Umhlanga is a suburb of Durban and is the second largest cbd in the city. Umhlanga is however broken into 2 parts. Umhlanga Rocks (or the village), which is the original part of the holiday town. And the Umhlanga Ridge, which is over 1million m2 in extent and did not exist before 1996. Central Umhlanga to central Durban is 20km.

It is the richest area in the city and home to a large collection of international companies that have moved from central durban. Umhlanga's property prices are also on average the highest in the city

I didn't know this city (only the name and location, nothing about), so it was surprising to see some nice tower devellopment here. Good work, location is great to devellop an amazing city. Keep it green! :cheers:

The Carlton Centre in Joburg is SA's tallest at like 225m or something. That correct giles?

Carlton is 222m but SA does not have apropensity for high rise developments as there is loads of land and due to decentrilisation over the past 25 years the CBDs have suffered serious high rise efforts. However there is a change and we see more perticular residential towers going up but it will never be a sydney/brissie/dubai etc and is more like a Perth/San Diego/ phoenix type place where towers happen when they happen but there is no major driver for them and deffinatly no need to go over 200m when 2 100m towers will do

^^ yeah i agree. But i think in demand areas like Umhlanga and the central durban area, mainly Vic Embankment and the Point will encourage a greater number of towers as the two areas merge. similar, on a lesser degree around the icc. But no, i dont forsee anthing over 200m for a good 10years. I'd be pleasantly surprised tho if that did happen. Bet you wont get many in joburg or cape town. high rise development seems to focus on durban

The first of taller towers (Pearl Breeze) is nearing completion. Work on Pearl Dawn has started and it is now rising.

^^ the tallest one Pearl Sky needs to still seek approval. it is however likely that instead of the one 44F tower, we will get two towers in the 20-25F range. Umhlanga is also in the throws of getting new zoning allowances, which is enabling far denser development. this may play into the favour of still getting the taller tower. so its all still a bit up in the air at the moment and is a bit of a wait and see game. If they get rights for the 44F tower, there are 4 or 5 other developers waiting to launch their own similar heighted towers, so there could be many more headed our way
