Confidence sky-high with towers

CONFIDENCE in the South Australian economy has been highlighted by plans for two premium commercial towers, valued at $210 million, to be developed on Pirie St.

Urban Construct have revealed plans exclusively to The Advertiser, outlining their proposal for two buildings – 14 and 15 floors respectively – next to the recently completed 151 Pirie complex.

The development will deliver almost 30,000sq m of office space to the commercial sector.

Urban Construct chief executive Todd Brown said the timing for the project was "ideal".

"The most recent Property Council of Australia report shows vacancy rates for Adelaide's core office market are at historic lows with a rate of 6.6 per cent, down 1.2 per cent in the six months to January 2007," he said.

"There has been about $500 million worth of commercial properties come on to the market in the Adelaide CBD over the past two years, yet the market has absorbed this influx of commercial offerings and continues to demand more."

The project is the latest in a line of major developments announced by Urban Construct, including the $1.5 billion Newport Quays waterfront redevelopment at Port Adelaide, the $600 million The Precinct redevelopment of the Balfours/bus station sites and the $600 million Holdfast Shores development.

A development application for the Pirie St project was lodged with Adelaide City Council last week.

"We believe this continued economic growth will see the market rapidly absorb the opportunities available in the Pirie St development, with the eastern tower offering 13,000sq m and a further 16,500sq m available in the western tower," Mr Brown said.

The complex will aim to achieve a 5-Star Green Star rating and will include:

ON-SITE parking.

GROUND floor retail space.

CHILDCARE facilities.

A STATE-of-the-art rooftop recreation and function facility – including a pool, gym, sauna, spa and landscaped gardens.

If approved, the eastern building will be the first to come to the market in late May.

Wow! This is getting a bit out of control. Starting to remind me of the 80's boom. We have a heap of commercial towers proposed now with only 2 currently under construction. These towers on Pirie will be great in this position. Sounds like a quality development too. It will be interesting to see which proposed towers go ahead over the next few years. If most go ahead I would say Adelaide is definately in a boom phase equal to the 80's.

From that render, it isn't the most inspiring design but the bulk will definitely stand out on Hindmarsh Square and will change that precinct with COH to begin construction very soon. Starting to really enclose in Hindmarsh Square.

Just received an information pack on this development. It is officially called Aurora on Pirie (don't exactly know whether that is both buildings or just one of them). This building features "spectacular rooftop with state of the art gym, lap pool, sauna, multi-functional meeting rooms, function centre and sculpturally landscaped gardens."

I've never seen offices bieng marketed like apartments before. Nice looking building. Tis' amazing how dense Adelaide is becoming.

Developer Urban Construct has sold more than $30 million of office space in the proposed Aurora on Pirie project – more than $25 million of which was snapped up within two days.

The council's Development Assessment Panel refused the project last night because it exceeded the height limit for the zone by 13m.

The 15-storey project – which consists of two joined buildings – was planned to be 53m high.

"It's clear that one needs a substantial building on this site to enclose the (Hindmarsh) Square but a 40m building would do that as well as a 53m building," Councillor Judith Brine said at the meeting.

Treasurer Kevin Foley last week questioned the legitimacy of the council, saying he would like to sack it because "they are an impediment to growth in this state".

While other city buildings – such as Santos House at 137m, Telstra House at 104m and Grenfell Centre at 103m – are markedly higher, the development plan for the area restricts heights to 40m.

A spokesman for Urban Construct told the panel the buildings should be allowed because it provided a transition from the neighbouring development zone, where 53m is allowed.

DAP chairman Brenton Burman and specialist member Michael Doherty both declared conflicts of interest because they had professional dealings with Urban Construct and did not vote on the matter.

Acting chairman Rob Cheesman, Mrs Brine and specialist panel member David Grieve voted to reject plans for the building. Lord Mayor Michael Harbison, who is a member of the panel, was interstate.

Mrs Moran voted to approve the building despite her concerns about its height.

"This is 32 per cent over the plan . . . it's certainly not ticking the height box," she said.

Urban Construct director Todd Brown was not available for comment last night.

It was proposed at 53m but rejected because it was too tall so they decided to make it taller at 57m and won approval... work that out. :)

That's a pretty old article chinaaussiebabe, they actually lopped some height off the east tower and gained some on the right tower. So the net effect of the height reduction is about the same floorspace.

G/Day all thought i would drop by and tell you that i am employed on the Aurora site for Baulderstone and have been featured in a couple of the pictures .Got on to this site by way of a friend who is now also on the site and will be driving the crane . If the weather is kind to us the rest of the crane will go up this weekend and we can the dispense with the mobiles that have been onsite . The lift shaft is underway with the first jump about to take place Monday a few in situ walls have been poured and formwork is getting in place for the ground floor .I will drop in as we go along and hopefully our crane driver will post some pics from up in the cab .

Thanks guys for the welcome .
Just home from work putting up the crane , early on it looked to be touch and go with the wind but the guys up the tower did a great job and we got a fair bit done .The pedestal went up first ( about 6 tonne ) then the machine deck about and that weighs about 12 tonnes . After that the power pack (another 12 tonne lift ) then the counter weights 2 at a time slung high low and last of all the A frame . 3 jib sections and the head have been joined together on the roadway to be installed tomorrow . I have a day off tomorrow so will speak to the other guys on Monday and may add some more .The crane driver will take some pics and he has some from Place on Brougham but i think we have to make a number of posts before we can post a pic . I guess thats it for now see u all later .

Still no action with the crane. The S-A website reports a possible crack as a reason for the delay, any info ned?

Interesting. Something like damage being the reason would make sense though.

Bloody internal blinds. The KPMG building on the left of that photo, the City Central buildings, countless others around Adelaide. I dislike them with a passion. They're an even worse version of the '60s steel venetians. At least the venetians could be coloured.

Blinds up, down, sideways, twisted. Tacky. OK, rant over.

G/Day all sorry for being a bit slack but at the moment i am doing a course and after being at work for 9+ hours a day after eating and homework i dont have much time left over . The truth about the crane and the missing jib is fairly simple ,Saturday after at the end of the day we had a few sections of the jib assembled on the driveway . I was fortunate enough not to be required on Sunday but the guys who did work had the jib all assembled and ready to put in place . Unfortunately when they hoisted it up ready to install the wind picked up and made it unsafe to continue .Last weekend the weather was only good for watching the footy and in my case seeing my team score a rare win .At this stage it seems that all systems are go for Saturday so on Monday fingers crossed we will no longer have the 25 and 130 ton cranes on site . This also means that instead of backing trucks onto the driveway we will be able to use the drive through making it safer for all concerned ,public and workers .

G/Day all ,good pics of the jib going on . You should have dropped past and said howdy . OK a few technical details about the crane the jib is approx 65 metres long and the lifting capacity is 32 tonnes double reeved but we have only a single reeve so it is maxed out at 16 t . This is where my mate Valiant ( the driver ) should jump in and help as he got to have a play in it today .Flat stick i think it is good for 3 plus tonnes that is just about my extent of the tech stuff . It will certainy open the site up now the mobiles are gone and all deliveries and lifts can be done out front ,no more backing trucks in except for the concrete pours Last technical details i can pass on it is painted green and has a red light on one end . Have a good weekend everyone .

Another pic from realcommercial.com.au with more offices going on sale as the building nears opening day. I sure wouldn't mind a pool with a view like this at my work place!

yep, next to it. When it will start, god knows. They will need to tear down the old fasta pasta building and its neighbour first

the front of the building facing the square may be all glass, but take a look at the sides and the back, it's mostly concrete (one side is just blank concrete because it's right on the property boundary, looks awful at the moment).
