soup or man April 19th, 2007, 12:59 AM I think it's time that we make a thread for this tower seeing as how it'll start construction in a month.
The Ritz is the final phase in the LA Live Sports and Entertainment project right across the street from Staples Center. It's a known fact that Downtown LA turned into a ghost town at 5 pm. But downtown is under a rennisance with hundreds of condos and apartments opening up. LA Live is the first of 2 major projects in downtown LA that'll really turn it into a 24 destination (the other is Grand Ave across the street from the Disney Concert Hall with 2 towers and retail designed by Frank Gehry.

you get the idea. This assumes a 650 ft. height, approximately.

Westsidelife April 20th, 2007, 08:45 AM Colemonkee, will the Ritz be significantly shorter than 777? The Ritz is a couple of stories taller but I realize that there are differences in ceiling heights.

777 Figueroa is 52 stories and 725 ft. tall. That's approximately 13.9 ft. per floor.
If we give the hotel an average floor height of 11 ft. (which is generous for a hotel/residential tower), plus a 40 ft. crown (purely hypothetical), you get 632 ft. I'm assuming it will be somewhere in the neighborhood of 650 in the renders.

Also..here is what the South Park area of downtown LA will look like in roughly 3 years. Elleven is complete, Luma is almost complete, Evo is on the 10th floor, and Jardin will most likely start in late summer/early fall. The 2 plain boxes are massing designs for a project called LA Central which will also start late summer/early fall.

It's a really old massing plan for Hanover Tower, before it was designed.
TICONLA1 April 20th, 2007, 07:09 PM I like it's presence on the skyline. but i'm not liking the "topheavy" cladding idea, i would have gone for a more "suspended" idea myself, even utilizing the curves another way. But it certainly will be dramatic for that part of the city, and no 700+ footer will be constructed anywhere, (within 5 blocks, anyway) for at least another 10 years.

Actually, Metropolis and the proposed 52-story Maguire tower will all be north of 9th Street, so they won't make the Ritz look any less "lonely". There will still be a considerable gap in the skyline between the Ritz and TCW Tower until some of the sites between 9th and Olympic are developed - which are part of the overall LA Live plan.
However, LA Central - on the corner of Figueroa and 11th Street, will help connect the Ritz with the new cluster forming in South Park (Evo, Luma, Elleven, Glass Tower).

I've seen a rendering of the 50 story office tower, but in the rendering it looks to "fat" at the base to fit in the site, im hoping for a Comcast center like profile, if its built. (with the curves, of course)

SeaGuy April 24th, 2007, 08:30 PM I'm surprised that LA's building codes allow signage on the top towers. Up here in the Pacific NW, Vancouver, Seattle & Portland, signage is strictly forbidden. Anyway, looks like you have some nice projects going up. Does anyone have a count of how many are currently in the air?

Being that this is LA, I doubt it. Most of the people from the Westside or the Valley will drive to LA Live and park in its parking structure. Some will park a few blocks away from LA Live and walk. Very few will take mass transit.

You're not missing anything at this point. There's not a lot of activitiy at the site of the hotel right now, but there's plenty of activity within the rest of the LA Live site. As soon as that changes - which should be shortly - you can be sure we will document it.

I talked to one of the engineers on site, it looks like footings will start beginning of june, as of today survayors are shooting elevations for compleation of the excavation, and relocation of the ramp into the hole.

I'm thinking 3 tower cranes will be used to put this one up, (it should lose a crane when the "wing" is topped out), and it won't be to lonely as there is a 25 story office building, in the 350' to 400' range in the planning stages to go up across Olympic blvd. to the east.

I lived in LA metro area from 1994 to 2002. I lived in Santa Clarita from 1987 to 1989. (I was too little to pay attention to the rise of LA skyline).

I'm trying to get more info. the site is behind the Salvation army building, but i believe its part of the LA live development, but it's going to be one of, if not the last phase. On the LA live overall plan model, and rendering it is there.

Cranes should be up within 2 months, footings will start in the next couple of weeks, have patience its going to happen.!!!

AEG to Break Ground on L.A. Live Hotel and Residences
LOS ANGELES - A grounbreaking ceremony will be held for Anschutz Entertainment Group's hotels and residences at its L.A. Live project in downtown Los Angeles June 1 at 10 a.m. The groundbreaking is for the Ritz-Carlton Residences and Ritz-Carlton and JW Marriott Hotel at the development.
Gov. Arnold Schwarzenegger, Mayor Antonio Villaraigosa and city Councilwoman Jan Perry are among some of the hosts who will be at the ceremony.

Construction will start on a complex housing two major hotels and luxury condominiums near Staples Center.

It's been the dream of downtown boosters for decades. And today, that vision will finally begin to take shape as crews begin to erect a high-rise, high-end hotel complex adjoining the Los Angeles Convention Center.
The project faced a major obstacle last year when developer AEG lost its financial partners.
At a ceremony today, AEG plans to announce that Wachovia Corp. and investment firm MacFarlane Partners have signed on to help finance the 54-story, $900-million hotel and condominium complex — the cornerstone of the $2.5-billion L.A. Live entertainment center.
"This is the most important thing we have ever done as a company," said AEG President Tim Leiweke, whose company owns Staples Center and the Los Angeles Kings NHL hockey team, among other teams and arenas. "It will change the economy of not just downtown but of Los Angeles."
Civic leaders see the hotel project as crucial to attracting the kinds of big-league, national conventions that now go to places such as Anaheim, San Diego and San Francisco.
JW Marriott and upscale Ritz-Carlton will operate separate hotels in the building on Olympic Boulevard. Combined, there will be 1,001 guest rooms when the hotels open in 2010. The Marriott will also operate one of the largest ballrooms in Los Angeles, with a seating capacity of 3,000. The top 26 floors will house 224 luxury condos attended to by the Ritz-Carlton staff.
Past attempts to put hotel rooms next to the Convention Center have been plagued by doubts about their viability. But the participation of Wachovia and MacFarlane gives the project new credibility, said David Wise, a hotel consultant who is not involved in the project.
"We're talking about really big guns here," Wise said. "It's good to see such an institutional capital structure."
Wachovia is making a major push into California's consumer banking market, while San Francisco-based MacFarlane invests money for the California Public Employees' Retirement System and other big clients.
Institutional investors avoided downtown for years after the office market crashed in the early 1990s but began tiptoeing back amid a housing construction renaissance that started after 2000 and has added thousands of residents.
Many years have passed, however, since downtown has seen a new hotel built from the ground up.
"Downtown has been the redheaded stepchild with braces compared to the Westside," Wise said.
"This is really a quantum leap forward in terms of credibility about downtown's revitalization," he added.
Owners of downtown's Bonaventure Hotel tried to stop AEG's hotel plans in court, arguing that AEG will have an unfair competitive advantage because it will receive financial assistance from the city. The suit was later dropped.
The deal approved by the City Council calls for AEG to receive a rebate of at least $246 million in the hotel bed taxes it is expected to generate during the first 25 years of operation. In addition, the project is being given a $5-million grant from the city redevelopment agency and a rebate of $4 million in building permit fees.
Those concessions from the city were essential to getting the hotel started, Leiweke said.
San Francisco-based MacFarlane, which invests in urban real estate developments, will provide as much as $400 million in financing, said Chief Executive Victor MacFarlane. The company also may invest in the $2-billion Grand Avenue retail, residential and office project set to begin construction north of Staples on Bunker Hill later this year.
"We'll probably invest in the two largest bookends downtown," he said.
The terms of Wachovia's investment were not revealed, but it will be a "founding partner" in the L.A. Live project and receive exposure on large electronic signs there and in other locations around Staples Center — which will help raise its profile here, said Dan Fleischman, Wachovia's director of sponsorships.
Also helping fund construction of the hotel are the expected sales of the condominiums, which are priced at $1.5 million to $6 million.
Buyers have already made deposits on nearly half of the units, Leiweke said.
Construction is well underway on other portions of L.A. Live, including the 7,100-seat Nokia Theatre and a separate studio building for sports broadcaster ESPN.
The theater is set to open in October and is expected to host such events as the Emmy Awards, Country Music Awards and Miss USA pageant.
The 4-million-square-foot development also will have movie theaters, restaurants, nightclubs, a bowling alley, offices and the Grammy Museum, all expected to be completed by 2010. Other developers have completed or are in the process of building almost 1,700 apartments and condos on blocks nearby.
Supporters hope L.A. Live will attract millions of visitors who have seen it on television or who are attending a convention.
"The visitor impact will be huge," said economist Jack Kyser of the Los Angeles Economic Development Corp. "And the hotel will put us back in the game of attracting major business shows.
"I've been waiting at least 20 years for this."

One of the best projects I've seen on skyscraper. The Ritz-Carlton U/C in Toronto is also very good, but they may have done one better with this LA project.

Now it needs to spread out more and that's exactly what this tower will do. Hopefully in time, the gap between the rest of the skyline and Ritz/JW will fill in and then LA will be even better. I think this building is beautiful and hopefully it will have a special night presence, as shown in the renderings. Congrats to LA, you certainly deserve this tower. Hopefully many more will come your way :).

There aren't that many in downtown, but add the all of the towers along Wilshire (like 15 miles of them) plus Century City (L.A.'s second downtown) and places in the Valley, it would be an impressive downtown indeed.

Things should start to get interesting now that they're above ground. This was taken from the corner of Olympic and Georgia. It appears to have a steel core (concrete cores usually rise before steel in LA), and they're already framing the third floor on the left. Check out the construction worker on the corner for size reference.

As you can see from this picture taken from the roof of the LA Live building Wednesday I think we are looking at the manlift tower to the left. The top level is level 9. The steel will rise 2 more floors then it's back down to erect the steel on the plaza levels of 2,3,and 4 above that wood deck after it's poured. Concrete needs to be poured before the steel can rise any higher. You can see that the building still extends to the south. It looks like that will take place next week. Sales Strategy at Ritz-Carlton Residences, Where Penthouses Go for $9 Million, Is Built Around VIP Status

When construction of the 54-story Convention Center headquarters hotel is completed in 2010, the 224 Ritz-Carlton Residences at L.A. Live, which will occupy the upper 27 floors of the building, will undoubtedly offer tenants a memorable view.
But with prices starting at $1.4 million and stretching all the way to $9 million for each of the 12 penthouses, the well-heeled residents will want more than an impressive vista.
That makes the science of selling the Ritz residences different than marketing any other Downtown Los Angeles condominium complex. So rather than just square footage, the pitch - to a segment of the market not heavily impacted by the housing crisis - is built around VIP status. The sales team eagerly talks up the fancy Gaggenau appliances, the maid and concierge services, the fitness center and a parking spot (with valet service, of course), as well as the chance to snap up basketball and concert tickets before the masses.
The entire tower is a 2 million-square-foot project on 2.5 acres of land. In addition to the Ritz residences, the building will include an 878-room JW Marriott hotel and a five-star Ritz-Carlton hotel with 123 rooms. The Ritz condos will start on the 27th floor.
The $900 million hotel/condominium tower is being developed by Anschutz Entertainment Group (with a significant investment from MacFarlane Partners), the developer of L.A. Live. The building has long been viewed as the anchor for the 27-acre sports and entertainment district in South Park.
AEG last week opened a marketing suite to give prospective buyers an idea of what their millions would buy. However, officials were quick to point out that the suite, in the Petroleum Building at 710 W. Olympic Blvd., is not representative of the floor plan. Instead, it is intended to highlight the choices in upscale fixtures, custom cabinetry, appliances and flooring, including imported stone and wood.
Not a Typical Sale
It is safe to say that the Ritz sales strategy is unlike others underway in Downtown. There are no balloons to mark an open house or kids twirling signs on street corners. Instead, the initial push has been through word of mouth and personal connections, many tied to AEG.
"We were fortunate in that just through our friends and family we have two-thirds of our units sold," said Tim Leiweke, president and CEO of AEG. "We opened up our database, people that work in the organization, people that work with the organization, so we had a lot of those kinds of people buying and then just people that knew we were building the Ritz condos."
The units will range from about 1,000 to 4,000 square feet for one, two and three bedrooms with 10-foot high ceilings. The penthouses will range from 2,100 to 5,500 square feet. The architecture firm Gensler is designing the tower while the modern look of the condo interiors is being handled by the design firm BaMo.
Leiweke said the condos will offer services associated with the Ritz hotel brand, meaning residents will be able to utilize 24-hour room service, valet parking and housekeepers. "They make the bed for you if that's what you want," Leiweke said.
Laurie Miskuski, director of sales and marketing for AEG, said Ritz residents will get preferred access to rooms (and rates) at Ritz hotels in other cities. Additionally, they will have the opportunity, before the general public, to purchase tickets to events at Staples Center and the Nokia Theatre, as well as all other venues operated by AEG, including the Home Depot Center in Carson.
"It puts you right smack in the heart of the entertainment district," Leiweke said, "so if you're a basketball fan, or if you're a music fan, to get first option on tickets and have a concierge that makes reservations at the restaurant, gets your tickets for you, makes arrangements, sets up parties, whatever the case may be, that's fairly unique."
No Crisis Here
Despite the economic woes powering through the housing industry nationwide, experts are not surprised that certain multi-million dollar condominiums are being scooped up.
"It's a very attractive project," said Jack Kyser, senior vice president and chief economist for the Los Angeles Economic Development Corp. "A lot of times these people have plenty of money, and from what we can see, not just in Downtown but around Los Angeles County, the high-end condo market is holding up rather well.
"These people already have significant assets and a lot of the problems in the housing market currently were caused by people stretching to get into the housing market."
Although AEG officials are tight-lipped about which big spenders have reserved condominiums, reports have circulated through real estate circles and the blogosphere. Former Laker Shaquille O'Neil has been the most frequently cited celebrity purchaser, while other unconfirmed reports have mentioned David Beckham and Kobe Bryant. At the hotel's groundbreaking ceremony last June, Gov. Arnold Schwarzenegger said he would buy a condo, though no one knew if he was joking.
Leiweke will only say that many of the future tenants are urban professionals, some who already own homes and are bi-coastal. Others, he noted, will use the condos for business.
"We're also seeing a lot of Asian buyers. We probably have two to three dozen from Korea in particular," Leiweke said.
Kyser said it makes sense for foreign business people to have a more permanent place to call home while in Los Angeles.
"South Korea is a major trading partner; they're number three with the Los Angeles area, behind China and Japan," he said. "A lot of them have made investments or have businesses here in Southern California. They're very strong in the apparel industry and you have Koreatown, which has sort of blossomed and is spreading."
Actually, AEG officials did out one buyer - Leiweke said he is purchasing one of the 224 residences, which will make his commute easy once AEG makes its previously announced move into Downtown.
"I bought a condo there, and certainly for me to know that I can walk to work every day, walk to any of the events in the entertainment district, walk to Disney Hall, it's pretty exciting," he said.

In order to generate interest in the project, city leaders and the developer, called it Time Square West. Of course, this could not be further from the truth. The project known as "L.A. Live" and the Nokia Center, includes two large hotels, a public square, the 8,000 seat Nokia Theatre, and when completed will house the ESPN Center, several restaurants and shops, a movie theatre, and office spaces. Because of it's location, across the street from Staples Center, home of the LA Lakers, Clippers, and Sparks, the Grammy's Show. etc, and a block from the massive Convention Center, it should do very well. The fact that a Metro Blue line train station is locate within walking distance will surely add to it's success. The project is located in the South Park area of downtown LA.

On the 19th or 20th floor, depending on how you count (I count poorly). Interesting note on this first pic, from the corner of Nokia Plaza. A security guard saw me taking pictures and kindly asked me to stop because it was against the rules. I politely asked her to present me with the law that stated I couldn't take a picture in a public place, then told her that if it really bothered her - and her bosses - I would gladly stop if she could get an LAPD officer to make me do so.

Ritz-Carlton, Los Angeles opens Friday at L.A. Live complex [Updated]
The long-awaited opening of the Ritz-Carlton, Los Angeles at the giant L.A. Live entertainment complex downtown happens Friday. But don’t get too excited just yet. Only 20 of the luxury hotel’s 123 rooms will be available while the rest get finishing touches, Los Angeles Times staff writer Hugo Martin reports.
“It’s fine-tuning,” Ritz-Carlton spokeswoman Vivian Deuschl said. The entire hotel was scheduled to open April 15, but Deuschl said guests were so excited about staying at the new spot that 20 rooms were being opened early.
WP24, the hotel’s restaurant by celebrity chef Wolfgang Puck, will open in mid-April.

The Ritz’s sister hotel, the JW Marriott, opened earlier this year next to the Ritz, which tops a 54-story tower that includes condominiums. In a review of the building in February, Los Angeles Times architecture critic Christopher Hawthorne expressed disappointment:
“As far as architectural ambition goes, though, the building makes a faint, even passive impression, despite the diverting patterns on its facade. It is more focused on operating as a glossy vertical marker for L.A. Live — and the tower is hard to miss from any of downtown’s freeways — than on exploring a fresh or idiosyncratic path for high-rise design in L.A.”
But Hawthorne did have kinds words for the building’s ground-level features, and he added:
“The Gensler architects also deserve credit for overcoming the building’s single biggest design challenge: how to squeeze two different hotels, plus 224 condominiums on two dozen floors, into the tower without sacrificing its identity as a single piece of architecture.”
