Arabtec begins tower work

The local Arabtec Construction has started work on a twin tower development at Dubai International Financial Centre (DIFC).

The 22-month contract, which is estimated at more than AED 1,000 million ($272 million), involves the construction of a 49-storey office tower and a 51-storey residential tower on a plot next to the Murooj complex that will act as a gateway into DIFC.

The total built-up area is 370,000 square metres. Al-Basti & Muktha and Al-Shafar General Contracting, both local, were the other bidders.

The project is Arabtec’s latest at DIFC. The contractor is working on the 1.2-kilometre-long truck tunnel, and the Sky Gardens and Gate Village developments.

The UK’s Hopkins Architects is the lead consultant for the project. It is being developed by a joint venture of Dubai Properties and Deyaar Development, the real estate subsidiary of Dubai Islamic Bank (MEED 20:10:06).

You're right, it does look like the Burj at this stage.

Pretty good progress here too, god I love Arabtec. They're even helping Damac look good over in the Marina with Ocean Heights progressing like a tower on roids and cocaine at the same time. Hopefully both these towers will continue to rise at this pace and be finished with great attention to detail as well.:)

It's interesting to see that although both towers look similar from the outside they have different core architectures.

^^ This might be becouse of the different use of the towers. It's known that a residential has different lifts requirements then a commercial or a hotel tower.

Anyway I don't see much difference between them, just the orientation is different.

Well Altin, I would call this a big difference: one tower has a single, Burj Dubai like central core, the other one has in each wing a distinct core - best to see in the first picture from Imre's post #34.

Which one is which (I mean the usage)?

I just checked Emporis, the buildings with those heights are apart of "Central Park Towers Plot 08." Did you get the wrong thread, or do the Islamic Bank Towers have an other name?

I think these will look much better in reality than on the renders due to the designs complexity. It'll definately add urbanity to the area.

If this plot was orginially under DM, the plot would be restricted to 50 Floors,, FAR 10.. You would be able to sell either commercial or residential.

The design is ok, but the towers are too short. I would have liked them to be around 360m. In addition, the cladding is hurting my eyes lol. Perhaps remove the white bits?

Overall interesting design, more unique buldings for Dubai.

The white bits are a protective layer, it will all be removed before completion. Underneath the cladding its dark gray that can be seen in some places already. It should blend in a bit more, and also when the A/C is up and running hopefully the windows will start to close and it will look a lot sleeker.

Anyway the height is fine IMO. A city needs buildings with a verity of height. There's already enough supertalls in this area. Plus the space isn't really needed at the moment. :)

Yes, the spires are still missing but you can see that there is rebar sticking out ready for them to build it up. Though you would think that they would of started building them earlier, strange.

Spire is still missing ! Don't think they will reach the height of 294+261 meters ! Please delete the height... thx !

Doesn't look right without the Spire. Would have been nice if they had at least put a pitched roof on the black Tower.

what a pity...but i think the taller tower is ~270m, that's still impressive :)

Dubai puts spires on 90% of the towers they build many of which are boxes which would be fine either way, and then on these towers which would look perfect with a spire they leave it out...come on dubai.

Dubai International Financial Centre (DIFC) Courts has dismissed the case filed by Hopkins Architects, a British architectural company, against Dubai Properties Group (DPG) in unpaid fees and costs.

In an order passed recently, Justice Omar Almuhairi dismissed the case with “no order as to costs”.
The parties had agreed to have the proceedings stayed until November 21, 2010, to pursue justice by reconciliation through mediation. If settlement were reached, Hopkins’ (the claimant) legal representatives had to notify the Court by November 21.
A legal expert, who has handled cases in DIFC Courts, said: “We can deduce that the parties must have reached a settlement since the case has been dismissed.”
According to the court documents, Hopkins was suing DPG for more than Dh27 million for unpaid fees and costs over Central Park 08, a twin tower project, close to the Gate building in the DIFC.
It was hired in May 2005 by DPG with a contract value of Dh50.8 million but stopped working on the project in January 2010 due to the default in payments. In April 2010, DPG cancelled the contract and had said that it would counter-sue Hopkins.
DPG did not comment on the issue.
