We are about to buy a 1 bedroom at Elite 2, but are sceptical about the developer. As on another thread regarding another building Elite building by Triplanet group we know that this is a Pakistani Textile company. As most know these developers in Dubai are money launderers via building projects, we are not sure whether they are here to maximise the profit by reducing the cost, and delivering a poor building. I have heard that developers from south east asian countries are mostly in the money laundering game.

We are looking to live in this place, and not flip a profit, which most people are, so we have different long term strategy. Anyone out there know what Triplanet are like, I have spoken to the sales manager, and he will not tell me the net area, I believe they have the escrow in place, please confirm, also do they have partnership with a reputable mortgage provider, as they would have done a due diligence exercise too.

my agent from safa homes has told me construction has started for elte 2. how far on i dont know but im guessing excavation stage. i will try to find out more. regards

We have apartments in Elite all the way across from Elite II - Elite VI. We are extremely worried about this group and I might actually be travelling to Dubai soon to complain on them. I am pasting for you below my conversation with them over the emails for which basically I have received nothing to date.

As far as I am concerned, it seems to me that they do not have the right authority and paper work in place to even start construction. I might be wrong, but I have heard this from some sources. There is no danger in going on-site. I can show other developers which are submitting pictures on a monthly basis along with the construction staged completion certificate. With the current market trends we need to be even more assertive.

May I request all of you having units in Elite building to send your email addresses wither to me on naukhez@bacha.freeserve.co.uk or write them here and I am planning to form a pressure group that if required we can take our complaints directly to RERA in UAE and even file a case against them worse comes to worse.

Your thoughts and feel free to share any information you have on any of the Elite units.

You can clearly see in the latest DSC newsletter that construction on Elite 1&2 has started. Scroll down in the newsletter until you come to the page where you can see the cricket stadium on the left and you will see Elite 1&2 on the right, it looks like ground work has already started in both of them. I am now at Page 35 of the July Nesletter. I think we need some kind of 'Hawk Eyes' to see which one is the Elite Development and which Tower in particular if we assume that somewhere is the Elite 'construction within the picture'. I cannot make anything out of the picture. If our friends can highlight or lets say visit DSC and come up with pictures we will be most glad. A proof is also required of the staged construction completion from the construction contractor. Anyone has that !

Ok After rotating the mapview from the Plot thread and looking at the Picture of the Stadium, this is what I can get;

1. Going straight down from the water front to the Green Roudn about (map), we can see that Golf Tower 1 and Golf Tower 2 are standing tall.

2. In between golf Tower 2 and Elite II is Rufi Century 1 which seems to make some head-way from the picture on Page 35 of DSC Newsletter of July 08

3. Some work also seems to have gone on for Elite I which is adjacent to Elite II

4. I can see a crane (in picture) standing on the main road on the other side of ELite II

5. From the picture it seems to be only a plot of land with porta cabins erected on the premises of Plot No R3a1, which is the Elite II plot

6. Elite III which is on the rouond about near the water front towards the football ground is absolutely empty without even truck prota cabins set-up

Thanks Shak for pointing us towards the plotmap of DSC which is very well done, but unfortunately is doe snot stilll resolve our problem, which is, 'Elite I, II and III have been launched for more than a year and if this is the progress than I am afraid, we need to go to some quarters and get the things moving, if they wish to ask for more money'.

Triplanet appear to have managed to get their act together after some atrocious customer services in 2008.

They have completed 13th slab on Elite 2 and I estimate handover some time after mid 2011. Late of course, but better late than never.

From what I've seen in the rental markets we should expect around 40,000 pa for a studio.

No wonder there are delays. Its because investors fail to make payments on time. You're being "hounded" because your payment is due, according to the construction level reached.

Please pay on time, so that the rest of us can get handover sooner rather than later.

Anybody seeking to employ the services of Mr Sunil Thacker needs to be a ware that this man was given the sack from the law firm TLG. He was given the sack for ill advising and misleading clients as well as making promises that were not true. This man is a crooked cheat and will seek to take advantage of desperate investors. Rental return is best on ELITE projects, and advance bookings are
going on Elite-2 for Rental.

I would wait until the project is completed. With all the troubles in DSC, I would be very, extremely careful to buy OFF PLAN property in Dubai.
