Secaundis May 16th, 2009, 07:32 AM Totoo yun, kulang na lang big malls at siguradong sasabog na nang tuluyan ang populasyon dito kagaya ng sa San Fernando, Pampanga. Primary factors kasi ang investment at government services para mapanatiling lumulutang ang bangka. Mukha ngang maabutan na kami ng Santa Maria dahil nagkaroon ng population slowdown sa Malolos nitong 2000-2007 and the only way to rectify it is not only to build subdivisions but also to increase job opportunities for newcomers.
By 2013 mauunahan na ng sta.maria ang malolos sa population pag di nagbago ang pop.growth rate nitong mga lugar na to. May nabalitaan akong magkaka-SM jan sa Malolos?
up_mc May 16th, 2009, 01:45 PM Mas umunlad ang Sta. Maria nung umupo c Mayor Omeng dito, c ato puro eskwelahan lang ang inatupag, napakadami ng eskwelahan d2. Mas mayaman pa nga ang Sta. Maria kysa sa Baliuag eh, akalain mo yun, nagulat ako nung nkita ko yun, P159M ang baliuag P216M ang sta.maria.
Things will be better explain by actual facts and figures (2001 to present income data). As for Mayor Ato's contribution - yes there's plenty of schools in Sta. Maria, but most of them are private schools. There maybe a state college in the municipality but that school, if I am not mistaken, focuses on agriculture - and not all high school graduates of Sta. Maria would want to become agriculture majors.
And yes, Sta. Maria's earning is much better compared to that of Baliuag but I believe those figures are 2007 data, meaning, the transition year between the administration of Ato and Omeng. So I guess, you cant just praise Omeng alone, he may even just reaping the efforts done by Ato's administration.

up_mc May 16th, 2009, 01:57 PM Fortunato F. Halili Ave. na ang pnakamaluwang na kalsada dito. Puro 2 lane roads na ang karamihan. GAWING CITY NA ANG SANTA MARIA!!!
F.F. Halili Avenue ay two-lane road lang. the cemented portion on the side of road is intended for PUV na magbababa ng pasahero. Kung yun na yung pinakamaluwag na kalsada sa Sta. Maria, I guess obvious na may problema. We can never attract investors if travelling to the area will take them an hour or two para makadaan lang sa F.F. Halili Avenue pag rush hour.

I guess yung tag na "first lifestyle community mall" ay ikinabit lang para magkaroon ng impact ang pagbubukas ng mall. Isang marketing strategy.

Try mo pumunta sa Pulong Buhangin at Patag. Parusa ang "pagkukumpuni" ng mga kalsada para sa mga manggagawa na bumabyahe pa sa malalayong lugar para makapag-hanap-buhay. Idagdag mo pa ang parusa palabas ng Sta. Maria sa may Bagbaguin area.

Yes nagsarado na nga. Lumipat lang cla sa Waltermart, don't worry. Masyado na daw kac madaming fastfud d2. Akalain mo 2 Jollibee, 2 chowking, 1 McDo, 1 greenwich, 1 tropical hut, 1 max's, 1 KFC, 2 Mang Inasal. At magkaka-mercury drug na ulit d2, bale 3 na mercury drug, 2 sa poblacion at 1 sa WM. Sana matuloy na yung napapablitang magkaka-SM na daw dto, pero walang nakasulat sa website ng SM.

Mas makukulet yung mga tricycle nyo jan sa SAMPOL, makakita lng ng tao eh sasakay na kagad, d2 mejo ganun din pero d naman 2lad jan, sobrang pinagdidiinan nla na pasakayin ka dun sa tricycle nla kht d naman kylangang sumakay. Yung mga tricycle jan sa my tapat ng Mercury Drug sampol. @ramz (wla pong ibang magrereply d2, c ramz lng.) Hehe

Tinatayo na ang Victory Town Center, sa dami ba nman ng mall..yung nde pa kilala.. pero salamat na rin at may mall... may isang National Bookstore, KFC, at hopefully sabi sa akin ng "Project DirectoR" Robinsons Supermarket ang kasama sa mga tenants. Pero ang sabi ng iba na ewan kung saan galing eh Puregold.. (pero mas paniniwalaan ko ang Robinsons Supermarket)

Kung yun na yung pinakamaluwag na kalsada sa Sta. Maria, I guess obvious na may problema. We can never attract investors if travelling to the area will take them an hour or two para makadaan lang sa F.F. Halili Avenue pag rush hour.

Bat kaya wala pang 2008 data? halos mid 2009 na hanggang ngayon di pa sila nakakapagrelease ng datas.

"We expect the contract to be signed within the next two weeks," Northrail Corp. President Jose Cortes, Jr. told BusinessWorld.
Mr. Cortes said SM is not limiting itself to building commercial centers in just two train stations, namely in Caloocan and Meycuayan in Bulacan.
"We are targeting to close at least two stations for SM. But we are also open to other groups," Mr. Cortes said.
He added that the Ayala group had previously expressed similar intent to put up commercial centers in Northrail stations, but "has not come back for the formal talks."
Sought for comment, an insider from the SM group said: "Nothing has been finalized yet. Northrail is supposed to submit a proposal to us, and we are still waiting for it."
The North Luzon Railways Corp., a government-owned and -controlled corporation, is the owner of the North Luzon Railways project, a rail transport system linking Metro Manila and the Clark Special Economic Zone in Pampanga. The rail system has a total distance of 80 km, and is expected to reach other key areas in central and northern Luzon.
Having a private sector partner to develop some of the train stations will cut down government equity for the rail project.
Building a station for the Northrail project was earlier estimated to cost P5 million each.
With a total funding of 1 million, some million of the total will come from the government. Bulk of the investment for Northrail will come from Chinese contractor China National Machinery and Equipment Corp. Group (CNM-ECG).
The main works for Northrail is due to start next month.

Ang dakilang crossing sa Malolos City sa Barangay Guinhawa. That flyover is very noisy when it comes to buses indeed pero stable siya.
Actually, the basis for a flyover is a very busy intersection. Hindi mo kailangan ng 4 lane roads para sa isang flyover, as attested in the flyover in the crossing of Baliuag sa pagitan ng Maharlika Highway at Santa-Ana-Baliuag Road. Both roads have only two lanes.

I'll give you an idea of how long the snarl up in Maharlika is...
Mula sa tulay ng Pulilan-Plaridel hanggang Santa Rita Exit... ganyan katindi ang traffic diyan... buti nga naitayo ang bypass but still you need to go through Maharlika Highway to get there... nasa kanto pala siya ng WalterMart Plaridel.
In short, you have to crawl for about 1 hour in that area with a distance of almost 10 kilometers. Kaya pagdating ng hapon, kapag galing ako ng Cabanatuan City at nagiging 4-5 hours ang biyahe instead of the usually 3.

Sabi kasi ni Secaundis pinag-aaralan pa ng local government nila yung conversion... sa totoo lang feasibility study doesn't count yet as the road to cityhood... it starts with the presentation of a house bill to the congress...
Within 5 years estimate ko we are now going to see City of Santa Maria, Bulacan. Naunahan lang kayo ng Meycauayan kasi naka-plano na talaga ang cityhood nito kahit na mas malaki ang populasyon ng Santa Maria at halos magkapantay lang ang local income ninyo.
Kung ako ang tatanungin, sana medyo i-improve ng kaunti ng Santa Maria yung kanilang built-up areas nito kasi napansin ko medyo nauuso riyan yung mga low density buildings (yung maliliit na buildings) at palawakin ang developed areas nito. Napansin ko iyan nung maglakad ako mula palengke hanggang simbahan nung December, 2008. Of course, WalterMart is a good start.

Actually hindi total income ang tinitingnan for cityhood, ang tinitingnan ay ang locally-generated income meaning yung kita ng isang bayan sa loob ng kanyang nasasakupan. Yung binigay mong data is actually the total income hindi yung locally-generated income. The locally-generated income should be P 100 or more.
Kung titingnan, the RA 9009 (the law that changed the income requirement from P 20 million to P 100 million+ really did changed how the cities in Bulacan became cities:
*San Jose del Monte became city when this law is not yet in effect at kahit man na-implement na ito, they will still be eligible dahil malaki ang nakukuha nitong locally-generated income from its 400,000+ people. (P 183,150,396)
*Malolos' city charter was passed on the congress when it the RA 9009 was not yet in effect and this charter was used as the basis when the town was converted into a city on October 8, 2002. Meaning whether pasado man sa requirement or hindi, magiging city pa rin. By the time of conversion, Malolos' income barely passed the P 100 local income requirement. (P 135,928,433)
*Meycauayan's cityhood bid failed in 2001 and this was the time when the RA 9009 was not yet in effect. This failure caused Meycauayan to create another new charter RA 9356 in order to convert their town into a city. By this time, their income surpassed the income requirement of P 100 million. (P 182,270,091)

Sa San Fernando matagal na kasi akong hindi nakakapunta ng Olongapo City kaya hindi ko na makita kung dumadagundong din yung flyover na iyon kapag may bus... yes the Malolos flyover is stable, indeed. It's just a little bit of noisy.

Mas malaki kita ng Norzagaray actually e... by 2007, ang Norzagaray ay may P 211,262,641 with local income of P 139,132,797 while Santa Maria has P 204,371,183 total income with P 104,931,043 of locally-generated income. If Santa Maria will become a city, it will be the poorest of the 4 cities. Ang present ranking kasi ay San Jose del Monte, Malolos at Meycauayan. All three, walang matitinong mall pero the richest LGUs in this province of Bulacan.

MANILA, Philippines - The government is set to give its final approval for the construction of the country's largest transportation project.
The National Economic and Development Authority board, chaired by President Gloria Macapagal-Arroyo, is set to meet next week and may take up the approval of the Metro Rail Transit 7 (MRT 7) even before the proponent, the consortium Universal LRT Corp. submits the document for the definite funding of the project.
But Ruben Reinoso, NEDA assistant director general for infrastructure, said the meeting has yet to have a final agenda.
The construction is expected to begin once the NEDA Board confirms the approval of the project and financial closure has been made. MRT 7 was originally proposed in 2002.
Reinoso said it is expected that the Department of Transportation and Communication (DOTC) will make a presentation to the NEDA Board concerning the Swiss Challenge which transpired late 2008. No other bidder took up the challenge.
The agency is also expected to present the terms of agreement with ULC.
The $1.235-billion MRT 7 will connect Quezon City to Bulacan. The concession agreement states that the project will also connect LRT line 1 with MRT 3.
The 20-kilometer railway will begin in Tala, Caloocan City and will traverse La Mesa dam, Fairview, Batasan, Diliman, Philcoa, and will end at the North Avenue station of the MRT 3.
Once completed, the Build-Operate-Transfer (BOT) project will serve about two million commuters in Quezon City and Caloocan City.
Besides the railway, the MRT 7 project has a real-estate component, which is estimated to cost $2.2 billion. The consortium will develop 900,000 square meters of commercial space and two million square meters of residential space during the concession period.
The agreement also provided that the government will pay $108 million every year to ULC as capacity fee payment for 20 years.
Manila has also committed to fare adjustments and will get a 30-percent revenue share on net passenger fares, 20 percent on advertising and commercial development fees, and 20 percent on income derived from real estate development.
On the other hand, ULC will get 70 percent of the net passenger revenue after the operation and maintenance expenses and 80 percent sharing in advertising and commercial development over the stations and real estate development income.

The group led by Universal LRT Corp. (ULC) is expected to bag the government contract.
“If and when the Neda board does confirm, the next step is financial closing,” said Ruben S. Reinoso, Neda assistant director general in charge of infrastructure, regulations and contract reviews. “The proponents will then have to convince lenders to finance the project.”
The proponents tendered in 2005 an unsolicited proposal for the MRT-7 project, which was put up for a Swiss challenge last year. But no company was able to match the proponent’s terms.
The Neda board needs to confirm the outcome of the Swiss challenge and the terms of agreement before implementation of the project can start.
Main proponent ULC brings together the resources of the SM Group of Companies, Megawold Corp. and Israeli businessman Eli Levin.
The MRT-7 proposal covers a combination of 45 kilometers of road and rail transportation project from Bocaue exit of the North Luzon Expressway (NLEx) to the MRT-3 terminal at the corner of Epifanio de los Santos and North avenues in Quezon City.
According to the ULC website, a 22-km, six-lane asphalt road will connect the NLEx to a major transportation hub development in Tala, San Jose del Monte.
The other segment makes up 23 kilometers of MRT track—most of which is elevated—starting from Tala to link with MRT-3.
Construction of the rail and road network is expected to last three and a half years and cost $1.235 billion, three-quarters of which will be financed with borrowings and the rest through equity.
A second component—commercial and residential developments along the route—would cost another $2 billion.
The proponents will operate and manage the system on behalf of the government over 25 years while gradually transferring ownership of the system to the government in proportion to payments of annual capacity fees.
The ULC-led group plans to start construction of the rail component in January 2010 and complete it by July 2013.

MANILA, Philippines - The Investment Coordination Committee (ICC) of the National Economic and Development Authority (NEDA) has approved the Metro Rail Transit Line 7 (MRT-7) project, NEDA assistant director general Ruben Reynoso told reporters yesterday.
The project has now been endorsed to the NEDA board for approval, he added.
Part of what was approved by the NEDA-ICC’s Cabinet committee was the 10-percent performance bond to be posted by Universal LRT Corp., the proponent of the $1.2-billion project.
“The government wanted a surety bond,” Reynoso noted.
He said the matter is now with the NEDA board, which is expected to meet next week.
Reynoso said that after obtaining the approval of the NEDA board, the project’s proponent is expected to meet with the lenders on how to finance the infrastructure system.
Earlier, the NEDA laid down conditions for the implementation of the project, including the posting of an estimated $120-million performance bond, or 10 percent on the rail and road system investment; and a $220-million three-year rolling performance bond on the scheduled real estate and commercial development component of the project.
Reynoso said yesterday that the bonds would be forfeited in favor of the government in case the proponent fails to fulfill its obligations.
According to the NEDA, the real-estate component of the project is estimated to cost $2.2 billion. Based on ULC’s business plan, the firm will develop 7,300 residential units, 900 office units, and a 90,000-square-meter gross mall area in a 195-hectare estate in Bulacan.
Tax revenues from the operations will be used to fund railway operations.
The MRT 7 project is envisioned to run from San Jose del Monte in Bulacan to the North Avenue, SM City station of MRT 3, linking both lines to each other and to Light Rail Transit Line 1.
According to initial project plans, the capacity of the system will be provided by three-car trains operating at 3.57-minute intervals, with about 28,000 passengers per hour per direction.

how ironic nga kasi naturingang nasa GARAY ang mga pinakamalalaking pabrika ng semento pero mismong mga kalsada nila lubak2 at parang pinagdamutan ng pondo ng gobyerno. kung nagawi na kayo dun sa lugar na mismong balwarte ng mga pabrika ng semento dun pa malala ang mga kalsada. :ohno:

Nasa Caloocan City ang Tala. You really need to cross North Caloocan to get to San Jose del Monte City as it is the last city of Metro Manila before you get there.

Speaking of Santa Maria cityhood, I definitely support your campaign for cityhood (at least magiging four na tayo, for now, tatlo pa lang kami) pero in the present situation of Santa Maria, isa-suggest ko talaga na delay muna... medyo kaunting urban facelift...
up_mc May 23rd, 2009, 04:37 PM Urban Planning, yes. Dapat pag-planuhan ng maigi ng Municipal Planning and Eng'g Department ang magandang disenyo at tamang land use sa Sta. Maria para sakaling maging siyudad eh okay na. Ang nangyayari kasi karamihan sa mga proyekto eh parang pang-short term lang kasi di nga dumaan sa masusing pag-pa-plano.

Maria, napadako ako sa site ng SSC at na-engganyo nadin ako na magregister. Pero as much as possible ayoko lang maging bias when expressing my views. :)

I thought that river is clean when I cross the bridge going to Poblacion... marami kasi akong nakikitang naliligo riyan last time e. Ano ba iyan? Wala na ba talagang disiplina ang mga Pilipino?
Sa amin naman, ang mga kanal, estero, creek at ilog namin ay, marurumi na! Kung buhay pa siguro si Tito Agui ngayon malamang sampal ang inabot ng mga city officials.

Sa amin naman, ang mga kanal, estero, creek at ilog namin ay, marurumi na! Kung buhay pa siguro si Tito Agui ngayon malamang sampal ang inabot ng mga city officials.
Malinis po ang mga River dito sa San Jose del Monte City dami pa nga naliligo at naglalaba eh.
Kay Tialo Bridge - May ilog sa ilalim ng Bride Boundary of District 1 and 2 of the city.
Kay Tutong Bridge - also known as Karyapay dami laba at ligo dito
Sapang Alat - dami bata ligo dito, boundary of SJDM ang METRO MANILA (CALOOCAN CITY)

Yung bypass road, alam ko iyang lugar na iyan... siguro noong January, 2008 (last time I went there) ay talagang hindi pa siya halata kasi hindi ko pa siya naamoy by that time pero I'll check by the time this Friday, hopefully nasa WM Santa Maria ako that time.
