Hey guys, looking to purchase a unit at either the Bravern or BT. Which would you guys recommend?

Do you plan on living in the condo or are you a speculator?:)

I like BT for the proximity to the mall and other retail. Bravern is to close to 405. There will be more pedestrian traffic near the mall with Washington Square nearby. BT's architecture is more appealing to me and more well thought out. BT is going for LEED certification = environmentally friendly.

Correct me if i'm wrong, but the Bravern is using the marketing firm Realogics and they like to give price ranges, they will jack up the price of units to the top of the range when it comes time to sign the papers. I think you may get a better deal at BT as they are giving you a set price now.

Which units at BT are you looking at?

The Bravern isn't permitted yet. Schnitzer talks about starting this winter I think. This is counter to our assumptions on this board. Presumably they'll finish the garage, then pause briefly. Anyway, it brings a measure of uncertainty.

I like both projects. Bravern is closer to the transit mall and has lots of retail, though it might be too high-end for me. But Bellevue Towers is close to transit too, and it's near Safeway, which would have to do until a decent supermarket opens somewhere (Washington Square?). Bravern is close to Ashwood, which is a nicer quiet area to consider part of your neighborhood. Bellevue Towers is next to the DTB's empty quarter, for now.

Bravern probably won't allow flips. I'm buying at Schnitzer's Gallery project, and there's tough language in the PSA which they'd probably use again.
