Mumbai (formerly Bombay), India is experiencing a huge building boom. Over the last two years, literally thousands of new mid and highrise construction has taken place, with towers getting higher and higher.

Building approved, but no rendering released yet. Claims 'Mumbai's to be tallest' tag.

About this development, Mumbai should be able to afford a 120-story tower. Either that or it should stay at 72 floors and we get a different proposal for a tower that rises at the former height. Just one question: why should Mumbai and Hyderabad get supertalls built? Delhi, Bangalore, and Kolkata should get 1000+-footers also.

I have a query and hoping it is not off-topic.

From looking at this and other Mumbai threads, looks like most towers up to 40 stories in Mumbai are built in the old RCC fashion. Were there taller structures built there with RCC construction as well?

At a certain height (above 50 stories) it seems to me they'd transition into the Steel-beam structures...

I am not sure about Hotels.... But here's some of the proposed Residential Buildings and some are u/c...

There is Waves which might become the tallest one and then there was the India Tower which became the Dynamix Balwas Tower later (DB Tower), then there is Palais Royal Proposed as well...

Right now, at present the Lodha Bellisimo top the list followed closely by Imperial Towers. I think there is also a tower coming up (or at least proposed) at Jupiter Mills, which also might be the tallest if it comes up....

the tallest hotel right now is the four seasons. the new shangri la under construction might end up being taller. then of course there is the park hyatt (top few floors of india tower) which when completed will be the tallest building in bombay

The details for tall buildings remain pretty much the same as that of "regular" buildings (replicate design and construction details as you proceed upwards, unless the design changes floor-wise). As far as curtain walls (if you're thinking about using the system) and building cores are concerned, the details remain more or less regular. You'd have to consider loads etc. for a detailed construction drawing (but I know you don't need to provide detailed structural info for an Indian undergrad thesis dissertation). If I were you, I'd lay more emphasis on circulation, and also, the building's resistance to the elements of nature.
Check the websites of SOM, FX Fowle, Perkins & Will etc., along with the other threads (DB tower etc.) in the Bombay sub-forum. I hope this helps.

Actually -- the problem is the use of good quality paint (meaning paint with the requisite amount of anti-fungal agents which doesn't blacken with fungus from the moisture). The cement layer also has to be coated and primed before painting. In low quality buildings -- the use of plain white lime causes discoloration.

The best paint is of course Snow-Cem cement paint (made from a base of diluted white cement)-- which is quite expensive but will not discolor for at least eight/ten years. Most highrises (above 25 stories) in the subcontinent do use Snow-Cem because repainting every three years is not practicable.

it depends which part of bombay you live in. if you live on the western seafront even the best quality paint starts looking shabby within 2-3 years. forget house paint, even cars start to rust on the seafront, thats how corrosive the air is. stainless steel, wrought iron, everything degrades at an alarming rate

81 floors: Mumbai on a new high

India’s "Tallest" Residential Tower To Come Up On 2-Acre Plot At Tardeo

A congested corner of Tardeo, just behind Bhatia Hospital, will be home to what has been described as India’s tallest residential tower. Construction is to start in three months.

The proposed 81-storey Shreepati Skies will come up on a two-acre plot, which is currently occupied by about a dozen low-rise residential cessed buildings built over a century ago. Today, the area is popularly called old Chikalwadi.

After construction is completed in 2013, the tower will be 301 metres high, surpassing the twin towers in Tardeo’s MP Mill Compound (Imperial Towers), each of which stands at around 265 metres and 60 storeys.

The developer, Shreepati Group, is taking advantage of Development Control Rule 33(7), which offers a floor space index of 4 for rehousing existing tenants in new buildings on a portion of this land. The developer will use the remainder of the plot to set up the tower and sell the property in the open market.TOI has learnt the project cost has been pegged at Rs 500 crore. The developer has already received the consent of 70% of the tenants to redevelop the property.

The project to was until recently embroiled in litigation after some tenants approached Bombay High Court against the redevelopment. But the court has now given the green light to the project. The Shreepati Group has also constructed the 45-floor Shreepati Arcade, which is currently the tallest occupied residential building in the country.

The Chikalwadi project has already received civil aviation and environmental clearances. The Brihanmumbai Municipal Corporation has given preliminary approval for construction up to 60 floors in the first phase. The developer will have to reinstate the existing 550 tenant families in 300 square feet tenements each in new buildings. Of these, 240 tenements will be handed over free of cost.

No clue. After looking at the direction of Beaumonde towers, I thought it was Lower Parel but then there are a couple of things wrong with the background image. The Crompton and Greaves building (encircled in red on the left) and the Beaumonde towers are actually located right next to each other as shown on GE. Also, Worli's TV tower (encircled in blue) is actually located infront and not behind the Beaumonde towers.

Thats for sure but i dont think there the same project because one is at Andheri West and the other at Oshiwara, one has three towers and the other has four and the one at Andheri West has forty floors while the one at Oshiwara has 44 floors.

The list includes nouveau riche, NRI's, rich people moving from towns.

the designs sure rock, but all u guys dont get appalled by the magnificience. like most other renderings this one too is made to look much larger than it would ultimately be, by downsizing the neighbouring buildings.

u can clearly see that every floor of the neighbouring buildings is made to look like one fourth of the ceiling height in the proposed building. does that mean the ceiling height of every floor in the proposed building be roughly 40-45 feet?? rubbish right?

the buildings will sure look good, but not as magnificient as shown in the rendering.

Kalyan, you are certainly correct that the surrounding buildings' ratios have been altered. The entire perspective has been messed with. Still, this is something that is always done in architect's perspectives. Half the time they don't show the other buildings at all.

Even then, I wouldn't take a great issue to it. The buildings will, in my opinion, look even better in person when they are surrounded by other high-density structures.

It does look like its titled, but it's just an illusion. The reason is the top part of the building has rectangular/square shape, however the bottom part is more like a diamond shape. So especially when you look at the building from the side (the picture), it looks as if the top part is titled.

Yeah my first instinct when I looked at the picture, is it going to withstand an earthquake magnitude 6 and over?

Also the surrounding area (the BEST bus, bicycle, rickshaw, pedestrians jaywalking, old taxis, old buildings etc) looks awful.

A lot of the pictures show buildings I would hardly consider skyscrapers or high rises. 15 or 20 story apartment blocks hardly qualify as skyscrapers. Moreover, all the computer renderings look nice, but I have seen few pictures of their actual construction progress. What criteria does India use for qualifying a building a skyscraper? Moreover, are those computer renderings for buildings that will actually be built?

you also need to follow a lot fo the individual threads then , not every project is followed in this thread , it's just a summation. Mumbai is too vast for just one thread.

mumbai is evolving very slowly..only 1 tower project at a time...why can't they construct more than one tower at the same time. They better...or it will turn up looking like Mexico city..with no coordinated effort...and varied skyscrapers with no aesthetic features.

In a move aimed at reaching out to the aam aadmi ahead of the general election, the Maharashtra cabinet on Wednesday amended the development control (DC) rules for Mumbai, paving the way for cluster development in the island city as well as redevelopment of cessed buildings.

In a bonanza for builders, chief minister Ashok Chavan announced a floor space index of up to four for redevelopment of cessed buildings. Tenants will get bigger houses of 300 sq feet each instead of the earlier 225.

The cabinet also approved the redevelopment of Mhada’s buildings in Thane. FSI for this was raised to 2.5.

As per the amended DC rules for cluster redevelopment, it will be mandatory for private players to provide amenities like parks and roads. Cluster redevelopment is redeveloping an area comprising several buildings rather than individual buildings.

The cabinet also approved the setting up of helipads in the city. “These measures are essential to make Mumbai a world-class city,” Chavan said.

The redevelopment will be through the public-private partnership model, and the floor space index (FSI), has been raised to four. Each cluster for development must enclose a minimum of 4,000 square metres and a maximum of 20,000 sq metres.

Chief minister Ashok Chavan also announced a major housing package, saying every tenant will now get a bigger house of 300 sq ft instead of the 225 sq ft planned earlier in the redeveloped buildings.

There are some 16,000 old and dilapidated building in the island city and which are eligible for redevelopment. A committee will be set up to decide the maintenance of the buildings after construction and for which corpus funds will be set aside. Developers will have to provide basic amenities in their respective areas including parks, roads, and playgrounds.

To enable the development of old cess buildings, the relevant section 33(7) has been amended to ensure that tenants get bigger houses of 300 sq feet each. The cess buildings will be developed through a joint venture between private developers and the Maharashtra Housing and Development Authority (Mhada), provided it is feasible and acceptable to both parties. In adjoining Thane city, the housing policy has raised the FSI cap up to 2.5.

Chavan said the housing incentives are aimed at creating affordable houses for the weaker sections and lower income groups, besides the middle class. Officials say the looming elections played the role of catalyst, forcing the government to act quickly.

To rid the suburbs of the many cattle sheds, the cabinet will allow commercial development with additional 0.33 FSI as an incentive to the developer to relocate the sheds in the countryside. Religious places, judged individually on merit, will get special incentives of additional FSI up to 2.5 to redevelop.

Nobody knew anything about this building and yet we have another, 140 mts plus tower standing amongst our precincts. Never mind the timeframe, but this does look like a quality construction from whatever little evidence is available through the pictography.

Well, you're certainly right about Vision Crest being a quality construction. Currently, work on the interiors is on, and is expected to be completed soon. The builders still don't possess the O.C for the project.

Tabrez tower is gonna be constructed in wadala (east ) near the imax theatre. The tower i mentioned is in wadala(west) near the MTNL office.
