From ACT Chief minister's website:

CONSTRUCTION STARTS ON NEW UNI ACCOMMODATION

Chief Minister Jon Stanhope and Vice Chancellor of the Australian National University Professor Ian Chubb today turned the first sod of the development of a new six-storey, $70 million, 514 bed student residential complex on Childers Street in the City.

Mr Stanhope said the project would provide suitable and more affordable accommodation for students and Canberrans more generally.

“When this project is complete, over 1,000 students will be accommodated in this and the existing UniLodge development in time for the 2009 university year,” Mr Stanhope said. “This project fits within the ACT Government’s Affordable Housing Action plan by freeing up rental accommodation in other parts of the ACT.

“Not only does this project offer suitable and more affordable accommodation for ANU students, but it will also re-invigorate this part of the city and the businesses within and surrounding it.

Mr Stanhope said attracting students to the ACT has positive spin-offs for the ACT economy.

“Each student attending the ANU is estimated to contribute around $21,000 a year to our economy,” he said. “This represents an annual economic contribution of around $80 million.

“But well beyond the monetary contribution they make to our economy today, students have the potential to make an even greater contribution in the future. Like the rest of Australia, the ACT faces significant challenges in attracting and retaining skilled workers.

“The ACT Government is working hard - and achieving pleasing results - in attracting skilled people from around Australia and around the globe. However we still look to our local institutions, the ANU, University of Canberra and the CIT to provide Canberrans with the skills both they and ACT businesses require.

“So the ACT Government is keen to do what we can to attract more students to Canberra, to encourage more Canberrans to acquire the skills they require from our world-class institutions and to take the great opportunities ACT businesses offer,” Mr Stanhope said.

An interim car park for more than 100 cars will be constructed as part of the student accommodation development. In addition, remaining car parks will be restructured to increase accessibility and numbers, with the ANU Exchange funding these activities as well as the relocation and temporary accommodation of community groups currently located on the site.

ANU goes for gold with new office block
BY JOHN THISTLETON
BUSINESS EDITOR
13/06/2008 12:00:00 AM
Canberra developers have questioned a planned $150 million office block in an area the ANU and the ACT Government set aside for business and research investment.

Work has begun on the 12-storey building in Marcus Clarke Street, due to be completed by 2010.

But neither the ACT Government nor the Australian National University would say yesterday how much the land in the ANU Exchange precinct was worth or who would occupy the building.

In 2005, the Government announced a $600 million partnership with the ANU and property group Baulderstone Hornibrook to build student accommodation and a research hub.

Then treasurer Ted Quinlan said the Government admitted to pure, crass commercialism in making the land available.

At the time, ANU vice-chancellor Professor Ian Chubb said the university had a joint venture with the Motor Traders' Association Superannuation Fund to capture ideas from Canberra researchers and develop them into new businesses and jobs.

He said the ANU, which spent $550 million a year on research, had historically looked at Canberra with an international focus, which would continue, but now it would also contribute commercially, culturally and socially to the life of the city.

Developers believe the building, with street fronts on Marcus Clarke and Childers Streets, aims to house a federal government tenant.

Professor Chubb said in April the ANU lost $100 million from its investment portfolio as a result of the worldwide share market crash.

It now appears this $150 million project is well under way without a tenant being signed. In a brief statement, the ANU said negotiations were still under way with prospective tenants who would have to primarily be organisations with a relationship to the ANU.

''ANU paid the commercial rate for the land as determined by an independent valuer,'' it said.

One industry figure, who preferred not to be named, said the development was surprising as its use seemed to have no direct relationship to ANU activities.

''While we were aware there was to be some small commercial component as part of the ANU Exchange development, we understood that most of the development was to be directly related to the core functions of the ANU in areas such as research and development, nano-technology and other high-tech uses.''

A spokeswoman for Chief Minister Jon Stanhope said the Government had been aware large office buildings incorporating university-related uses were planned in the Precinct Agreement, signed in December 2004.

One of the joint venture partners, Alba Capital Partners, (formerly Baulderstone Hornibrook's Capital Solutions arm) said the $150 building continued the vision of ANU Exchange's nexus between the university, commercial and government users. The building, to be known as Co-Lab, was part of a vision to integrate community, educational and arts space with commerce and research.

''This will begin to be realised with this state-of-the-art building that will stimulate commercial growth within ANU Exchange.''

The 4.5-star Australian Greenhouse Building Rating and 5-star Green Star building would cater for the growing demand for environmentally sensitive commercial space in the city.

The building would provide flexible floor space from nearly 1400sqm to more than 2900sqm floorplates, panoramic views, ground floor retail space, an arts laneway and a 600-plus space underground car park.

The ANU is listed as being 350 acres. I'm not sure the exact sizes of other Universities around the country, but it's large for the comparatively tiny population. For example, RMIT City Campus in Melbourne occupies four or five city blocks (each Melbourne city block is about 200 by 100 metres = 80,000 to 100000m2 = 19 - 25 acres).

Please correct me if my Maths or statistics are off, which I'm sure they would be considering it's been years since I used mathematics on a daily basis.

I love the buildings that are going up in Canberra at the moment. These kinds of bulky, mid-rise, "plain" buildings are not popular on this forum, but I reckon they're very suitable for a capital city. Canberra (as well as Adelaide) has an opportunity to grow looking differently from the other capitals. If they can continue with these in-builds to replace low-rises and parking lots to create bulky density to the point where the street scene becomes a lot more active and public transport become more viable then I think Canberra could become rather an original and interesting city.
