It's very simple. They're building a new terminal complex at the existing airport.

Good work. You should put this on the international forums.
Small thing though, some of the projects you listed are in fact old. Corniche Gardens, Corniche Plaza and Farsi Plaza all have been around for years.

This week's issue of Science reported on this new Saudi university.

News of the Week
SAUDI ARABIA:
Graduate University Launched With $10 Billion Endowment
Jeffrey Mervis

Saudi Arabia is using some of its vast oil wealth to create what it
hopes will be a world-class graduate research institution.

The King Abdullah University of Science and Technology (KAUST), which
is scheduled to open in the fall of 2009, will have a $10 billion
endowment--the sixth largest in the world. Although the university
won't open for more than 2 years, officials said this week that they
will prime the pump by awarding some 500 undergraduate scholarships
this year and next to students around the world, with the
understanding that the recipients will form KAUST's inaugural classes.
They are also launching a $100-million-a-year global research
partnership program to fund work by scientists who agree to become
affiliated with the new university.

"We realized that we cannot wait until when we open, in September
2009, to begin our research program," says Nadhmi Al-Nasr, KAUST's
interim president. "We also wanted to find researchers working on
things that have the potential to benefit Saudi Arabia."

The university is the brainchild of the country's current ruler. It's
being built from scratch on a tract along the Red Sea, some 80 km
north of Jeddah. The project, which includes constructing a
surrounding city of 15,000, was given to Saudi Aramco, the
government-owned oil giant, and is being overseen by the Minister of
Petroleum and Mineral Resources. But once completed, the university
will be financially and administratively independent of the Saudi
government, says Al-Nasr, who's on leave from his post as vice
president for engineering at Saudi Aramco.

"KAUST will have its own governing board of trustees as well as its
own endowment," he explains. Government officials also decided to
place it outside the purview of the ministry of higher education. "The
kingdom is in the midst of reassessing its entire system of higher
education," Al-Nasr explains. "So it would not make sense to try to
build KAUST within the existing bureaucracy."

The university will be organized around multidisciplinary research
institutes. The initial ones will encompass energy and the
environment, biosciences and engineering, materials science and
engineering, and applied mathematics and computational science.
Accordingly, the first round of global partnerships will lure faculty
members by tackling challenges such as desalination, carbon capture
and hydrogen-rich fuels, and computational linguistics.

KAUST has hired some academic heavyweights to help it jump-start the
school. Al-Nasr says the Institute of International Education, which
runs the U.S.-based Fulbright Program, will manage the student
scholarship program, while the Washington Advisory Group (WAG) will
handle the competitive grants program using a National Science
Foundation-style merit-review system. The university will eventually
have a capacity for 2000 graduate students and 600 faculty members and
researchers, and Al-Nasr hopes as many as one-fifth of the students
will be Saudis.

"I think it's a potential game changer for the region," says WAG's
Frank Rhodes, president emeritus of Cornell University and an adviser
to the university. Adds Richard Sykes, rector of Imperial College
London and another adviser: "I don't think that it'll be too difficult
to get good people to come for a short time. The issue will be, 'Can
you sustain the quality over time?' " KAUST hopes to have a founding
president on board by January 2008.

Has anyone heard of this project? Are there any renders or pictures?

Riyadhi

Yes, this university will be built by Aramco in the new King Abdullah City in Rabigh.

Saudi Arabia to feature realty projects at Cityscape Dubai 2007

http://www.gowealthy.com/images/news/news_2915_2_7.jpg

Kingdom of Saudi Arabia is all set to feature its latest real estate developments and projects at Cityscape Dubai 2007 with an aim to enhance its investment potential. Cityscape Dubai 2007, the world’s largest business-to-business property investment and development event, will take place at the Dubai International Exhibition Centre from 16-18 October 2007.

Frederique Maurell, Exhibition Director, Cityscape Dubai, said, “With a record number of real estate developments and iconic buildings being promoted in the UAE, it is sometimes easy to overlook the huge property and real estate market of Saudi Arabia. Saudi Arabia has many advantages in strategic sectors at regional and global levels which make it attractive to international and regional investors. It is ranked first on the price of energy provided for investment projects”.

More than 45,000 people are expected to participate in Cityscape Dubai. Some of the prestigious Saudi real estate developments on show include Dar Al Arkan’s Shams Al Riyadh ‘neighborhood’ project in Riyadh; Al Makam Tower developed by Jiwar Real Estate Management, Marketing & Development and two leading realty projects by Al Masarat near the commercial hub of Jeddah, in the western province.

JEDDAH, 17 October 2007 — Jeddah’s picturesque Corniche skyline is changing as rapidly as new real estate projects take shape.

Already, at least half a dozen five-star hotels and prestigious resorts have contributed to its development as one of the most frequented places in the city for business, leisure and entertainment.

Aside from hotels like Hilton, Qasr Al-Sharq, West In, Sheraton, Albilad and Rosewood, a number of residential and commercial project, and F&B outlets have their existence facing the Red Sea.

DAMAC Properties has its ongoing plan for its first iconic project in Saudi Arabia — the 40-story “Al-Jawharah” residential tower at a location between Hilton and West In Hotels on the Jeddah Corniche, which is expected to be ready by the end of 2010.

“The Headquarters Business Park,” described as an astounding architectural beauty, is another project to come up on the Corniche, with its most sophisticated gym equipment at its spacious Health Centre, and also the latest techniques in its relaxation, via the revolutionary power nap rooms. Businessmen and companies have their choice of condominium space which meets their needs.

The Saudi Economic and Development Co. Ltd. (SEDCO) has signed a joint venture agreement with Singapore-based Keppel Land Ltd., one of Asia’s major property developers, to develop luxury residences on a site along the Conriche waterfront.

Keppel Land Ltd. is the property arm of the Keppel Group, one of Singapore’s largest multinational groups with key businesses in offshore and marine, infrastructure, and property across more than 30 countries worldwide.

Keppel Land and SEDCO will hold 51:49 equity respectively in the joint venture. The total investment cost is estimated to be $760 million.

Comprising three high-rise towers with a total of about 1,000 seafront apartments, the development will be undertaken in phases according to market demand. It will target the high-end market and is expected to be launched in the coming months.

“We are excited that our first foray into Saudi Arabia is a landmark waterfront development in Jeddah, its commercial and recreation hub. Keppel Land will contribute our experience and expertise in developing large-scale integrated lifestyle developments for a world-class waterfront development in Jeddah,” Kevin Wong, managing director, Keppel Land, told Arab News. “This development will enable Keppel Land to quickly establish its track record and open us to other opportunities both in Saudi Arabia as well as in other fast-growing markets in the Middle East,” he added.

“We are happy to develop this prestigious landmark project with our strategic partner, Keppel Land, that we believe will add value to Jeddah’s role as a regional hub for commerce and recreation. The joint experience of the partners will give a strong boost to this and other projects that SEDCO is planning in the future,” Saleh Bin Mahfouz, managing director of SEDCO Real Estate Group, said.

SEDCO is a private wealth and investment management organization that conducts its business according to Shariah. SEDCO manages a diversified portfolio of investments in Saudi Arabia and around the globe.

The waterfront development is located at Al-Nawras, which is part of the high-end North Corniche residential precinct, and enjoys a 220 meter sea frontage.

“With strong economic growth and accelerated economic reforms experienced in Saudi Arabia, Jeddah has enjoyed high growth in the real estate sector in recent years. In particular, its North Corniche precinct is a prime real estate location with its long sea frontage and cluster of new lifestyle developments. In Jeddah, there is also a growing trend towards high-rise luxury apartments designed and developed by reputable developers. This is where Keppel Land will bring its superior quality in execution and management to bear in this new market,” Ang Wee Gee, director, regional investments, Keppel Land, said.

Second Phase Of Jamrat Bridge To Be Ready For Hajj
October 27, 2007 17:12 PM

JEDDAH, Oct 27 (Bernama) -- The second phase of the SR4 billion high-tech Jamrat Bridge project will be completed on November 25, well before the start of this year's Hajj, said Dr. Habeeb Zainul Abideen, Deputy Minister of Municipal and Rural Affairs.

Saudi Press Agency (SPA) reported that Zainul Abideen, who spoke to Al-Madinah Arabic daily, said three one-way roads from the bridge would reduce congestion in the area and ensure a smooth flow of pilgrims when they leave Jamrat after performing the stoning ritual.

During last year's Hajj, pilgrims used the high-tech structure in Mina for the first time. The first phase increased the bridge's capacity to 250,000 pilgrims an hour. It also brought about a qualitative change in public safety measures and helped pilgrims perform the stoning ritual without any reported accidents.

Zainul Abideen said the second level of the bridge, which will be ready this year, would receive pilgrims coming from the Makkah side after performing Tawaf al-ifada -- the obligatory circumambulation of the Kaaba in Hajj.

"The second level will have two entrances; the southern entrance is for pilgrims coming from Aziziya and the northern one for pilgrims coming from Adel, Shisha and the Pedestrian Road," he added.

Zainul Abideen said the new system would ensure the smooth flow of pilgrims in Mina while coming to and from the Jamrat.

He said the three new one-way roads that will help transport 150,000 to 200,000 pilgrims per hour, which are linked to the second floor of the bridge, would reduce pressure on the ground floor and the first floor.

Jamrat Bridge 2nd Phase For Haj Stoning Ritual Ready By Nov 25
October 27, 2007 18:37 PM

DOHA, Oct 27 (Bernama) -- Malaysian Haj pilgrims have one more reason to cheer besides the announcement that Tabung Haji will not raise Haj fares this year.

The second of four phases of a project to increase by five times the capacity of the Jamrat Bridge in Mina is set to be completed by Nov 25, well before the start of the Haj season.

According to the Saudi English language daily "Arab News", the second level that will be ready before the upcoming Haj season will receive pilgrims coming from Mecca after performing the "tawaf al-ifada" (obligatory circumambulation of the Kaaba).

The three new one-way roads linked to the second level will help to move 150,000 to 200,000 pilgrims an hour and reduce pressure on the ground and first levels which formed the first phase of the project completed in time for use during the last Haj.

"The second level will have two entrances; the southern entrance is for pilgrims coming from Aziziya and the northern one for pilgrims coming from Adel, Shisha and the Pedestrian Road," the report quoted Deputy Minister of Municipal and Rural Affairs Dr Habeeb Zainul Abideen as telling the "Al Madinah" Arabic language daily.

The entire four phase reconstruction and expansion of the Jamrat Bridge is estimated to cost Saudi Riyal 4.2 billion (US$1.12 billion/RM3.76 billion) and will take five years.

Incorporating state-of-the-art safety features, crowd and traffic control systems and two helipads designed for air ambulance services, the completed project will be able to accommodate five million pilgrims at the rate of 500,000 pilgrims an hour, a five-fold increase from before.

The complex will comprise four levels on top of a ground level and basement. Each floor will be 12 metres high and 9 metres wide.

The ground and first levels completed last December are for pilgrims coming from the east of Mina, while the second level will be used mainly by pilgrims coming from Mecca.

The yet-to-be-completed third level will be for pilgrims coming from the north of Mina and new pilgrim camps while the fourth level will cater to those coming from the south of Mecca via King Abdul Aziz Road.

http://www.aleqt.com/nwsthpic/115291.jpg

Riyadh develops masterplan for $40bn Sudair industrial city

Up to $40bn will be invested in an industrial city in Saudi Arabia, according to its backers the Saudi Industrial Property Authority, making it one of the largest projects ever in the region.

Located in Sudair, north of Riyadh, it will support a population of more than 1 million people and will cover 257 square kilometres, making it 70 per cent larger than King Abdullah Economic City. It will take up to 20 years to build.

The concept masterplan is being developed by Singapore-based Jurong International, and should be finished in June.

The prequalification documents for the first stage of the project are being prepared by the US' CRA and are due to be finalised by May.

"We expect prequalification to take about two months," says Tawfig al-Rabiah, director general of Saudi Industrial Property Authority (Sipa).

"So we'll be inviting bids probably in August or September."

"We will be inviting, not negotiating, bids. The whole process has to be transparent and we welcome any foreign company to bid for the development of this land."

A consortium of developers will be put in place to develop the city, which will have specialist zones for commercial, technical, educational, industrial and residential activities.

The large site is intersected by several key services, including the North-South railway and the country's main east-west oil pipeline.

The trans-peninsular gas pipeline also runs close by.

Al-Rabiah denies that Sudair will compete with the six economic cities being developed elsewhere in the kingdom.

The project is designed to alleviate growing congestion in Riyadh and reduce migration to the capital, while providing further stimulus to the kingdom's economy, which is expected to grow by 5 per cent in 2008.

The property authority was previously known as the Saudi Organisation for Industrial Estates & Technology Zones. It was set up in 2001 to promote the development of industrial estates, as well as business and technology parks.

The property authority currently manages the kingdom's 14 existing industrial estates.

It is not great by any means,,,, this is my opinion at least, and it is an expert's one, believe me.

A great report won't misspell Wazarat into Moazaraat, it is the same mistake in all their previous "quarterly" reports. Or they might wanna put Wazarat and Moazzar togather ,... don't know.

Have you had a look at the yeilds and the annual rents, do they look ok to you, they don't for me. The numbers are pretty much the same from the previous quarter and no major updates. They don't know but four projects coming into the market, with wrong figures too.

Saudi company plans bridge on Red Sea

A Saudi company owned by Osama bin Laden's half-brother has proposed building a bridge across Mandab Strait on the Red Sea, to link Djibouti to Yemen.

Tarek bin Laden Construction is negotiating with the two governments about plans for the 28.5km bridge - one of the longest in the world.

The proposed bridge would carry a six-lane motorway and a railway.

Apart from the $70 billion cost, critics have pointed out that the project would be sited in an earthquake zone. New cities would be built at either end of the bridge.

Tarek bin Laden has spent time lobbying politicians in Djibouti and Yemen to accept his proposal to build the bridge across the Mandab Strait, from Djibouti to Yemen's Perim Island, which is the narrowest stretch of sea between the two countries.

The Yemenis are convinced the project will be carried out with Saudi and Emirates funds to connect the Arab world to Africa.

Djibouti Prime Minister Dileita Mohamed Dileita told the AFP news agency his government was not actively involved.

'The project fell on us from the sky with the proposal by Osama bin Laden's brother, who has a construction company in Saudi Arabia,' Dieita said.

'People are talking about it a lot here - the Yemenis are convinced the project will be carried out with Saudi and Emirates' funds to connect the Arab world to Africa.'

The new town in Djibouti would be called the City of Light. 'Numerous American, Yemeni and even French businesses are taking part in the project,' the prime minister said.

'But the big advantage will be to take millions of African Muslims to Mecca, by train or by bus.'

But the bridge would not only benefit pilgrims - hundreds of African migrants drown each year trying to reach Yemen from Djibouti's neighbour, Somalia.

If the bridge were ever constructed, it would be among the world's longest. The longest existing cross-sea bridge is the 32-km Donghai Bridge in China.

Saudi to award $5bn rail deal by June

http://www.tradearabia.com/source/2008-02/28/rail.gif

Saudi Arabia's railway organisation said it would name by June the winner of the $5 billion project to build a 1,100 km railway across the Saudi desert.

Four groups of Saudi and international firms are vying for the 30-year contract to build and operate the rail network linking the Gulf and Red Sea coasts of the world's largest oil exporter, and final bids are now being invited.

'We will know the winner by June,' Mohammad Afzal Khan, advisor to the president of the Saudi Railways Organisation (SRO) told Reuters by telephone from Dammam.

'The group which asks for the minimum grant from the government and meets the financial models will be the preferred bidder.'

Khan said the minimum grant requested was about 6.5 billion riyals ($1.73 billion), declining to name the consortium.

Two executives from Saudi construction firms bidding for the project said the minimum grant requested ranged from 6.5 billion riyals to 16 billion riyals, with total project costs estimated at more than $5 billion.

Khan declined to say how much the project would cost, but said the consortiums would have to put in 20 percent equity with the remainder coming from bank loans and the government grant.

The so-called Saudi Landbridge project includes a 950-km line between the capital Riyadh and the Red Sea port of Jeddah, as well as a 115-km link between the industrial city of Jubail and Dammam, the oil hub on the Gulf coast.

The Landbridge is one of the projects Saudi Arabia is using to tap a regional economic boom -- powered by a quadrupling of oil prices in the past six years -- to develop infrastructure, tourism and industry.

Kuwaiti logistics firm Agility leads one consortium with US firms KBR Inc, General Electric Co and Saudi Arabia's Al Rajhi Bank.

Saudi Binladin Group heads a group including Japan's Mitsui & Co, India's Ircon International, Germany's Siemens, Deutsche Bank and Deutsche Bahn, according to the SRO Web site.

Rajhi Investment leads the group with Mada Company for Industrial & Commercial Investment. Other members include Canada's SNC-Lavalin and Saudi Arabia's Samba Financial Group.

The fourth consortium, led by Saudi family owned business Al-Muhaidib & Sons, includes South Korea's Samsung Engineering & Construction and French bank BNP Paribas.

this airplane was there for almost 20 years on the "previous" round about there.it became a land mark in Jeddah.btw this is one of the first three Saudi planes (it's part of the aviation history in Saudi) so they didnt want to remove the main land mark from it's location as the people used to see it for over 20 years but in now it well be in new designs.
and come on Jeddah's fountain is Jeddah's main land mark and don't forget it's there for 25 years blowing the water 320 M in the sky..
about the bicycle it's recorded as the largest in the world

For 33 days per year the new Jeddah Airport will host the influx of two million Muslims for the holy Hajj period in Mecca. No other airport in the world can claim such overwhelming specificity of its use. These programmatic requirements form the base for a new approach to both the organization of the airport and its architecture.

Predictability over indeterminacy
Airports come in two sizes: too big and too small. Fundamentally compromised by the necessity to accommodate unpredictable future expansions, airports are ultimately forced to ‘gamble’ on their right size. In terms of its design the airport is condemned to a permanent open end…

With the Hajj as one of the main defining elements, the new Jeddah International Airport presents a unique situation: its expansion is a given in advance, occurring at a fixed moment for a fixed length of time. This relative predictability allows the design of the Jeddah airport to acquire a level of specificity unheard of in a ‘regular’ airport: allowing the rehabilitation of the particular over the general, of centrality over linearity, and of character over blandness.

Arrival over departure
Airports are primarily places one leaves from. With the business trip and the vacation as the airport’s main, perhaps even only, use, the excitement of going away generally outweighs that of coming back.

This discrepancy is also expressed in the design of the airport, with departures generally located in a ‘grandiose space’ on top (mostly under a billowing roof) and arrivals located in a flat utilitarian luggage-collect-space below, making the first acquaintance with a new destination often one of disappointment.

The unique condition and purpose of the new Jeddah International Airport presents us with a compelling reason to consider arriving with the same consideration as leaving. (Mecca you don’t leave, to Mecca you go!)

The surface required by the Hajj equals that of the airport itself. Accommodating the Hajj theoretically means building the same volume twice, with one volume being empty for most of the year. In the current situation this is solved by having the Hajj section as a temporary structure in the form of a big tent.

Design Proposal
The initial proposal resulted in six different schemes with an emblematic quality. The final design follows the organizing principal of ‘the ring’. Both the main terminal and Royal pavilion with their crescent-like shape enclose an internal oasis that can accommodate different forms of use. The layout of the airport is organized in such a way that Airport and Hajj become a single integrated whole without forcing the airport to double in size.

The design realizes departures and arrivals on the same level allowing both to benefit from the same spatial conditions. The realization of departure and arrival on a single level creates a large surface that equals that of the Hajj, allowing the Hajj to be accommodated on the same footprint as the airport itself. No longer realized as a separate section, the Hajj becomes the almost casual by-product of a particular airport design. The Hajj becomes the invisible twin that – at fixed moments – allows the airport to expand its size.

contradict itself. Please help fix this problem. Template:Proposed building Mile High Tower Information Status Under construction Groundbreaking January 13, 2008 Estimated completion 2012 Height Antenna/Spire ~1620 meter Roof ~1565 meter Floor count 375
The Mile High Tower is a supertall skyscraper proposed for Jeddah, Saudi Arabia. The Kingdom Holding company, which is owned by prince Al-Waleed bin Talal, has chosen Bechtel company as the project's developer. If completed, the building would rise to more than one mile in height, which would make it the tallest building in the world, surpassing the Burj Dubai. The project has a budget of 165 billion Saudi riyals . The latest information is that tenders for construction would be handed out by May of 2008 when Kingdom Holdings would make an official annoucement. Actual floor count has not been finalized but calculated projections suggest a possible 375 floors. Obstacles include sway and building lifts. The latter was addressed in Elevator World website by the use of electromagnetic lifts. UK's Hyder corporation, a structural engineering firm has been chosen as the principal engineers for the project along with Arup, also from the U.K. The architectural firm is the U.S. company Pickard Chilton. Rocco Forte To Manage In Jeddah

-- Hotels, 4/28/2008 8:01:00 AM
The Rocco Forte Collection has signed a contract to manage a luxury hotel in Jeddah, due to open in 2010. The contract was signed in Rome on 23 April with Sheikh Mohamed Ibrahim Al Issa and Abdullah Mohamed Al Issa.

The new-build project is located in the heart of the city’s fashionable shopping district on Tahlia Road, close to the Corniche, 20 minutes’ drive from the airport and within easy reach of the central business district. The Jeddah property will be the 16th hotel in The Rocco Forte Collection. Jeddah is the second largest retail destination in the Gulf after Dubai, and the hotel is at its centre.

Sir Rocco Forte, Chairman and CEO of The Rocco Forte Collection, comments: “I am delighted to announce the signing of this property in Jeddah, our second management contract in the Middle East after Abu Dhabi, which we signed in February. There is a lot of interest in our brand in this region and we hope to build critical mass in a relatively short time. We are very pleased to be working in partnership with Sheikh Mohamed Ibrahim Al Issa and his company.”

The owning Company is Mohammed Al Issa and Sons (MASC) which is a Saudi holding company created by its founder Mohamed Al Issa more than 35 years ago. It is active in the financial, industrial, food and real estate business. It has recently entered the hospitality business and today is a majority shareholder in the only publicly listed company in the hotel business. The owner believes in the growing hospitality sector and so has taken a new strategic decision to invest directly in several hotels in the Saudi market and internationally. The company today has five and four-star hotels on its drawing board, some of which have already started construction and some of which will soon be in operation.

Sheikh Mohamed Ibrahim Al Issa comments: “We are very pleased to be working with The Rocco Forte Collection, which is already one of the leading luxury hotel brands in Europe and will make a significant impact in the Middle East. We look forward to working with Sir Rocco to help bring his company’s philosophy of simple luxury to life in Jeddah.”

The two-tower 19-floor hotel will consist of 159 rooms, with a high proportion of suites, and around 50 serviced apartments. Visitors and locals will have the choice of a 90-seat restaurant and a second 70-seat fine-dining venue.

Other facilities include a business centre and 700sqm ballroom, as well as a further 1000sqm of conference space. Every room fitted with the highest quality state-of-the-art technology.

For those who want to relax or unwind there will be a 1500sqm health club including 20-metre swimming pool.

Radisson SAS Hotels & Resorts have signed a contract to manage a new hotel in the holy city of Makkah open in 2010.

The Al Diyafa Radisson Hotel will have 256 rooms, state-of-the-art facilities including a separate male and female spa, four restaurants, six meeting rooms and a 1250 square metre ballroom for weddings and banquets.

Jean-Marc Busato, Area Vice President of The Rezidor Hotel Group, said, “This is an important milestone for us to be present in what is considered the holiest city in Islam. This is our sixth Kingdom project which we consider one of our major growth markets.”

The luxury hotel is within walking distance of the Al Diyafa shopping mall and three kilometers from the Haram, or the mosque of the prophet. The hotel will cater for religious tourism and the growing corporate and MICE market.

“We have acquired a good understanding of the Saudi Arabian market and besides developing our first class Radisson brand, we also see a demand for efficient, value for money accommodation for the frequent traveller in the mid market segment,” Jean-Marc added.

Rezidor currently manages four hotels in Riyadh, Jeddah and Yanbu.

"The Chicago Athenaeum Museum of Architecture and Design" announced in September 2006 that STRUERE’s Hilal (Half Moon) project, a polemical competition entry for the architectural design of the Headquarters Building for the Organization of the Islamic Conference in Jeddah, Saudi Arabia was chosen as a recipient of the prestigious 2006 American Architecture Award. Hilal was chosen along with twenty two other entries from several hundred submissions to the Museum’s Award Program by US and international architecture firms. Other winners included such firms as Herzog & De Meuron, SOM, Michael Maltzan Architecture, etc.

Why this project matters:
In this post-9-11 age of the conflict of civilizations, this western project for an Islamic institution is an important critical engagement of Islamic culture in imagining a new emergent architecture for the 21st century. The project embodies the very type of much needed cultural engagement and dialogue that leads to mutual understanding and enrichment between cultures in lieu of conflict.

This building is designed as an abstract reading of Islamic Culture understood as a movement that has historically given tremendous impetus to the development of sciences and technology.

Jeddah – A new construction project to fix Jeddah’s main roads costing SR120 million has been announced by the Ministry of Transportation.
The project which is a collaboration between the Transportation Ministry and the Ministry of Municipal and Rural Affairs, will include the Al-Haramin road, King Abdul Aziz Airport road, Al-Corniche, and the road linking Jeddah and Damascus.
The Ministry of Transportation said the project was to reduce the increasing congestion on Jeddah’s roads which link several cities in the western region such as Makkah, Madinah and the King Abduallah Economic City.
Mefreh Al-Zahrani, general manager of Traffic and Transportation in the Ministry of Transportation, said the project was also set to reduce congestion on the ring road.
“We are hoping to decrease congestion on the ring road linking Jeddah and Damascus because during the summer months the number of Saudis traveling on the road increases dramatically,” Al-Zahrani said.
He said the project would span 85 kilometers from Jeddah’s north Corniche to Thahban.
The comprehensive plan will include 68 locations in Jeddah.
The Jeddah Municipality will build bridges and tunnels to help keep the Jeddah traffic flowing as part of the plan.
“The Ministry has signed an agreement with the Jeddah municipality to improve two crossings on the Jeddah Madinah highway located in North Jeddah,” he said.
Al-Zahrani said the ring road improvements would also stretch to the Jeddah area.
“We have finished designing the Jeddah ring road and we have plans to link it to the main roads of Jeddah in order to improve traffic inside the city.”
Improvements to the rest of the roads in the Kingdom are still being studied by the Ministry of Transportation. – Okaz

http://up.stop55.com/upfiles/Kqg65651.jpg (http://up.stop55.com/)

Secretariat intends to Jeddah during the next ten years implement a strategy aimed at turning up new 10 streets and roads to major skyscrapers and towers.

Aims at building more than 200 skyscraper towers high on the streets of major earmarked for the same purpose, namely: "by King Fahd, and through Medina, and by Prince Majed, and by the King, through Andalusia, and through the southern Corniche, Palestine Street, Prince Mohammed bin Al-Aziz, Sary Street.

The experts estimated valuation and development in the urban average cost of 200 skyscraper b 150 billion riyals, and a single flat rate ranging from 600 thousand to one million riyals riyals, varies depending on the price of real estate prices and construction materials, and the average price per square metre building of the ramming of between (6 -- 10) thousand riyals.

The shift among experts compass built to such rises came after the secretariat of Jeddah found that the city needed at the planned new construction and to allow for the construction soars on the streets and the main axes of the city of Jeddah to increase demand and the need for global orientation by, but it is one of the pilot projects that give aesthetic interface beautiful Of the city, where the availability of residential buildings and shopping malls, hotels in the two buildings.

In addition, it provides green spaces, car parks, sports clubs, lounges and the vast, restaurants, entertainment venues, such as buildings that are meaningful in terms of investment and marketing.

Has attracted since its beginnings in the past two years with Arab and foreign investors from the UAE and Britain and a number of countries.
He explained Mohamed Jamal Abu-Amara Assistant Secretary of Jeddah for the central services that these projects ranging from heights between (60-250) played up to 6 million square meters of the earth's surface, pointing out that there were 30 skyscraper and a high tower will be set up during the next three years, and will take Most projects in 36 months.

The Engineer Abu-Amara was the choice of these roads and streets to provide services to be 10 square kilometers and penetrate more than a neighborhood, and started foreign funds and global intervention to invest in this area, such as: "Malaysia and Singapore, America and Britain."
The municipal services will be allocated to the towers to facilitate procedures for investors and preserve their time and their dealings were unloading a special department for this purpose, each time with management looking to provide services for projects.

He explained that Abu-Amara city of Jeddah witnessed a transition from the stage of anxiety and fear of ramming rises to towers and high streets and in specific ways, appear to outline a local product characteristic, as the U.S. during the last period is determined rises to nearly 12 role.

While the situation is different for the time being after the studies, which indicated the possibility of establishing such Rises aesthetic aspects, especially in the presence of nearly 70 per cent of the land space in those streets and roads that could accommodate the largest skyscrapers and towers high in the region.

The cost of construction
It was estimated Talal Abdullah Al-Samarkandi urban development expert and director general outline architectural committee and member of the engineering offices and the Jeddah Chamber of Real Estate and Vice Chairman of the Division of Architecture in Saudi that the cost of establishing 200 Tower skyscraper, estimated at nearly 150 billion average of almost every tower more than 80 role, and the price per metre Box in 6000 the high buildings riyals.

A Samarkandi unveiled 3 towers and skyscraper: «absolute Business Tower Avenue at 81 Dora, an area of buildings and 150 thousand square meters, without the price of the land, at an estimated cost of 60 million riyals, on the corniche.

It takes its inception 24 months since the start of the project in its final phase of the study, standardization tower at 30 played on the Corniche in front of the field of standardization, and cost 120 million riyals.

It is expected to be established within 18 months, an area of 30 thousand square meters, Burj Arvko, played at 45, at a cost of 150 million riyals on an area of 30 thousand square meters on the corniche, and there towers Kannan estimated at 1600000 thousand six hundred million rials ».
Al-Samarkandi and that the idea of Jeddah and directed the secretariat to begin allowing the building elevations, such as the World towers and skyscrapers on the basis of need.

Proved to the secretariat through the new scheme of building the need to allow the building in Jeddah on the main streets and commercial hubs such as those located at: (Corniche road and through the city and King Street, King Fahd, Prince Majed Street, Sary Street, Palestine Street, Prince Street Abdulaziz bin Mohammed).

Then investors started to pump their money to start these projects to give the Earth a better value, and so also learned from the process of marketing facade.

He said that this trend is the direct investment, an area of the building and one block and one overall construction, as called this system »bloc system and he is the Kingdom for more than 24 years.

But in Jeddah began activated during the past two years, and draws skyscrapers and high buildings is a global orientation.

Where in the city of Dubai tower and 250 skyscraper, and in the city of Shanghai, China State 600 skyscraper, said at the same time rises in excess of 30 played or 100 meters from the classified skyscrapers in the city such as Jeddah .

It was agreed in estimating the cost of constructing skyscrapers Faisal Ahmad fumes octagon real estate expert and approved the Land Commission and member Chamber of Jeddah.

Where an estimated value of the tower one-over 80 played at 800 million rials, which tower up to the role of nearly 100 billion riyals, or that the cost of 200 Tower skyscraper and the estimated value of 200 billion riyals at the present time, but these prices change as the value of land and valuable materials Construction.

He fumes that these projects give the distinct impression, and attracting foreign capital, and will further build more such rises, which kept pace with the requirements of the current era.

Nor are these big rises and modern give an outlet for people in terms of beauty, recreation and amenities, providing green spaces. Parking, health club, safety, but this product will be sold by real estate units or apartments at a high rate of at least one apartment, the average price between 500 thousand to one million riyals.

He pointed out that these prices do not fit the large segment of society but are products of real meaningful but inexpensive, and vary in terms of design and format to the towers of residential and commercial offices and commercial centers.

Some hotel towers, administrative offices, and pointed out that the city of Jeddah is still lacking to create more of these products to real estate. Where there is a significant shortfall in the appropriate offices in terms of location and services.

Slated to redefine the smart buildings concept in Saudi Arabia, the project will enhance the living experience with smart technology features such as fully automatic lighting, multimedia, cooling, home entertainment and communications systems and Wifi access.

The MoU was signed recently between Abdulmalik Fathaddin, President of Kinan and Mr. Michel Kilzi, CEO of ActiveMania.

Under the MOU, ActiveMania will work on the infrastructure which will be built by CISCO, and supply all smart systems to create a unique lifestyle experience at Kinan's mega project located at the intersection of King Abdullah road and Al-Andalus Street in Jeddah. The project consists of residential apartments, a 5-star hotel, high-end retail complexes for world famous brands, and hanging gardens, the first of its kind in Saudi Arabia.

ActiveMania's responsibilities include providing state-of-the-art smart solutions, assisting Kinan in setting the standards for smart homes and connected communities, ensuring the comfort and luxury aspects of smart lifestyle applications and coordinating with other Kinan providers to connect all systems to one central platform for smooth and efficient operations.

During the signing of the agreement Eng. Fathaddin said, 'Kinan strives to provide the best technological services for buildings equipped with smart systems. The real estate sector in Saudi Arabia is witnessing consistent growth.'

Through the project Kinan aims to be one of the most innovative real estate developers in Saudi Arabia. In 2005 and 2006, Kinan won the 'Best Real Estate Developer' award for building and operating several large commercial malls in Saudi Arabia. The company's profile currently has 11 commercial malls in addition to 'Albasateen Suburb' housing project in Yanbu, which consists of 200 villas.
