this will be constructed the lot of the abandoned xanplaza mall, next to the shell station, shoppersville supermarket, and BPI. almost across the gate of La Vista.

although, they are still having public hearings at the barangay level to see if any residents will protest such a tall structure being built in the area. must be a zoning issue.

^^ Ah the Ateneo high school memories! I honestly can't remember what Shoppersville and its immediate area look like but they are such familiar places to me.

Anyways, I didn't realize they actually have public hearings in Quezon City on things like these. I was under the impression that high rises can be built pretty much anywhere given how they seem to sprout out pretty much all over the city with no distinct pattern.

Its too bad the building isn't closer to the Katipunan station but I'm sure it will sell well given that it is so close to some of the best schools in the country. It looks like its going to be a decent mixed used building in terms of functionality. One thing I do hope is they would improve some of the road access in the area (especially the one leading to Ayala Heights, which has not changed for decades).

^^ So I guess this building is meant for students, similar to those projects that have been going up in the La Salle Taft area, eh? Can anybody give some feedback on those?

Zoning is ok, ALL projects must pass through a barangay clearance, it probably falls in Barangay La Vista, a notoriously anti development barangay.

I can't imagine this ismore expensive than northe pointe, they both are well located and have different selling points.
This is a huge building must be over 500 untis at least. Pretty much going to be the tallest on Katipunan Area.

^^ The La Vista Homeowners Association fought tooth and nail against a proposed 4 story building at the nearby Petron service station. What more for this high rise. However, this high rise is on the other side of the Katipunan avenue and I suppose La Vista may no longer be able to extend its influence on the other side of the road. It maybe that UP will have more say than La Vista. However, I don't really like to see high rises in the area and preserve the beauty of the area as is. However, even across my alma mater, Ateneo, there have been lots of high rises already and it's hard to prevent those developments from reaching other parts. I just want to preserve that image in my mind of a vast open Ateneo field with the world renowned sweet corns when I was still a student there.

^^I'm getting OT but I do remember there was a corn field on that big lot between Ateneo and Miriam College. Why can't Ateneo make use of that land?

Isn't this part of Brgy. Loyola Heights?

^^ There's not much we can do about these high rise developments in the area. As long as they are not Cityland-type buildings then I am for it. However, if I see a Cityland proposal in the area then I'll be the first one to oppose it. hehehehehe:lol:

MIDDLE-income residential developer SM Development Corp. said its net income grew 716 percent for the first quarter of the year to P661 million versus P81 million in the similar period last year.

At the sidelines of the company’s annual stockholders meeting Tuesday, company president Rogelio Cabunag told reporters the substantial growth was supported by improvements in its equities portfolio and real estate sales. “While we are a smaller company compared with the other real estate firms, we are optimistic that we can sustain growth.”

Cabunag said their company, a listed property firm majority-controlled by the SM Group, intends to raise P3.5 billion in fresh capital this year to fund future developments and acquire additional land. The required capital could be raised either through the public sale of additional shares or new borrowings. “We have to fill up our pipeline as we accelerate the sale of our existing projects.”

The company is spending around P2 billion this year, bulk of which would fund three new residential projects in Alabang and Quezon City—Lindenwood Residences in Susana Heights, Alabang; Berkeley Residences in Katipunan Avenue, and Grass Residences in North Edsa, both in Quezon City.

Lindenwood homes are designed in the mold of American houses. It is a 2-hectare property divided into 390 lots selling for P3.5 million to P7 million. “Construction in Lindenwood already started and our clients can start building their homes in the first quarter of 2008.”

The Berkeley is a 30-story condominium designed for students, academics, and families with school children with units ranging from 19 to 80 square meters in studio-type, one-bedroom, two-bedroom, and penthouse configurations.

The Grass Residences, a condominium adjacent to SM North Edsa shopping mall, is a 3-tower project packaged as one of the most convenient and accessible properties for the mobile professional.

Each unit at Berkeley and Grass would cost P1 million to P3 million.

Last year, company net income grew 51 percent to P984 million from P652 million in 2005 on the back of higher revenues, which amounted to P1.4 billion. The sales upswing was attributed to the increase in demand for its completed residential properties Chateau Elysee and Mezza Residences

Yup, I guess Ateneo owns the land and part of it's only used as parking area for the Loyola Schools.

This is a great developments and I hope it'll spur more development in that part of Katipunan, as it is less-developed as compared to the stretch fronting Ateneo.

ang maganda dito, me mga prospects na renters na. yung mga isko ng peyups at mga atenista. kumusta naman kaya ang projected rent for students compared to the campus-based dorms, say UP Diliman's kalayaan hall, nara hall, at iba pang OGM nakalimutan ko na?! :)

They're already starting to demolish that abandoned mall. A huge tarpauline that says, "Berkeley Residences: Life is on the rise" covers the existing structure, as well.

hi guys newbie here, im a unit owner of berkeley, just like to add that their giving away free hp mini note for a 1bdr unit, and a macbook for 2bdr unit. I saw their showroom at megamall, i like the interior designs, but they also have the actual bare unit in megamall, i think i need a interior designer for berkeley, not like in GA skysuites medyo maganda interior.

MANILA, Philippines - SM Development Corp. (SMDC), the property unit of investment holding firm SM Investments Corp., posted a net profit of P56 million last year, down from P1.3 billion in 2007, on huge mark-to-market losses.

“The decline was mainly due to unrealized mark-to-market losses from equity investments that held SMDC’s portfolio from its previous business as an asset management company,” SMDC said in a statement.

However, the company said income from real estate operations jumped 116 percent from P513 million to P1.1 billion while gross profit on real estate sales doubled to P1.7 billion.

Realized revenues from real estate operations amounted to P3.1 billion, 56 percent higher than the previous level, brought about by the strong sales uptake of the Grass and Berkeley Residences, coupled with the higher completion rates of Mezza Residences and the completion of cluster six of Chateau Elysee.

For the whole of 2008, SMDC pre-sold a total of 2,622 residential units valued at P5.1 billion.

“We are pleased by the continued growth in our core business of residential development. Notwithstanding the challenging operating environment we are in, we foresee our residential business to be highly competitive in the market. We will therefore vigorously pursue our pre-selling activities, and at the same time keenly monitor cost efficiencies. We are also committed to deliver the best quality of homes to our customers at the shortest possible turnaround time,” said Roger R. Cabuñag, president of SMDC.

SMDC has five ongoing projects. Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, is now in its fifth cluster; Mezza Residences across SM City Sta. Mesa is 95-percent complete with two of its towers due for turnover to homebuyers this March.

Berkeley in Katipunan Road across Miriam College is 22-percent complete, and Grass Residences beside SM North EDSA is 24-percent complete with its first phase. Lindenwood Residences, a residential subdivision in Muntinlupa City, is 99-percent complete.

there is a new proposed development of SM between the petron and DE LA STRADA church on the side of ATENEO and currently being opposed by the tenant of La Vista.
There's a huge demand on high rise development in katipunan area and I'm suprised henry sy is aggressive enough to get those propreties.
Wala ako masabi galing na business man, i always keep my eyes on you! hehe

No prob Aziza, i think 80% of the 17% remaining units are the one's facing Katipunan, ang mamahal ng units don. Napili ko dati is 1 bdr facing Katipunan, kaya lang my wife opted for a 2bdr, so ang nakuha namin is a 2bdr unit facing south/Ortigas. Nag price increase nga pla sila this month.

I know of a friend who is selling a Berkeley studio unit for a Rent to Own basis since he wants to buy a house and lot in Laguna na daw. Will this be completed in Dec.2009? I saw an ad in one site that someone is selling their unit. Mukhang maluwang yung area surroundings. But we are still in a budget crunch, kaya matagal pa bago kami maka plano ng retirement place in Pinas. But this place is really tempting.

I live near here and mabilis talaga yung development, I do think 09 is possible. Maluwag talaga yung area kasi wala masyadong hi rise sa side na to ng katipunan and its in the middle of 2 supermarkets. plus of course the best schools are really near if you have kids.

SMDC is one of the country's most reliable developer but for me its not affordable anymore,the price increased a lot:bash:

Hhhmmm! Napag isip mo tuloy ako born na pa rent na lang other room ah! :cheers:Daughter ko lang ksi gagamit ksi nga s Mirriam na sya mag high school dis June, & she has 2 friends na ksama s car pool. I'll charge them P300/head dis june s car pool ksi nga Bulacan pa kmi, 35kms one way, dats 4 d driver, diesel n toll fees. Khit cguro tig 10k singil ko s 1br papayag p din parents nung 2 bata, ksi nga ang laki ng giginhawa at katapat lang ng Berkeley ang Miirriam. Ma lessen ng 50% stress ng mga bata dahil wala ng biyahe everyday from Bulacan to Mirriam.:banana:

hi guys newbie here, im a unit owner of berkeley, just like to add that their giving away free hp mini note for a 1bdr unit, and a macbook for 2bdr unit. I saw their showroom at megamall, i like the interior designs, but they also have the actual bare unit in megamall, i think i need a interior designer for berkeley, not like in GA skysuites medyo maganda interior.

the nice thing about SMDC naman is ginagawan nila ng paraan yan na if di nila maiwasan na flood-prone yung area, they make sure na designed yung bldg na hindi abutin ng flood. plus, theyre also putting save more sa berkeley so if ever anything like that happens (God forbid), basic necessities would be available for the residents.

^^ There's not enough market demand on Katipunan to warrant two BDO branches (for a time after the BDO-EPCI merger, there were two branches, but the original BDO branch closed down because the building was demolished), if I'm not mistaken.

Still, Berkeley and the existing BDO branch in front of Miriam is too far for most Ateneans to access.

For a decent 1br condo, it's usually around 12-14K. Even the rooms for rent behind katipunan are raking in around 6-8K (emphasis on "rooms"). For most of these rates, they don't even include utilities and other amenities. I think it's too pricey. But then again, Ateneo, Miriam and UP creates such a demand that maybe it's the natural order of things.

I just hope Berkeley helps in getting it down.

Thanks for the info, urban myth. I guess property owners figure the renters come from Ateneo and the like, they are at liberty to charge such rates. I guess we'll have to wait how Berkeley Residences affects the renting scenario in that area. I really am curious to see how the interior shots look hehe. Maybe I'll just come to my friend's unit turnover here come December.

walang ka-issue-issue dito siguro. almost 100K per square meter na pala ang price nito. and mukhang they didnt cut corners on the construction. hopefully lahat ng SMDC eh parang ganito.

i was trying to be sarcastic here. isn't it obvious that the hallway looks so dull, bland and plain? did that seem they didn't cut corners to you? for a 100K per sq mts, is this the best that they can provide? and you hope lahat ng project nila would turn out like this?

If I were an investor here, I would have felt elated.
This will beat the crap out of nearby condominiums in terms of rental demand given similar terms and prices.

personally, i hate berkeley's hallway. prolly the blandest hallway smdc ever made. however, to each his own. and i respect those who love the simpleness of it. and if the investor is happy,then so be it.

best smdc hallway for me, and common areas for that matter, would be that of field residences. bow ako. wish we have that in mezza.

inggit ako sa study area nila as they really targeted students. sa mezza kasi parang more of pang family and bachelors. congrats sa mga happy unit owners like yaj!

unsolicited advise lang, reserve 5-10% of your negative vibes naman sa mga issues that would probably pop out later like sa turnover etc. you would only know the exact feeling pag napagdaanan mo na and not just purely assumptions.

may nakausap ako sa SMDC, start daw ng turn over sa December, starting with the lower floors, yung sa akin, since nasa 15th floor ako, Jan-Feb daw.

what do you mean balance ng payment? I started paying my monthly amortization to BDO since August...

savemore and bdo can be classified as commercial unit. same as residential unit. meaning they can be legit as long as there is a sale. but aside from that, other areas that are not sold should be classified as common areas which should be turned over to condo corp or HOA. it seems its illegal for a developer to claim ownership of the said area by just claiming it or putting it in the contract.

my knowledge is very limited with regards to these things. maybe tchitz can answer your other question if you have one. try reading a few pages back and participate so that we can dig a little deeper on these things.

if you buy a unit from SMDC, dont take their word about the date of turn-over. they will over-promise and then stonewall you if you call them. no professionalism what so ever. uunahin nilang tapusin ang mga SM-related facilities, like the BDO branch or Savemore, tapos babalewalain ang mga bumili ng units. December nakalagay sa contract ang turnover pero magma-Marso na lang, ni ha ni ho wala. pag tatawag ka sa office sasabihin wala ang taong hinahanap mo.



I will not buy an SMDC condo ever again. I would tell every one that.

that's a stupid excuse. ilang days ba yung ondoy at pepeng? ilang months ba delay ng grass? ganoon ba katagal bago sila nakapag-cope up dulot ng ondoy at pepeng? did they say kaya nagdelay kasi pabago bago sila ng plano sa bldg? na nagiisip sila kung paano nila lalong pagkakitaan ang tinatayo nilang project? kung paano nila maiisahan yung mga investors nila?

for sure magkakadelay ang turnover pag pabago-bago ka ng plan. ipapahold mo yung construction then kakausapin mo mga engineers mo, hihingi ka ng permit sa gov't at magaantay sila bago lumabas then kakausapin mo mga contractor mo, magpaplan na naman sila ng adjustment, antay ka ng panibagong quotation at price haggling etc.

i've seen this before it happened. kaso paninira lang daw yun. baseless daw at puro assumption lang daw. i know lalabas at lalabas din ang totoo di ba? so nasaan na ngayon yung mga agents na nagsasabi niyan? bakit nagtatago at tumatahimik na lang magpost dito sa ssc? hindi na sila makasagot?

dami pang lalabas na problema sa smdc. isa na doon yun sa marketing nila. gumagamit sila ng "price increase dito price increase doon" tactics para mapressure yung mga bibili at maging masaya yung mga nakabili. thinking na kumita sila agad agad at good investment talaga ang smdc then magrerefer at bibili ng additional condo. ang tanong totoo ba na ganoon ang presyo sa market? hindi ba artificail lang yun?

maaaring nasisira ni smdc ang real estate industry if ever itutuloy nila ang mga irregular practices nila like pag retain ng ownership ng mga certain spaces sa condo projects, misleading na "other charges", paglagay ng word na "tentative" sa turnover date etc. pag may gumaya, tayong mga investors ang magiging talo. kabago bagong company, pero kung manggulang parang bihasa na.

natural, pag di sm development walang savemore, as sm, instead of leasing the 2 main floors to other business groups what they do is they outsource it by their own,monopoly kamo,pero slight lang naman, walang sm projects na hindi sa kanila ang ground floor at top floor,in fact they were the majority owner of the development unlike other developers they will turn over the HOA to the unit owners independently with no stakes or shares attached

by the way, PLDT ang phone/DSL provider, tapos Cable Link ang cable TV. Mas mura kaysa Skycable (499 lang) and more channels. (meron din silang option for cable internet, starts at 799 for 512kbps).

the basement parking (1 & 2) is not yet ready, so they will reassign some slots daw muna. may mga available na parking pa pala.

I recommend getting one. yung visitor parking sa labas ng building, 5 slots lang ang available, tapos they will allow 30 minutes lang per guest.
