Dope, there are lot more people with 25K but unable to travel (for whatever reasons, unable to secure visa, for example) outside of Bangladesh. Also, there still exists large number of citizens who are very patriotic, no matter what and prefer to spend their money in the country.
Moreover, if they over build, we'll find out soon enough.

Every businessman will portray himself as someone with oodles of experience even if he was a vegetable vendor last week. Uttara is filled with at least a 100 colleges and universities that are no more than a rented apartment complex and each one touts itself as an extension of some well known foreign school.
I haven't been to Cox's Bazaar since 1988 but have seen many photos of it. I heard good and bad things but if the Dhaka-Chittagong highway is not built up to 4 lanes, the duration is actually going to be longer than 9 hrs in a short time. There are days when it takes 9 hrs to just go to Feni.

I haven't been to Cox's Bazaar since 1988 but have seen many photos of it. I heard good and bad things but if the Dhaka-Chittagong highway is not built up to 4 lanes, the duration is actually going to be longer than 9 hrs in a short time. There are days when it takes 9 hrs to just go to Feni.
Baap re this Fort Marino place looks like a complete raaj prashad.
On a more serious note, Cox's Bazar seems to be getting a lot of hotels... but we need other attractions and amenities, no?

Perhaps one too many trips abroad and a stint in the frozen tundra makes you conscious, self-conscious rather, about that? :)
From what I know most folks over there, stare, more so men than women. I doubt whether most males (young males?) are turning the way you think they are. They simply aren't aware of etiquette.

I mean, from a mudi dokan to a luxury store, even before I speak, the guy will ask "Bhaijan kothai thaken?" Are our mannerisms so much different from our local deshi folks that we give off "bideshi" vibes? I don't think it's even the attire, because one time wearing a lungi and panjabi I went to the barber shop and the guy asked 150 taka for a haircut. I was like, no way, and he said "bhaijan, bideshe to aro beshi den, afnara na dile ke dibo?"

yeah its the behavior bideshis tend to be more bohdro and all where as the deshis are hardcore and more in your face

I think it won't be a completely bad idea to transform Cox's Bazar as the entertainment hub of the country as long as the other natural beauties are preserved. Throw in a few high-quality restaurants. Build a couple of world-class amusement parks nearby and maintain the beach then I believe Cox's Bazar can give Goa some serious competition.

makes me wonder do these hotel owners have a business plan? from what i know in bangladesh is someone steps into a business and makes a profit, 300 other people jump into that business without a plan or any outline until they rape the business and leave it,
going by the room rate+25% (vat and service charge) 4375 and 35,000, which translates to, $60-$473 USD (taking 1usd = 74bdt), the gdp/capita in bangladesh is $1572
the only data i could find is that there were a total of 10,000 rooms of all stars n motels in coxs bazar in 2003 (ref http://www.thingsasian.com/stories-photos/2334 ) assuming there was an 300% growth since then, i expect cox bazar to have around 30,000 rooms, i.e. 10,950,000 room nights (30,000x365) assuming they are 100% occupied all year around the total number of visitors cant exceed 10.95 million
since there is no exact # of people visiting cox's bazar lets apply a rational model
assuming 5% of the population (160 million) will travel to coxs bazar every year, which gives you 8 million people, and 10% of these tourists will actually visit these five star hotels, that comes down to 0.8 million a year
and each of these hotels have 100 rooms each, therefore at any given night there will be 3400 "5 star" rooms
every year there will be 3400*365 = 1,241,000 room nights vs a demand of 800,000
already a deficit,
and assuming cox hotels in their business models expect 70% occupancy level every year, therefore it is is expected every year 868,000 room nights will be occupied.
way more supply then demand, in this model,
i see an extremely over crowded market in this sector, unlike dhaka or chittagong coxs bazar doesn't see a lot of business clients,

I contacted many of the hotel builders in cox personally....and some of them have sold out entire projects...thats like selling off hundreds of rooms for each project. I enquired at some developers stalls,and the square feet rate now is around 10000 taka...which was just 3000 taka a couple of years ago...that doesn't happen without big demand!

sounds like a ponzi scheme to me, who are you going to rent it out to? if the visitor numbers dont increase
all these 34 5 star hotels are actually serviced apartments then? were they able to give you any glimpse into the rate of investment return in such investments? any economic indicators? or it will be another case like the share market, everyone jumps in the bandwagon and then every small guy is left penniless

They should pair up with priceline, hotwire and other similar sites where they can sell their excess room at considerable discount in certain time or all the time of the year. All big hotel chains do that in the US. They also need to advertise more, if they want to compete with places like Goa. Plus, they need to consistently maintain high level of service.
AAA five star, they call it 'Diamond', criteria might be hard to maintain. This is their classifications of 5 Diamond Lodging, " Five Diamond lodgings provide the ultimate in luxury and sophistication. Physical attributes are extraordinary in every manner. Service is meticulous, exceeding guest expectations and maintaining impeccable standards of excellence. Extensive personalized services and amenities provide first-class comfort." So, it is highly subjective but would be extremely hard for BD hotels to get the pass mark. Then again, there are 4, 3, 2 and 1 Diamond ratings as well.

I fail to see any sound financial rationale for investing in these. They are far better and more traditional avenues for investments in real estate. I expect people buy such properties for their own consumption.

they are being promised far great returns, and falling into the trap, they are being told if they invest in such schemes they can get a free stay in that suite one month every year and then for the rest of the months they will rent it out and share profits from that

To be honest,I have been seriously considering that.Given the huge number of projects going on there,i really need to pay cox a visit:)...but then agen,maybe I will wait for the number of 5 star hotels being built to rise to 50!
samaruf July 12th, 2011, 03:52 PM ^^The hotel pics are great, Mirza. I have no experience of the hotel scene at Cox's Bazar other than a stay of 4-5 days at Sayemon 20 years ago. This hotel looks very luxurious, wonder what the daily rate is.
In the US, due to companies such as Priceline and Hotwire, one can now enjoy 4-5 star luxury without having to shell out a lot of moola. I was able to get a very nice room at the O'Hare Hyatt Regency(4.5 stars) for a mere $68/night. The usual rate is over $170. I wonder if someone set up a similar tool for filling up the rooms at Cox and other resort towns, may be it will drive a lot of traffic to the hotels.

I think those rooms are for the execs who go to Cox's Bazar for company retreat. I heard that general meetings of different companies are held in Cox's Bazar. While the regular employees live in smaller accomodation, the bigwigs may get to live a little more lavishly.

People go to Coxsbazar to enjoy the beach...so I would say that OCEAN PARDISE would be the best option.It's right near the beach and its one of the biggest hotels in the country.
But I personally like the Cox Today the most...because of it's beautiful atrium and it's futuristic architecture.
long beach is nice as well,but I would rank it behind the other two.It is not difficult to conclude that the other two hotels required much bigger investments than long beach !

Isn't it fantastic to see local entrepreneurs with no great experience in the hospitality sector set up hotels of such standards in coxsbazar?
