A slight correction to your excellent photo-montage, Mr Fruit, sir. The Victoria Park Village apts will replace the existing parking garage, so your red #4 should move to the west (or across Wellesley).

I would place it between 1991 and 93.
The old stables is still there where the sky tower and hotel lobby are now. No start on Quay West (which was started in 94 I think). The ANZ building was then called the Coopers and Lybrand tower and the Heritage was still Farmers

Am I alone in thinking that many of the apartment blocks, particularly in the east of the CBD, look absolutely hideous? In their balcony, boxy kind of, non-descript slummy fashion?

By all means tell me I'm wrong, but I'm not a huge fan.

Aesthetically, the city needs more Vero-centre style skyscrapers - sleek, shiny, executive. Similar to what one sees in Sydney, Melbourne and the like.

Then again, hideous though they may be (to me at least), I suppose the life that central city residents bring to the CBD is more than fair compensation.

^^ My views on the Scene apartments are pretty well known. Yes, lots of hideous buildings in the CBD. Fortunately, council now has more opportunity to ensure good design.

Totally agree, but Im hopeful with these new regulations the city will improve.. Just a general question, maybe Jarbury would know best, but

if there are more people living in the central city, do their rates go into spending mainly on the cbd area?, or do they just go into spending all over Auckland,.... i.e. does more people living in cbd directly translate into better footpaths, public spaces and general improvements in the cbd,? or not really

If you want boxy, non desript slummy apartments look no futher than Hobson Street. The Scene apartments are by no stretch of the imagination in the same league. Resale and market values will attest to this. Besides I think some people don't really have a feel for what is happening on the east side of the city and once everything is complete perhaps things will make a lot more sense.

I'm pretty sure what happens is that CBD properties pay a targeted rate on top of their normal rates. This targeted rate goes to specific CBD projects (as would a certain amount of general council revenue) while the rest of their rates go into the general pool.

Yep, was working in that building at the time of the refurb. Pretty much every floor in the building was gutted and stripped back. Ernst and Young took alot of the upper floors (and naming rights I think). The remaining floors were mostly taken by either State or NZI (cant remember).

Wow. Now that you see it, old Vulcan Lane looked a dump. I love what they've done to it. Fabulous. I just wish there were more a of a 'foodie-scene' spilling out onto the lane somewhat -- that would look really European. Hope the (I'll use Utopia's term [if I may Utopia :)]) anal-retentives don't neglect that way of thinking because it would sure brighten up the city's nature. Again, beautiful photography.

I'm amazed at the difference that a "lick of paint" so to speak has made for Vulcan Lane. Didn't Papa Jack's Voodoo Lounge used to have its home up that street? Perhaps the closure of that particular establishment helped the gentrification slightly as it was a wee bit seedy.

I think I remember a news story about 2 years ago when some businesses in Vulcan Lane got very vocal in opposing the upgrade. To sum it up the thought the street in its bohemian, cracked footpath, chewing gum strewn state was just the image they were going for. That any upgrade would turn it into a Westfield shopping mall. I could see their point but couldnt understand why they wouldnt do it as a general maintenance issue. I now hope those guys have been made to eat their words. The street looks great. Saw a photo of Durham Street on one of these threads and reckon that despite being very narrow it would be perfect for a revamp. Take out the retail and replace with a cluster of great cafes and restaurants. Would compliment the High Street neighbourhood and be a good link between High and Queen.

^^ Lots of students. This part of the CBD still feels a bit more run-down than most other areas. Hopefully the Britomart precinct upgrades will change this.

^^ Agree. The waterfront area in this part of town still isnt properly intergrated the viaduct easily has the better apartments and a much more upmarket feel. That said still things happening there- moving in the right direction but might take another 3 years or so to come into its own. Students do give it some life and you can get some real good cheap Asian grub at one of the many new food joints. Back behind up on the hill is really nice though. Some great quiet little out of the way streets with beautiful old and some new apartments. My favs is probably Parliament St and love the new Hyatt tower. They have the sexiest balcony views.

I must walk around with my eyes closed sometimes considering how close that is to me! :lol:

(Though in saying that I'm more conscious of not falling down that silly slope in Albert Park when it's wet and I'm racing for my train).

EDIT: Ahhh, I just saw its exact location with relation to the rest of the skyline. No wonder I don't see it - it's not in a normal walking path of mine.

I found an old photo recently of the stretch of K'Road from Edinburgh Street to Gundry Street which was the notorious 'red light' strip of the 70's and 80's, dominated by Rainton Hastie. My parents lived above their cafe next to where this shot was taken in 1988. I had forgotten how sleazy it was, these shops have all been beautifully restored.

I haven't seen many photos taken of this part of town in the 80's so thought it may be of interest to some...

The stretch you are referring to is the home to 'Cone' (amongst other cool shops/galleries)- a trendy clothes shop that has just been open for a month now, and was featured in the Monacle magazine last month. The owner told us we should go back that afternoon as he is continously changing the interior.

Further up the road, St Kevins Arcade was also a pleasant surprise with new shops opening up, with a lot of thought going into the interiors. Looks like K'road is growing up.

I'm still waiting for something great to be built on the corner here - I think whatever was there was demolished in the 70's as I've always known it as an empty site.

Great photo. Amazing transformation! ^^ these buildings look so good. I love the dark moody look and feel of that block now. A long way from the days of the 'Pink Pussycat'.

I wonder who/what will go in to where Telecom is now, across the road.

...and as for the corner of Gundry Street, I can't ever recall anything other than carpark in my lifetime. Something equally as funky as Ironbank would be good!

I'd like to see more back streets around town turned into Shared Spaces (these ones have been in the planning too long at the council to have benefited from Ludo's push of the concept).

I wish they would do the same in High Street. Turn all the parking on the Western side (Durham lane, Vulcan lane side) into a pavement - it will be like running win7x64 instead of a little 8 bit OS. High street is a shambles and a testament to the idiotic car centric decisions that are made in this city. At peak times it becomes a game of 'dodgems and apologies' as you bump your way along.

Agreed - makes it so more interesting. The flags on the poles are a nice touch. Looks like this from the other side - taken from Broadway.....

I think K'road would be a completely different road today if the trams had stayed in service. Almost everyone who jumps on the 045 or 048 in Queen street jumps off in K'road at the St Kevin's stop. The buses normally start off empty at Britomart and are already full halfway up Queen street, just for everyone to jump off at St Kevin's. The trams would have made that trip simpler and easier - leading to a greater movement of people along K'road.

These two photos really show how much public space can be created just by removing a few car parks. It really goes to show much many streets around Auckland could be transformed just by widening the footpath to allow outside dining and more use by people rather than just cars.

Yeah but it's a small splash of colour on an all-white building, possibly the elast practical of all colours for buildings. Auckland has this bizarre thing with painting its cheap and tacky towers white - I just don't get it. To be honest, I prefer the green. The bright colours remind me of that thing they do in Brazil where they paint the slums bright cheery colours to cheer up the tourists. Lipstick on a pig - that's the expression I was looking for!

The old stables is still there where the sky tower and hotel lobby are now. No start on Quay West (which was started in 94 I think). The ANZ building was then called the Coopers and Lybrand tower and the Heritage was still Farmers

All in all a much much better than what was there before - but I do think they could have done without the City Star convenience store - especially since there is already a convenience store between Coffee Club and Starbucks in the building next door.

The sky tower site used to be a carpark, but the side facing onto Victoria street used to be a row of terraced type buildings, looked good, but they were all bowled. Originally the plan had been to build at the top of Symonds street but I think there was some sort of land swap.

I agree. For some reason I thought the makeover was going to be more radical, a la 21 Queen St. They need to get rid of that external concrete cladding for starters - ugh!

Thanks Drosophila. I remember the massive carpark space, free to park too if I recall. I wondered what the reference to 'Old Stables" referred to, must have been well before my time, be interesting to find out.

I agree they could have done a lot more with the building than what they did. Even just adding strips of blue as the renders promised would have made a huge difference. I forgot to mention that all the street level shops in AGC open in Victoria Street as well as to the arcade behind. The Federal Street upgrade could have a ripple effect on what is a rather dead space at the moment (The arcade)

this thread has reminded me of a book my father had years ago (and must be still floating around his attic somewhere) it was called above auckland and was from the late 80's... would be amazing to show the contrast of 20 odd years of development.. wonder if theres any images from this online anywhere

^^ It's amazing the improvement in that area. What was a deserted wasteland of decaying buildings is now a busy, reasonably vibrant area with some quality retailers and good bars and eateries. Once the main Westpac building opens and more staff move into the area it will be even better. Also is ANZ move down there and the Pullman finally gets the go ahead it will become busier still.

Loving this thread, it shows that although we do get frustrated with Auckland progress is being made.

am i the only one that thinks the kiwi tavern and tingey & Co building look a little out of place now the development is all but complete? Frankly I like the scale, but the design isnt my cup of tea..

^^ Newmarket is starting to look very stylish, thanks for the photos, so many positive changes going on all over Auckland at the moment. Newmarket is coming along nicely.

The shared spaces/pedestrian friendly streetscapes make such a transformation to an area. Can't wait for the Fort/Elliot/Derby/Rutland Street developments

The problem is now it's bloody impossible to find a parking space. I'd rather go somewhere which is convienent to drive to!

These upgrades removed a dozen carparks at the most, there are several large carparking buildings in Newmarket.

You can catch the Northern Express down the busway and transfer to a train at Britomart, i've done it plent of times and it's a pretty quick trip.

Are you talking about free parking? Because there are plenty of parking buildings. Personally i'll take better space for people over a handful of lost carparks any day.

That's my building (I have an apartment in there) , they are completely re-roofing, including the parapet, the job is taking 5 months and they are approx 3 months into it.

The building could definitely do with a water blast!

This is Customs Street? Former BNZ branch? Never noticed it was actually only half a building. Obviously it looked like a previous building next door had been demolished.

I guess they couldn't lease out that other half!

Yep, looks like that was the story.

Also I love that at some stage they doubled the height of the Northern Roller Mills building. Nice to see such care to do that fully in keeping with the original, so that you would never know.

Courtesy of Auckland Library this was too good a find not to post; of downtown Auckland 1969, Dick Smiths now on the left, it actually looked pretty cool down there with the old buildings on the left (the darker centre building was the Oxford Theatre) and with the central strip landscaping, haven't got a modern day comparison sorry

^^ Fascinating, so the top photo was the view looking back to Queen Street from where the Plaza is now and the bus road in front of the Britomart transport center. Amazing to see it before any plaza and the downtown shopping center.

I read also that the old wind sculpture that used to stand in the square will now be reinstalled in the Tank Farm development. That would be a great location for that sculpture and wonderful to see it return.

Yeah definately, I have an apartment in the Dilworth, great building, two of them would have looked amazing.

I was disappointed to see that QEII Square was no more... and to lose it to a bunch of horrible bus stops at that. If they reinstated the median strip it would look a lot better, by kinda softening it. And return that sculpture to that position. Although I think it has been relocated already?

Not too sure sorry mate, it does look familiar to me too so must have been there up until the 80's. So many buildings were wrecked around then...

Anyone notice the NZ automobile history in the photo, it's a Trekker, this was supposed to be a mass produced vehicle, I think only a few hundred were built. I haven't seen one in ages, the last I saw one was when I was in school, one used to live across the road.

The Trekker is the Land Rover like vehicle between the Commer Van and the light truck. The Trekker looked like a 4WD but was only RWD, they also rusted badly.

I had a summer job in there around 2000, and it was actually not a bad place to work, a lot more light came in than the outside would suggest. However, it was seriously dated in terms of its decor, toilets, elevators etc. Several of the floors were completely empty, so it was clear that it wasn't very rentable.

1. Ground level supply is only used in the city centre of one French City, it was horrendously expensive, I doubt we would ever stump up the cash for it. You don't need to power buses with diesel, look at the gas turbine electric Designline buses running in Auckland, they are quieter than a tram. Steel wheels on steel tracks make a hell of a lot of noise, trams are not quiet, saying they are is an out and out fabrication.

2. I bet there would be a large number of Aucklanders who would be very upset seeing the streets filled with overhead wires, especially since there has been a lot of power line under-grounding over the past decades, most people don't like overhead wires of any description.
