A PORT Wakefield marina complex that will house thousands of people has been granted major development status.
The $1.5 billion Wakefield Waters project will include:
UP TO 3000 homes for up to 7000 people.
A SALTWATER, 200-berth marina filled with water channelled from Gulf St Vincent, with a sailing school, a yacht and rowing club, and a fishing retail centre.
A CHILDCARE centre, cafe, conference centre, waterfront tavern and restaurants.
SHOPPING, banking and medical facilities.
AN INTERNAL swimming beach.
Urban Development and Planning Minister Paul Holloway will announce today that, due to Wakefield Waters' environmental, economic and social significance, it will be subject to a state-run assessment.
"(The assessment) will include production of a detailed environmental assessment document – likely to be an environmental impact study in common with recent marina proposals – and public consultation," he said.
"Granting a project major development status does not mean the Government is backing the proposal, it simply kickstarts a stringent assessment process.
"The onus is now firmly on the developer to provide the necessary information to satisfy both the local community and the Government."
Adelaide-based company Gulf Harbour hopes to complete the project by early 2008, and yesterday said it would provide hundreds of employment opportunities.
Developer Andrew Chapman said the project would rejuvenate the area.
"In the 1800s this was a very busy port," he said.
"This is a great opportunity to put the focus on Port Wakefield, which was up until now a town that many drove through or drove past.
"We'll give them a reason to call Port Wakefield their base."
Mr Chapman said prices for homes had not been set, but absolute waterfront property could sell for more than $500,000, and that there would be more affordable options.
"I think it's going to cater for all walks of life," he said.

This development will also have low-mid rise apartments. Plus its just a 1/2hour from another massive development 'The Dunes' at Port Hughes which features 1,600+ housing allotments, 5 star hotel, international golf course and more...
Surely the Port Wakefield Development would have to be the biggest marina and housing development in Regional Australia?

Cruise Control, I reckon Port Wakefield could be a better option as its a waterfront development, close to the beautiful beaches of the Yorke Peninsula, the $250m 'The Dunes' Development at Port Hughes and its close to the fast growing towns of Kadina, Walllaroo and Moonta.

If Adelaide Joins up with Pt Wakefield expect our pop to be around the 2-3 million mark (so not happening for a while) It at least 100km north of the city..

crawf April 20th, 2007, 03:44 AM Port Wakefield will never join Adelaide, the State Government would never allow it. Though I would love to see Port Wakefield go pass the 25k+ mark.
But I think that $2b township for 15,000 people, has a very good chance of being swallowed up by Adelaide in the future.

2006 Medium Prices For Houses
Port Wakefield: $138,500 - 6% increase from 2005
Two Wells: $218,750 (near the proposed town) - 9% increase from 2005
Those prices would of gone up this year, though they would still be pretty low. But the medium housing price in SA (especially in Adelaide) is set to skyrocket. Adelaide's medium price is now $300,000 - the ways things are going, Adelaide is set to follow Perth's footsteps (with a booming economy and skyrocketing prices). So I think Adelaide can say goodbye to the tag as Australia's most affordable city very soon.
The marina development at Port Wakefield and the continued development on the Upper Yorke Peninsula, will strengthen the housing price at Port Wakefield.
Neonxian April 20th, 2007, 04:47 AM Wow those are cheap. I think theres one or two suburbs in Perth where you could buy a unit for $218,000. Theres no where where you can buy something for $138,000. My father just sold his house in Yanchep, about 70 kms north of Perth centre and with no facilities except for a small shopping centre and a pub for $405,000.
So if i was adelaide i would be thanking my lucky stars they are Australia's most affordable city.
crawf April 20th, 2007, 06:46 AM Not so long ago Adelaide was more expensive than Perth, just shows how things can change very quickly.
Adelaide's cheapest suburb is Elizabeth (26km north of the CBD), where the price is around $150,000.
Cruise April 22nd, 2007, 03:51 AM When this all goes ahead, shouldnt pt wakefield road be upgraded to a freeway standard? Otherwise development will in fringe on the stretch of highway. Go for a drive up the road just north of Adelaide you will see industrial land for sale which appears very close to the highway (wether it connects to it i dont know). Because then in years to come we will be stuck with another south road debarcle with people asking "Why didnt they fix it then?"

It's really too far for a complete freeway upgrade. Dual carriageway is plenty, perhaps freeway standard once you reach Adelaide.
anyyone November 30th, 2007, 12:46 PM Just curious as to what land would be worth right over the fence from this development. Say 30 ha. Currently zoned primary industry.

Anyway, the marina should be good for Port Wakefield, and it will give a much needed boost to the gene pool of the population out there :lol: Sorry Port Wakefield, I shouldnt put u down, but the inbreeding has gone to far :lol:

Though this development is just fringing impressive - canals, parks & gardens, expansion of the town centre, low/mid rise apartments and homes for up to around 7000 people! etc...
And to only think it has only 750 people.
Some news on a another major development just up the road, the $500 Greg Norman development on Port Hughes. Over $30m of apartments and houses were sold on the first night! including a $1.6m penthouse (record for the Yorke Peninsula & probably Regional SA [excluding the South Coast])
This resources boom is already starting to impact this part of SA :)

As for Port Wakefield, Ive never ever driven down to the waterfront. Have you and Crawf ever. Some of the town is OK, but for tourists wanting a much nicer, but slightly longer drive, go through Clare Valley and then cut across back to Hwy 1.

i have been into the waterfront area of wakefield when i was really young (about 6 or 7) and i remember it being nice. I also remember playing on a cannon statue there.
My parents have a place near edithburgh on the yorke peninsula. It cost them about 10 grand for a block when they bought it (about 1998), fat chance of ever finding something that price now!!!
As for the shell roadhouse (:lol:), I think it became tradition for me to stop there because when i used to catch the bus up to Pirie to see my mum every fortnight it stopped there so we could get out and stretch our legs.
Also, does anyone else leave the port off the names of towns? like just saying Pirie, Lincoln, Wakefield etc?
but Port Adelaide will always be just the Port to me.
