na ang mga taong nakatira sa tabi ng bahay ko ang mga kakilala ko. there is no need to get steamed about this (if you are), if your not - then that's good; lets move on. i don't really need a police escort, i do need to acquire a philippine drivers licence if possible; the legal way but expeditiously :) . i have a drivers licence, pero mas ok kung meron akong local i.d.
well, you caught my attention - saan ang villasol? ang alam ko villa angela - meron akong dating kaklase na nakatira doon noon.

ALI launches Pampanga project

By Elizabeth Sanchez-Lacson

AYALA LAND INC. (ALI) yesterday launched its 46-hectare residential and mall development project in Angeles City, Pampanga.

The P2.6-billion project, dubbed Marquee Angeles City, will consist of a 3hectare subdivision called “Marquee Place” and a nine-hectare mall called “Q Shopping”.

Of the project cost, P1.8 billion will be spent for the mall and P750 million will be used to develop a residential subdivision.

“The market (in Pampanga) is ready for this. You see BMW dealerships there, you see sophisticated wine shops and people (in Pampanga) are looking for a more cosmopolitan product. We felt that in terms of timing, we are facing a market that is ready for this,” ALI president Jaime Ayala said.

Marquee is Ayala’s first development project in the region that fully integrates an upscale residential community with a retail promise of an Ayala mall.

Community Innovations, a unit of ALI, will undertake the development of Marquee Place.

CII president Dan Abando said lot packages range from P8,000 to P11,000 per square meter or P2.4 million to P3.4 million per unit for 220- to 400-square meter lots.

Abando said that for the first phase of Marquee Place, CII has pre-sold 90 percent or 270 lots of 300 lots offered. Another 300 lots will be offered in the next phase.

Q Shopping spans 70,000 square meters in gross leasable area for the mall and will open by the first half of 2009, Ayala said. It will offer a myriad of choices of local and international brands for shopping, dining and entertainment.

Marquee Angeles joins Ayala Land’s first leisure project north of Manila, the anvaya Cove in Bataan.

Feud among execs threatening Clark plan as logistics center
(http://newsinfo.inquirer.net/breakingnews/regions/view_article.php?article_id=75742)

By Tonette Orejas
Central Luzon Desk
Last updated 03:50am (Mla time) 07/10/2007

CLARK FREEPORT-- Officials of government base conversion agencies are fighting over the use of a 300-hectare land at the Diosdado Macapagal International Airport that may block or push the facility’s future as the country’s main gateway and logistics hub, documents showed.

Nestor Mangio, chair of the Clark International Airport Corp. (CIAC) that manages the DMIA, has asked President Macapagal-Arroyo to order the Clark Development Corp. (CDC) and the Bases Conversion Development Authority (BCDA) to return the 300 hectares on DMIA’s IE 5 area to the Aviation City.

“This is the most logical site for the envisioned logistics area. This will bring back our Aviation City to the original area of 2,500 hectares instead of 2,200 (hectares). Our Aviation City will more or less be at par with other airports in the Asian region,” Mangio told the President in a June 17 letter.

In the same letter, he cited the size of land areas of airports that would compete with the DMIA.

According to Mangio, the airport in Kansai, Japan covers 1,050 hectares; in Korea, 5,600 hectares; Shanghai, China, 4,000 hectares; Beijing, China, 4,700 hectares; Thailand, 2,657 hectares; Malaysia, 10,000 hectares; Singapore, 1,300 hectares; and Hong Kong, 1,255 hectares.

Mangio also opposed the construction of an interchange at the Subic-Clark-Tarlac Expressway “in the middle of the boundary of the Aviation Complex and the IE 5.”

This, he noted, would “not meet the minimum standard distance of 5 km between two interchanges when the airport and logistics center interchange is constructed.”

He was referring to the planned P56-billion gateway project that would enable the DMIA to handle five million passengers and operate a world-class logistics center.

Mangio was not the only official who wanted to dedicate the whole area of the DMIA to Ms Arroyo’s plan of a logistics hub.

Secretary Edgardo Pamintuan, chair of the Subic-Clark Alliance for Development Council, on June 15 wrote a memorandum to officials of the BCDA, CDC and CIAC on the central business district (CBD) project that the CDC and BCDA planned to build on the disputed area.

The CDC on June 7 advertised in national newspapers an invitation to apply for eligibility and to bid on a feasibility study for the project.

Pamintuan struck down the CBD proposal.

“I believe that developing a CBD is not a bad idea, but it may not be appropriate for the IE 5 area in Clark, whose development orientation should revolve around its airport and aviation facilities and complex,” he said.

He said the Air Transportation Office, based on standards set by the International Civil Aviation Organization, had said “there are existing structures within the freeport which [violate] required building height limits of ICAO and as such are obstructions to the flight pattern of the DMIA.”

“The high-rise buildings of Makati, Fort Bonifacio and Ortigas do not apply in Clark,” the ATO said, as shown in the minutes of a May 27 consultation.

Pamintuan said “the President has been crystal clear in her vision for Clark, Subic and the corridor between the two facilities.”

“[Ms Arroyo] wants to see a logistics hub out of the Clark-Subic corridor to put our country in a position where it can take advantage of the burgeoning global logistics business, as Asia and the Pacific are moving toward economic integration,” said Pamintuan.

CDC president Levy Laus said “there should be no conflict because we can talk and agree.”

The 300-hectare disputed area, he said, is owned by the BCDA, with CDC as real estate manager.

after I drive my daughter to AUF I pass by The Enclave at Timog Ave to check if anything new, construction is still in progress. Then I went to Friendship Ave and Fields Avenue. hindi ko nakita ang Lexus Hotel na yaon sa Fields, pero may ginagawang building sa tabi ng INK Church sa Fields din.

Got any pic of this building besides INK (Iglesia Ni Cristo) Church?. Commercial building kaya or Dorm type? Di ko napansin ito.

I just came back from Angeles City for a visit. Got to meet @TheAvenger and I had a nice chat with him at the Mimosa Golf and Country Club. It was sure nice to see him personally and believe me he is a very amiable fellow which is contrary to his sometimes controversial online persona. Thanks @TheAvenger for taking the time to meet me. :)

Angeles City is coming back to life with a vengeance, far from the devastation that Mt Pinatubo has brought and from the near economic collapse when the US 13th Air Force left. The scars left from those twin events are slowly healing.

The business people remain optimistic and are again investing money into new businesses mostly in the tourist trade like new hotels and restaurants. The city is bustling with activity with contruction everywhere especially along Balibago, Fields Ave and Don Juico Ave. The previously abandoned commercial strips at Friendship Ave are being refurbished. The two biggest learning institutions Holy Angel University and Angeles University have expanded their curriculums and between the two of them you can now take Medicine, Law, IT and specialty engineering courses. Specialty shops like art galleries, bakeries, wine shops, furniture stores, and coffee shops have once again sprouted and opened shop. The bar scene is also making a big comeback with a twist with most clientele being Australians, Europeans, Koreans and Taiwanese. It looks like the good old days are back as we know it.

The villages like Don Josefa, Timog Park, Carmenville, Don Bonifacio, Diamond, MountainView and Hensonville which were literally abandoned are again teeming with people. The SM, Robinsons and Nepo malls are all jampacked with shoppers. Ayala Mall is being constructed in full blast. Downtown villages not much affected by the closure of Clark like Villa Teresa, Villa Angela, Villa Gloria, Essel Park, Sta Maria Village, Marisol and L&S subdivisions are still there and holding their own but in due time will be overshadowed by newer developments with better amenities.

New subdivisions like The Enclave by Globe Asiatique, Marquee by Ayala Land, Forest Park Homes by Robinsons Land are selling very well. I inquired about the Marquee out of curiosity and the broker lamented that Phase 1 of 300 lots were sold-out in 2 weeks. They actually have to do a lottery on the last few remaining lots to accomodate many people who were not lucky enough to buy on the first day of pre-selling. Phase 2 lots will be selling at around 10-20% premium. Ayala Land definitely miscalculated the demand. I have a feeling that the people who bought there are investors/speculators who have no intention of building a house. :bash: The developpment might end up like Lakeshore in San Fernando with very few houses built.

While the city seemed to have recovered, all is not well....traffic is bad, substance abuse is a problem, there is sewer in the street, roads are poorly maintained, there is a still lot of poverty and prostitution is rampant and still is big business. :ohno:

Just a thought, you still have a year to plan for it...

Ayala Land to Develop 35-ha Property in Angeles City (http://www.ayalaland.com.ph/)

Ayala Land Inc. (ALI), through its wholly-owned subsidiary Community Innovations Inc. (CII) is building a residential subdivision and commercial center in a 35-hectare property in Angeles City, Pampanga - its first development in the northern part of Central Luzon as it seeks to further expand its presence in the country.

CII president Dan Abando said the Marquee Place project integrates an upscale residential community, a world-class shopping mall as well as a recreation center.

He said almost 90 percent of the total 300 lots opened for sale to the public had been taken up, manifesting the huge demand for high-quality projects in the region.

"We were expecting to sell fast but not this fast. This just proves that North Central Luzon has been waiting and anticipating for an Ayala Land development to step foot in the region," said Abando.

ALI president Jimmy Ayala, for his part, said "We're tyring to export the Ayala way of living to other parts of the country. The location is very good."

Abando said the company is initially selling lots, ranging from 220 square meters to 400 square meters at P8,000-P11,000 per square meter.

He said development of the residential subdivision and the commercial mall, to be called Q Shopping, will take two years.

Abando said the residential project will feature a main clubhouse with function rooms, a lap pool and multi-purpose area. It will also involve the development of a sports complex which will comprise an open playing field and covered courts for badminton and basketball.

Q Shopping, estimated to cost between P1.8 billion and P2 billion, is targeting regional centers of Pampanga and Bulacan province and northern Metro Manila.

This is Ayala Land's second major development project north of Metro Manila after its resort community Anvaya Cove in Morong town in the northwestern province of Bataan.

yeah, i know how expensive it could get; i was thinking about doing the travel up north myself since that's where i kinda originated. to give you a rough idea, i pulled up both listings for Amtrak and Greyhound:
roundtrip / dated 2jun08 returning 8jun08 / for 5 adults / Los Angeles to Seattle:
--Amtrak would be at around $920+, 34 hours travel time.
--Greyhound is at around $760+, 28 hours travel time.
there is a difference but then again you would be comfortable sa wide seats ng train, air fare would probably be around the price of the Amtrak (maybe) and it would only take you at around 2 hours to get there (less thrilling); those are your options...
sa akin lang, when i do my travels; i plan for it - 12 months ahead and start booking 6 months before we would travel - cost effective, but you have to be sure about it. ala lang...

Oh, it's true na tuloy na tuloy na nga ang development ng Ayala Land sa Angeles. I passed there recently and the Marquee looks promising! It looks like it would be one of the most "sosyal" subdivisions in Angeles City. Although wala paring makakatalo sa pomp ng Villa Teresa. The mall is not being built yet although there was a crane near the area. The location is awesome, next door neighbors lang sila sa city hall. I hope this project spurs businesses around that area.

except for the land development of Ayala Mall adjacent to NLEX not seen
any construction activities there the last time I pass there.

btw.. i don't think the Ayala Mall and whatever mall in that area will be frequented by people as the SM Clark unless they widen the roads leading to that place. Both Angeles-Magalang Road (vicinity of City Center and Pandan) and Mountain View ( mostly at corner MacArthur highway Balibago) had traffic jam at present, then when the Ayala Mall is completed then the traffic there will be much worst.

If your are living in Angeles city proper, Balibago, Dau and Mabalacat then it is more easy to go to SM Clark than suffer the traffic jam in Mountain View and Angeles-Magalang Road. Of course Ayala Mall is very much accessible on the NLEX side.

Hi TheAvenger, It is located along angeles-magalang road around 500 meters from the rotunda on the way to magalang. It used to be springside farms. I heard thru the grapevine that megaworld originaly thought of the idea of building the high end subdivision but ayalaland gave a better deal to the local partners. CITY OF SAN FERNANDO--Defeated Pampanga gubernatorial candidate Lilia Pineda moved an inch closer to her clamor to have the votes cast in the province's 4,847 precincts recounted and revised in her favor and against Gov. Eddie Panlilio.

Pineda won the first round after the second division of the Commission on Elections, on Aug. 1, gave due course to her election protest against Panlilio, a Catholic priest.

From that link by Avenger :
Pineda gets Comelec nod to recount votes

"Who will really benefit from such revision? Surely, it is not [Pineda] as the protest would not be decided by mere revision alone. Neither will it be [Panlilio] who would also be forced to spend a substantial amount of money for the compensation of his own revisors," he said.

The costs, he said, are staggering. Under Comelec Resolution No. 02-0130 issued Sept. 18, 2002, he said an honorarium of P220 per single or clustered precinct would be paid to the Comelec personnel who will act as chair of a revision committee.

Another P100 is paid to the "recorder" and P80 each to the "typist" and "ballot box custodian."

"Thus, for the 4,847 precincts of Pampanga alone, a total of P1,066,340 will go to the Comelec personnel who will act as chair of the revision committees; P484,700 to the recorder; and P387,760 each to the typist and the ballot box custodian or a total earnings of P2,326,560 for these Comelec personnel which will not be deducted from their regular monthly salaries from the Comelec," he said.

High-rise condo to rise in Angeles
By Joel P. Mapiles
http://www.sunstar.com.ph/static/pam...n.angeles.html
A HIGH-RISE condominium, a first of its kind in Central Luzon, will soon rise in Angeles City.

Foreign investors and officers of Grandview Properties infused more than P300 million as investment for the construction of Grandview Tower Condominium, a state-of-the-art high-rise condominium that would be built at Don Juico Avenue, Balibago in the city.

A ground-breaking ceremony, amidst the heavy downpour, took place here on Wednesday, which was graced by Angeles Mayor Francis Nepomuceno, City Architect Andy Gulapa, Grandview Properties president Maurice Van Merkesteijn, Philippine Land Group directors father and son Nick and Michael Corcoris, project manager Dean Lovig, vice president Arnel Torres, and other foreign and local corporate associates.

Van Merkesteijn is optimistic with the construction of Grandview Tower, foreign and local visitors will be amazed by its interior design that reflects the creation of a perfect home. He said "innovation beyond boundaries" will be showcased.

She also claimed that the high-rise condominium is an indication of development, prestige and innovation in this highly urbanized city.

Gulapa, one of the most well-known architects and builders in the country who takes the great responsibility in bringing this into reality, said the country particularly this city is lucky to have multimillion-peso construction investments pouring in.

"We thank our investor-partners represented by Nick, Michael, Maurice and Arnel who gave their trust and confidence in the economy of Angeles run by the able leadership of Mayor Nepomuceno and the City Council," Gulapa stressed.

He said the most prominent manifestation and determinant of a progressive and flourishing city is the presence of a grandiose real estate development in the area such as this multimillion-peso investment.

Gulapa said the ground-breaking was another milestone in the history of Angeles City as Grandview Tower Condominium, he claimed, is a landmark of growth and prosperity that the peace-loving people of the city can truly be proud of.

The activity, he said, means a lot to Angeleños as it indicates another soaring advancement for the city. "The city will, in the few months, behold the advent of a spectacular, state-of-the-art tower which is probably the first of its kind here in Central Luzon," he said.

Gulapa is optimistic Grandview Tower will dynamically move the economy of the city and even the province of Pampanga, considering all the business sectors involved in the construction business will surely benefit from this project.

"Third, it will create employment that will promote the financial situation not only of the skilled workers from Angeles City but the other hardworking laborers from nearby towns. This has a domino effect as people with purchasing power will propel the economic activity in the region," Gulapa furthered.

Gulapa also noted that upon its completion, the project would surely boost tourism in the area that would complement the presence of the Clark Special Economic Zone, Diosdado Macapagal International Airport, Subic-Clark-Tarlac Expressway and other Super Region Projects of the Arroyo administration.

"I would like to request everyone to join hands and work together as we build a better place to live in for our people, our foreign investors, visitors and future generation," he added.

Im not sure about this. Do you guys think Angeles City is ready for vertical developments.

CITY OF SAN FERNANDO -- Pampanga Vice Governor Joseller Guiao has called Governor Eddie Panlilio and his two appointees "bastos at arogante (rude and arrogant)" in media interviews following Friday's hearing of the provincial board on the confirmation of capitol officials.

Panlilio, a Catholic priest, said it was unfair for Guiao to make "baseless accusations on our characters."

"I challenge him. What are his bases [for calling us rude and arrogant]? Sila ang walang respeto sa ginawa namin (They were the ones who did not respect our action). They are the legislative [board]. It's the law we are following," Panlilio said.

CLARK FREEPORT, Philippines -- President Gloria Macapagal-Arroyo on Tuesday ended the conflict of base conversion officials over the use of a 300-hectare land at the Diosdao Macapagal International Airport (DMIA) here.

Arroyo ordered the disputed area to be retained for the facility than for a central business district project proposed by Clark Development Corp. officials.

Nestor Mangio and Victor Jose Luciano, chair and president, respectively, of the Clark International Airport Corp., confirmed President Arroyo’s decision during a Cabinet meeting on Tuesday in Malacañang.

Luciano said Arroyo has said that the 300 hectares within the DMIA's Industrial Estate 5 was "part of the aviation complex."

"It is definitely not within the development area of the CDC," Luciano said when asked how he understood Arroyo’s order.

"This showed that our President fully supports the development of the DMIA as a premiere gateway and logistics hub," Luciano said.

This shrine and most specially the monument/statue is an insult to the Filipinos. Have we forgotten how much our country suffered during the Japanese occupation? Kawawa naman tayo. Payag tayo magpa- apak o apakan sa sarili nating lupa.

This controversial shrine/monument was even decried or denounced by Bobit Avila and Alejandro Roces in their respective columns.

No wonder we are getting nowhere. We have no respect for those guerrillas and for those Filipinos soldiers who fought in Bataan and Corregidor. One of those things that makes us such losers! A case of only in the Philippines. Look at China and Korea. Try reading the news I posted above about Japan's apology.

If China and Korea protested the visit of the Japanese prime minister to the Yasukuni shrine which is in Japan, which I personally think is the Japanese PM's prerogative or discretion. And yet we say nothing and as I've mentioned of a case of only in the Philippines, we sponsor and help build this Kamikaze shrine which is something short of being blasphemous and an abomination for our own war heroes and for those who greatly suffered during World War II. Our collective amnesia of our past or history is a great rot that is eating into our collective memories as a people and as a nation. That's why we keep repeating all the mistakes of the past and keep going back to square one. We are so damn pathetic as a nation.

Has anyone erected a monument to any guerrilla leader like say for example, Marking's guerrilla. When did we erect a monument to honor the civilians who died in the Battle of Manila? It took us 50 years for the Memorae Manila and even Philippine-Japan friendship month is celebrated in February. Tsk, tsk. Wala tayong ka pride pride.

This is not to foster hatred or anti-Japanese sentiments, but to show how little we know about our past which in effect is greatly affecting our future as a people and as a nation. Let us forgive, but let us never forget.

^^ Very nice post @Overturph....:)

To some people the kamikaze shrine symbolizes the bravery, self-sacrifice, commitment, loyalty and duty of a certain group of warriors and not necesarily the country they represent.

They see them as individuals who were so young, innocent and naive who were manipulated by the imperial japanese war effort. There is some kind of romantic feel to it.

I agree though that it is dangerous to glorify them as heroes but because of their unbelievable deeds.... people tend to admire them for their great courage.

^^ They seem to be the predecessor of our modern day plague called the terrorists. Remember 911 and the planes?

We can see the danger here of not thinking.

Very few of our kababayan realizes that this monument/shrine is a big insult to us Filipinos. But given our historical/self-awareness/heritage IQ at 0.5 to 1.00, I guess it's not surprising.

^^ ^^ ^^ Diplomasya lang yan, pakikisama at pakikipagugnayan sa ibang bansa. It is not to glorify their acts, but as a reminder to the Filipinos of the horrors of war and the bravery of a certain group of soldiers who are willing to sacrifice their lives for their country in a certain act that was unheard of in the field of battle during that war.

it was a research done by the local tourism office / a WWII reseacher, he seems proud of verifying how the help for the filipino people was delayed by these noble fighters who had one thing in their minds - and that's to make sure the filipino people were not liberated. where is the pride in that... just a thought.

it was a research done by the local tourism office / a WWII reseacher, he seems proud of verifying how the help for the filipino people was delayed by these noble fighters who had one thing in their minds - and that's to make sure the filipino people were not liberated. where is the pride in that... just a thought.

If I am not mistaken there is also a Japanese War Memorial in Corregidor, Mount Samat in Bataan, etc... I will check later tonight.

High-rise condo to rise in Angeles
By Joel P. Mapiles

Arroyo Watch: Sun.Star blog on President Arroyo

@zelrich 82 - about war memorials, there were american and filipino war memorials here in pinas especially in corregidor and bataa.

i found a japanese war memorial also in corregidor.

The Pacific War Memorial

http://i204.photobucket.com/albums/bb244/jibrael865/japcorregidor.jpg

The memorial was erected to honor of the Filipino and American servicemen who participated in the Pacific War. Financed with an appropriation by the United States Congress, it was completed in 1968. The major memorial structure is a rotunda in which a circular altar falls directly under the dome’s open center through which light falls on the altar during daylight hours. The altar symbolizes a wreath of victory with the following words inscribed on its rim: “Sleep, my sons, your duty done, for Freedom’s light has come; sleep in the silent depths of the sea, or in your bed of hallowed sod, until you hear at dawn the low, clear reveille of God.” The memorial also houses a museum which serves as the repository of relics and memorabilia related to the history of Corregidor.

This garden features a 10-foot high stone Buddha with a reflecting pool, a shinto Shrine, and other Japanese soldier memorial shrines and markers. It is also used as a praying area for Japanese war veterans and the families and relatives of Japanese soldiers who served or were killed in Corregidor during World War II. Also on display within the garden are anti-aircraft guns which are relics of the war. A small pavilion houses some Japanese memorabilia and World War II photographs. The construction of this garden was made possible through funds generated by a Japan-based private group.

^^nice, i tried pulling infos off the net on this Japanese Garden of Peace; but i wasn't able to get a real good view of anything (probably looking in the wrong place). nakapunta na ako sa corregidor, back when i was a scout leader and nag-jamboree kami noon sa corregidor next to the hospital ruins; they never allowed us close to the tunnel or shrines - just the guns (go figure). what i'm looking for are inscriptions of what the japanese/WWII research people placed on this shrine, kase the one in Mabalacat made it sound like - they didn't care much for the filipino people at that time, they just wanted people know how they protected what they called their property (the philippines).

sensya na, i'm not really dogging these memorial places; i'm just stating what i get out of what they inscribed. what i got from the filipino/american war memorials is how they defended the philippines from attacks, now that - people can be proud of; positive words that had positive results.

cool photos of the construction, mukhang maganda ang building when it's completed. tanong lang po, since i'm clueless with I.N.C.; do they have church bells? i truly don't know, i didn't see one though.

And about the Spanish and American memorials to commemorate (http://www.m-w.com/cgi-bin/dictionary?book=Dictionary&va=commemorate) their part in the Philippine history, just look around, some streets and places were even named after them.

Filipinos tend to behave very kindly to make those people feel at home, who act thoughtfully towards them. But, if Filipinos find that people are unthoughtful, they will react on the contrary as they are very sensitive. We, travelers visiting a foreign country, have to behave with courtesy and avoid selfish behavior in a free-set atmosphere. It will be a great relief to develop friendship with cheerful Filipinos if you add only one word in Tagalog (SALAMAT) -Thank you- when you talk with them. Remember, people have their own way of living different from yours. -- from a pamphlet for travelers published by the Philippines Government.

Gloria: Build interchange at Angeles
By Rendy Isip
http://www.manilastandardtoday.com/?page=regions1_aug17_2007
CLARK FREEPORT, Pampanga—President Gloria Macapagal Arroyo yesterday ordered the Bases Conversion Development Authority to revert to their original plan and build an interchange that would link Angeles City and Porac to the P21-billion Subic-Clark-Tarlac Expressway which is to be completed next year.

The authority’s president Narciso Abaya told Standard Today that funds, amounting to P200 million to P300 million, will be made available for the construction of the interchange which was shelved last year because vice president for operations Rex Chan said they lacked funds.

The Angeles City Council later threatened to stop the construction of the expressway if the authority does not build an interchange that would connect the city to the expressway.

Councilor Jay Sangil, who lobbied for the construction of the interchange, said the original plan was to build the interchange, but the plan was changed after the authority learned that it would cost P500 million.

The city council also passed a resolution in August last year asking the authority to ensure that the interchange is built as originally planned, or they will be forced to take legal action.

The expressway was planned to link the Diosdado Macapagal International Airport at Clark and the Subic Freeport in Zambales and turn the area into a transportation and logistics hub for the Asia-Pacific region.

The national government is aiming to replicate the successes of Hong Kong and Singapore in the field of logistics and supply chain services, according to Mayor Marino Morales of neighboring Mabalacat town.

Morales, who was with a group of Pampanga officials that met with the President on Wednesday, said Mrs. Arroyo reiterated her disapproval of the controversial plan to build a Central Business District within the Diosdado Macapagal International Airport complex.

The President junked the proposal on Tuesday and assured officials of the Clark International Airport Corp. that the Clark Development Corp. will not infringe on the territory of the aviation complex.

The airport officials, led by Clark International Airport Corp. chairman Nestor Mangio, president Victor Jose Luciano and executive vice president Alexander Cauguiran, said the central business district was being planned on a 300-hectare lot, known as Industrial Estate 5, which is immediately adjacent the airport’s twin runways and would affect the expansion of the airport.

They also informed Mrs. Arroyo and the Cabinet that the appropriation of the lot could cause legal problems because the aviation complex is technically under the CIAC although it is within the economic zone which is under the management of the Clark Development Corp.

Aside from its jurisdictional problems, experts and local stakeholders have opposed the development of the Central Business District because it may hinder the future expansion of the airport and even cause dangers to public safety.

The airport officials said the presence of high-rise structures near the runways will downgrade its international rating based on standards of the International Civil Aviation Organization, which limits the height of buildings within a 4-km radius from the center line of an airport’s runways to 45 meters to avoid flight obstructions.

Good News!!! :) How can you not have an interchange In Angeles City??.....which is the most progressive city this part of Luzon. The lobbying by politicians where the interchanges will be located prior to this welcome development hinders our growth economically. :bash:

Local consortium to invest P200M in Subic shipyard
PDI Business (B-4)
by Riza T. Olchondra

A consortium of locally based companies with international operations will be infusing more than P200 million to set up a new shipyard at the Subic Bay Freeport.

The project strengthens Subic's position as an investment site for companies involved in the shipping industry after Korean shipbuilding giant Hanjin Industries and Construction chose the former naval base as a hub.

The Subic Bay Metropolitan Authority said in a statement that it has signed an agreement with the Subic Bay Shipyard Consortium (SBSC) to build a shipbuilding and repair facility at the former US Navy Ship Repair Facility (SRF) area.

Behind SBSC are Electruck, MAM Engineering Services, Subidock and Subic Coordiantes and Prime Solutions.

The shipyard project was conceptualized in 2005 to take advantage of excellent pier facilites at the SRF area.

The consortium plans to use the so-called "shipway and skid system" to accomodate vessels of up to 90 meters in length for dry docking and repair.

"We really see the necessity to upgrade the domestic fleet," SBSC president and CEO Nils-Ottar Lonoy said in a statement.

Construction of the new shipyard will begin next month and the entire shipbuilding facility is expected to be completed in three to five years, Lonoy said.

Lonoy said the consortium is hiring 180 direct and 300 indirect employees from some of the highly skilled workers formerly employed in the ship repair facility of the US Navy in Subic.

This number is expected to growto 500 direct and 1,500 indirect jobs, bringing employment and livelihood to the area.

The company will be conducting skills training for all the Filipino ship repair workers.

About 20 percent of the total contract cost is expected to flow directly into local economy.

On a larger scale, the project is expected to put Subic Bay and the Philippines on the map as a major location for ship-building.

Management services offered by the consortium include project management, CADD manpower, engineers and supervisors.

The consortium also offers shipbuilding and repair with workshops, warehouses, storage, accomodation, equipment, manpower, fabrication, technical design, assembly and electical, blast and paint related services.

SBMA investment processing head Ronnie Yambao added that shipyard services aside, Subic offers a competitive advantage to players in the shipping industry because of its integrated logistics facilites for storage, cargo loading and unloading, packaging, processing and information and transportation.

He said SBMA is also incentives to locators like tax and duty-free importation, a minimal 5 percent corporate tax on gross income, unrestricted entry of foreign investment, no foreign exchange control, and a four-to-six-year income tax holiday for qualified investors.

Wala kasing pera dun eh. Pag sa Hapon kasi, may pera dahil madaming turistang bibisita.

Notice their tourism attractions, the Marcos Santos Residence, Kamikaze East Airfield, Friendship Shrines, etc. all glorify the Japanese soldiers who raped our country. I'm not a Japan-hater, don't get me wrong because I have many Japanese friends. It's the act of glorifying non-glorifiable acts with monuments and memorials in the country of the victims that does not sit well with me!
