The Grand Hill development is located within Parkside a new prestigious precinct in Umhlanga Ridge New Town Centre. The precinct lies immediately north of the Gateway Theatre of Shopping and features the C. J. Sanders Memorial Park at its focus.

Grand Hill commands a prime position directly to the north of the park and benefits from outstanding exposure and visibility.

Grand Hill is integrated into the dynamic design as a full mixed use development. The building area totals approximately 10 000 square metres of useable area and comprises the following:

Ground floor retail totaling up to 16 retail units are skillfully arranged around the sloping site to provide access from landscaped pavements via shaded colonnades and including for disabled access.

A grade offices totaling 38 suites overlook the park with its lakes and landscaped amphitheatre or the Park Avenue or High Street.

The prime roof space at the street intersection, is reserved for 2 luxurious penthouses with extensive terraces serviced by private lobbies elevators and the lock up parking garages.

The development is well supported with the extensive provision of parking, totaling 411 bays arranged over 4 levels and accessed from both Park Avenue and High Street.


Parkside has been created as a working/living environment focused around the central park. The urban form is to comprise 4 to 6 storey buildings featuring a timeless architecture embracing “classical” orders and proportions, and quality materials including sandstone and granite features. The urban design guidelines encourage developers to create an aesthetic which breaks down the large scale mass of the buildings to develop a street frontage of narrow buildings of different character.

The urban framework aims to define urban space ensuring buildings are build up to their street frontages. This determines a planning geometry where the building mass is concentrated around the perimeter of the site and encloses a central landscaped parking court. The buildings are arranged as 5 blocks each services with their own entrance lobbies and service cores and each displaying a unique architectural character.

Obviously renders try to cast everything in a fantastic way, this looks great next to that small dam. I like the stone look. There's something very grand about stone - just look around Paris, for instance, and you see a real sense of permanence and grandeur from the buildings.

Thats what the area is trying to be about. The design brief by moreland is that buildings have to hark back to a regal/grand age of classical architecture, with a modern interpretation. Stone, granite, marble, brick and glass are the core elements. Take a look at Park avenue and Maddison. its a similar trend.

that said. i'm really liking this area, more than the palm boulevard developments, primarily due to the classic designs. They give off a great feeling. The park definately adds greater class to these buildings

just noticed now. it has a rather tall spire...interesting. suppose makes a change from the rounded edges we have come to expect around gateway

Oh at first I thought this was on Ridge side, but none the less, very nice design, different from the designs on Palm, yet keeping to the styling of the others in the "Park" area

wonderful, i love they new internbataional style influencing the durban designs. Has a regal feel about it

The design is really different & eye catching, yes regal, also love the contrast's in colour schemes, some might be confused to think there are 3 diff buildings

I definitely think it's intentional. An attempt to create the impression that this block evolved over time into a functioning urban neighbourhood.

either way it is a high quality development like it neighbours. Cant wait to see the FNB HQ design. Or the New university

^^ buddy buddy. I have been going on about that from before parkside was launched. Part of Morelands' plans for the area is the establishment of a new university that will be integrated with the area like uni's in london and new york. The planned one will focus on commerce/IT and engineering at first, with other facilties opening as time moves on. It is to be aligned with institutions in Australia, the UK and USA. And will provide residences that are also integrated into the town fabric, so they will look just like this building and others for the area. I think it will be fantastic!

i wish ion access would update the grand hill website for them, it's been "booked" for ever.... i'd lov to get the Principal Developer's details... sigh.
