Emaar unveils new real estate project in Downtown Burj Dubai

Emaar Properties, Dubai-based PJSC and one of the world’s largest real estate companies, has launched a new residential project, Centro Towers, in Downtown Burj Dubai comprising of two high-rise apartment buildings. The first tower, Centro 1, will open for sale on April 14 2007 for which Dubai Islamic Bank is offering easy home finance options. Centro 1 will be a 24-storey tower featuring studios, one, two and three bedroom apartments with two basement levels dedicated for parking.

Has construction started here?

According to Emaar completion date is 30 December 2009. Current prices in this project are about 1500/sq ft. Is this a fair value?

We can see the site from our apartment at the Burj Residences and they had started the foundations in April so should be further along by now !! :)

The first building has been at 12 floors and the second at 5 for a month now. No work is going on at the top at all. Very little work is going on in the inside. Most of the workers seem to be sitting around all day to atleast make it look like it's not on hold.

Does anyone know if this has indeed has been or will be put on hold?

it seems very slow now, few workers just there.

I think it would be good value after 4-5 years so long term business.

Hi Imre I live is the residence and have seen no work in these towers for past 4 weeks. Infact they even moved some of the construction materials out. Have seen this trend in almost all building Under Emaar in DBD. Emaar must b having serious Cash problems.

No Doubt Bvld Central in Most developed Building in DBD others havent even Completed Basement e.g 29 blvd, Clarion, and rest so many. I always thout Emaar was very fast on this building construction and might as well had completed B4 Time But doesnt look now.

I am watching concrete being poured right now in 29 from my apartment in the residences 1 as we directly overlook both Central and 29 boulevard I can see more than 50 workers on and around the outside of 29 but less activity on central.

Bad news. I was hoping these would be restarted soon, as they are rather small compared to other projects near the boulevard.

I think the last people left the site , saw yesterday , site entrance closed.

well that could also mean old contractor leaving n new contractor will be taking up site shortly. the work on BVLD plaza (commercial) restarted today. may b its new start for every project in downtown dubai.

I hope so!!! Getting a little sick of waking up to unfinished buildings every morning. I'll be an eye out for any possible progress.

changing the main contractor is minimum 6 months in Dubai, new permission. plans, mobilisation etc..

I doubt that the Emaar will change all main contractors at the Downtown Burj Dubai.

I think these towers ( like Claren, 29 BD Boulevard, etc.. ) will be ON HOLD for 2-3 years , Emaar will cancell ( and already cancelled) many contracts because of the investors not paying any more.

After 3-4 years they will relaunch these projects with more realistic price and construction can start again.

Not sure , this is just my opinion.

If this project is on hold can anyone advise what is the possibility of getting any money back from Emaar - or is that very unlikey?

almost impossible to get back money from the Emaar , maybe you can sell the credit notes if you find someone but the market price is just around 50 % now, so you would loose 50% what you have already paid.

Does anyone have any info concerning the re-start of this project. My friend received a letter from Emaar to confirm the project will not only re-start but is scheduled to complete in March 2010 - this simply cannot be right, can it?

Not only that but my friend is in default (actually received a termination letter) and still they want him to re-start his payment schedule.

It's obvious they really need money!!

I had 2 units in Boulevard Central and one in Standpoint. Sold one of Boulevard and got credit note for standpoint. Thanks to my lawyers!

the work on this project is stopped for almost 2 years now. What a shame project so close to Burj Khalifa standing still with all the investors money lost.

Yes it is a real shame that Emaar do not continue these buildings. Excellent location. Frustrated investors. Very nearby Residence buildings area also suffering with this incomplete building and an Emaar deserted area feeling

The pics show no workers at all however, my friend showed me a letter yesterday from Emaar which stated (in bold) that the expected completion date for this project is March 2012. - Can't see this myself - looks like they just want ppl to start paying them and then they can take as long as they want.
