Raiffeisen evolution (http://www.raiffeisenevolution.com/projekt.php?projektid=30378&language=en) (RE) develops a multi-functional centre with a shopping and entertainment complex as well as two office buildings in Bucharest.

Floreasca City Center (FCC) consists of a centre for shopping, entertainment and business. The gross area amounts to approx. 214.000 m² with rentable area of approx. 120.000 m² and more than 2.000 parking places.

The shopping and entertainment centre has a gross floor area of approx. 110,000 m² and is divided into 3 basement floors with approx. 1,300 parking spaces and 3 upper floors with sales areas (ground floor and 1st upper floor) as well as a food court and a cinema center in the 2nd upper floor.

The „Office Wing“, an office building with 7 floors and a polygonal ground plan (gross floor area approx. 26,000 m²) floats above the shopping mall. This structure features a transparent light glass façade. In the floor connecting the structure with the mall, there is a fitness centre which has a direct exit to the generous open space on the roof of the shopping mall.

The second office building is designed as a high-rise building (Tower) with a height of 131 m. With 37 upper floors and 5 basement floors (gross floor area approx. 78,000 m²), this Tower will be the highest building in Bucharest. A restaurant and conference rooms are situated in the two uppermost floors. The façade of the Tower has an oblong structure over 4 floors with transparent, translucent and opaque areas. In the uppermost floors the façade opens up and becomes entirely transparent.

I think that was the foundation for the factory.

I like the second phase or the highrise element of this development, stunning piece of achitecture. It bears a similar resembelence to my city's building known as the Rotunda, a grade II listed building going through renovation on the exterior. Have a soft spot for cylindrical highrises. I think that the cladding will be in the end similar to Charles de Gaulle Plaza or America House (see: http://www.skyscrapercity.com/showpost.php?p=12990133&postcount=20 ). I like both exemples. :)

Sky tower is a great name, but i'm afraid that it could be possible not to be ever used. i used to work for one of the companies that bidded for it and the mall adjacent to it...but it's been more than a year since then...so i'm keeping my fingers crossed to see it up because it's my soul project. :nuts:

yes guys, i'm 110% procent sure it's RC. i'm a structural engineer and i worked for this project. and if you really want to know steel structures don't necesarilly resist better to earthquake (steel has a very big problem: it buckles). they also need special provisions like braces.
the contractor has not been decided yet. and apolodor will make only the excavation. right now the special foundation (slurry walls) is done by octagon which in my opinion is quite crappy...but they were the cheapest.

as i see their are not actually doing slurry walls but piles. the project must have changed in between.

i thought that too, anyway, do u have any clue why they ve changed this solution? maybe the soil isn t too good? what s the minimum depht for the foundation?

it's not about soil or other technical problems here. the problems can be solved in various ways. i think here is about the thing that governs all our lives. MONEY. i think that slurry walls were too expensive with Edrasis so they hired Octagon which are a lot cheaper, but unfortunatelly they know only to do piles...so they changed solution... too bad cause under the tower a very nice sun pattern of slurry walls was dispalyed.

is it the tower connected with the mall and to the other office wing over the mall?

the tower will have 5 basements. the two buildings will not be connected. the mall will have 3 basements. don't worry about the questions. i love talking about this. i like very much the project especially the mall. i know everybody likes the tower best but for me the mall is more beautiful due to the asymmetrical wing above.

One of the things that really strikes me about this design is how much more impressive the tower looks when shown without the other buildings around it. I know that's not unusual, but the contrast seems even more striking here. I love the design of the tower and the cladding is beautiful, but the tower itself seems kind-of stubby when the view includes the other building. What do you think?

i guess you are talking about the poor quality of the other buildings around, but this inconvenience will change during the time, by developing other projects of relative tall buildings around, creating a small cluster in the Floreasca area. also the relocation of the industry outside of the city will make room for other investments that will change the look of the neighborhood.

Actually, no. I meant that it looks so much better if you can see the tower from bottom to top. When other buildings (any buildings) are blocking the lower part of the tower, the tower (to me) is not nearly as impressive. With other buildings in the way it loses its upward lifting quality. It quickly loses its sense of scale/balance. It's too bad, because I really love it. I just feel as though to appreciate it, you need to absolutely see ALL of it.

However, there is enough room for other big projects in the area and actually there are dozens of other office buildings built in the past 10 years there, but they are low rises (5-7 storeys). For example, all the buildings behind the Floreasca Sky Tower are office buildings currently operational:

:lol: We are not in China. That's true. But 2 years is a bit too much. I think by the end of 2012 they should finish the building. Toped out in about 10-12 months form now...if they keep up this tempo.
Let's not forget that the project was on hold for a long period. It took a lot of time just to organize the site again. Since they've started the actual construction works again they've made a lot of progress. :cheers:

As i was saying on the previous page, i think you are exagerating... Once they've reorganized the site, and they've finished the foundation, things will be progressing very fast. In these kind of constructions, if the money doesn't run out, or some legal issues don't appear (like in a few other cases in Bucharest), than we should see almost one floor finished per week. :cheers:
So, toped out probably in about 9-10 months (max. 1 year, depending on the winter we will have, although with most of these materials you can work also in low temperatures).

Wow, this tower is quite good-looking! That whole area will look very nice in a few years time!

Bad weather moving in tommorow in Bucharest :ohno:. Blizzard Wednesday and Thursday and very cold weather Thursday, Friday and Sunday, sub zero temperatures during day.

why do you laugh? it is not funny. 2 people died because of the cold weather in Romania these days . In Bucharest it is cold. We have a weather warning for extreme temperatures under -25 during night and -10 during day. The normal temperature here in january is about -2 degrees celsius during day. In december last year we had + 10 degress during day, we had barbeque :)
